My leasing agent went on international vacation for several weeks and I was left with no one. No communication on applications, no movement on the property. Meanwhile I was bleeding money every month trying to sustain the mortgage for a vacant house. Be aware that if you terminate your contract with RPM you're still on the hook for $1000. Yet they use contract wording on their side saying they can drop you at anytime for any reason, which is what happened to me after I complained multiple times about being placed with a tenant who month-on-month was late on rent and utilities and had no working telephone or email. They terminated my contract with no notice (same day) and no cause, leaving me scrambling to manage a property from 1000 miles away. RPM does NOT advocate for the homeowner and they nickel and dime you for every service, including quarterly inspections. If your tenant is late on rent, you as the homeowner won't receive a dime of the late fee. RPM takes it all to cover "admin fees," leaving you to cover consequential late fees on your mortgage out of pocket. My impression of their main leasing agent was that she's highly emotional and retaliatory. As for the other departments - utilities, maintenance, eviction, billing ... expect to wait days or weeks to hear back from them. So beware, if you choose to work with this company ask for EVERYTHING: (1) for them to go through the service contract with you line by line before you sign (2) for ALL the background check information on potential tenants. Ask for criminal, financial, employment verification, landlord recommendations (3) for the move-in inspection (4) the signed tenant lease agreement

Terrible experience and terrible business practices. I had them attempt to rent my townhome and it took them 4 months to do absolutely nothing. I took over myself and had the place rented in a week. The issues were numerous -- not locking my front door on several locations, setting off my alarm on several occasions, incredibly unprofessional and argumentative communication, oh and they couldn't even do what they were supposed to do - rent the damn place. The funniest thing is they couldn't even accept my $1,580 payment to cancel the contract correctly and I had multiple different contacts telling me to pay it and threatening to send me to collections even though I already paid it. Save yourself some time and do not go with Real Property Management. What a waste of time and money.

    I hired MOD to manage a residential rental property…read more NEVER!!!!!! Never hire these clowns. They failed at the one thing I needed them to do; select good, responsible, adult tenants. Additionally, MOD is often VERY slow to respond to communication, be it email, phone calls or voice mails. At times it took me a week or concerted effort to get in touch with MOD. Jason seems to spend a lot of time on vacation outside the country. MOD failed to perform maintenance they said they would (swamp cooler maintenance), they failed to clarify how the basement got flooded (when the renters unplugged the sump pump), MOD failed to have the property cleaned and inspected after tenant move out. When it failed to rent because it was left filthy by tenants, MOD repeatedly asked me to lower the rent. MOD also failed to properly close out the tenant's utility bill with the City of Arvada; if they had, they would have discovered that the tenant hadn't paid the water and trash bill in three months. MOD grudgingly made this right after I did the leg work of collecting the old bills from the city and breaking down how much of the $600+ overdue amount was the tenant's responsibility. MOD has fought me tooth and nail about what should be withheld from the tenant's security deposit. MOD farmed the deposit out to a third party (Rhino) and are now blaming the third party for items that should be, but are not covered. Call me crazy, but when the tenant modifies the plumbing in the house, they should be responsible for fixing it. So do yourself a favor and stay far, FAR away from these jokers. Don't get sucked in by the slick marketing. MOD fails in just about every way when the rubber meets the road.

    This realty company is terrible, they moved me and my family into an uninhabitable apartment. We…read morechecked out the house and let them know that there were a lot of repairs to be made and they said they'll fix it. They let us tour a nicer apartment and wanted to apply to the nice one but they rented out the apartment that needed repair to us. We served them with a warranty of habitability to make them make a few repairs when we already moved in. The floors are weak and not properly installed, the roof needs to be repaired, they left us with the original carpet from the previous renters had before, the apartments has pests and they told us that we need to pay for the pest control. We're getting ready to move but feel skeptical that this rental company will be easy to deal with. It's hard to get a hold of the company and they are not very responsive to maintenance requests. Terrible company to rent from, their website is full of false testimonies from tenants to make it look like they're a good rental company.

They got a renter right away, I was impressed! Two months in, the renter moved out (it happens.. right), so they re-listed the property. 7 weeks later, NO applications, a dead yard, and TERRIBLE communication, I finally got ahold of someone to cancel and take over the rental myself. Within ONE day of listing the house, I had 10 qualified applicants. What happened in those 7 weeks? We may never find out. I know we lowered the price twice, and when I listed it myself the house was underpriced (probably why it got so many applications). But I couldn't change the price, it had been on the market for almost two months at the price. It took me almost 2 weeks to get ahold of someone to even get the status of my rental. I emailed about my dead yard probably 15 times. They finally had a sprinkler company come and turn on the water at the end of JUNE. Don't trust your property with this company, don't trust that they will communicate with you once you turn over your property. Save yourself the headache and money.
