It is disqualifying for most. These are essentially robotic surrogates for lazy , incompetent HOAs that, for the most part, members don't know their neighbors or neighborhood. At home ,they monitor and count homeowner dues and the occasional homeowner issue. On life support everything dinosaur property management companies offer can be achieved with AI programs, an astute group of neighborhood volunteers or a 12th grade senior. With the exception of physically observing and issuing communications citing violations and enforcement of community covenants, the industry must now invent, exaggerate and dramatize reasons for their existence. First Impressions... Bad Optics. First meeting Homeowners expected a quality professional office space. It's not as though they are reinvesting millions to improve the quality of their product. Homeowners did not ask, and HM did not offer if staff, specifically the field group interacting with community included current homeowners and criminal background checked individuals. Homeowners were not advised of what homeowner information HM have been given access. Unfair to rate HM until homeowners react at the end of the contract. Everything that I know could be wrong and HM could be a magnificent asset for any homeowner. Anything is possible. Again, homeowners did not ask and HM did not offer when contract ends. Then again, these homeowners didn't know that their HOA had thrown in the towel and signed an initial contract to begin with. Smh ... Choose Carefully. Don't let this happen to your HOA. Imagine the story of Pinocchio, but instead of a puppet it's a pile of worthless garbage. And instead of turning into a boy, it turns into this business. Homestead is failure personified. They're frauds, through and through. Multiple times in interacting with them as tenant and landlord I have found their communication awful. It's often nonexistent, to the point where it leaves unprofessional and becomes rude (I'm talking multiple requests for calls and communication, just flat out ignored). When they do communicate, it's late, lacking detail, or downright unhelpful. They refuse to answer calls or take responsibility, or literally do their job. They let a damaged pipe ruin my apartment for over a month, and they hid behind feeble excuses when really it was base incompetence and negligence - I know this because one of them recalled an email he sent, so he knows he screwed up and is pulling evidence away. If they manage your property, I am so sorry. If they don't yet, run away, don't look back, and burn every bridge between you and them, The bright side? I can confidently say that my experience with Homestead, while brief, was by far the worst experience I have had with any HOA management company in my 20+ year career in real estate. I have served on at 6 HOA and COA boards ranging from 26 units to 600 units, and I have interacted with many more. My experience with Homestead was shockingly bad, and I felt that the problems were systemic and cultural, starting at the top. I stepped in as a Board Member to assist our Association when another Board member quit out of frustration. At the manager level, my impression was that despite good intent, responsiveness, attention to detail, follow through, and critical thinking were all lacking. I then felt there was inadequate supervision/support to backstop these deficiencies, resulting in frequent Board member and owner frustrations. Our Board decided at the Annual Meeting in late November to run an orderly management company procurement process the following year, where Homestead would be invited to respond along with others. We had been with Homestead since inception for over 10 years. Homestead immediately sent a notice of 30 day termination, which left the HOA scrambling to run an unplanned procurement process between Thanksgiving and Christmas in the middle of a funding crunch with one special assessment in process and another in the works. Subsequently, Homestead checked the box legally in delivery of Association Documents, but chose to deliver information primarily in printed form, much of it unnecessarily, despite requests for digital files. We have since moved to Advance HOA Management, and we couldn't be happier. Responsiveness, attention to detail, follow through, support from other departments, service culture, and technology platform have all been dramatically better. It costs a little more but it's been well worth it. They are cost effective. -- ACCU is a mid-size manager in business for over 45 years with most properties in the 40-50 unit range. They try to maintain a manageable portfolio, rather than focusing on growth, and use the Vantaca technology platform. -- Brightstar is a smaller management company with a passionate and dedicated owner. My sense was that they offer a bit more personalized touch and access to ownership given their size. 75% of their communities are within 15 miles of their office in Thornton. They use the Appfolio tech platform. -- MSI is another larger company that has been operating in the Front Range since 1982. They did not make our short list for one reason or another, but they seem very capable and I know of several communities managed by MSI. When I joined the HOA board we had several terrible experiences with a different management company. I researched HOA management companies and found Homestead to be one of two that were recommended by a reputable contractor. Homestead has provided good customer service, frequent communication, and reasonable pricing. Haley and Angela are always available for a quick response to any questions or issues; they provide a friendly and informative interaction to the HOA board and owners and tenants at our location. They provide two or more contractors/bids for every job and let us know the quality and value that the contractors have provided in the past, so we are not making blind decisions. We know that the person assigned to your account can make all the difference, and we are glad to have Haley assigned to us. We renewed their contract annonymously. read more

Absolutely Horrendous. Doug lets his personal biases determine violations without personally verifying. He even told me that they cannot send violations unless either he or a board member personally see the violation. That statement from him goes against the rules and regulations of the community. He does not like me and the feeling is quite mutual. However, that should not have any basis on treatment of the owners in this community. I think he either forgot that he works for us or he simply doesn't care and want's to continue his power trip. read more

I have lived in property under Homestead management for over 20 years. Our prior contact with the management was fine. She retired. I can't get the current contact, Amber to return a call. My husband called, he passed away and I have called about the same issue twice. When I called today the lady that answered was beyond rude, she alone could be the reason for the one star rating. We have one of the highest HOA fees at $454 a month and they are crap!!!! I will leave a negative review everywhere I can until people see that living here may not be worth putting up with this. read more

David Jansen charged me $450 to fill out a form with 4 questions. What??? $450 to answer 4 questions about payment history. It was so ridiculous, I asked him 5 more times. Nope, I had to pay him $450. HOA's beware of this management company. They may be cheap on the front end, but all the owners will take it up the tail pipe for little services. AS A FURTHER UPDATE: David Jansen never sent me the form with my 4 questions. He claimed to mail it, I never got it and when I asked him to email it, he said no (It's in writing). I then had the President of the HOA just fill out the form for me. She did it within 24 hours and for free. You had a job to do and you wouldn't do it even after I paid you the money. It was 4 questions. It will take you longer to type your response to my negative review than to fill out my form and send it to me. I've been an HOA board member for 7 years in a small community. Homestead did a fair job before our manager retired 2 years ago but since that time we have had more managers than I can count. The last manager we have had was RJ and he has done an excellent job. If he had been our manager a year ago, we may not have needed to change management companies but this was too little too late by Homestead. The worst. If you get stuck with Amanda Cruz, she's never in her office, won't call you back, and is a lazy & incompetent human. I was displaced from my home for three months for a small infestation of bats in the attic that was ultimately able to be resolved in less than 2 days. I tried to contact Homestead for months...no real response. Then, she thought my hotel bills were outrageous. Yeah, me too! At another point, I had hail damage to my skylight...that took two years to resolve. I've heard horror stories from this management company from friends and family too. Avoid these negligent worms! Worst customer service I have ever experienced. Our HOA changed companies to a new management company right at the beginning of the month. I had already mailed Homestead Management the payment for that month. We called and spoke with the new company who informed us that Homestead Management would mail us the check back. We waited and never received the check. 35 days after I had mailed the check they deposited it. When I called to get a refund the first receptionist I spoke to proceeded to tell me that she is new and doesn't know how to do anything and asked if I would call back. I asked to hold for someone else. She then got back on the phone and told me that her "higher-ups" said I needed to call my new management company. I said, Who are the "higher-ups" you're talking to? I would like to speak with one of them. She then put me on hold without a word and shortly after disconnected the call. Clearly, she has never worked in customer service before or learned proper phone etiquette. So I called back and Kochis answered. He already knew who I was and why I was calling, so I assume she was afraid to continue speaking. After several holds and excuses about the previous reception going homesick, he got on the line and asked for the check information and said he would look into it with accounting. I asked several times to speak with someone other than a receptionist but was never able to talk to anyone else. Kochis said he would call me back that day, a few hours later he did. In the meantime, I did call my new management company and went over all the charges and check deposits they show. They never received the funds from the old company. When Kochis called me back he told me I need to call their bank and gave me an 800 number. I asked him again to talk to his manager or someone in accounting. I said I don't feel that I should have to call their bank to find out why their company cashed a check they were supposed to mail back to me. He then said he would transfer me to his manager. He put me on hold and the phone started ringing and I ended up at his voicemail, so I hung up and called back. The next time they put me on hold I ended up at someone else's voicemail with no explanation as to who's voicemail it was. So I hung up and called back, the third time it happened I did the same thing, and the woman who answered the phone finally told me it's the office manager's voicemail and that she's not in today. I said an explanation the I was being transferred would have been the correct way to handle that. They transferred me to her voicemail and I left her a message explaining the entire situation and the lack of competence her staff has. Then I hung up and called the 800 number they gave me for the bank. This number is the customer service number for only password reset and issues with making a payment. I spoke with someone who was extremely hard to understand and she first told me I need to call the actual HOA company. I said well of course I have already done that and they directed me to you. She gave me a different 800 number, which lead me to 3 marketing ads that all said press 1 for this or # to move on, and then after pressing # for the third time the call was disconnected. Of course, I tried this 3 times. Then I scoured the bank's website and called 2 other numbers that lead me to the same thing. After this, I called Homestead Management back and asked if they had a different number for "their bank". I got a bunch of I don't know and I can't help you. At this point I was livid. This is the worst company and customer service I have ever dealt with. There has been no resolution, the so-called "Office Manager" has yet to return my call. When speaking with Kochis he told the they have about 30 managers and none of them were available to speak to me, he also could not find out who the manager was for my HOA. If any HOA presidents are out there looking for a new management company I would highly recommend avoiding this company. read more

Not sure if it's the management or my covenant but I'm pretty much over these nit-picky HOA's in general. We have major issues that need to be addressed but they're quick to pick at the little things. It's like that insurance commercial. A bunch of "Cynthias". They did nothing to deal w the recent snow but, based on most recent town meeting, we had an excess of 10k in fees that were not utilized. My HOA has been harassing me for weeks now & keeps increasing fines for me to move my 500 pound basketball hoop from the front driveway to behind my fence in the backyard when not in use. I've explained to them that I have Cancer & am unable to physically move it until I'm done with surgery, chemotherapy & completely healed. After explaining this, they sent me a 3rd warning & increased the fine. The first warning was lost in the mail & they fined me even though I explained the mail issue. I've been in talks with them for weeks trying to resolve the situation but they refuse. Not only are they not compassionate but the stress of this ordeal is not helping my health. read more

partnering with apple valley north these guys are crooks! steal our money and don't do one thing around here, the community is literally falling apart and they don't stick $1 back into it. what are they doing with the hundreds of thousands of dollars their getting? listened to the Maitenance man complain about fixing a sprinkler head for a half hour, and we have thousands going into a sprinkler repair charge. it's $5 for a sprinkler head, I could of went bought and replaced in the time he was complaining about having to do it. I've offered to help around here, being a contractor I could be useful but just get turned down. been here 7 years and havnt seen them do 1 improvement to our buildings or common areas. have 3 other units water going through my crawl space and the valves are so rusted they don't have a handle, they refuse to do anything about it. it's leaking water everywhere down there. the gas pipes are so rusted their falling apart, god only knows how many pin holes there are leaking gas into my unit. it's prob ready to explode at the moment!! $400 a month for nothin!! need an hoa lawyer to sue the sht out of these guys and look into their books. they all need to be in prison for money laundering!! Homestead Management's team is sub par at best, specifically Danielle. I own a townhome and due to their errors I wasted time and labor on their mistakes. Danielle was unapologetic for her mistakes and instead blamed the Board saying "we are just repeating what they tell us". There was no research or attention to detail and her overall attitude was lackluster at best. If you are looking to buy a property with Homestead as the management company, I would do more research, meet the team, etc, before investing. read more

Just received a letter signed by Annie Douglas (probably not even her signature) of Homestead Management. Claiming I have to clean up the weeds on the side of my house which I reside in on a corner lot. I have made significant improvement to this house that I have bought in October 2018 staying up on outside maintenance as well as a beautiful front yard garden. Claiming this is the 2nd notice they've sent in which I don't remember the first one. They are fining me $50.00. I have left her a message on her voice mail with no return call. Probably due to my tone she may not. I will in writing this is the only way they will accept my request for a hearing. I am hoping they have a pic with a date on it for proof. My neighbors are taking by surprise and can't believe this notice. I have however cancelled my banking withdrawal with them. Will call everyday until I speak with her directly. read more

This company has done nothing I've paid them to do as a management company since they took over my community over 5 years ago. They deserve ZERO STARS but that's not an option. They even drove me to file suit against them because of their incompetence and their lying, cheating and stealing mentality that they operate by. If Homestead Management is managing your HOA or you move somewhere and you find out they "manage" there...RUN AS FAST AS YOU CAN because this family-run business is a joke. The property manager, Brandy Such, can't handle anything because she just inherited the position by default after her husband, Will Such, wasn't covering our community anymore. Corey Liesveld also mysteriously left and deleted all of our correspondence (emails) so when issues came up there was no paper trail on her end for what we had discussed in the past. They can't keep people because of one reason or another. Also, when I complained to the owner of the company, Dwight Such, the dad of Will and Brandy's father-in-law, he just ignored me and never addressed anything because their business practices are so shady. As president of my condo association I work closely with Homestead Management. They have always been very prompt in responding to our needs. Our property manager, Jonathan Kaplan, responds to emails and phone calls with in 24 hours. When notified of a problem on the property, it is handle in a timely manner. I have lived in my condo for 25 years and before becoming president of the board, I never felt like my needs were not important or handle properly. I didn't have to make more than 1 call to get something taken care of. I would recommend Homestead Management for your needs. They will take care of you. read more

This management company is worthless they refuse to fix things and when they do they fix it half ass at best like reattaching a fence with the same rusty nails that have already failed or fixing windows that leak by doing a piss poor job of caulking them instead of properly flashing them. The clowns patched a section of asphalt with a cold mix asphalt and didn't fix the water problem so now at the end of the patch water seeps out and mold builds up at the crack. my basement floods if we get heavy rain and even thought I showed them where the water comes in 2 years later they still haven't fixed it. in the 4 years that I have been here they have allowed Jasmine estates in Brighton Co to become a dump with their lack of proper maintenance gutters are leaking siding is loose fences are falling and they worry about a van with signs On 3/18/16 my van was tagged with a warning that No commercial vehicles. In the state of Colorado my van does not fall under the commercial classification. I tried to contact them but the property manager Sybil refuses to give me the property rules because I an a renter. I was told by one of the owners at homestead that is was because of my signs and that I would have to cover them. My problem is that there are 4-6 other vehicles with signs who also park here and 5 days later they are still parking here with no repercussions. I was told cover them or get towed. So after doing some digging I contacted another property management company and while telling them my situation they stopped me after I had told them I had been parking my new van here for over a year, he then told me that Colorado has a law that says that if they haven't enforced the rule or sent out any warnings to me on this van for over a year they cannot enforce it now He told me to file a complaint with the BBB and Dora. Since they won't talk with me about it and to continue taking pictures of the vehicles that are not in compliance and so I am doing just that.
