    As Julia Roberts famously stated in the movie "Pretty Woman"- "Big Mistake. Big. Huge." That sums up my worst luxury rental experience in NY and the first in Brooklyn. What was conveyed during my tour, on the official website and third party sites, which took the exact information from 1N4th, was a luxury apartment building like no other in the area, which provides luxury service, amenities, accommodation, living and more. Throughout my tenancy, one thing management provides is excuses, turnover, and neglect. The sun deck that includes furniture with soiled and unsanitary torn cushions, a single bbq grill for a building that houses over 1200 residents, a pool that's very small and approximately 4.5 feet deep, dysfunctional Wi-Fi, few working electrical outlets, a "sun deck movie screen" that never was used to show movies, since at least July 2017 (if not before), nor was it used for showing sports games in 2017 and maybe 3 times during 2018. The limited maintenance staff works extremely hard with the limited resources the building provides them to maintain the residences, common areas and areas that residents are charged additional amenity fees to utilize, but ran poorly and neglected by LIV, which takes no accountability for providing the amenities promised nor their upkeep, which falls on the shoulders if the building's porters and maintenance staff- from the operation of WiFi in the lobby and conference room (which went over 8 months without being fixed) to the daily care of the the sun deck, bbq, tables and chairs and longe furniture. Although the outdoor sundeck has a maximum occupancy of 135 people, the building has no scruples about collecting amenity fees from any residents that are willing to pay. As recent as this summer, in excess of 400 residents paid a monthly amenity fee, while those amenities, are a considerable selling point for the building on tours, online advertising, MNS that is its outside brokerage company, and marketing materials. Although paying members are permitted to bring guests, you'll be lucky for any holiday or event where occupancy limits are adhered to, as it's on a first come first served RSVP basis. Therefore, for most, forget about hosting guests on Memorial Day, the Fourth of July and Labor Day. If they have a wait list, at least 2/3 of the holiday could pass without the courtesy of letting those on a wait list know if everyone that RSVP'd confirmed. They're more concerned with sending out emails to alert tenants not to place any property outdide your unit (mats, umbrellas, etc.), than providing the luxury upscale living environment that is at least $3,700 for a one-bedroom unit within the first 6 floors of a 40-story building with approximately 500 units. The interiors are beautiful. Their doormen are exceptional and the best feature of the building. At anytime, there's more turnover of staff, managers for maintenance, building/resident management, amenities' management and amenities employees, etc. The building as a whole is understaffed- at least half of the times I entered the club lounge level, no staff was present at the front desk. Your neighbor can have a dog that barks throughout the late evening into morning hours repeatedly, management doesn't correct the problem, even when months pass. They'll take your money, but don't understand the concept of creating brand ambassadors nor customer loyalty. This isn't the exception- it's the norm. Shortly after I moved in, the person who was head of the leasing office, friendly and would know all tenants by name, left working at the building. He genuinely was not pleased when he heard problems residents had and wanted to correct them, perhaps because he was selling a product that eventually was a misrepresentation of what it was. Rarely when you take a tour of a building do you think of performing due diligence with random residents. Within 3 weeks of moving in, I offered the amenities services manager, employed by LIV, who went through three managers within my first year living in the building. I additionally offered to offer free enhancements for the benefit of residents. Nonetheless, after over a year of issues, bathroom exhaust systems that brought foul odors into the unit, and more, this is sadly the review of a terrible experience with stress, aggravation, sleepless/sleep-deprived nights, meetings and guests I had to cancel on because of the lack of the expected services and inability to enjoy habitation, this is my review, which will hopefully prevent others from experiencing the same.

    I'd like to take the time and write this review about 1N4th. I moved here about 3 weeks ago and so far it's great! I'd want to mention in particular the doorman Anthony which I first met when I came to tour the building. His great vibes , positivity and welcoming made my decision so much easier and I knew right away that this is the place I want to live in. He's the type of Doorman that will go above and beyond to make the residents feel like he's always there for them!i am very thankful that he is there and I already got two more of my friends to move here. The staff in general are great, friendly and always there for you. The apartment is comfortable with breathtaking view!

    We lived in here 1 year. And we were first tenants for our apartment. The building has a great community. I love how helpful people and friendly in this building. So many European people. We had our best New Year party because of the people who live in here. We have great Oscar review party, Bachelor nights for girls etc.. The stuff especially doormen are amazing and very friendly and helpful. But the management in this building ruins everything. The building has the major issue with the water. During the winter time, I have to wake up very early to find hot water. Because around 7 am to 10 am you literally can't find hot water to take a shower. It's great to have a pool in the building but they don't open it until 12 pm on weekdays which doesn't make sense if you wanna swim in the morning. (It's not a lap pool but still, there are people like me want to swim before going to work) They don't have crazy rules about moving out as our old apartment. We used our apartment very clean and they didn't cut any of the security deposit. These are nice things about the management. I never find water in the gym even though you pay for the gym and the other amenities. I asked thousands of times about this. If you can't manage to put new water then just put a water fountain so nobody complains about it anymore. (this may sound very small thing but It was very frustrating to see the same thing every single morning. ) Lastly, I remember the guy name Troy (who works for the management and you have to deal with him when you need a help, never replies the emails btw.) called "stupid" one of the tenants in his e-mail and accidentally send this email to the tenant, this is how we learned about how unprofessional he is. I wish the management remove him from our building at least. I don't what happened afterward because we moved from the building. I highly recommend this building for the community. If you just moved to NY and no friend, this is a great start for you. But be aware about the problem with the management.

They decided to just stop following their own guidelines and send package and food deliveries straight up during COVID. There's basically no attempt from management to ask people to stop their dogs from barking.

    In the decade I've lived in New York City -- in 'luxury' buildings similar to Atelier, including…read morethose in Gramercy and the Upper West Side -- this has by far been my worst experience. I'll mention that I have avoided writing this review. I had no interest in engaging with Atelier after our sour encounters this year. My intention is transparency. A lease is not a short-term commitment. A negative experience for any tenant is always the responsibility of the landlord, and I don't believe the current stellar ratings on this building are earned (or real -- notice that, on Google, the last one was uploaded a year ago). I moved in on November 2019. My second-floor studio is directly across the hall from the loud 'community room' and gym. My south-facing windows offer this: raucous, bright construction with construction workers that stare, shout, and spit. I pay $3150 for this tiny studio on the second floor, though for this price I can currently have, in this SAME building: A 1-bedroom penthouse with dining alcove A 1-bedroom with "loft-like" ceilings on a higher floor An apartment like mine is projected to go down to $2595 (if not less) when I move out. I was initially happy with the experience. The doormen are delightful (Mostafa, Lubna). The handymen are quick to respond and friendly (Jose, Robin). I'm certain these people are paid way less than what they are worth, but they were the only positives that continued to work hard during COVID. The community room was problematic since the start. Residents would host enormous parties that went late. They'd speak in booming voices right outside our doors. As is the style for these cut-and-paste McMansions, the doors are made of cardboard. We could hear every word, every shrill laugh, every profanity. The music would make my entire apartment vibrate. I complained about this twice to the community manager, Christian Schilhab, who continued to promise solutions that never manifested. I tried going out myself and imploring the people to be mindful that we are sleeping. They'd go away and then return. The construction zone across the street kept their lights on all night; they seared into my apartment despite the blinds. I would wake up on my only day off to the sound of jackhammers, shouting, beeping. By December 2019, I wanted to move. To break the lease, I'd need to pay around $9,000. I decided to endure. I work as a dentist and educator. Like millions of Americans, I was laid off in March. I am also a recent graduate with astronomical student debt; much of the "extra" money I made before COVID went towards that expense. **Despite this, I continued to pay my rent from my savings until July, when it just became infeasible.** Prices around here had begun to drop significantly. The 'luxury' items that they kept insisting were a source for high fees were gone: the gym had been closed for months; the roof was off limits or obscenely crowded; the community room and its adjacent terrace were closed. Even the elevators were shut down because of electric issues. The rent did not change. Because of my surgical background, I volunteered during COVID. The governor had issued a call for health professionals to lift the load. This amounted to two months -- none of it paid. I relayed this to Schilhab honestly. I was transparent that $3150 was not feasible and told him that my unemployment and current volunteering meant *all* expenses were being drained from savings. I all but begged him to end my lease. (They still requested $9,000, even though an empty apartment is written off as a loss in buildings like this). His tone over email was unsentimental; he sent me template after template until I asked him to elaborate personally. Our emails became terse and hostile. Around this time, Atelier had extended a deal for "new" renters -- if you signed a new lease, you could cancel at any time within the first 3 months. I asked why this could not apply to me; I'd already paid nearly $30,000 in rent to the building, and I was being treated like a prisoner. Anytime I mentioned ending the lease, I was met with the threat of damaging my credit score. This was doubly insulting because 1) new renters who had contributed absolutely nothing were given special treatment and 2) if a new renter was found to take over my lease, then I'd still be"responsible" for the difference in rent after. Even when I asked to move to another unit, I was met with high fees and a sense that, genuinely, no one on the team cared. I decided to leave. This review can go on for pages, but Yelp (and Google) have a word limit. My grievances with Atelier are endless. But I've learned to give back directly to local Brooklynites. I found the apartment of my dreams with new amenities and a huge balcony for LESS than what I'm paying now. Companies like Atelier are Brooklyn's gentrification stain. All that's luxury is the French etymology of the name. The company does NOT care about you. You are a lease.

We truly put them through the ringer, throwing a million questions at them and looking for alternative options where we could find them. They took this all in stride. Never wavered in their patience and were able to help us find the right spot at the right price. That is rare for brokers in NYC. Most would move onto the next applicant, but not these folks. If you are working with this team, you can trust them to truly make something work that will be in your best interest. Special shout out to Jacob who really put in the work with the two of us. He really grinded this one out & we really appreciated it.

The building is solid construction, it's quiet, our kitchen is beautiful and new, there's a new gym in the building, and the common areas are nice. The leasing agents are pleasant, on-point, and extremely easy to interact with. Location is extremely convenient. It's next door to Trader Joes, Target, the DeKalb food market, and an express subway station. The only downside is the surrounding area can get noisy, not too bad though. Closing the windows usually keeps the noise out and if not, the central air fan does the trick.

I…read moreunfortunately had to leave my lease (without penalty) in October 2025, and moved out a month later in November. This was because one of the tenants on the A-J side of the floor would SMOKE INDOORS (marijuana, cigars, cigarettes, etc.) nearly every single day, if not multiple times a day, and the strong smoke smell would fill not only the entire hallway, but also come through the bathroom vent into my unit. I would wake up in the middle of the night from the odor and call the front desk each time to have it confirmed real-time by security/management staff. It was nauseating, frustrating, and definitely an environment I was unhappy living in. Not only was this a breach in the Smoke-Free Rider of the lease agreement, but also violated New York habitability laws. One night it got so bad that I called 311, breaking down crying because all I could smell was pungent marijuana air in the middle of working remotely in my living room... they told me that since the smell was coming from inside another unit, I needed to contact City Tower directly, which is what I had already been doing. Despite consistently emailing management (Elvis Perashi & Liz Reynolds) for two months straight, they continued to dismiss my concerns about not having a smoke-free environment, refused to offer any alternate housing options, saying that they were "working hard to locate the source" (even though it was blatantly obvious it was coming from the neighboring unit adjacent to the bathroom vent). They continued to brush me off, UNTIL I consulted an attorney recommended by MetLife legal insurance (lawyer immediately accepted my case because of how bad my living conditions continued to be, and I thankfully didn't have to pay anything out of pocket). That's when they FINALLY took me seriously and offered 2 alternate studio options or the ability to break my lease without penalty, which was what I had been asking for the entire time. However, at first, they not only ignored my persistent requests to switch units, but also after I finally spoke to them in-person, they stated there were only studio units available the following month, and they were unsure if I'd be allowed to switch units solely for the reason of "we don't allow downgrades, only upgrades where you pay more." Evidently, they only care about earning more money, not their tenants' quality of life. As a non-smoker, my quality of life was negatively impacted, including an increase in headaches from secondhand smoke, as well as dreading the walk to my unit while holding my breath. Opening the window was not a comfortable solution; low evening temperatures and winds would make my unit cold at night, thus inconvenient to fall asleep. I even had to purchase an air purifier to help with the smell and attempt to preserve my health. I should NOT have paid $4000/month plus utilities for a place that didn't immediately confront the smokers in a smoke-free building. Elvis Perashi & Liz Reynolds only sent out an email to the 21st floor 'kindly reminding' tenants about the no-smoking policy after I had complained every day for a month, and requested this email to be sent. The email was ignored and the smoking continued to come through the bathroom vent. Management eventually figured out and confirmed the source but it should NOT have taken this much time and tomfoolery. Who knows, if something like this happens again will they actually take action/provide alternate housing or let it go on for as long as possible until contacted by legal services? I stopped by to the 18th floor leasing office in-person several times because I my emails back and forth were not resulting in any progress - I would recommend doing this if you want them to take you seriously about ANY issues. City Tower management will brush you off and delay any potential mitigations or solutions if you only contact them via email. For the most part, tenants here are not very friendly (ESPECIALLY those on the 21st floor, they won't even acknowledge you or smile back)... there was also a minor pest issue in 21D where little black bugs would come out of the unsealed cracks in the floor/walls every week or so. When I moved in, there was also cracked appliances (refrigerator shelving) from the previous tenant, which I never bothered to bring up but it's definitely something to consider in terms of quality. Other than that, some of the pros are the lounge area (except during winter months when all the plants outside die and the indoor area becomes crowded). Additionally, Augusto, Ed, and Daniel were standout security staff that made the few months I lived here more bearable. Overall wouldn't recommend living here; it's not worth the headache and price tag. Protip: if you do decide to inquire with them, negotiate! They originally offered me $4050 for 1 year, and I think I could've gotten $3900 or $3950 (instead of $4000) if I kept asking.

There is no deal for unlimited electricity and gas, ALL YOUR NEIGHBORS ARE on Section 8, which pays for the unlimited gas and electricity. IF YOU HAVE AN A/C, THEY WILL CHARGE YOU $350 a year for it being installed, even for 2 months. If I could, I would give 0 stars as the policies and the upper management staff are rude, disrespectful, money hungry and lack moral compassion for others. Since day one moving into the unit with a voucher was a headache. The agents gave me a run around for 6 months as I viewed model unit in Jan/Feb, but moved into the unit in July. To add I signed a lease back in March for an April start date and was unable to move in on time due to management filling out paperwork incorrect and blaming the future tenant for there mistake. One of those months the real estate agent, Natalie, was not even in the office able to assist. Clipper Equity, LLC was no different from Flatbush Gardens Management as it is prevalent that the type of people they hire are from WITHIN THEIR OWN COMMUNITY! Just google Clipper Equity and check out the photos. On multiple phone calls Clipper Equity made it clear that those who receive financial assistance are treated as second class citizens compared to the people who are foolish to believe that this apartment building is a good deal. Foster Avenue is a hot block and very loud even at night. One occasion, I witnessed a fire outside of my building after a car was ignited in the night, right in front of the children's park across the street. More recently, other crimes have occurred. Many people will show you their "spacious" apartment. Many apartments in Brooklyn are spacious right up the block and they are not apart of Flatbush Garden's aka Vanderveer Estates- Vanderveer Houses. Vanderveer Projects was the name for these buildings. There is this front desk girl who cannot get fired due to her personal relationships with management. I saw her get several maintenance personals fired due to her mistakes. She had a nasty attitude; however, I would note that she has worked on it. Her presence makes it apparent that it's not what you know but WHO YOU KNOW! She is usually in the front glammed up, hopefully not making anymore mistakes with answering phone calls and mixing up work orders. When I moved into the apartment there were holes all over the apartment. I seen where critter would try to enter in from, radiator, sinks, kitchen under the cabinets,( check your kitchen cabinets- there is usually a space where the critters live unbothered.) INSPECT YOUR HOME BEFORE MOVE IN- They will deter voucher recipients from checking out their unit. It is your right to see the unit before hand. Lastly, the area in general has a big drug problem in the FG community. Don't call security with their mini cars - they are unable to assist most times. Trust your instinct, crystal meth is a big issue in the community along with other substances. PROS: Even though overpriced, it is a stable bill for rent/light/gas (if 2K is cool) I LOVED MY NEIGHBORS IN THE BUILDING. They were older adults who cared about the community's well-being. (They always checked in) Plenty of fish in the sea. (IYKYK) Around the corner from farmers market/ meat market/ fish market and walking distance from target. (if you can cook your in a good place.) Project heat... non stop heat in winter. It just takes the temperature to drop real low before they decide to turn it on. Final Words: DO NOT MOVE HERE IF YOU CAN AVOID IT. For those on CA/PA/SNAP/Sect-8 be ready for a headache with this management company. Once moved in, things sail a little better. Use FG as a stepping stone for your next goal. Find a place that cares for all of its tenants! This is not it.
