Asked a few questions and took a few pictures. Pros- quick communication, showed up next day, arrived on time. Appraisal was available ~3 days later. Cons-honestly, there isn't much negative. My home appraisal valued above what I was hoping/expecting. I would assume if my home did not appraise to my expectations i would have a more negative review.

Once we had the appraisal, we reviewed the documentation and had questions regarding the comps he was stating in his report to associate value. We asked several pointed questions as to his reasoning for the comps he was using. He refused to answer any questions as to incorrect valuation of his report. He stated that there are some properties that he cannot use as comps because it the requirement of the lender, we contacted the lender and verified that this was incorrect information Lance was telling us.. I resubmitted additional comps for Lance to review along with contact information for access to this information. He refused. Instead met with rudeness and unwilling to work this problem out. Instead he stated, "You can file a dispute with the lender. The appraisal stands." (See screenshot) Applying incorrect values to the property is not only lazy by not willing to perform the additional steps for verification, but unethical. I explained this to my loan officer and they were completely baffled by Lances reaction. They will be filing a dispute with the mortgage company. I reviewed his license with the Bureau of Real Estate Appraisers #3010550 and he has only been licensed since 08/05/2022. I would highly suggest that someone chooses an appraiser that has a lot more experience and knowledge in the valuation process. I would also make sure to review your reports to ensure they are accurate.

He made comparisons of our property to properties in our neighborhood, that were 15 years older, with less square footage than ours, with less garage space and smaller lot sizes. He also put in the paperwork that we did not have views of the surrounding mountains. We clearly have views of the mountains from the front and the rear from the inside of our home. Also, one of the comps he used was the exact home as ours, which was listed for sale for more than $50,000 than what he appraised our home. Our home is in good condition, as he stated in his own words, in the paperwork. The listed home like sold for $20,000 more than what he valued our home for. Because of his lowballing appraisal, we had to pay a large lump sum, otherwise we would not have been approved for refinancing. We did not receive a fair and and equitable evaluation. I do not recommend using this company's services.

He informed my 2 years and added he only do high end appraisals. let me say not only did he not take into account newly poured Concrete in the backyard but newly tiled bathrooms note:3 also complete downstairs lamanent floors. My home is 4 years old approx.3200 sq. feet that sits on 2/3 of an acre.His appraisal came in at $40,000 under current market as well as he depreciated my my home $24000. there were 5 home within !/4 mile away approx. same size not: all of which were older which all sold around Jan.2021 in the low 500,000 to mid 500,000. He used comparables 5 to 6 months ago that had sold back then. This person Daniel Johnsen was inexperienced and has now left this home owner to dispute and file a complaint with the State of California against this company. please beware of this Appraisal Service
