I have lived at 55 West Chestnut for about a year and a half, and it is by far my favorite apartment building that I have lived in. To start, the location is excellent. You are a few blocks away from the red line and brown line. There are multiple buses that are steps from the building that will take you anywhere you need to go. Also, the building is close to River North, Old Town, and the Gold Coast so depending on where you enjoy spending your free time, you are walking distance to different neighborhoods. Also, the beach is about a 15-minute walk away which is great during the summer. The front office, maintenance, and security personnel are friendly and attentive to the needs of residents. From the time I first started looking for an apartment in this neighborhood, Laura made the process extremely easy and made me feel welcomed. While I have hardly had any request for maintenance issues, when I have, they are resolved within 24 hours. At other buildings I have lived in, it would usually take a couple days to get issues fixed. I feel as though people might be turned off with an older building, but the best part of it being older is that it's quiet. I never hear my neighbors through the walls, which had been an issue at the last two buildings I lived in. There is a very nice patio area with tables and chairs in the back that is great for barbecuing in the summer. Sometimes, I would bring my dinner down to the patio and read or just enjoy the nice weather. 55 West Chestnut is a great apartment building that has much to offer. I lived at 55 Chestnut in the past few years and really enjoyed living here. Laura is very responsible and helpful. The door staffs (so many names) are super nice and keen to help. The maintenance team is quick and efficient. Neighbors are kind and friendly. I have lived in many rental properties in several cities, including some expensive so-called luxury apartments, and by far 55 Chestnut is one of my most favorite places to live, if you don't care about those fancy amenities that are mostly useless to a busy person. I lived at 55 for 3.5 years and loved it. The location is perfect, it's close to everything but in a residential area so still quiet. The big beautiful floor to ceiling windows are amazing! I still miss them daily, as does my dog. The laundry room and gym are clean, updated and were more than sufficient for my needs. The part I miss most about living at 55 is the property manager, Laura. She is super responsive to emails and is readily available in her office. She quickly answered all of my requests, big or small, always with a super helpful attitude and a solution-based response. We outgrew our apartment at 55 but I would be happy to move in any building that Laura manages. She is responsible, smart and kind. read more

I've spent quite amount of effort to look for the apartment buildings in this area, this is the only well-managed apartment at this price range. I've lived here for 2+ years. I have lived at 55 W Chestnut St with my wife for almost 2 years in a one-bedroom southeast corner unit on an upper floor. It has been a wonderful place to live with very few issues, just like we expected based on the reviews on Yelp and other sites (our primary reason for moving here). The manager, Laura, is always responsive and helpful. The units are great, especially the larger ones in the corners, and the views are amazing for the price. This is one of the cheaper places in the area with a view at around $1700-1900/month for a one bedroom and the best choice if you don't care enough about some extra amenities like a pool and washer/dryer in-unit like us. Here are our pros/cons in no particular order. Pros + Great location. Can walk to the Chicago river and Loop in 20 minutes. Michigan Avenue is an 8-10 minute walk away. + Whole Foods is a 5-7 minute a walk away. Trader Joes and Jewel-Osco are a 10-15 minute walk away. Lots of great restaurants nearby like Doc B's and Happy Camper. + Red line Chicago station is a 3-5 minute walk away. Brown line Chicago/Franklin station is an 8 minute walk away. + Maintenance and management staff are helpful and always respond quickly. + Guests and food delivery can call you via a directory in the lobby so you can let them in. + Packages are kept safe by security. Never had a stolen or lost package and we order several every month. + Security is in the lobby all night starting at 3pm or earlier every day until early morning. Very friendly security staff. + Walls and floors are very thick concrete. Have heard no noise from neighbors through walls ever and only very rarely hear something drop from a neighbor above. Can hear when people are in the hallway but this is rare. + Spacious living room, bedroom, and walk-in closet. Living room in particular is very large at about 16'x15'. + Kitchen has adequate counter space and cabinets. + Amazing views of downtown on southeast corner. Can even see the lake. + Bay window in the living room with floor-to-ceiling windows. + Allows cats but not dogs. There is a great new vet (Companion Animal Hospital) a block away. + Excellent laundry facilities. Convenient to get to via elevator. Always very clean with many working machines. Machines are repaired quickly. Can check on laundry using an app. + Trash chute on every floor makes throwing out trash simple and quick. Clean recycling area. Many cans and a dumpster but still often almost full. + Parking available for guests for $20 on weekends. Also parking available for tenants at $200/month. Garage is adjacent to the building. + Has indoor bike storage. + Clean exercise room available and can rent a party room. Also large outdoor patio with shade and many chairs and grills. + Paying rent online is easy and fast with a checking account (credit card includes ~4% fee). + Bathroom water gets hot quickly and has good pressure. + Built-in air conditioning units in the living room and bedroom work very well. Two windows in the living room and one in the bedroom open easily and have screens. + Radiators along the floor on the outer walls run quietly most of the winter and work well. + Free wi-fi is included, but we pay for our own Internet access and can't comment on the quality. + Never had issues with insects of any kind or spiders. + Safe street and area. Never seen or had any problems. + Moving in was easy with a dock outside for small trucks. Several carts available to move boxes. Reserve your move date and time early. Cons - Single-pane windows let in noise and cold. We are facing south though so there is plenty of warmth in the winter. - Sirens can be extremely loud but this is a problem throughout much of Chicago and the area, not specific to this apartment (other than the single-pane windows which are also fairly common). - Water temperature in kitchen not consistently cold and apparently too difficult to fix. Have to run for several minutes sometimes to get cold. - Bathroom is a bit small. Not a lot of space to put stuff. We hung some storage baskets on the towel racks (there are three of them). - When an elevator is taken for a move or repairs (couple times a month), can be slow and/or crowded to get upstairs with only one remaining. - No lights in the living room and bedroom so had to buy our own lamps. Not sure how common this is. - The included blinds let a lot of sun and light in. Can buy new ones and have maintenance help you install them if you are picky about light in the morning or too much sun in the afternoons (if facing south like us). - No dishwasher or in-sink garbage disposal, at least in our unit. - Construction of the new One Chicago skyscraper is going on a block away, but it will not be obstructing any views (as there are many other buildings in the immediate vicinity anyway) and so far, since construction started about 6 months ago, the noise has not been noticeable because of the distance and a building blocking of it. I want to shout out to Laura (the property manager at 55 Chestnut) and the PPM management team for helping me deal with RCN who didn't bother to open their box to unhook my wire when the previous resident left and didn't even want to fix their problem after many hours on the phone as they didn't like the fact that I wanted to use Comcast. Laura took over and pressed them to free the wire in my apartment and in less than a week, I was able to connect to my own wifi. read more

Of the serveral apartments I have rented in Chicago this was my favorite. Great price, good location, caring staff, and it was clean. Don't get the wrong impression, these are by no means luxury apartments, but they are nice and are well maintained. I came back to visit after 5yrs and the staff still remembered my name. The one downside is, if you have not lived here before than you will most likely be put on a waiting list before you can get in. read more

I've lived here for almost a year now, I absolutely love living here!!!! Very dog friendly has a awesome dog park attached to the building. I'm in a cute little studio! No washer/dryer inside but they do have a laundry mat on site. Very diverse building from young to old residents. Perfect location in the Gold Coast 2 blocks from old town! Think twice before you live here, the apartments are old but charge you as much as luxury apartments. The laundry machines are old and some of them barely work. The elevators either take too long or usually broken. Laura is the worst, she is is rude, I've never seen her smile and never responds to email. Stay as far way, this should be your last resort. Cannot be beat for the price. This was my first apartment in the city and after reading numerous reviews of the nightmares that people had at other buildings, I feel that my girlfriend and myself could not have been luckier to find this building. Positives: Building parties! While we lived here, there were THREE OPEN BAR PARTIES. Staff and maintenance: everyone here responded to any question or concern immediately. Every MAINTENANCE request was handled IMMEDIATELY, if it couldn't be taken care of immediately, it was handled within 24 hours. Gym: there was never a time when I had to wait to use a machine or the facility. Noise: I never heard a sound from my neighhbors within the unit, some noise seeps in from the hallways, but no-one is hanging out in the hallways longer than the time it takes to catch an elevator. Closet: We had a walk-in in our convertible unit and it was ENORMOUS. Parking: We parked in the alley for the duration of our lease and never had an issue. It was CHEAPER than anywhere else I looked. Sun deck: HUGE deck outside where the building parties are held in the summer. Love it! FOODA: never heard of this until I lived here, but every Wednesday a different area restaurant sells food in the lobby.Love it! Laundry room: never had to wait for a machine. Forgot my clothes once, and the building maintenance actually removed them from the machine and locked them in the maintenance room so no one would take them until I came and got them two days later(safe). Location: close to everything you could need:trains, buses, grocery, restaurants, bars, convenience store. Safe and Negatives: Although the maintenance requests were handled immediately, we did have to call them at least once a month for something. Sirens: we were on a pretty high floor and the police/ambulance sirens were still very loud. You'd probably get that anywhere in this neighborhood though. Elevators: there's only two, no freight, so it takes a while when one is occupied for a move or broken. No Dish Washer: there was no dishwasher in our unit. Smoke: the last month we were there a couple who smoked moved in across the hall, it seeped into our unit. Pool: there isn't one. Honestly, the only reason we moved is because we found a condo with lower rent that had a pool and a dishwasher, otherwise we would have just moved into a bigger unit in this building. All-in-all we had a very positive experience at Fewkes (55 West) and I recommend it to anyone looking for incredible value in this neighborhood. read more

I lived in this building for two years, and it was great. The staff is great, really caring, and completely attentive to whatever the renters need. They are understanding and courteous, and it's a great place to live, especially for young people. Events keep the atmosphere lively, and free coffee is great as an added bonus! Laura is especially remarkable. She was always there when I needed anything, and helped with moving out when a new job in NY meant I had to move. Everything went smoothly, I had no hassles whatsoever, and the process was way more smooth than I could have ever anticipated prior to going through the whole moving away ordeal. I'd highly recommend this building. Yes, some apartments do cost a lot, but the quality is definitely worth every single dollar spent. Welcome to Chest Hurts apartments . Stay far far away from this building. Here is why this place sucks! 1. The management is awful. They are cheats. This places prices the same apt at a different price to different people. Property managers are the worst I have ever seen - they dont call you back after leaving 5 messages. They lock the door when there is a power outage or no water so you cant cvontact them. 2. Be prepared to not have ANY water once or twice a month ALL DAY. This is common practice at this building. Even better you won't have electricity every now and then. Watch as you food spoils. The maintenance guys are a bunch of jokers - they know NOTHING! One guy is always drunk by the evening. 3. The doorman is never at the door. He is always away some place and there is almost never anyone at the front door especially between the hours of 5 to 7pm. 4. The kitchens and bathrooms are awful. All the stuff is old and broken. Brown dirty water comes out of my faucets and I am always told that they are installing new booster pipers - ya right! 5. You will find a roach or two around the home - they always inform you of the exterminator at 9 am when he comes in at 10 am on the same day. So most likely you will never have the exterminator in your house. 6. Only one functional elevator -small as hell for the past 6 months. This one elevator serves 40 floors with 320 apartments! GOOD LUCK! I am so done with this place. Be wise - dont rent here - there are plenty of great options elsewhere. read more

Average apartment, no dishwasher, no pool or anything luxurious, thin windows, as if fire trucks are running in your living room.. Two elevators for 30 floors 240 units, i remember waiting 12 minutes for the elevator, several times. Maintenance guys are friendly, and they serve your needs. But here comes the main reason i moved out of there, they will increase your rent obscenely at the end of your lease, and they offer you a 100 lettuce entertainment card if you renew early, just like a joke... Actually this extreme increases seems to be a habit for Draper and Kramer, i have a friend at 180 N Jefferson (another Draper Kramer building) and they did exactly the same thing to him, so be careful.. read more

55 West Chestnut is a great place if you are looking for an apartment in Chicago. The location is excellent. They offer great amenities including covered parking, a sun deck and beautiful community room. The feel is warm and friendly from the door staff to Laura the office manager. The property is always clean and well groomed. It is a great neighborhood to walk to the store or for a bite at one of the MANY nearby restaurants.
