It is hard to find a reputable and ethical estate sales company, and unfortunately this is not one of them. You you be wise to go elsewhere.

Stress Free Estate Services

Stress Free Estate Services

Extremely pleased. Here's the short version why, followed by a long one…read more.. SHORT VERSION ---- Our situation: a cluttered 3-bedroom home in a different state that needed to be handled. Ideally, of course, we sell and donate what we can-but even just the clearing out aspect was looking like a nightmare logistically, financially... not to mention time... not to mention STRESS. True to their name and promise, Stress Free Estate Services truly handled it all. Quick, communicative, under budget & ahead of schedule. In fact, I feel so strongly about my recommendation, I feel compelled to write a long version for the benefit of anyone who is in the same place I was before we chose to go with Dennis... LONG VERSION ---- When I found/called Dennis, I was surrounded by notebook pages and spreadsheets full of quotes and timelines, becoming increasingly overwhelmed trying to do everything myself. (Everything from dumpster people, to donation people, to cleaning people, to scores of potential buyers, AKA randos, on several buy/sell apps). It was a classic, "There's got to be a better way!" Quick search online, and I found Dennis. I feared a company called "Stress Free Estate Services," with a website claiming to provide EVERY service I was trying to handle on my own, might be too good to be true. There's a level of trust inherent in this kind of arrangement, trust that was earned after the fact by outstanding work. The better I can describe our positive experience, the more I can hopefully shorten what can feel like a leap of faith-especially in a situation like ours, where we were out of state, a bit overwhelmed, and, honestly, a bit reeling, trying to do it all on our own. It's a vulnerable place to be. The service was as good as advertised. My only regret is that I didn't find Dennis earlier. I could have saved weeks of work and worry-as it is, he saved me months of the same. I was far enough along in the process to be able to compare Stress Free Estate Services with quotes I received from all the different parties which would have been required to do it on my own. Even if Dennis had not sold anything, his up-front cost was still less than it would have cost to clear out the house on my own. But he did sell-quite a bit. Enough that a check is in the mail. We are RECEIVING more money than it would have COST to do it on our own. Amazing value-even before you account for TIME/ENERGY saved and STRESS avoided. The only thing Dennis can't compete with is some idealized version of what doing it myself could have looked like. (I was far along enough in the process to know.) Even if I could have made it my full time job to try to get top dollar for every item in a cluttered house, the reality of my earnings would have failed to meet what I instinctually felt things were worth. The endowment effect is reel... And buyers will not pay to cover the sentimental value I'd helplessly fold into my pricing. The only way to counteract this? Have someone else do it. Someone who knows how. Make it back in time saved. Stress saved. Ultimately, even in the money earned-because I do not know how to do this on my own (not well, anyway). And I couldn't have made it my full time job. I wasn't even in the same state. We needed the house cleared-whatever could be donated, donated, and whatever could be sold, sold. Dennis solved all these problems, on budget and ahead of schedule. Now we can sell the house. Stress-free, indeed! Very grateful!

Dennis is a straight shooter, and tells it like it is. Although he wasn't able to assist with our…read moresituation, because we didn't call soon enough, he kindly gave us some very helpful advice. He wanted to help more, but there just wasn't time, however he provided some great information, and didn't charge us for his knowledge. Very grateful, and hope to work with him in the future!

New Hampshire is not one of those tax friendly states for retirees. Period. With that said, it's…read moretime to sell the house. The cracker jack real estate agent I used in the past has since passed away. I have a very different property in that I have operated my business from home. The house is located on 8.79 acres in the Commercial portion of the acreage; the lot is sub dividable; a 4-car heated and insulated garage; wet bar; 4 bedrooms; 4 bathrooms; open concept living; dual sided fireplace; master bedroom suite; beyond ample closets and storage space; along with an additional 12x14 storage shed for the lawn and garden stuff. My home has a wet bar and a patio featuring a water fountain and has always been an entertainment center and my kids will attest to that! In May of this year (2013) I listed my home for sale with Prudential Verani Real Estate in Concord. The first mistake was the agent gave me the choice of taking the pictures of my house or she would come back and do it. Since I am here all the time, I took some temporary pictures, many of them not very good, and not wide angle enough. The agent did not come back to take any additional pictures, until I complained to the Office Manager at the Concord Office, a full month later. Her next mistake was in scheduling an Open House. Verani prides itself on its "special" listings on the internet because it's Verani. The Open House was scheduled, but we did not have an Open House listed on the website at Verani's main advertising source, Realtor.com. This was beyond disappointing. The day of the Open House my husband and I had a glitch with our brand new truck and did not leave the house very early as intended. In fact, we left the house 20 minutes after the Open House began. Guess what, there wasn't any Real Estate Agent at our house at the time we left. We know she eventually did show up, but we don't know what time, nor how long she stayed. The following Monday morning I asked the agent through an email what time she had scheduled the Open House. She wrote me back the exact time that she wasn't there. Ouch, don't tell me you were here when I know you weren't. It was no surprise that no one showed up for an Open House. I decided to give Verani another chance since this agent's main occupation is a bookeeper for a local business and a bartender at a local restaurant and I was unfair thinking I was getting a full-time real estate agent. I was assigned to a husband and wife team. They are pleasant people who always show up with a smile. The husband does all the talking. The wife took very nice photos of the property but never has much to say. These agents did the things I requested: a Take One box at the driveway, a website, and produced an Optical Reader tab for the Smartphone Generation. All sounded good. They have held two Open Houses and showed the property twice. In each instance, I had to contact them for feedback, not the other way around. When I called them out, his answer was: "I sent you an email, but didn't hear anything back. I must have sent it to the wrong address." I'll bet he had the dog eat his homework in school as a kid! Imagine that, a Real Estate Sales Professional who doesn't maintain his client's correct email address. No telephone call after showings or Open Houses. Someone should be going to basic sales seminars! No kidding! My sales agent told me that we could not be present at an Open House, not that I wanted to be, because there is a NH Law that says the Buyer and Seller cannot meet until the closing. I checked this out with the NH Real Estate Board and found this untrue. Oops, mistruth #2 from a Verani agent. I have asked both agents from Verani what their marketing plan was to sell my property. In both cases, there was no answer. Instead they refer you to their "extensive" internet advertising presence. I question whether they understand the difference between marketing and advertising. My daughter and I talked last night and came up with 7 different uses for my property and that was in less than 5 minutes. If you are looking for a real estate agent who can think outside the box, Verani in Concord, NH is definitely not the agency. It is my opinion and experience with the two agents I dealt with that they wait for someone to call them and then the potential buyer is dragged through however many properties the agent sees fit. I get it, the market is not great. It's not going to be great for a while, and maybe it won't ever come back. It seems that everywhere you turn there are Verani For Sale signs out on lawns and I feel that they have spread themselves for sheer volume agents and not quality agents. Just because you have "x" number of sales pending doesn't mean a thing, even a blind squirrel grabs a nut now and then. To sum up a very bad experience, I would not recommend Prudential Verani Real Estate in Concord, NH to anyone, particularly if I liked them! Sorry.
