    Some HOA Presidents love them. Forget personal engagement,…read morevision, and frequently , common sense, empathy and advocacy for homeowners in your community. This type of service is the top negative among seasoned home buyers in anecdotes from realtors. Potential Homebuyers are making buying with this kind of HOA service in the equation, a top 5 question. It is disqualifying for most. These are essentially robotic surrogates for lazy , incompetent HOAs that, for the most part, members don't know their neighbors or neighborhood. At home ,they monitor and count homeowner dues and the occasional homeowner issue. On life support everything dinosaur property management companies offer can be achieved with AI programs, an astute group of neighborhood volunteers or a 12th grade senior. With the exception of physically observing and issuing communications citing violations and enforcement of community covenants, the industry must now invent, exaggerate and dramatize reasons for their existence. First Impressions... Bad Optics. First meeting Homeowners expected a quality professional office space. It's not as though they are reinvesting millions to improve the quality of their product. Homeowners did not ask, and HM did not offer if staff, specifically the field group interacting with community included current homeowners and criminal background checked individuals. Homeowners were not advised of what homeowner information HM have been given access. Unfair to rate HM until homeowners react at the end of the contract. Everything that I know could be wrong and HM could be a magnificent asset for any homeowner. Anything is possible. Again, homeowners did not ask and HM did not offer when contract ends. Then again, these homeowners didn't know that their HOA had thrown in the towel and signed an initial contract to begin with. Smh ... Choose Carefully. Don't let this happen to your HOA. Before you buy, examine the HOA carefully. If people outside of the community operate the HOA, buy elsewhere. Don't think twice. One Man's Opinion.

The management took down our street lights on my street, if a child or pet were to run out in the street they would probably have been hit by a car. The management here holds a grudge forever. We constantly get stupid notices on our door about our yard. When there are empty spaces that the weeds are knee high and I have 2 thistle stalks growing and I get a notification. We pay a lot of money for our space here, I could see paying this price if we had grass in our yard not dirt, weeds, and rocks. They raise our rent every other year $90 or more. The park here is in shambles but the management doesn't care. The maintenance workers here are quite lazy. I see him driving around in their truck all day, but not doing any work. And they are also narcs for the management. They run tattletale on the residence here as much as possible. It's in my opinion and mine alone that this place is not worth the money or the time. The management needs to be replaced with managers who are people pleasers not people destroyers. If we weren't going to be moving in a year or so we would move out of here but since we're moving out of state, we're having to stay here.

I enjoyed being in Center Village as it was close to food, entertainment, and of course skiing. The condo was clean and well stocked (friends stayed in another building with a different vendor and they did not have nearly the items we had). I rent my home at Topsail Beach NC so I understand the importance of a well stocked home. Working with The Lark Mountain Group was easy. They provided very specific instructions and I knew exactly what I needed to do and when. I had no issues so I did not have to reach out. I would book with Lark Mountain Group again.

A little backstory: On May 27, 2024, I made a reservation through Airbnb to stay at Lisa's condo in February 2025. The cancellation policy required a 50% fee should the reservation be canceled at least 30 days before arrival. I paid in full when I made the reservation. Three days after the I made the reservation, I had to cancel it due to some unforeseen circumstance. I contacted Lisa and explained my situation. She could have easily stuck with the cancellation policy and charged me 50% of the total. However, she agreed to waive the fee and did so promptly. Lisa was generous and I wanted to give a shout out to her. Thank you so much, Lisa.
