About three clicks ago, went and viewed a single-family rental property that was managed by Burger…read moreProperty Investments. Now, keep in mind that all tenant advice web sites highly recommend that any tenant obtain a copy of the lease and read it through prior to signing that lease. It's a way for you, as a tenant to protect your own rights. You can choose not to take a property, but you cannot un-sign a lease. At the request to see the lease, Burger investments responded, "We prefer to show the property first, then show the lease." I thought, OK, that sounds somewhat reasonable. Ends up, they refused to email a copy of the lease to my inbox. They did carry a copy of the lease to the property showing, and let me look at it, but how much can you absorb with the agent standing there watching?? I decided to walk away from the property, lease, and the agent. Anyone who hides their lease that thoroughly must have something shady going on. Burger Property Investments, if you read this, you might want to think about being more forthcoming with your prospective tenants. For now, I DO NOT recommend BPI as a land lord. = = = = = = = = 10-19-2014 = = = = = = = = I have read the response below this post. I have been in contact with over a hundred properties since. About 25% to 30% of owners or property managers are happy to share a blank copy of their leases with prospective tenants (this might be a higher percentage, I have not applied a true statistical analysis to my experience). Burger Property Investments has such a close hold on their lease that it hurt them. They were one of only two companies who tried to act like their lease information was some sort of national secret. Please get in tune with good business practices and common sense. Your response below is still off base. How will you 'share' a copy of the lease post-viewing? present a paper copy to the prospective tenant and let them 'read it as long as they wish' in the street, like I had to? Remember, actions speak louder than words. (Case in point: I am in the process of starting a new lease with a company who emailed me a soft copy of their lease prior to the property viewing. PS BPM, my credit score is greater than 725. You managed to make me peeved by your actions even before you knew more about who I am. Thank you, Yelp, for letting me voice my experience.

I am writing this review because it is long overdue and because Rick just drove 20 miles through a snowstorm to make sure I had heat. He replaced the thermostat and we are back in business. Rick and Lynn are awesome. They are always very professional and friendly. They are very good business people that are great at internalizing their costs and passing the savings on to the tenant. I have had nothing but good dealings with them. I am rating them 5 stars because the rent is reasonable, the service is impeccable and because silent gratitude isn't much use to anyone. Thanks again Rick and Lynn for providing me with an awesome place to rent, I look forward to renting with you in the future.

The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.
