We had a 3 month addition that our previous contractor couldn't complete after 2 years. We asked Jacob for a quote to finish the addition and discovered that almost everything the previous contractor completed needed to be re-done. Framing wasn't plumb or to plan, electrical dangerously incomplete, faulty plumbing and just poor workmanship all around. Jacob and his crew were great to work with and very communicative with detailed explanations. They were on site 5 days a week and worked all day. Jacob's bid did not change during the project. He primarily uses his own crew for the work and is very particular with details. We were so happy with how the addition turned out that we hired him for a second project, a deck addition. Jacob was hands on with everything from the draftsman's plans, the selection of building materials to the final product. He is really knowledgeable and works with you to ensure your vision is what you get. There is always a level of trust with any home project. With Rozanski Contruction you can rest assured that your project will be completed at a high level that Jacob Rozanski will personally approve.

    I contracted Jacob Rozanski of Rozanski Construction LLC to install truss package, facia and roof…read moresheathing for my newly constructed home in Show Low on Febuary 19, 2025 with his stated completion time of 1 week start to finish. As he is a licensed contractor I assumed his work was within industry standards and Navajo County building codes. On the gable end overhang Rozanski proposed a 24-inch ladder design rake to be nailed to outer truss with sheathing on top to support for the weight of the ladder. I questioned the design several times but he assured me his company used that design many times. I began to do research on industry standards. I found a federal document at Energy.gov_ Solution Center Home, All Guides, Framing of Gable Roof Overhangs that recommended gable overhangs not be over 12 inches unless outriggers are used which was confirmed by multiple licensed contractors in the area. I sent that information to Rozanski but he refused to change what he intended to install and would not install outriggers without additional cost. After several delays and excuses the disagreement came to a stalemate on April 4, 2025 when Rozanski refused to adhere to good industry practices and claimed that I was in breach of contract, abandoned the job and demanded full payment and threatened legal action attaching a lean on my property. That is when a should have consulted an Attorney with construction experience. Big mistake on my part. I hired a licensed PE listed on the Navajo County website to evaluate the work Rozanski performed. Here are some quotes from the professional engineer's evaluation. * "I noted that the trusses were off quite a bit and there was a cumulative 4' inch difference at the south end" * "I wondered if this roofing contractor measured anything or used a tape measure" * "The outside rim board has a big "curve" in it as it as it proceeds up to the roof. This needs to be corrected to "straight" as the ladder rafters are two feet long and just toe-nailed into the outer or end truss. This practice may lead to "sag" in the overhang in the future." After Rozanski abandon the project, I consulted with the Navajo County Building Administration and they confirmed county codes do not allow gable rake overhangs over 12 inches per the 2018 International Residential Code R804 3.2.0.1.2 Rozanski may respond to this review and say the house was not built correctly or material wasn't correct but the craftsman that fixed his mess had no trouble finishing the build correctly. Here are a few more quotes from the Professional Engineer's evaluation. * "I also observed that the garage was square within ¼ inch using the criss-cross method" * "The exterior wall studs were the required 16" on center" Rozanski Construction was the worst sub-contractor on my project. Contract stated he would take approximately one week to complete, 44 days later after many delays and excuses he abandoned the job and I had to hire other craftsman to complete the project.

We waited 7 weeks for John to give us a bid on a major remodel. When we were ready to start the project, he said he could not provide a bid, however had a cost - plus contract for us to sign. We declined. Furthermore our stairs that he put in as a side job were not up to code & need to be replaced. Then the harassment started for payment, without even having given us an invoice. It resulted in his screaming at my husband that he was going to call the sheriff on us for non-payment. I told him we had every intention of paying however by law required an invoice for payment. He got angry & hung up. He finally dropped off an invoice as I told him the stairs were not up code. We made payment in full, however I made a formal complaint to the Registrar of Contractors for work that was not up to code and harassment. So beware.

We were renovating our cabin and met a few potential contractors- the other contractors weren't really engaged and more checked out. One had the nerve to say anything under a million was small potatoes- really! So when we met John he shot from the hip and really set the expectations early as far as timeline, etc. John doesn't over promise at all and is quite humble. His team does amazing work! Our little cabin has turned into a stunning masterpiece! Our friends love it but not as much as we do! We have had the neighbors stop in and couldn't see the vision as we did along with John! If you are looking for a contractor for a large or small project- John is the only one you want to talk to! He will not disappoint you- he will amaze you
