I've been a resident at the Hub for 6 yrs and it's an amazing place to live. Central location for access to so many modes of transportation and great parks in walking distance. The club amenities has played a central role in the level of enjoyment and engagement during my time here. I would like to personally acknowledge Ron from our management office. He has been a long standing member of that team and a reliable go-to person for any and all questions/comments/concerns. ATTEMPTED BREAK IN TO MY APARTMENT AND THE BUILDING IS YET TO DO ANYTHING. I rarely write reviews, but this needs to be shared. There was a serious security incident in my penthouse unit. An unknown individual was physically on my private balcony late at night, looking into the apartment, and ran off when they realized someone was inside. This is a level of breach that should never be possible in a building like this. Management later confirmed that individuals were present on the roof terrace level but stated they could not determine how anyone may have accessed my private terrace. Surveillance is motion-activated, and they acknowledged that not all activity may have been captured. What makes this more concerning is that this is not an isolated issue. For an extended period of time during my tenancy, my terrace door did not properly close or secure, despite multiple written complaints raising safety concerns. It took a significant amount of time for that to be addressed. read more

I am beyond disappointed with the management at HUB (333 Schermerhorn) and Bozzuto. Having moved from Chicago to DC and now to NY, I had only ever had positive experiences with Bozzuto. But Hub truly does not uphold the reputation of the management company. A flood from an upper-floor unit led to my walls being ripped open, my belongings being tossed around carelessly (including paint getting on two designer bags), and my washer being disconnected with wet clothes inside. I have been sleeping on my couch for a week, yet management is ignoring my emails and follows up and refuses to provide prompt updates or timelines for the remaining repairs. On top of that, I returned home to find someone had used my toilet and left it unflushed, and a pair of my designer shoes are now missing. Mind you, I requested video footage to get to the bottom of the missing shoes, but I was told there are no cameras in the hallway. There is no security system between the front door and elevators and they use analog keys for entry into the apartment. You can basically come in from the street and enter an unlocked apartment unchecked and you won't be recorded in the hallway. This is such a crazy security gap and it truly is unacceptable. I do not feel safe here. I also had industrial machines in my unit running up my bill. I have emailed and called repeatedly, but the responsiveness of management is so unacceptable. Rude owners who won't admit to the poor design choices that went into the building. It took 8-10 minutes to go from the Penthouse levels to the lobby because only three elevators go to that floor. There have also been some rather non-neighborly behavior where an elevator door is closing and because some man was walking slowly and wouldn't move out of the way or try to hold the door. This resulted in waiting more than five minutes for the next elevator. There's not much that can be done to fix these problems so beware renting from this place. Just look at the rude responses on Google Reviews from the management. If that is how they respond to criticism, imagine how poor their management skills are. read more

Hub was one of my top choices for my next apartment. I contacted leasing last week to inquire about the building and get more information. Apparently it's the property manager who responds with a one sentence email "Hub is a 750 unit apartment building in downtown Brooklyn". That's...great. Thanks for the info? I then decide to schedule a virtual tour on their site. Filled out all of my info and set something up for the weekend. My virtual tour time comes and goes that weekend, and no one contacts me. I follow up on my email asking about a virtual tour and the property manager ignores the fact that I scheduled a tour and says they are only emailing people videos of apartments...Then why are you allowing people to schedule showings on your website? I then request videos of a 1 bedroom unit to view. I get a passive aggressive response saying "to clarify what exactly I am looking for in terms of date, features because they have dozens of floor plans." I literally filled out a form on the website describing ALL of this information. Sorry to assume you can view my form and gather this information? As of yet, I haven't received any information about units. I have worked in property management and have managed a large luxury building. I know how you are supposed to treat both current and prospective tenants...this ain't it. Not sure what Celeste Odol is thinking over at Hub. I was excited about Hub but after this subpar customer service experience with leasing, I am rethinking my choice. I virtual toured other buildings in the area who were nice and accommodating. Such a shame because Hub really does look like a nice building. But if it's managed the same way they manage leasing, I can only imagine the headaches I will have as a tenant. read more

Been living here since 2018 and I can't see myself leaving anytime soon. Main draw outside of the amenities is the staff. It's easy to find a building with nice amenities, but it's hard to find a staff you like. Honestly I'm cool with all the concierges, porters, valet attendants, property managers etc. When I do move, it will be the day I decided to purchase. I have been living in Hub for 9 months and decides to renew the lease for the next year. The staffs in Hub are so kind and willing to help you to settle down. Once our laundry machine had something wrong and the stuff came to fix it so fast. Everytime if I came home late, I felt safe and sound when I saw the bright light from Hub and the warm smile from the doorman. Besides, the gym and swimming pool are so cool that motivate me to excercise more. Sometimes, I would like to invite my friends to do group work or play together at the sky lounge, and the view is great. read more

I was a resident in 9S for 2 years, there was someone that moved into the apartment next to me. Apparently the cleanliness was an issue, there was a foul odor seeping from the apartment. I complained for months ... nothing was done but an air purifier place on the wall next to my door. They promised me another apartment for close to my range and they failed to do that. Do not move into 9s because you will be dealing with a smell that u cannot tolerate, you will be embarrassed to bring guest over. read more

I had no intention of getting a place here. But then Leonard McGill showed me around and I was so impressed. The building is fantastic and I found an apartment here that I really love. I've been living at the Hub for two years. It's a home. A few things worth knowing for those looking to live here/things I considered when I was apartment hunting... *Renting: It's expensive, but rent stabilized and a mixed income building. This aligns with my values, and I appreciate that I know how much rent will increase. Based on the below, I think it's well worth the rent. When I moved in, the leasing was overseen by a third party that (per 2017 or 2018 reviews) wasn't super responsive. It's now overseen in-house, which I assume is likely an improvement. *Management: Bozzuto manages the Hub and they're frankly pretty lovely. Amy, Kevin (and previously Tori) are responsive, friendly, accommodating. They let me paint with no issues, have entertained ideas to improve the building, and more. *Apt quality and repairs: The walls and ceilings are cement and almost completely soundproof. We further weatherproofed our A/C, windows and doors and can't hear wind, noises in hallways, etc. It's awesome. When we've had repairs, the team is responsive with tickets. Things aren't immediate, but hasty. Chris (lead handyman) is awesome and wonderfully sarcastic. Cement walls and ceilings do mean no hanging lights or plants, though. JFYI. *Doormen and porters: Angels, all of them. Truly love them. *Amenities: The gym and third floor amenities are managed by Iowa Sports. They do have some policies (like limits to guests) but honestly I think they're reasonable and ensure that building residents can still enjoy the facilities without being overwhelmed by randos. I've used the gym, the common space, the sky lounge, the dog run (which is cleaned pretty frequently and such a nice perk), the office room, the printer, the pool and outdoor tables. I think the service is pretty exceptional, and they throw occasional events. The building also has a bike room (now open), textile recycling, and larger washer/dryers in the basement (I use for comforter, etc.). The package room has had hiccups (delays in announcing packages) but has improved and is now running without issue. *Location: Honestly, it's stellar. Close to every subway line, multiple grocery stores, easy rides to LGA/JFK, close to a few farmers markets, etc. Great "Brooklyn vibes" along Atlantic and in Ft. Greene. I half-joke that moving here extended my New York shelf life by five years. TL;DR I've had no complaints, and think the building is pretty darn stellar. read more

I've been here four years and had a good experience. My move-in was handled by Ronald in the leasing office, who was wonderful then and continues to be very welcoming and helpful. The door people are exceptional. The maintenance tickets are answered quickly. The trash rooms are emptied REALLY often. The other residents are generally polite and friendly. I like the amenities and use them all the time, but they are managed by an outside company, Iowa Sports, which is more of a 4 star company. Still worth it, it's just very noticeable that they are not operating on the same level of excellence as the building itself. It's more hit and miss, with some really helpful and responsive staff and some that seem put out by having to do their jobs. Overall, a good experience! read more

We vacated the Apt on June,2020.We have not received any financial support during pandamic from Hub and we still paid 3 Full Month Rent without living there after we moved out to Irvine California last April,2020. However our Refund security deposit is only $2891.27 after deduct way tooo much cleaning fee, etc. And FRAUD involved!!! We only received the cashed check copy from Hub manager Laura which the check was CASHED out by somebody on Sep. 2020!!! But Laura do not want to provide below info: 1.What's the name of the Bank Branch/Location did the person cashed the refund check $2891.27 ? 2.What's the person's name the check deposited who is NOT Authorized by payble person? Look elsewhere. Some apts have modern finishes and look newish but it's not worth it because the biggest attraction of the Hub are the amenities, known as Club 333, that gives you a party room, a den, a skylounge, and an outdoor area but good luck trying to use them. If you want to use the party room, for example at 6:30pm, you will have only half an hour to do so, because they close everything at 7pm. Not to mention the pool can never be booked, it's never available. They charge you an extra $80 month for the use of the common areas and close them all at 7pm, it's a joke. It's not worth it to pay this extra monthy charge and thus it doesn't justify the high rent and so I'm moving out, and if I were you, I'd look elsewhere too. read more

Do not rent here. My boyfriend and I moved into the HUB in march. We were so excited about the "luxury apartment" and made the decision to live there because of the ammenties. The truth- the HUB outsources their ammenity space (club 333 gym, pool, outdoor) to Iowa Sports. This company makes you feel like your in an adult day care. They restrict you to 4 guests in the outside area. I had a birthday bbq and they wouldnt let family/friends in because i was at my 4 person max. Completely embarassing. Guests have to sign a waiver to even step outside. The gym is suppose to open at 5:30am but no one is there and lights are off everytime i go there at 5:30. The gym is currently closed TODAY new years day, the day of resolutions for health. The gym is IN the builiding and there is fingerprint access but you need a memeber of iowa sports to be there to use it... (fyi the ashland, a real luxury high rise, across the street has a 24 hour gym). For the first 6 months there was tarp, and saw dust down our entire 9th floor hallway. Our apartment # sign was hanging by duct tape, our entire hallway constantly smells like weed and nothing has been done after multiple complaints. This building is a complete dissappointment. When i see people on tours i want to yell at them don't do it!! I have friends in the building who share the same frustrations with the hub. The reason i gave 2 stars is for the friendly front desk staff, the maintenance staff is quick to respond to any calls, and the actual apartment units are nice and spacious...but the ammenties are a joke and not worth the $$. Dont be fooled by the glitz and glam and promises. Were moving out in march... and the rooftop still isnt done after a year here with zero updates from the HUB. read more

Pros - Location (when not in COVID) - Clean - nice staff Cons - As of May 6 2020: 4 early phase construction sites directly next door (2 tear down and 2 build up sites) with heavy machinery + all day power generators, drilling, jack hammer, and saw noise from 8am - 6pm. Strongly advise you keep this in mind before renting here. Noise level with double paned windows on a floor at 30+ is around 8/10 on the noise meter. (yes its loud and constant) - Microwave carries a manufacturers defect with a long queue to get them fixed as the majority of the units require replacements. - Staff tends to forget verbal agreements so make sure you fill a work order for each request read more

We absolutely love living at the Hub. The building is beautiful, the amenities are lovely, and the front desk and repair staff are responsive and friendly. We have lived here two years, and really do love it. Very sadly, we will have to move out because of the constant bone chilling noise that the heaters make. After around 20 repair attempts (and people constantly in and our of our unit, which is frustrating), our heaters still sound like a car breaking down and the transmission falling out every time they turn on. During cold weather, this is every few minutes. It is really devastating that a building this new and building and lovely opted to use steam heat. For whatever reason, there simply cannot be a peaceful existence during the half of the year when the units kick on every few minutes. Our rent is really high, and we would be happy to pay it because we love the building, but it's absolutely unacceptable to be woken up 10 times a night with the noisy heaters and that somehow these are unable to be fixed despite being brand new. Living in NY, you need serenity and peace and quiet. We are so sad that we will need to move out this year because there seems to be nothing that can be done despite these units being brand new and probably under warranty. Despite the building be so lovely, there is no way to recommend any one should live with this constant noise. read more

Summary: I would not rent from here again. I was looking for a Brooklyn feeling experience but in a modern building. Instead, it feels like you're living in the "midtown" of brooklyn. (As a new yorker, I don't know anyone who would willingly live in midtown if they can afford it.) No charm, no fun coffee shops on the street, no trees to make you feel like you're not in a crowded city. Just weirdo places like cash for gold. The location is the pits and the building windows cannot block the traffic level noise from the highways below. Don't live here. Never again! This place made me feel so sad. Sometimes, I wouldn't even bother going downstairs because I knew how long the elevators would take. I literally felt like a prisoner in a tower. Pros: -Club 333 is nice (pool, gym) -Doorman and people who work with are nice ppl -Inside of apartments are nice -I've never seen a bug here, which I appreciate -Excellent subway access Cons: -Elevators are broken often. Takes a very long time to go down to lobby to get out of the building. Takes a very long time to get in an elevator and into your actual apartment unit. When they are all working, it's great. HOWEVER, for some reason, they are broken a lot. It's extremely frustrating. -Noise level is very high. You can hear every single police car, fire truck, ambulance in Brooklyn. Sometimes, it feels like I live in a war zone. I turn on the a/c units (which are extremely loud) just to drown out the siren noises that happen at any point at night. They say they are double paned windows, but trust me. Noise is loud from below. We are on a floor that is greater than 50 floors up. My friends are surprised that this is my complaint since we are high up, but I would NEVER live in this building had I'd known that it was this noisy at night. Before I learned the a/c trick, I could not sleep for 5 months. -A/C or HVAC Units let in air from the outside during - When the wind went through it, the building made this crazy whistle noise which also added to the insane siren noises outside. Management didn't believe me and wanted me to record it. They wanted me to wake up at 2am and make recordings of the ridiculous noises that the building made. Then they sent an email to the whole building because SEVERAL people complained about this same noise and the email was PASSIVE AGGRESSIVE. It was the worst for sleep and stress. -The building is located next to what is basically a 6 lane highway. (Plus multiple other large, busy, loud streets). When you walk out to try to get to Nevins stop for example, you're inhaling all the soot and poison from the cars. It's the least relaxing thing to do before or after work. read more

Management does nothing and refuses to enforce rules despite it being a "no smoking" building despite the fact that we are in the middle of a pandemic. The HUB is a wonderful place to live with very supportive staff. The skyline views from both my apartment as well as the sky lounge are unbeatable. If I have cabin fever, there are great places to study and read ranging from the den, to the oasis, to the business room. The gym located within the building is so convenient especially during snow days, and it has the nicest, cleanest gym pool I have ever swam in. I swim regularly and staff does an incredible job of making sure the facility is both safe and available during this pandemic time. Gym staff and package room staff are always so friendly and helpful and deserve to be commended. The front desk staff (especially Jackie, Tirone, and Gary) get to know you and have always been there for me when I am in a pinch. The front office/rental office staff are very responsive to our needs and requests over the past 3 years. Specifically, Ronald Alleyne always makes himself available whenever either me or my family have questions/concerns. He is always very helpful, polite, patient, and professional. I worked in the hospitals during both the rise and peak of the pandemic, and the HUB staff worked tirelessly during this time as well to make sure I could come home to a safe and beautiful spot, recharge my battery and go back to work. TL;DR -- You don't get what you pay for. Really beautiful building, apartments, and amenity space that unfortunately has some bad policies and flaws. Has the potential to be amazing with some changes... I'm holding out hope (6 months into a 14 month lease). Pros: - Great views from apartments - Front desk, package, maintenance and building management / leasing are all really nice - When there aren't issues, amenities are really great - Residents are friendly; good community of people Cons: - Missing amenities: sky lounge, bike room and parking garage are still not done/open after ~1.5 years of the building being inhabited, with no major concessions for residents. Opening dates have been pushed repeatedly for more than a year now - No cell signal: Building is concrete and there's no cell signal boosters, so you have no reception between when you leave your apartment and exit the building (eg. for directions, Lyft/Uber, emergencies). Cell signal in apartments is also weak. - Elevators: The elevators sometime break down / are blocked for construction, so you can be stuck on a high floor with no way to get down, or have to wait multiple minutes - Apt appliance issues: heaters in multiple units make loud clicking and banging noises, dryers are "eco-friendly" so they don't dry well - Club 333 monthly fee: you pay $75/month for the amenities (esp w/Chelsea Piers opening up, you could live somewhere cheaper and use that) - Restrictive Club 333 policies: only 2 free guests (every time I've been down, the space is ~5% full), majority of BBQs require a fee per use (so people compete over the single free communal BBQ) - Club 333 policy enforcement: If the lifeguard doesn't show up during open hours (has happened twice), you can't use the hot tub or pool; dog run has sanitation and health issues. read more

Would never rent here. Warning! Discrimination against people with disabilities!! Particularly the agent Arielle. Her lack or professionalism and compassion was shocking. Despite knowing my dog is a service animal, (I have all necessary documents with me. My dog was very obedient and well behaved through the whole time), Arielle insisted that dogs can't be allowed in common area so I can't see any amenities. I have been to numerous luxury buildings in Manhattan and Brooklyn but this is the first time that my service animal was rejected from public area. Second, she kept warning me not to post pictures online. I asked why would I post anything? I'm not a broker and merely took photos for my roomamte who is moving in with me. She was extremely ignorant, and seemly very proud of the building amenities which I can't even see because I have a service animal. She asked me: "are you kidding me? have you seen the building?" In a tone as if I can't afford the apartments here. I was well aware of the pricing and I wouldn't be there if it's over my budget. left immediately after her comments and she didn't even bother to explain or send us off. In fact, through the whole trip, she didn't mention anything about the building amenities or perks like normal agents would. I've never seen any leasing agent with so much bad attitude and disrespect against individual with disabilities. Service animals are not pets and are protected by Federal Law in accordance with the ADA of 1990. People with disabilities shouldn't be treated less favorably than others just because they have a service animal. It is illegal to reject service animal and certainly not acceptable from a pet friendly building. read more

We're one year in and the place is amazing! We did a two year lease and have no regrets. We're looking forward to renewing our lease and possibly upgrading to a bigger unit. The apartments are very well built (even when your neighbors are blasting music the most you hear is light sounds), have luxury appliances and finishes, and the views are spectacular. The price is very competitive and much better value compared to the plethora of new buildings in the area (many have much higher gross rents which means the multiple free months are merely an illusion; and compared to buildings of this caliber In Manhattan it's a no brainer, those places are on average $600+ more expensive across the board, if not more). The location is incredible too as there are so many bars and restaurants in easy walking distance, all the grocery and regular shopping options nearby, and so many subways so when the MTA eventually screws you over on your commute, you can switch to another line. The staff do an incredible job to make you feel at home. Special shout out to a Trevor, Jackie, Chris! Amy and Tori do a wonderful job as well of addressing any issues, and doing so in prompt fashion. People in the building are also very friendly and accommodating, which can be a rarity in large buildings in NYC. Almost all the time you meet and socialize with people they rave about the experience here. With regards to other Google and Yelp reviews, i get it. Some people think the separate charges for amenities fees and people limits are ridiculous. Am I surprised that the rooftop isn't open yet? Absolutely, how many design changes or delays can they have. Did the building's emails re updates on when things open tend to be months off (i.e., pool will be open in June but doesn't open until late August)? Yes, and that was annoying. Some think that the leasing experience felt impersonal or left a bad impression (I can't be in your shoes and if that happened then that's unfair). The reality from the differing experiences is that people have different views and expectations and what works for some won't work for others. The vast majority of people we've spoken to say the people limits keep crowds down so that a small amount of members don't bring 10 friends each and crowd out all the other people who live here who can't then enjoy the space they pay for. If you think the amenities are overpriced or they charge too much go look at the comps in Manhattan and in the surrounding area (those places might charge less for amenities but the rent is higher to build in for expensive amenities). NYC has so many options so there's always something to suit your needs. Would you rather live at 33 Bond where you don't have a gym, pool, etc. until Chelsea piers opens (and if you think residents are getting Chelsea piers for $75 a month think again). Paul from leasing, was extremely helpful and supportive through the whole process. The amenities are run by a third party company, and they keep the facilities extremely and even close the space every few months for maintenance. If there was an option for zero stars, I'd give it. Absolutely horrible management and the building is awful was well. Elevators never work. I've lived here for 4 months and the fire dept had been called 6 times to help people get out of the elevators. I don't think the building is up to code. Management is very sketchy and sleazy. My husband and I have been living at the Hub for the past 6 months and we're really happy here. The building is beautiful and well maintained. Gym and amenity spaces have everything you need and are always clean. The valet in the lobby makes getting packages and taking care of dry cleaning easy. Maintenance requests are completed quickly. The staff is super friendly- they'll learn your name and go out of their way to be helpful. To lease an apartment, we met with Kevin Aranzales, who was awesome and showed us so many apartments until we found the perfect one. He is now an assistant manager, and continues to be supportive with any questions/needs that come up. We will be renewing our lease for sure! read more

We came all the way from different state and it's disappointing to see they are so unwelcoming and unwilling to accommodate. The HUB is by far the best living environment we have ever experienced and we are incredibly thankful for these last 14 months, only left because we wanted to buy an apartment and you can only rent there. Came here for an open house. The building itself was quite impressive, featuring all the amenities you could imagine - and really raises the bar in terms of new developments. However, the leasing agent, I think her name was Monica, who took me around the building was pretty dismissive, snarky and overall unpleasant to deal with. I have just completed my move-in at the Hub and it was as stress-free as a move could possibly be. From sending in my application, Paul Fowler at the leasing office was responsive, flexible, and straight-forward. The front desk coordinated with the moving company to handle reserving the elevator and insurance forms. I had a plumbing hiccup and Chris (one of the building handymen) was in my apartment within an hour and fixed the problem. So far so good! read more

My daughter and I have been living at the hub for the past 6 months. In this short period I have grown madly in love with the building and its staff. The building is always well maintained. The view of the building is so beautiful from high to low. Cleaning regularly and the equipment is always ready for use. The staff is always polite and respectable. Making sure to handle any question I may have and very professional in doing so. This building is living up to its hype. Close to all transportation ( A,C,G,2,3,4,5,Q,B and more ). The leasing and management team have made sure to set meetings so that any concerns the tenants may have are addressed. The hub is a wonderful place to live and I am sure there will be more to come. Do not move to this building if you intend to use the ammenities, specially the pool and BBQ area. Everything needs to be booked in advance and the swimming pool is impossible to book. I've lived in here for over a month and have NEVER been able to use the pool in over a month! Can you believe it? The club is managed by a third party company, they charge a monthy fee (almost $80) and are incapable to accomodate everyone. Also, if you want to use the BBQ for you and your friends, forget about it! They don't allow more than 4 guests, it's embarrassing! And you have to fight to use the only BBQ available for the entire building! It's ridiculous. It's a shame because the building itself is great but the ammenities of what they call "Club 333" is the worst! Better paying for Chelsea Piers, it's not too far and you can use their pool at any time, but then what's the point in moving to this building if you can't even go to the SkyLounge (tiny rooftop) because you're not a member of the "Club 333"?? Do yourself a favor, there are many other buildings around that are much more worth it. read more

he HUB is a well appointed property. Unfortunately, the goal of the ownership seems to be about extracting fees at every point possible. For example the rent is high but manageable (more than 5K fro 2 br/2ba). Then they add additional fees to use the recreational facilities and pool. Furthermore, they have a coffee machine that requires a credit card. I currently live in a luxury apartment in Bethesda, MD, which is also managed by the Bozzuto group. My current experience far exceeds what the HUB is offering. Therefore, it is not unreasonable to deduce that it is not the management company at fault with this approach, instead it is the ownership. The HUB should try to be focused more on providing for the resident instead of determining what the resident can provide for the ownership in the way of fees. I am SORELY disappointed with the HUB and would NOT recommend it to anyone. Take your money to a place that actually VALUES the individual. read more
