I was very impressed by Lawrence. He was both personable and professional. By meeting Larry at the home, I learned about some of the current trends in apprasing and was able to answer a couple of questions he asked. Lawrence's company, 72 Hour Appraisals, earned and deserves my business. I have been a real estate broker for 16 years and while I had researched comparables in order to educate myself and my seller, I knew that estimating the value of this home would be a challenge. The neighborhood homes were not uniform in either lot or home sizes. Nearby home for sale were built between 1920 to 2017. While my listing had a well done garage conversion costing us $15,000 by comparison, the quality rating Larry gave the home for the detailed home work that was completed made up for it. Another nuanced detail that Larry noted was the large covered patio located on the sunny south side of the home. Larry noticed these value items that I think other appraisers might have blunt mindedly missed. I recenlty received a call from another agent whose home near this listing did not come close to appraising. She told me that their appraiser noted that home sales were slow and that home values were declining. Wow! Last year home prices went up 5.6%. and they are expected to go up 5.7% this year and the demand in the "C" makets of Roseville are very high. My seller and the first time home buyers are grateful that the home appraised at the buyer and sellers negotiated price. The seller took my advice and put in a lot of money and effort into this home to improve its market value. I was very impressed with the entire appraisal service I received from Larry. I explained that I needed a date-of-death appraisal based on a date two years prior and Larry assured me that this is a commonly requested service that he has plenty of experience handling. He took a thorough tour of the property, measured everything, and took photographs in just under a half hour. The end result was a complete appraisal, which looked at surrounding properties, improvements to the house and lot, and the neighborhood feel.
