I just wanted to come on here and give ACS roofing a great review on their customer service! Mark came out today to do a roof inspection on my tile roof and I mentioned that my main purpose was to have it cleaned and pressure washed before having an inspection done on it. I called ACS because they are experts with tile roofs. Mark was very honest with me about ACS not doing the cleaning of roofs any longer but, I was so grateful that he spent extra time giving me all of the information about my roof and who to call to clean it as well as what to look for when hiring someone. As they did with someone else they don't seem to want to give me an estimate. I guess with the 5 star rating they have (or had before this 1 star review) they have so much business they don't need ours. When you have a 5 star business rating you need to maybe try harder to keep it. When we called we were given a date for them to come out. They called and needed to reschedule. They were coming tomorrow, but they just called to reschedule again. Seriously? I just checked out the other reviews and with a couple of exceptions all those 5 stars reviews are written by people with an average of writing 2 reviews. Mark's very thorough and detailed roof inspection saved me lots of $$ in the end. The inspection cost is a bit higher than most competitors in the area but you get what you pay for. To get a second opinion, my agent's recommended roof inspector came with $650 worth of repairs and missed the other 90% of problems that Mark found. Had I went with my agent's initial recommendation, I would've bought the house already and get hit with $5000-10000 worth of repair later on. This amount is not an overestimate since I have asked other roofing companies for a repair quote and the $5000 cost are the critical repairs. I've now seen roof reports and completed repair invoices from other homes with similar but less problems overall that costed $4500. Sometimes I question if these realtors purposely pick some of the worst inspectors who will likely miss things, which will make the house look better than it really is to help the realtors sell the house (which earns them money). Do yourself a favor when purchasing a house and pay for experienced and high quality inspectors. Don't cheap out on inspections. read more

I HIGHLY Recommend ACS Roofing! From Bid to Completion ACS was excellent! Their bid was reasonable, they were transparent of cost and possible issues that could cause a change to cost to avoid any surprises and were proactive in meeting expectations to keep cost inline. The ACS Roof Removal team was polite, quick, efficient, and did an excellent job of cleaning up afterwards to where you wouldn't even know they were there. The ACS Roofing Installation team paid attention to every detail making the finished roof so beautiful, as well as efficient as they installed water diverters where needed b/c I have an HVAC unit on my roof. They even painted vent pipes to match, and the new roof system also allowed them to remove some venting no longer needed giving the roof a more streamlined and beautiful look. My HVAC seems to be working more efficiently and with less strain when it powers up due to this cool roof system. ACS followed-up by submitting all warranty details to the manufacturer for me and provided a completion packet with full details of their contract, permits/approval, warranty, and all final details. Everything was handled with utmost professionalism and efficiency with installation completed in 3 days start to finish. I will use ACS when I am able to do siding and any additional exterior renovation in the future that they offer, as I have full trust in their judgement and quality of work. ACS was recommended to us by our insurance company. They came out and did a full roof inspection, quoted us for each individual thing that needed to be repaired and provided an explanation and pictures for ALL of it. When I contacted them about financing, they were quick and helpful and willing to work with us on payments (they even went back to amend some stuff when it turned out there was some extra cost in our roof work due to dry rotting). My roof had damage which I suspected was weather related. I contacted my homeowners insurance company. They immediately contacted ACS during the Christmas season. ACS completed and estimate two days before Christmas making minor repairs until they completed their estimate. An estimate was completed one day after Christmas with detailed information regarding my roof. Turns out it was not weather related. read more

Our home insurer hired ACS Roofing to inspect our roof damaged by wind/rain storms in late December 2021. Felled tree branches tore a shingle causing a major leak inside. It was obvious that a shingle that had been torn directly over where the water intrusion occurred was the culprit, but the insurer required a written report for reimbursement. Our home insurer arranged to have the roof inspected by ACS roofing as part of the claim process. The insurer--who said they use ACS often--and subsequently Mark from ACS roofing both assured us this would be an unbiased inspection to determine the cause of the leak. Mark from ACS was courteous and on-time and initially empathized about south-facing roof damages (like ours) that often suffer the brunt of storms and show the most frequent damage. After the inspection, I was relieved when Mark verbally told me the roof had 7-10 years of life and the shingles still had good adhesion. This was good news because the insurer does not cover damage caused by wear and tear. He couldn't say more about his findings since we weren't the clients, but he said the insurer would forward the report to us. ACS's report cited multiple 'unsealed' areas that were uncorrelated to the known specific location of the leak. Such pre-existing conditions implied the house should have been leaking for years and especially after the last major rain storm before the shingle tore (it did not). He also omitted from the report the overall condition of the roof (many years left and good shingle adhesion). However, he confidently stated in his very short concluding summary that, although a torn shingle was noted above the leak location, "the shingle tear is not consistent with wind direction on the date of loss" and therefore there was no weather-related damage. The date of loss as was many days after the series of storms. The water intrusion occurred when water was falling from the sky - not the date the leak was discovered. Any reference to the weather conditions at the time of the report filing is irrelevant, illogical and misleading. And the report contained no representation of the massive storms weeks preceding the damage where the water obviously came through. Such findings either demonstrate incompetence or a conflict of interest in favor of the insurance company (e.g. the client). It took me a significant amount of time and headache to claw our way back from the damage ACS's report did to our insurance claim. Our insurer suggested we could hire another licensed roofer, which we did. Cal-Vintage Roofing conducted a fair and logical inspection which cited the obvious weather-related damage to the shingle that caused the leak. Cal-Vintage also replaced the shingle and a made a few small repairs not correlated to the leak location. Our insurer appropriately reimbursed us for damages. I can't attest to ACS's quality of actual work, but this experience suggests they may not be the most trustworthy vendor. read more

I selected ACS Roofing after doing online research on roofing companies. Their website is very thorough with video and explanation on the necessity of roofing inspections. Their inspection fee was competitive, scheduled quickly and timely completed by Amos Tate. The review was very thorough pointing out several areas of my 20 year old tile roof that needed repair. The review was accompanied my numerous photos leaving no question that repairs were needed. The work was scheduled and completed in a timely manner. The inspection fee was deducted from the estimated repair cost. The repairmen were friendly, prompt and cleaned up everything after the work was completed. I do feel much more comfortable now that all of the repairs have been completed and the roof is like new. Highly recommend ACS Roofing for anyone needing roof work done. read more

I read all the responses which helped me select them After several quotes I went with ACS. I met with Mark, the owner of ACS Roofing. He and his wife were very friendly and to be personable and friendly to do business with. He took the time to explain everything to me and made me comfortable with my selection. My dad was also very impressed as I took him with me to sign off. I received several emails confirming my start date. I found them to be very involved with the process and helpful to answer any questions I might have throughout the process. Called ACS after a tree fell on my house and damaged some rake trim tiles and a couple field tiles. I got somebody to respond right away but it took a week for the roof inspection which they charged $129 for. The inspector was very professional and the inspection was quite thorough unfortunately the quote for the repairs that came back were what I felt to be unreasonably high. I used the inspection report to competitive bid with several other local roofing companies. I found a reputable company that bid using the inspection report and completed the repair for 1/3 of the price that ACS quoted. I'm sure they do great work but their price was unreasonable. read more

We just got our new roof almost three weeks ago and I must say I am glad we went with ACS. I got three quotes before making a final decision on a company and ACS' price was way lower than all of the other quotes, we even added a velux sun tunnel and installed extra vents. Mark and his office staff were very helpful with answering questions and concerns that we had, they completed the roof and every little extra stuff that we had done in 4 days. I contacted ACS for an estimate. After a week and a half, "Doc" called me and took some information regarding my roofing needs. (New roof, gutter). He said that they were currently booking for mid November, which was about three weeks out. I would be receiving a separate call from the estimator. Two or three weeks go by, and still no word from the estimator. So today I called the office, and again talked to Doc. He said they were now currently booking for DECEMBER, and that the estimator is on vacation, and will be back in two weeks. How much do you want to bet, that by the time the estimator gets back from vacation, and then has a stack of estimates to do, and when mine finally gets looked at, they will be booking for January or February. Keep in mind that I first contacted ACS for an estimate the beginning of October. This is unfortunate, as I had researched ACS and really, really wanted to use them. Yes, all the roofers are currently busy and are booking 6 weeks out. I just wish my estimate was done in a timely manner, and not have me wait a total of 4 weeks from time of initial contact just for an estimate, and THEN having to wait another 6 weeks to start. My roof is in poor condition and I simply cannot wait 10 weeks. I am giving only one star for the communication / estimating delay, and another star only because Doc was polite. read more

We are fairly new to Elk Grove, and we had a serious problem with the roof on our home during the rain. I asked around and was referred to several roofers, but chose ACS! Wow, we are so glad we did, they came out so quickly, were extremely professional, assessed the problems and explained, With pictures, what was going on. What needed immediate repair and what could wait a bit. I felt no need to look for further estimates. I felt confident and taken care of. They came out and did an emergency repair before another rain happened, and right after the rain, came back and did all our repairs. About 2 weeks ago I called 2 roofing companies for estimates on some repair work I needed on my roof. Both were local (Elk Grove) based companies as we like to support local family businesses. Only one company returned my call and that was ACS. My appt. was set for the owner Mark Tate to come out, inspect my entire roof and bid out the work needed. Once I received the roof report and bid our repairs were scheduled for the following week. We have a tile roof that is 25 yrs old and needed maintenance. Tile roofs last quite a long time with occasional maintenance which this roof hasn't seen much of. The workers, Kenny & Rudy arrived on time and were very polite. They took pictures of the damage and repairs and I received those photos in an email within 2 days with an invoice. We could not be happier with the service and the entire experience and we intend to continue using ACS for all,of our roofing maintenance. read more

Had used ACS for a roof repair several years ago and referred my mother-in-law and several friends and acquaintances for the same. ACS appeared to do good work at a decent price. At least until this most recent occasion when my mother-in-law's house was up for sale after she moved into assisted living. The realtor contacted ACS for a roof inspection since they had done the repair on her roof a couple of years back. The inspection produced a list of repairs and maintenance items along with an estimate of $2,685 (less $129 inspection fee), plus an additional $285 (yikes!) for a 2 year certification/warranty. Well, having been satisfied with their work in the past, we contracted with them to complete the repairs and maintenance items. They were on time, and it took a 2 person crew about 3 hours and a minimal amount of materials to complete the job. Let's just say that I was shocked at how quickly they were done and the cost for the work that was actually done. These were not complicated tasks as it turned out. The explanation from Amos at ACS was that they "perform contracted repair work by the job, and not by the hour." That's fine, but how about a realistic estimate for the job that you will be performing! The original estimate sheet does note an hourly rate of $108 per man hour for additional work, so there seems to be some basis for a rate built into the cost. Their claimed "value of the total repair work" went right out the window with this job. What I have learned from this experience is that additional estimates are a good thing, and never accept an estimate that is just a lump sum for a list of tasks. I would highly recommend that you request a detailed explanation of each task to be performed and a list price for each individual task before agreeing to anything, as the pest control company provided for other work that they performed at the house. Too come up with a lump contract price for this job in the first place, it would seem that they would have to put a value on each task to arrive at that total sum. There was no real logic to how this price was arrived at. As a result of this experience, they have lost a customer in me. Hope your experience is better. read more

Recently called ACS Roofing to inspect our roof after the latest heavy rain season. Chose them after seeing the favorable reviews on Yelp. The owner Mark Tate came out to do the initial inspection. I told him there were two areas I wanted him to look at because of some slight staining on our ceiling in two areas. He indicated he would take a look at the entire roof, take some pictures and give me a report. Within a few days, I received an email with his inspection report with pictures showing areas that would need some attention. It was a very good report where I could clearly see some areas needing some work. He indicated the roof was in generally good condition (the roof is almost 20 years old) but needed some care. Along with the inspection report, I also received a proposal to take care of the deficiencies he found. I called a day or so later and told him I would like to move forward with the proposed work. We scheduled a convenient time a few weeks later to complete the work. A crew of 4 people came out as scheduled. We talked about the work a little and they got started right away. Everyone was very polite and professional. Each seemed to have a specific job and moved quickly. They actually performed more work than I thought they would. And they finished within about 4 to 5 hours. They cleaned up after and the roof looks a lot better. Although the cost was higher than I initially thought it would cost, based on the amount of work performed and the quality, I think it was a fair price. Roof repair isn't something you do often but i think I made a good choice in chosing ACS and would highly recommend them. This is the second time I asked them to service my roof. I've met both Mark, the owner and his son Amos. They both were very professional and the job was finished in a timely manner. I called the office and was able to make an appointment, looked at the problem and the next day I get an email suggesting what I should get done and also recommended other issues that they saw when they inspected the roof if I wanted it to get fixed also. When I agreed on the contract they sent a Project Manager right away and my leaking roof was fixed in a two hours before another storm came through that evening.
