We also had Dave create an estimate of what it would cost to repair or replace defective and/or unsafe items in the house. He did all of this, while being incredibly kind, engaging and professional. I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

This study was furnished by a reputable and local foundation repair company. The fact that Mark Kelly is discounting the problem and then avoids communicating over the phone to solve the issue speaks to his lack of integrity and customer service. A 1 inch crack in my home's foundation was missed by Mr. Kelly. The crack runs down the cripple wall and through the footing. You could see daylight through it from the crawlspace. He should at least try to rectify the situation by running it through his insurance if he has any. At the very least talk to me over the phone. We may able to agree on something before I take him to court.

They have all missed HUGE problems that we were then forced to deal with on our own once we purchased the house. Pest infestations, water leaks, useless rusted out appliances and so much more. Dayne Haigh was our inspector - he was prompt and professional and he found EVERYTHING! Not only did he find every problem (in the areas he was supposed to inspect - we did have separate inspectors for the roof and the plumbing etc.), but the report was unbelievably thorough! Everything was so well organized and explained, and all of the problems he mentioned were backed up by pictures. Even more shocking was the mold report that we received from them. This was a separate report, but I cannot tell you how thankful we are that we chose to include this add on! The MoldSPORE count was off the charts high, contained various types of mold spores and let us know that there was likely mold THROUGHOUT THE HOUSE! All of our inspectors were excellent, but our home inspector from HomeMaster was by far the best. Because of his reports we pulled out of escrow just in time. When you looked at the house, you would never have anticipated all of those hidden disasters just waiting to bankrupt us! We will never use anyone but HomeMaster for our future inspections. The amount of money they saved us was astronomical, and well worth the price of the report - which, by the way, we received very quickly! Yes, it is a property management company, but they also are people taking care of people and they did a STELLAR JOB with my kids and their roommates. My kids had some issues with repairs and roommates all of which were resolved in a PROFESSIONAL and TIMELY matter. I found them to be totally FAIR and EASY to communicate and do business with. They also had provided some emotional support when their was a roommate situation that the kids had trouble dealing with. This was above and beyond what any other property mgt company I have ever dealt with has done or would do. They have a HEART! My kids and their roommates were late paying rent twice. The first time they were nice enough to waive the late fee. The second time, I am glad they had to pay a late fee. *That is a life lesson that these kids are supposed to be learning in college before they get out into the "real world". I have seen the condition some of these students leave their places in when they leave for the summer. As a parent, I am appalled. If you break something or leave it a mess, you should be held accountable as someone else has to pay to fix or clean it up. ALL CHARGES MY KIDS INCURRED WERE WELL DOCUMENTED WITH PHOTOS AND RECEIPTS FOR REPAIR. I appreciated this so my kids could not tell me they left the place in perfect condition when they clearly had not.
