    Some HOA Presidents love them. Forget personal engagement,…read morevision, and frequently , common sense, empathy and advocacy for homeowners in your community. This type of service is the top negative among seasoned home buyers in anecdotes from realtors. Potential Homebuyers are making buying with this kind of HOA service in the equation, a top 5 question. It is disqualifying for most. These are essentially robotic surrogates for lazy , incompetent HOAs that, for the most part, members don't know their neighbors or neighborhood. At home ,they monitor and count homeowner dues and the occasional homeowner issue. On life support everything dinosaur property management companies offer can be achieved with AI programs, an astute group of neighborhood volunteers or a 12th grade senior. With the exception of physically observing and issuing communications citing violations and enforcement of community covenants, the industry must now invent, exaggerate and dramatize reasons for their existence. First Impressions... Bad Optics. First meeting Homeowners expected a quality professional office space. It's not as though they are reinvesting millions to improve the quality of their product. Homeowners did not ask, and HM did not offer if staff, specifically the field group interacting with community included current homeowners and criminal background checked individuals. Homeowners were not advised of what homeowner information HM have been given access. Unfair to rate HM until homeowners react at the end of the contract. Everything that I know could be wrong and HM could be a magnificent asset for any homeowner. Anything is possible. Again, homeowners did not ask and HM did not offer when contract ends. Then again, these homeowners didn't know that their HOA had thrown in the towel and signed an initial contract to begin with. Smh ... Choose Carefully. Don't let this happen to your HOA. Before you buy, examine the HOA carefully. If people outside of the community operate the HOA, buy elsewhere. Don't think twice. One Man's Opinion.

Serendipitously, we met her while she was showing an open house in Mayfair - one that was several hundred thousand dollars out of our price range. She was friendly, approachable, and more than willing to help us out, despite the fact that we're not exactly rolling in the Benjamins. We'd met other agents, but she really came across as self-assured and someone you just knew would keep your best interests at heart. Even better? She has almost twenty years in the industry. We saw countless homes, condos, and townhouses with her. She was always available for us. She never got impatient or pushy, and when sellers' agents got uppity, she went nose to nose with them. She didn't allow anyone to take advantage of us or our situation. As a girl with massive anxiety issues, I don't think too many people would have been able to deal with my myriad issues, and she did it effortlessly. I am so lucky that our paths crossed and that I had such a great, knowledgeable person on my team. I would recommend Janice as an agent to anyone. She is on top of her game and knows how to be a savvy, classy salesperson. Hell, I'm already looking forward to selling this house and buying a new one with her in the future.

We explained to her that we had to deal with an on call schedule so it would be nearly impossible to plan dates in advance to meet. She told us, "Don't worry about it, let me know in the morning on the days you are available and I will see what I can do!" We were very excited that she was willing to work with our schedule. We know its hard to plan anything, we've been dealing with it for years. We let her know a few times we were free to see if by any chance she was. She was not, which was fine by us, we figured we would just wait to see what happened the next time we were free. I sent her an email asking if she was available another time we had free. The next day we got a voicemail from Janice saying that she could not take us out that day because she was in class working on her hours. She had let her license expire and was in class that day as well as a few other days getting her hours so that she could keep her license. We decided that it was not very comforting or professional for her to let that happen or to leave that message.. long message about it... Because of that message we decided that we did not want to have her help in finding a home. To be polite I e-mailed her and told her we were not able to look for a home at this time. This is when she became pushy and downright rude. For a professional business owner I was shocked to see how she responded! This is the e-mail response I got back from her: "Good luck! If you find an agent that can show you properties on a moments notice they are not working and probably aren't good agents. There are a lot of agents out there that are doing nothing right now but the really good ones are very busy. You are way too demanding for me anyway." This was after the first message where she got pushy and demanding about interest rates. Sad cause we really are looking for a home and we are very laid back and thought we would like to have her help in finding a home. She lost all possibilities of us ever coming back, or in getting any referrals. I cannot believe that she came back with that response. It's her company!!

It was an easy walk to the…read morelifts; and we kept our skis in a ski locker close to the room which made getting ready in the mornings easy! I enjoyed being in Center Village as it was close to food, entertainment, and of course skiing. The condo was clean and well stocked (friends stayed in another building with a different vendor and they did not have nearly the items we had). I rent my home at Topsail Beach NC so I understand the importance of a well stocked home. Working with The Lark Mountain Group was easy. They provided very specific instructions and I knew exactly what I needed to do and when. I had no issues so I did not have to reach out. I would book with Lark Mountain Group again.

A little backstory: On May 27, 2024, I made a reservation through Airbnb to stay at Lisa's condo in February 2025. The cancellation policy required a 50% fee should the reservation be canceled at least 30 days before arrival. I paid in full when I made the reservation. Three days after the I made the reservation, I had to cancel it due to some unforeseen circumstance. I contacted Lisa and explained my situation. She could have easily stuck with the cancellation policy and charged me 50% of the total. However, she agreed to waive the fee and did so promptly. Lisa was generous and I wanted to give a shout out to her. Thank you so much, Lisa.
