The appraiser showed up on time, and spent about 30-45 min walking inside and outside the property. It was a nice touch when she removed her shoes when viewing inside. Asked a few questions and took a few pictures. Pros- quick communication, showed up next day, arrived on time. Appraisal was available ~3 days later. Cons-honestly, there isn't much negative. My home appraisal valued above what I was hoping/expecting. I would assume if my home did not appraise to my expectations i would have a more negative review.

Our custom home was built at the same time as our neighbors, same plan and square footage. The house is two years old. He valued us $250k under their home which was appraised 3 months before. That is a 30% value difference. The mortgage company, our builder, and our developer were all floored at his incompetence and they worked together to file and appeal. He used old home miles away as comparison instead of homes in our neighborhood. He refused to budge even after all the evidence proving value was sent to him. Our home had more expensive items used in the kitchen and baths. He missed adding in 2 of our 3 patios, and 100k in landscaping that was completed after purchase (it was a muddy swamp hill with no landscape). He made comments about my husbands cars, and he ran a stop sign and almost hit us when he left our neihhboorhood. His other reviews all mention extreme undervaluations. We will be filing a complaints with the state appraisers office as well citing consistent issues with him. He's also rude and doesn't answer questions or phone calls. He also takes appraisals in areas far from where he lives and isn't familiar with. DO NOT hire this guy or allow him to complete your appraisal. Check all platforms for his terrible reviews.

He made comparisons of our property to properties in our neighborhood, that were 15 years older, with less square footage than ours, with less garage space and smaller lot sizes. He also put in the paperwork that we did not have views of the surrounding mountains. We clearly have views of the mountains from the front and the rear from the inside of our home. Also, one of the comps he used was the exact home as ours, which was listed for sale for more than $50,000 than what he appraised our home. Our home is in good condition, as he stated in his own words, in the paperwork. The listed home like sold for $20,000 more than what he valued our home for. Because of his lowballing appraisal, we had to pay a large lump sum, otherwise we would not have been approved for refinancing. We did not receive a fair and and equitable evaluation. I do not recommend using this company's services.
