I have lived here for one month. In this month, I have had numerous maintenance issues that have…read morenegatively impacted my health and safety. The most egregious of the issues are as follows: On the first day in my unit (in early December) I had NO HEAT in the bedroom. I called to the Conceirge to report the issue and was told to put in a maintenance request and that the super would be called. When I called back an hour later to see when someone would fix it, I was told that no one would be in to fix it that night. I barely slept the first night because my bedroom was a mere 58 degrees! Maintenance spent the entire next day in my unit and had to take out and completely replace the heating unit. In addition, I spotted water damage to the ceiling of my bathroom. It took over a week for this to be fixed. Two weeks later there was water damage to the ceiling of BOTH bathrooms in my unit. There was dirty, stinky, dried water in both my bathrooms that I had to clean myself. It took a few days for this to be fixed. When I was told that the problem was resolved, the very next night, I had tons of dirty, stinky water coming from my ceiling vent in the bathroom. This when on for over 2.5 hours before anyone fixed the issue. This is not only unsanitary, these major, repeated issues are insane! I have never paid more and received less. Not only do these major problems breach the warranty of habitability, no brand new luxury building should have these issues! I am paying a lot to live in this brand new luxury building. I have raised these issues multiple times to management and they are not timely resolved. I have also not been offered any offered compensation for these major, repeated violations of the landlord's warranty of habitability or these inconveniences. DO NOT LIVE HERE! There are other luxury buildings in downtown Brooklyn and the surrounding areas where the building is actually built safely as to ensure no health and safety impacts to residents AND management corrects issues without multiple follow ups.

Wonderful staff but a terrible management company. My lease came up for renewal and I tried for…read moreweeks to get in touch with the management company but couldn't get a response from anyone (including the building manager) after many attempts to contact them. There's no option to alter the length of the lease renewal through their site either - it's a "take it or leave it" offer. I had to re-sign this year due to timing issues but will be leaving the first chance I get. On top of the lease renewal process, I've had multiple issues with my unit ranging from the appliances always having issues to yellow water coming from the shower. The maintenance staff said unfortunately the yellow water wasn't something they could fix and is from old pipes that management doesn't want to fix. The gym is also super loud (even if you are in a unit facing the courtyard). The common spaces are also dilapidated and need upgrading - the chairs in the business lounge are all ripped (they have leather seating) and the wifi in the lounge rarely works. It's a shame the management company doesn't care because the staff is so great. There are much nicer buildings for the same price in the area - would recommend living somewhere else.

I'm now in my second rental in this building and definitely looked at a lot of other buildings and apartments before I moved into the second one here. Pros: ABOVE A WHOLE FOODS. Enough said. Amazing location in general, close to everything and to ACE and 123. The staff members are all amazing. I honestly think the doormen must all have photographic memories to remember every person that lives in this building. They are super friendly, helpful, and always let me know if I have packages waiting when I get home (even though each package has already been logged in the system when it arrives and a message sent to me via building link). They help me bring heavy packages up to my apartment without me having to ask. There are porters and on-site plumbers that can help with various tasks. Building Link - great internal online community bulletin board. This is how I found my second apartment and was able to avoid broker's fees. I also got a free blu ray DVD player from a neighbor this way. Tons of elevators so you are always close to one. Laundry on every floor and in many units. Larger laundry room in the basement as well. Gym and playroom. Rooftop deck with amazing views. VERY large apartments with HIGH ceilings - very unique to NYC and definitely to Chelsea. I have a walk in closet larger than most people's bedrooms. Thick walls - I never hear my neighbors. Celebrities in the building - if you are into that. Also lots of cute dogs! Cons: HVAC system - no temperature gauge, just on/off heat/cool which makes it hard to control the temperature. If you are on the interior it is quiet (no street traffic) but you also look into other people's apartments. The elevators seem to break unusually frequently, but they are always repaired within hours and there are a lot of other elevators to use. Complicated and expensive application process (condo building), and renters have to pay amenities fees whether they use the amenities or not. Rooftop could definitely use better furniture, it's a bit of a waste to have such a beautiful view without better use of the space. Overall expensive building, but you pay for what you get.

But the people here are what really makes the building feel like home -- Phil, Kyara, Carlos, and Chris always welcome our over-enthusiastic goldendoodle with treats and scratchies, and our super Raul + his team keep everything spic and span.

Do not live here! We…read morelived in this building for 2 years, and the entire second year of our lease our windows were broken and stuck open. Despite literal pigeon shit, feathers, dust and other debris entering our apartment Prospect Management did next to nothing. It took months of going back and forth before they even "attempted" to correct the issue and they claimed they were unable to source the required parts to do so as the windows were so unique in nature. In the largest city in America with access to all resources required, we found this incredibly doubtful. Because of the lack of action on their part, we ended up taking them to housing court to attempt to correct the issue. We were jerked around by their lawyers who lied to our faces about filing a response, forcing us to return to housing court two additional times. Finally, the judge issued an order to correct, and despite being given 3 months to fix the windows they blew past the deadline. Further, when we attempted to negotiate with the building manager Charlie and the tenant relationship manager, Hannah, they told us it "didn't matter if the windows being broken broke the law" and that our request for a rent concession was laughed at by upper management. By the time we moved out this last fall, we had incurred thousands of dollars in increased ConEd fees, additional appliances to cool and clean the apartment, and tens of hours in housing court and a full year of stress. Despite all of this the windows remain broken and were never fixed. While the actual building staff is nice and helpful, the management company was awful and ruined our experience living here.

Instrata also throws entertaining events for its residents (oyster shucking classes, dj spinning classes, a poker event, etc.) that you can avail yourself of. Finally, the staff at Instrata Gramercy is exceptional. Dana, the leasing agent, is fantastic and accommodating. Paul and his maintenance team are exceptional and immediately responsive to any needs. Since I lived on the 15th floor, I cleared the buildings below and had a great view. #1 highlight for sure. My windows are probably 100 years old and they said they would replace them when I moved in. It required some finagling to get them to open, and they can't do bug/safety screens etc so my cat always wanted to climb out. I'd expect once I moved out, they replaced them. They kept saying due to Covid shipments were delayed but I saw new windows sitting in the laundry area so a little skeptical about that. Management is responsive with maintenance issues. I've never had any conflict with the doormen, they are always friendly and helpful especially when I needed to dispose of an old couch. It's very nice having someone receive packages while you're away and sending up food deliveries. As a girl living alone, that definitely makes me feel safer. There is laundry on the first floor and generally the machines worked and there's a good amount of them. The only reason I would not give five stars is that if I had to pay the market price of 2300 for my unit, I don't know if it would be worth it. I guess you're paying for the amenities but not having the windows replaced meant that I never really had good circulation or installed an AC unit and the sun was so direct. In retrospect, I could have done something different, but I'm new to not having central AC and was being cheap. I also had roaches pretty bad in the summer. I definitely got over my fear of creepy crawlers. I think that's more common in this area and in buildings as old as these. So strange that they could nest all the way in the 15th floor.
