In an attempt to see if my gas heat was working, he jacked up the temperature on the thermostats and turned them to "on". Today, I turned my AC (separate system) way down to accommodate the humidity while I packed and within a couple of hours I smelled gas coming from the back of the house where the AC and Gas were having a duel to see who would control the temperature. He failed to return the thermostats to the "off" setting and push the temperature back down. It will be a while before I am able to be in my room due to the overwhelming stench of gas not to mention what my gas and AC are likely to show as a result of his mistake. He was very friendly, but he only gets three stars for scaring the wits out of me thinking I had a gas leak in the back of my house....he should have reset the thermostats. . Our tenants were worried about allergies that they thought resulted from mold in the HVAC unit. Aaron was able to quickly put me in his schedule and promptly followed up with a thorough inspection report, confirming that he didn't see any mold in the airways and that no further remediation was needed. He also outlined a plan for the HVAC team to follow to stop further mold growth. I recommend DBL Check without hesitation.

Allan was amazing to work with…read more While buying a new build home from a builder I reached out to several inspectors on Yelp to price out an inspection. Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). I felt as if Allan was inspecting the house from the perspective he was going to buy it himself, and left no stone unturned. Highly recommend DLB Check.

0 stars if possible. DO NOT use Austin Property Inspections. Ever…read more Gary showed up 1 hour late and rushed through a 2,300 sq ft home in about 1 hour. That alone tells you everything. This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended.

I would recommend Guided Inspections to anyone buying or selling a home. Heck, if for some reason I moved to another state and was in contract to buy a home, I'd probably fly Jesse to that home for the inspection. A home is probably the biggest investment most of us will ever make. Don't rely on the advice of some guy with a truck and a ladder. Do it once, do it right, hire the guy who knows what he is dong.

We wish we had him for our first inspection when we were buying the house. His price was very reasonable; especially after getting some outrageously expensive quotes and some questionably low "11 month quotes" from other inspectors only to find out that they don't have to abide by the same new home purchase inspection standards set by the TREC. We were given a long report with pictures and recommendations which we submitted to our builder for warranty repair. Our experience with Green Scene Home Inspections was extremely concerning. The company's owner came…read moreto our home after a major appliance listed in their report was called into question. During that visit, he made unprompted remarks about my personal life that had nothing to do with the inspection. When I told him that his behavior felt intimidating, he responded that he had researched me on the "deep dark web." We then asked that our interactions remain strictly professional and limited to inspection-related matters, but he declined to agree to that boundary. The encounter left us feeling unsafe and deeply uncomfortable. We have since filed a formal complaint with the Texas Real Estate Commission (TREC) regarding this incident. It is our personal recommendation to stay very far from this company. Homeowners deserve respect, professionalism, and basic privacy when inviting someone into their home.
