    I contracted Jacob Rozanski of Rozanski Construction LLC to install truss package, facia and roof…read moresheathing for my newly constructed home in Show Low on Febuary 19, 2025 with his stated completion time of 1 week start to finish. As he is a licensed contractor I assumed his work was within industry standards and Navajo County building codes. On the gable end overhang Rozanski proposed a 24-inch ladder design rake to be nailed to outer truss with sheathing on top to support for the weight of the ladder. I questioned the design several times but he assured me his company used that design many times. I began to do research on industry standards. I found a federal document at Energy.gov_ Solution Center Home, All Guides, Framing of Gable Roof Overhangs that recommended gable overhangs not be over 12 inches unless outriggers are used which was confirmed by multiple licensed contractors in the area. I sent that information to Rozanski but he refused to change what he intended to install and would not install outriggers without additional cost. After several delays and excuses the disagreement came to a stalemate on April 4, 2025 when Rozanski refused to adhere to good industry practices and claimed that I was in breach of contract, abandoned the job and demanded full payment and threatened legal action attaching a lean on my property. That is when a should have consulted an Attorney with construction experience. Big mistake on my part. I hired a licensed PE listed on the Navajo County website to evaluate the work Rozanski performed. Here are some quotes from the professional engineer's evaluation. * "I noted that the trusses were off quite a bit and there was a cumulative 4' inch difference at the south end" * "I wondered if this roofing contractor measured anything or used a tape measure" * "The outside rim board has a big "curve" in it as it as it proceeds up to the roof. This needs to be corrected to "straight" as the ladder rafters are two feet long and just toe-nailed into the outer or end truss. This practice may lead to "sag" in the overhang in the future." After Rozanski abandon the project, I consulted with the Navajo County Building Administration and they confirmed county codes do not allow gable rake overhangs over 12 inches per the 2018 International Residential Code R804 3.2.0.1.2 Rozanski may respond to this review and say the house was not built correctly or material wasn't correct but the craftsman that fixed his mess had no trouble finishing the build correctly. Here are a few more quotes from the Professional Engineer's evaluation. * "I also observed that the garage was square within ¼ inch using the criss-cross method" * "The exterior wall studs were the required 16" on center" Rozanski Construction was the worst sub-contractor on my project. Contract stated he would take approximately one week to complete, 44 days later after many delays and excuses he abandoned the job and I had to hire other craftsman to complete the project.
