You could find a much better place with the rent living here. First, their gym is so small and It can only fit less than 8 people at the same time. Some of the fitness equipments are broken and it takes more than three months to be fixed. Also, the gym's air conditioning system turned off during summer time. (just because many students went back home, but there are people living here during summer.) EVEN WE PAID FOR IT!!! The gym is so hot and so smell during summer. Second, the office staffs are not helpful. The office staffs always come in late and leave the office earlier than the opening hours. It took me a week to sign my contract. Every time I went down to the office and there is no one there (It was during the opening hours) but they still sent me emails warning me if I don't come sign the contract they would ask me to pay extra money. Okay the office stuffs need to be in the office so that I can sign the contract all right? I am writing this comment because I am mad at what happened this morning. I got a parking lot in 9 Seventy because I was driving my friends' car for two months. I paid $80 dollars each months. My friend is coming back soon and I don't need the parking Lot anymore. I came down to the office to ask them to take me off from the parking lot list. However, the office stuff told me: We can only add on to the list, but we can't take it off from the list. ARE YOU SERIOUSLY??? They did not even tell me before I got the parking lot and they said everything is on the contract. Guess what? I never get to sign any contract for the parking lot. THIS IS DEFRAUD. I was asking why is that, because this makes nonsense. They said that there are lots of students here if everyone is required the same thing there would be a lot work. First, me and my roommate is paying $2500 each month. So you guy need to work hard to give us a good living environment. We are not paying for you guys to leave the office early and sit there for nothing. I used to live on campus, there are thousand of students, the office stuff always willing to help us with our concerns. Second, it only take 1 minute to take a name off the list of parking lot. Is that hard? Or you are trying to just get money from us? Please make a better excuse for that. I was trying to figure this out and I was being really polite and respectful, but the lady in the office says she could not help me at all. 80 dollars is not a huge number but I work very hard to get them and why would I spend it on the parking lot that I don't need. Just because the stupid policy and I will have to pay $ 80 for next month? My friends used to say that I am living in a great luxury apartment home and I used to like it too. However, I am going to tell them that this apartment is only look luxury, but they are not comfortable. The policy in this apartment is stupid and when you come to the office, if stuffs can't answer your question they will tell you they can't help and ask you to leave. Even though I am mad right now, this is all truth. Please choice a different apartment. There are many good ones living in here. Have a good day. Ning

    I have lived at 9Seventy for the past two years and have absolutely loved it. I was looking for an…read moreapartment complex that cared about what I was looking for in an apartment and Kenna the leasing manager helped me achieve my ideal living situation. For a college student, somewhere that was pretty quiet during the week was important to me and I was put into one of the more quiet buildings. The people who live here are all students and super friendly. 9Seventy is also pet friendly, which is really cool because I own a dog and have met a bunch of the other residents down in the courtyard. Abbie who is the property manager is amazing as well. If you ever have issues with anything she is happy to help and acts promptly on the matter. On top of this, the maintenance guys are amazing. They are so sweet and friendly. I also never have to worry about them when they come into my apartment when I'm not there because they are 100% trustworthy, which is amazing. I cannot say enough great things about 9Seventy between the office staff and how wonderful my apartment is I 100% recommend living here.

Karen, Kacie and Chris are all amazing, wonderful people who are kind-hearted and willing to go the extra mile for you. My boyfriend and I lived under their property management for about 3 years, first at Kimberly Court for a year and then at Flatiron View for nearly 2 years. We loved both apartments, but we especially took a liking to our apartment at Flatiron View. It is extremely well maintained, and the maintenance staff are top notch. They go above and beyond. Anytime we had an issue, they would arrive within minutes of us calling in to the office. They are just so nice and so friendly, and they really know their stuff. They always got everything we needed fixed done right. They even unclogged our bathtub drain one time even though that wasn't the reason we had called them! Our appliances were all up to date.... Really I can't speak highly enough of Flatiron View. I have absolutely zero complaints, and 500% praise. Please rent from them, you won't regret it!

    When I first moved in, this was a good complex. The interior is basic and nice enough, but…read morecertainly moving towards dated. It's close to Wonderland Lake and other trails and is dog friendly. However, there are a lot of homeless encampments surrounding the complex. The nearby underpass is unusable because of this and there has been a homeless man sleeping in front of my door out to the carport on multiple occasions. This of course lies outside the complex's responsibility but worth noting as this is what occurs in this neighborhood. With the high cost of rent and utilities, the complex does not offer any security or amenities. The landscaping tends to be clean and holiday lights are a cute touch but the dog poop stations are always overflowing, along with the trash and recycling dumpsters. The previous manager, Jeff, was great to work with. He was fast to reply and quick to resolve things and was just an all around kind person willing to work with you as an individual. The new property manager, Lyndsey, is friendly until a basic request, like mold clean up, is needed. At which point you'll the get the run around for a while leading to multiple follow up emails. I was first told by maintenance that the seal on my windows was shot leading to heavy condensation/mold but that it would take weeks to order new windows and they wouldn't do anything window related until spring/summer. I was then in a cycle of following up via email, being told maintenance would look at it (after already seeing it in person multiple times and seeing photos) and in the end just being told the mold was told dirt (which it very clearly is not). I truly don't think mold would be an in issue in these units if the windows were properly sealed because they are clean otherwise and not that old. After speaking with other residents and seeing other reviews, it's evident that I'm not alone in having requests dismissed. The maintenance guy is nice but specializes in the "landlord special" way of fixing things when it comes to mold (covering it up with caulk). Like other reviews of this complex elsewhere, mold is disregarded. The last time he came into my unit he left the arm of my couch hanging off when he moved it and left the door ajar a few inches. When my water heater went out it took a week to fix. I will say that he was fast to respond to this and did try his best to fix it with the parts available. The complex schedules frequent inspections, like smoke detector checks, etc, and requests you make arrangements for your pets. You do this, and then they always cancel and reschedule these visits a comical but frustrating (after you've made arrangements) amount of times (ex: 3x/wk). My neighbor joked that she doesn't bother making arrangements the first couple of times because it's almost a guarantee it'll be canceled at the last minute. The walls and floors are cheaply constructed which becomes problematic if you're unlucky enough to have heavy footed, up all night, neighbors. Tenants have the right to Quiet Enjoyment of their units/homes and that will not be found here. Boulder is an expensive place to live across the board but for the cost of these units and the current property manager, I would not recommend living here. There are certainly better options elsewhere where you can get more bang for your buck. Helpful

I am highlighting a few of my issues: 1. SECURITY. I had multiple packages stolen, my apartment broken into, and ran into unhoused folks sleeping or doing drugs in the stairwells on multiple occasions. When I reached out to the management, I was told the per the lease, security is not property management's issue. 2. CHARGED FOR NORMAL WEAR AND TEAR: When I moved out, I paid to have my apartment professionally cleaned, and was still charged for normal wear and tear (e.g. rug scrubbing, painting, cleaning, and so on). 3. BLACK MOLD: I had black mold in my apartment that was confirmed by multiple lab tests that I paid for and sent out to a lab. Property management did their own analysis and of course, did not find any mold. I keep in touch with some of my neighbors and they have experienced similar issues so my experience with the property management is not isolated . I would put 0 stars if I could.

There are a ton of nice apartments in boulder that are far better operated, have better amentities, and will drive you less crazy. - Gym treadmills have been broken / non serviced for a solid year. One dead one sat in the gym taking up space for almost a year before getting hauled off and another is currently totally broken, see the one with the dark screen on your tour? That one. - Thermostats in the hallways are constantly being changed by residents to high / low temps that cost you directly via the "common space utilities" fees. In the winter for example the who complex is ran so hot i cant get my unit before 74 degrees without leaving the windows open. - Youre locked into using Comcast for your internet with no option for fiber like surrounding units. Oh and they just increased the cost 20$ a month. How kind. - Electronic door locks and the garage door are hooked straight to grid with no battery backups. Meaning when xcel cuts power youre locked out. Based on personal experience at 2am. - Parking tags show the name of the apartment on them making your parking pass a location privacy concern, and if you ever forget to put it on your dash they will ticket and tow you, even though they have your license plates saved. I previously called this out and was told "we are working on changing this" and then off course nothing happened. - Constant management team changes resulting in a collective amnesia as to things that need to be fixed or projects finished. The half abandoned carpet upgrade and removal is a good example, a few floors have carpets, some dont. This was started by the manager when i moved in and told "we'll soon have the whole unit updated" and of course that was never finished. - But they changed the color of pool siding and deck last year? Sure glad they did that instead of fixing all the other issues that actually affect residents beyond aesthetics. Really enjoyed the concrete dust blowing in my windows from that one. - Community is mostly rich college students who break things like running into the garage door with their cars, or leaving their heat off in the winter and thus freezing pipes and flooding units. The ground floor had a set of units flooded 3 years ago, so if you move into the ground floor make sure youre not in a previous flood unit. - Very little free street parking and a spot is regularly taken up by someone sleeping in their car who doesnt live there. - They use Realpage and as such are effectivley a rental cartel company that wont recognize you as a human being, just a rent paying number. They flat our refused all attempts to negotiate cost and concessions and then increased my rent 400$ this year. - The maintenance guys are awesome though. Some of the best ive interacted with at an apartment so at least they have that going for them.

    I've lived here since 2005, so I feel I am qualified to give an honest opinion…read more This is by far the best of both price and quality within the city limits and as a resident of Boulder for the last 20 years, I'd bet money on that statement. Spacious, quiet, and well situated. Less than a five minute walk to at least 20 different shops and restaurants. Less than a minute walk to Safeway. The maintenance guy Issac is friendly, knowledgeable, and does very solid work and quickly. The property manager, Mike, is a great guy all around and very responsive to our needs. The owner Ken is friendly, and understanding and has always been very kind to our family. The buildings have recently been updated in all sort of ways including new complete renovations of some apartment interiors, new AC, new windows throughout, better insulation in the roofs and new sliding glass on the balconies. After living here for over a decade I can say that it's been my best apartment living experience ever. We are seeking a house currently and I'll miss our time here and would recommend it to anyone.

    The Pros: 1. I've never been bothered for any nonsense…read more2. My neighbors are quiet (... most of them) 3. It's a halfway decent value (... for Boulder), and behind Safeway. Very spacious for what you'd get for the same price elsewhere in town (*cough*The Hill*cough*). But most of the fixtures are outdated, probably from the 1970s or '80s, and rent increases for this place higher than the current rate of inflation. 4. The parking lot is huge; you'll never have to park in the street or at Safeway. 5. The giant courtyard is awesome and fairly well maintained. 6. Elmer's Two Mile Park & The Boulder Bike Path are right behind the complex. Need I say more? 7. No credit check, just a background and reference check. That is really good. Really, really good. Especially for recent grads and students in debt. Seriously, why do other people reflect a person's character and ability to pay rent based on a credit score, for a RENTAL? A background and reference check is much more accurate of a person's character than a credit score. 8. Cool manager The Kind of Pros, Kind of Cons: 1. I've never met the landlord, even though I signed a lease (the manager who I signed the lease with was recently fired after 35 years. Nobody wrote a formal letter to any of the tenants notifying us about this change). A form of direct communication (e-mail or phone) would help. However, I think of this more as a pro because according to my neighbors, they tell me he is one crazy harpie dude (I think all the unnecessary signs across the property reflect his character as well. They do provide some laughs to my visitors.). 2. Current landlord comes off as a total air head. This tends to be 75% of a pro, and 25% of a con. I'm sure this will be more of a con once the landlord "forgets" to give me my security deposit back after a thorough walk through inspection (same thing happened to the previous tenant in my apartment, he had to get a lawyer and threaten to sue); but I will prepare myself with a lawyer just in case. The Cons: 1. $200/yr carpet cleaning fee taken from your security deposit yearly, even if you renew a lease; no option to rent a Rug Doctor and DIY. A $200 refundable pet deposit would make MUCH more sense. 2. The 15+ potholes all over the driveway (one blew out my tire). EDIT 2/23/12: They're fixing it! OMG they're fixing it! YESSSSS! 3. They post a $1000 fine for placing trash bags and recyclables out of the receptacle, when they probably empty that dumpster weekly? Perhaps it wouldn't be an issue if the trash was emptied every three days instead of once every week or two. Remember this apartment complex has 47 apartments and two dumpsters. Yes, that's it, two dumpsters. They increased rent $70 a month to include water, trash, and sewer. I can't really see the justification in this (per apartment) if they themselves are too lazy to call the recycling & dump truck at least once a week. 4. I'd rather see security locks on the doors instead of cameras on the property, like you have all over the entrances of complexes in Denver. Y'know, so I don't have to kick out the drunk hobo that likes to attempt to sleep under my stairwell on occasion? Locks are also a lot cheaper and more effective to preventing crime than cameras. 5. Hot water only works for 10 minutes at a time. Girls with long hair, beware. ... All in all, this is a Boulder middle of the road landlord. Not as bad as other landlords I've had, but I wouldn't call him a high quality landlord either. Would I recommend this place in Boulder? Sure, because my experience is probably NOTHING compared to the horror stories I've heard about other Boulder landlords. Would I recommend this place if it were in a traditional city? I'll have to think about that.

    9/20/19: After having lived here for 2 years, I've moved…read moreout. Overall, Gunbarrel is a nice quiet neighborhood and is nicely located near trails, downtown Boulder and Longmont. The apartments are within walking distance from a market and some small restaurants which are nice. If you like quiet but not too isolated, this is a great neighborhood. The apartment was bright and open. Maintenance staff are professional and fast---the best! I also liked the common area with TV, fireplace, games room. Very nice. I love the availability of the mail lockers when packages are delivered! Now onto the less than positive side... The insulation is very poor. My bedroom has an outside wall and it's freezing in the winter! The walls are paper thin, so my next door neighbor's TV, arguments, and things they do in their bedroom was clearly coming through the wall waking us up. Several times, the hallway outside smelled like a drug lab and we felt sick. It started permeating into the apartment. I complained about it, but it just didn't go away. We are finally relieved we moved. It was a nice and beautiful area and I think the builders could have put in more quality, considering the rent we paid. (Oh, renewing your lease at the end of the year will shock you)! However, the last straw was the residents they put in there who shared their smokes through all the hallways and vents. It was disgusting and a health hazard. I wondered about families living there with kids. 6/20/17: Beautiful place! The best part I love is how very quiet it is! Ashlyn (Ash) was wonderful and patiently answered my many questions two days in a row! I saw friendly people walking around with their dogs---a very pet-friendly place! I love it!     I moved here at the end of June running away from Miami skyrocket prices sadly life situations…read morehappens and went trough a financial hole and couldn't afford rent or anything because I had to support with money my moms chemotherapy treatment back in Venezuela So I got evicted didn't go to court because I surrender the property and returned temporally to my aunt house in Florida. Now this guys charged me for the unpaid rent of course that's logical and and extra almost 7.000$. When I called Amy this really nice lady asking for some leniency, she told me "you are lucky that we didn't charge the full year and that we only charged you and that you didn't go to court", yes Amy I didn't go to court because I signed the papers you guys sent me and I decided to left voluntarily, there's wasn't any fighting to do but guys this it not the worst, the management of the building was charging me also for the first month of rent and while doing my taxes and checking my bank statements I found out that I indeed pay for the first month. Not to count all the harassing call by the debt collection agency threatening to put in on my credit if I don't make a payment Amy you deserve a special place in hell for treating me like that I don't event know you or saw you anytime while living there what did I do to you to deserve that treatment? I hope you never go trough financial trouble throughout your life. Also I know that apartment was rented really fast because I forgot to disconnect electricity for about 2 weeks and the consumption wasn't from an empty apartment waiting to be rented
