I am the President of an HOA that HOA Simple manages. Our property manager is Emily Terry. She and HOA Simple have managed our property for approximately a decade and has always been very responsive to both Board and homeowner concerns. Both Emily and HOA Simple have been the most competent and timely individuals and companies that I have dealt with in my more than 30-year career of home ownership, real estate sales, and investment. Several comments here revolve around phone calls. In the current legal environment and in real estate law, things need to be accomplished in writing so that there is a clear paper trail of any conversations, concerns, promises, etc. In addition, Emily, like many property management companies, manages multiple properties with dozens or hundreds of homeowners at each property. As such, HOA Simple, as a matter of principal and practicality, carries out the vast majority of their business between owners and Board members via email. Honestly, the easiest way to not have to exchange emails with the management company? - Set up your monthly HOA assessments on an auto-pay system. In addition, make sure that the monthly assessment is actually paid. If there is a problem, reach out to the management company before the management company is forced to reach out to you. - Read the Governing Documents prior to buying into a community. - If you elect to buy into a community, follow the rules and regulations. - Should you have questions or concerns, attend the regularly scheduled Board meetings. - Any follow up questions, comments, or clarifications should be via email with the property manager. - Read the notices and letters sent out from the HOA via the management company. Do not ignore them hoping that the issue will just go away. Doing these simple steps would resolve a vast majority of the difficulties owners experience as the deal with a "difficult" management company who are only working to protect all the other owners in a community. read more

Emily Terry is one of the most unprofessional and disrespectful people I have ever dealt with. There are other reviews specifically calling her out by name. She has never once answered the phone, and when she finally replies to an email its as vague and as useless as possible. Its like she is trying to be difficult and ruin these communities. I hope both sides of her pillow are eternally hot and uncomfortable. I feel bad for communities like Raintree who use this AWFUL HOA management service and pay them money just to be disrespected. These communities need to band together and get rid of rude and disrespectful people like her, I have owned 3 townhomes in HOA simple communities. I have been working with HOA Simple for the last 10 yrs. I have absolutely no complaints, Emily is super responsive and knows her stuff. Some of the complaints here are totally misinformed. For example the guy who complained about his truck being towed should complain to the owner of the unit he is renting. HOA Simple informs the owner of the unit and it is the owner's responsibility to inform the tenant that there will be no parking for that day, did the truck owner not notice that all of the other vehicles were removed. We have an agreement with Wyatts and I can assure you that there is no "sweetheart deal." The complaint about the mail box and the short lady should be addressed to the Post Office. Try moving a mailbox in a multi unit complex and see what happens. The Post Office will most likely tell you it is a Federal Crime. To the guy who was mad that the rule about videoing a meeting was changed I would point out that rule changes can only be brought about by the HOA board, or a full meeting of owners. HOA SImple LLC is the HOA Management for a Condo I just SOLD today to my Buyer, located at 2441 Broadway Denver 80205 at the Silver State Lofts. I cannot thank Kevin Lym, Community Association Manager for this complex managed by HOA Simple enough. Kevin was highly responsive and helpful with answering questions, delivering HOA Docs, Budget, Reserve Study, Financials and meeting minutes. He was available to us via phone and email. One night he called me back at 8 pm after hours to make sure we had all the info we needed. HOA Simple, LLC needs to hire qualified employees that understand how to own a problem and get to a resolution vs blaming others. Our 87 year old mother is under 4'10" tall. She is a resident of townhomes managed by this company. It became necessary to install new community mailboxes. During the installation period, residents were told to pick up mail at the post office. I will not go into detail on the many miscommunication instances by HOA Simple during this time other than to say there were issues in communicating accurate information to residents. When the mailboxes were finally ready, our Mother's mailbox was at the top row...well above her reach without bringing a stepladder to get her mail. My sister repeatedly asked Emily Bresina from HOA Simple to exchange boxes to a lower row. Emily insisted it was the post office's problem...not hers. The post office said it was the HOA company. It is still not clear who had authority to change but the request for Emily to at least set up a conference call with the PO representative, herself and my sister was ignored by Emily. Based on the length of her emails claiming it's not her problem, she could have had a few conference calls. A kind neighbor finally helped us by offering to switch mailboxes. I sure would like to know how HOA Simple would handle this problem for a disabled resident in a wheelchair. Shame on HOA Simple. Very bad problem solving and community relations on their end. read more

They will tell you its illegal to record any meetings with them even though you are inside the building you live in. Of course you call them on their bluff then 2 months later you'll find a new amendment to the hoa guidlines saying video and audio recording of hoa meetings are prohibited. A company that isn't brave enough to have their idea recorded for the sake of liability isn't worth your money. you might as well go into any alley and ask anyone there to play the role. save money and get the same result. Also my parents have had to deal with them too. my parents have german accents and during a phone conversation CRAIG (the owner) would pretend he wouldnt understand them and when they said something he didn't like he would simply say "i don't have to be here talking to you". This company, and their staff, is horrible! They do ABSOLUTELY nothing to help and could care less about our basic requests to upkeep the building, which we pay monthly HOA's for! We have complained, for over 6 months, about damage to our building and nothing is being done about it. Our hallways smell like urine and they REFUSE to address the situation, which is costing us money because we're trying to sell our unit. We have owners who are renting their place out to people weekly, owners who are violating rules, and renters who are damaging the property. Again, it seems that as long as monthly dues are being paid, they could care less. read more

I recently sold my condo that was in a building managed by HOA Simple and thought it would be appropriate to offer my thoughts. When I bought my unit a few years ago, HOA Simple had just taken over for our property manager who was going into retirement. I became a Board member of our HOA soon after HOA Simple took over and was in close contact with the manager who oversaw my building for HOA Simple, Kevin. I made an effort to be very involved in the decisions that were made for the building and wanted to know exactly where our money was going, when, and why. I emailed, called, and texted HOA Simple on a REGULAR basis and I never experienced anything other than professionalism. They were always responsive and willing to hold a meeting if necessary. Kevin and others at HOA Simple really helped turn our building around from a financial standpoint. They created yearly building budgets and also presented 20 year+ budgets for our board to discuss and modify to fit our needs. Every month they provided a report of our finances, highlighting areas of savings and overages. Our building is now safer, more financially stable, cleaner, and has better curb appeal than it did when I moved in. I credit our HOA board members for making smart (and difficult) decisions and for HOA Simple for executing and facilitating our decisions, (and paying taxes, insurance, landscaping, trash removal, regular building maintenance etc. all of the 'stuff' nobody wants to deal with). I'm not saying that HOA Simple is a perfect company, our building still has a lot of needs and I don't really see that changing in the near future. However, HOA Simple is an organized and professional company that will facilitate finding a solution to those problems. One other thing to note was that I also never approached them in a hostile manner, so maybe some advice to others experiencing issues would be to get involved in your HOA, read and understand your bylaws and governing docs, and try to work through whatever issues that come up. read more

Today my truck and wife's car were towed for parking lot resurfacing. Our combined bill is looking to be over $500. Towing cars at 7:30 in the morning on a Monday is incredibly shady. Notice was given but scheduling work at 7:30 in the morning following a weekend with out any sort of grace period is inexcusable. Instead of moving it to the street or part of the lot not being resurfaced they towed it all the way to North Denver with Wyatt towing. These guys must a a sweetheart deal with the towing company. They did not even knock on the door on the clearly marked parking space my wife's car was in. read more

As a 5-year owner/resident of a unit that is managed by HOA Simple I am impressed and pleased with the service they provide. Although our building does not have the complications of a pool, tennis court, 24-hour doorman, etc, there are a myriad of contracts, services providers, operations, and ongoing normal upkeep/maintenance issues that they stay on top of constantly. Our board recently unanimously agreed to renew our contract with them for the following reasons: 1) Emily (our primary point of contact) always responds to my/our emails and calls in a very timely and completely appropriate manner. She is kind and professional and easy to work with. 2) The contractors with whom they have engaged much of our building maintenance and upkeep are top quality and HOA Simple clearly communicates well with them and coordinates/organizes everything. 3) Their fees are absolutely reasonable. 4) They provide opportunities for owners to become informed of issues and become well-advised without micro-managing or forcing an opinion. 5) All of our documents are efficiently kept and accounting records are completely transparent and shared frequently with the board. 6) They stay current with city and state regulations that impact us and advocate on our behalf as needed. Before I purchased this unit I had no idea how much an HOA management group could make or break a happy living situation- I am so glad (and so lucky) that I didn't have to find out the hard way! read more
