During the inspection instead of recommending further investigation of the plumbing system, Nick suggested we get additional insurance coverage. Nick was recommended by our Keller Williams agent and it appears does not provide an impartial inspection when working with real estate agents. The inspection Nick did on our home was useless and did not provide proper due diligence for our home purchase. I would find an inspector who is not trying to help agents make a sale.

Nick was recommended by my realtor (Keller Williams). I was with Nick for about 75% of his inspection. He answered my questions and concerns. Things that he found, he has no qualms on sharing his knowledge to us. My estimation of him is that he is knowledgeable and well qualified to perform home inspections. He is a young man who try his best to evaluate the house for his client. I did not suspect any conflicts of interest between him and my realtor. In my particular case: He walked 80% of the roof for visual inspection. He went through the main attic and the garage attic to look for water marks and other defects. He opened all electrical panels to visually inspect inside. He walked around the house to inspect side claddings and the likes. He inspected (visually) the condenser unit outside and heat pump and water heater inside. He inspected operations of all appliances. Overall, he spent about 3 hours at the house. I equivocate home inspector's as a jack-of-all-trades, master of none. Nick is a home inspector, not a HVAC technician, not an electrician, not a plumber, not a civil engineer, etc... As such, I have hone my expectations accordingly. There is always a large risk that any inspector will miss issues; which is why they will have you sign waivers prior to inspection! I believe the inspection was worth the price from what I've witnessed first hand. The outcome of this was a 24 page report. This review will be updated in the future if there was a glaring issue that was missed; that really should not have been. Time will tell.

Evidently Independence…read morePropane and Mark Delahanty didn't get the memo that they aren't supposed to care about customer service and whether or not folks run out of propane for heating their homes in mid January. I called Mark in a panic because I'd been trying for a week to get a propane delivery from Amerigas, with whom we've done business for 3 years. We were on automatic delivery, but Amerigas wouldn't schedule a delivery , even though our tanks were down to 13% capacity (and they told us to notify them if we got below 30%). They act like a bureaucratic dinosaur that can't get out of its own way. You have to deal with a nationwide call center and can never reach the same person twice. It was frustrating and infuriating beyond belief. I finally gave up, sent a certified letter to Amerigas telling them to remove their 3 100-gallon tanks, and scheduled a visit with Mark from Independence. Mark was willing to come out the next day. He and his associate installed 3 tanks, hooked everything up, tested for leaks, lit our pilots and was on his way to the next job in the space of about one hour. Independence has remote monitoring and actually talks to their customers...no more mega call centers to deal with, no Covid-19 excuses, no bureaucracy...just good old customer service and American work ethic. ..just when I thought they were extinct! What a pleasure to deal with Mark Delahanty and Independence Propane.
