I just moved into a property managed by this company. So far the experience has been a good one. The leasing agent was incredibly friendly and even showed the unit to us a second time. Since we've taken possession of the property we have had a few minor items come up and our property manager, Steve, has been incredibly quick and responsive in getting these things addressed. His level of care is highly appreciated. I work in property management as well and this company definitely sets the bar high for customer care in regards to both owners and tenants alike from what I have seen. read more

This review is from the perspective of the property owner, though prospective tenants should also avoid this company. I live in San Francisco and after a year of trying to rent out my home in Denver (and the headaches associated) we decided to hire a management company to help us. After a pleasant and informative visit with Ed Prout we decide on Top Properties. Unfortunately we never heard from Ed after signing the contract. All contact towards him was responded to by others. The contractor he recommended to finish up some work on the house left all the painting and carpentry debris behind. He didn't even remove the painters tape from the walls let alone clean up his trash. He used MY supplies that I had in the garage. Tape, rollers, brushes etc... and finished about 20% over the quoted estimate. We were handed off to our manger Heather who began showing us applicants and we were really happy to find a very high quality tenant from out of state to sign a lease at more than our asking price. Luckily they were out of state because the place was still pretty trashed despite letting Top Properties charge me a move in cleaning fee of $230. Heather never stepped foot in my place which we discovered when there were multiple complaints from the tenants about the cleanliness upon move in. Frustrating to see someone unhappy about my place that I've spent so much time and money on, and I can only imagine how frustrating that must have been for the tenants. First month $230 wasted on a cleaning fee. Second month the tenants aren't able to light the pilot light on the gas fire place so I authorize a $75 charge for Heather to send their contractor over to help out on the condition that they also assess the furnace and air conditioner while they're there. I had issues with the AC while trying to manage the place on my own so I thought I might as well get it taken care of properly before it gets warm outside since I have to pay the $75 fee to show up anyways. She agrees and $350 later I assume all is well and the tenants are finally happy. Months 3 and 4 I receive full rental amounts minus their service fee. Hoooray!!! No unexpected expenses and the money is rolling in! Finally this is paying off. This is when Heather leaves the company and Steve becomes our manager. Still never hearing from Ed. Month 5 there is a $475 charge that I was unaware of. Since our contract states I need to authorize expenses above $100 I'm quite surprised. Steve tells me that the charges are $400 to fix the AC and $75 is the fee to show up. It turns out that the $350 from the initial visit was $75 to show up and $275 to fix the fire place. Seems excessive for a pilot light, but the real problem is that I specifically asked for the AC to be fixed. Wasted a $75 fee and more importantly created more headache for the tenants. The tenants seem so desperate to get away from TP at this point that they agree to an early termination fee and leave. The next couple of months are spent with Steve trying to get me to let them show the property, or sell the property. I'm still trying to get my keys back, get my share of the termination fee, and waiting for someone to asses the properties condition after the move out. Ed is unreachable, Steve can't seem to answer any questions that don't pertain to selling or re-renting. read more

This company is horrible. I highly advise renters to avoid the properties they manage. 1. They were so slow with any maintenance request and we had to ask multiple times for our requests to be addressed. Many times they tried to tell us no to a request and we had to argue to get a plumber or maintenance out to the property. 2. They truly lacked with communication. They would email one tenant and not include the others on the email, which in turn caused many errors and miscommunications. We asked every single time to please include every tenant on every communication, but they NEVER did. 3. Their leases are very vague. For example "cleaning fee" with no actual numbers set in stone. After waiting an entire 60 days to get our security deposit back and not ever receiving and itemized deductions receipt before we were WAY over charged for a cleaning fee. 4. They "don't do" walk throughs with tenants so in turn you can truly be screwed for damage you didn't do. The refund of security deposits is truly blind to the tenants until 60 days after move out. In all really do avoid this property management company. They are lazy, inconsistent, and don't care about their tenants. read more

I am VERY unhappy with my service and lack of assistance. I was told when my family and I chose to move into the community at The Trails at Parkfield Lake through Top Properties we would be able to call with any problems. Little did we know NOR were we told Top Properties would only be responsible to assist with the property INSIDE the front door. I have contacted both my agent and the HOA about the consistent problems of tenants allowing their dogs to poop on the rocks sitting directly in front of my front door. What were told is unless we can catch the unit # there's nothing to be done. There aren't even "funds" to send someone to come clean up the mess! No this problem doesn't lie within the 4 walls of my condo but sits 2 feet IN FRONT of my door. Who wants to walk out and take their children for a walk when there's piles of poop laying in the flower bushes and spread across the rocks?? It's ironic with all the money going into maintainance and landscaping there's NO ONE to pick it up. I'm pregnant and it is a well known fact animal feces carry diseases. Now I have to worry about my animals, family members and and self coming into contact with biohazardous contaminats that neither the HOA nor rental company will agree to clean. Apparently these piles (now surrounded by flies) will sit through the rain,snow, sunny weather until further notice. The straight denial to help clean up the problem and provide a solution other than "you need to catch" them is neglignant and unacceptable. Future tenants should be made aware these sorts of problems will be passed over and they'll be on their own should they arise. I have pictures and will make SURE others know before they make the mistake to spend the money and move in! read more

This management company started off well but then completely fell short of expectation. I was in contact with the last tenant because of many of the issues that were brought up when they first moved in. Our agent had said everything was cleaned and ready for the move in but upon further notice this was far from the truth. The house still have a significant amount of dirt, dust on the floors. The previous tenants old dog house remained. Their was old "nasty" furniture left on the front porch. I'm not even sure if the agent went over to see the property prior to the move in. Later in the year I received a text from the tenant, who was to move out soon because were putting the house on the market so we wouldn't have to deal with this anymore, regarding the leak coming from the freezer. He said that he contacted the agent to have it fixed, two weeks later it still hadn't been fixed, leaving me worried how my would floors would look after this. It took me calling TP management to get the issue resolved. Next, after our last tenants moved out again, TP had their cleaning service come and "clean" the house. I was shown pictures by my realtor of how dirty the place still was. Lastly, our realtor showed an obvious blunt force that cracked the glass top of our range, which was clearly not wear and tear. The owner gave us the run around about it because he realized it should been dealt with but they never did. Long story short, we had a conversation and he said he would take care of the cost to repair the appliance. I have repeatedly tryed to correspond with Ryan Prun and have received nothing but radio silence. We have not received what he had promised and that is just the nail in the coffin. While we did have issues throughout our lease, they did their best in the end to resolve anything they could within reason and we wound up coming to an agreement that worked for both parties. Our second property manager that took over was responsive to us and our concerns, and Michele was very interested in hearing what we had to say about the company after having been with them for a year. read more

My review is mixed and I would have given them a higher rating if they didn't take advantage of my security deposit. I find that the security deposit is the hardest part of the leasing process because once they have your money, they seem to believe they don't have the obligation to return it especially if you were an excellent tenant, never late on a single payment, left the place better than move in, and by law, they should only be allowed to deduct certain items "with cause". Watch out if they say they will clean the carpets because they will charge double the local rates (carpets were NOT dirty above normal wear and tear and some areas weren't even used the entire lease). Also be careful of deductions for "touch up cleaning" and "admin fees" that are not documented and probably not even lawful. Not professional in my mind. read more

Top Properties was easy, wonderful, attentive, and would use their services again. My husband and I were only dating and decided I would move with to Westminster, CO. They were understanding that we didn't know how this would go and excepted me as a guest for three months. In the next six months we had pipe issues, back ups, and even a furnace go out on the coldest night of 2016. They got someone there that day to shut off the water and fix the problem, with in the week or two they had the drywall fixed and painted, carpet re matted and we made a deal with the homeowner for new carpet since we were expecting, sent a plumber over at seven am, and had a guy out to our house in under six hours at 2am for the furnace. What property management do you know or have had experience with that would have someone there at 2am and the worst coldest night. Top freaking Properties that's who. They take care of you. They care about you and your needs. They care about the home owner. As the middle man from our side they are the middle man you want. When we had questions about the house and such they usually had the answer. Thank you so much for making our stay easy and wonderful. We over stayed our lease and they were able to get a month to month with x amount of notice needed for move out. Not to mention they have their own carpet, and cleaning service so you don't have to go look for one. Yes it gets taken out of your deposit not matter what but its done and you don't have to worry about paying for it out of pocket. We have two dogs that had pushed their limits to find the weakest fence post, loose gravel, and chase out the raccoons living under the shed. Just as long as you fix what they do and not a quick fix, you will do just fine. read more

The gentlemen at Top Properties have been very easy to work with from the start through the execution of the rental property contract. Since moving in, they've done a great job fixing some minor issues we've experienced. We had a leak in the kitchen sink and the plumber arrived the next day. Unfortunately, the plumber didn't fix the issue as he thought initially which can absolutely happen for anyone. OK so me and the wife are moving to Denver from Oregon and we are looking for a place to get before we got out there and we have been unable to visit the properties. This was mentioned so they did a skype showing for me and said that would be fine. The place looked fine and we decided to apply as our moving date was approaching. Did the application and they said it would take a couple days to process. Fast forward a couple days later i call to check up on the status of our application and they guy i talked to before said they are not comfortable for a sight unseen showing of this property in particular. I asked why did he say it was ok then and HE WOULDN'T ANSWER ME. He wasted my time i could have spent looking at other places to apply and move to. He also seemed to have a attitude when I was a little upset at the fact that he said sight unseen was ok when I did a video showing but now its not ok. I will never use them Again. read more
