    Great place to live, had zero maintenance issues, rarely any loud noises, or any complaints the nearly 2 years I lived there.

    My experience with Camden was far from great and it's very disappointing. First issue was paying…read moreway to much for a 1 bedroom apartment and they raise rent even more, wouldn't been so bad if they were consistent with the services that they make you pay for. For example 30 dollars is added to rent for a community fee for them to hire people to clean, in these pictures people leave their dog poop everywhere and it's so embarrassing when guest come over and they smell strong urine and smell and see dog poop all over the community. You pay 25 dollars for valet trash pick up and most of the time they skip the building or leave peoples trash in the hallways. Elevators are either getting maintenance on and if they are working they are disgusting, snot, hand prints and dog urine most of the time. Hallways never get cleaned just gets sprayed with cleaning spray to mask the smell and a lot of urine stains. Robert Sheppard "Bobby" works with the leasing team very very inappropriate and unprofessional with my girlfriend on the phone blocked her number from the Camden phone list. He has laughed at my girlfriend over the phone and hung up on her. We also had been sexually harassed by a man at the dog park and Camden did absolutely nothing about the situation just had a meeting with us telling us we shouldn't have defended ourselves basically. The appliances inside our okay. The vanity in the bathroom was super chipped, the floors were scratched up, the kitchen counters were super cracked, and the garbage disposal smelled like fish. That's when we moved in. This was just our experience everyone's experience is different. If you do decide to live here just think real hard before moving in. Lots of money and when you move in they will be asking for more money. Looking forward into moving to an apartment that's 1640 in a very nice community with the same luxury appliances with a better apartment team. Do better Camden.

We've never had any serious issues, but any concerns we've had, we can just go to the office and mention it and the office staff make sure it gets handled. The maintenance staff are also amazing!!! After barn swallow nesting this spring, they not only pressure washed our porch to get rid of all the bird poo, they also put up netting so the birds wouldn't be able to come back!! The community spaces and grounds are well-kept and clean every time we use them (from the gym to the pool to the mailroom​). Overall, just an excellent community to call home!

I…read morehave ALOT to say and as a white, gay, autistic man, I have never in my life, been discriminated against and harassed as much as by their staff or neighbors for being white, gay and autistic. My roommate and ex is Cameron. He also left a review on here with multiple screenshots. I echo everything he said. I will also upload everything to a PDF in a Google Drive that everybody can feel free to look at including videos of maintenance leaf blowing the pool deck.... IN JAN AND FEB, meanwhile my plumbing in my shower and toilet was not working for over a month and I put in a maintenance request and they violated Colorado housing law and never fixed it. Their maintenance staff and vendors they use also spoke derogatory Spanish towards me and my roommate for being gay, and also physically shoved my roommate on the day of our move out. They let neighbors say homophobic slurs towards me and my partner at the time. They sided with people of color neighbors over us. The neighbors upstairs were Asian and Latino and were consistently breaking noise ordinance per Broomfield city code, Andrea in the office, demanded that we gave them video proof for the noise and neighbors calling us slurs. When confronted about the slurs, she said "we don't rent to people like that" and walked away.

Andrea and Tiffany are beyond discriminatory and have no customer service, business management, nor ethical conduct. Andrea takes weeks to respond to emails, never answers calls, and is sporadically in and out of the office even during "open hours". Communication to residents via email makes it sound like residents are criminals (pics below of examples), they take random days off for themselves, and fail to follow thru with their word. I was promised a covered spot in the garage after a month of moving in, and now 6 months later I was told I'd have to pay $50 extra a month to have a covered spot as "spots are rare" - we have over 40 apartments available so how is a spot "rare"? Additionally, my roommate was accused and committed for petty "disturbance of the peace" and "assault" because he has Autism level 1 and uses a clenched fist technique to calm himself during dialogue which was misconstrued as "assault" by the unprofessional ladies in the office. They immediately called 911 after saying "our lawyer will be in touch" after being confronted for not responding to emails or calls. I have never been treated in such a way living in an apartment building. They treat residents like utter trash and have zero respect for anyone outside of the office. Maintenance takes weeks to do their job, if they do it other than walking around the building on their phones and smoking marijauna. Do not move into this building!! Let them endure what it means to have incompetent hires not do their job and result in tenants moving out and not moving in.

After mandatory add-on fees, the monthly total pushes close to $3,000/mo for a one-bedroom apartment. At the same time, identical units in the same building are being advertised for hundreds less per month (around $2,100 base rent), and I have seen two-bedroom units listed for roughly $2,400--still cheaper than my one-bedroom renewal. That discrepancy feels fundamentally unfair to existing residents. Despite multiple written inquiries and follow-ups over several weeks, management did not provide timely responses. With a strict 60-day notice-to-vacate deadline approaching, the lack of communication effectively forces residents to make major housing decisions without meaningful engagement. This is not a market issue--it is a management issue. The pricing approach feels opportunistic, and the communication has been unprofessional during a time-sensitive housing matter. Residents should not be penalized for renewing while new tenants receive significantly better pricing and concessions. If you are considering living here, scrutinize renewal terms carefully. The property itself may be fine, but the management company's renewal practices feel greedy and dismissive of existing tenants, and can destabilize your housing situation. If you are looking at The Elmwood, STOP and compare renewal terms and total monthly cost (including fees) with other nearby communities before signing.

    DO NOT LEASE HERE…read more As many other reviews already show, I am far from the only tenant dealing with this issue. I've lived at The Elmwood since the building opened in September 2024. When it came time to renew my lease, I was offered an 8% increase, bringing my one-bedroom, one-bath unit to $2,570/month. That price is wildly above market for Broomfield--especially when rents in the area have been declining. You can easily find 2 bed / 2 bath units nearby for around $2,000. What makes this even more insulting is that new tenants can lease my exact same unit for $2,140/month. That's a $430/month penalty for being a loyal, on-time tenant. Who would agree to that level of blatant corporate greed? We have been model tenants: rent always paid on time, apartment kept clean, no property damage. We attempted to negotiate in good faith, but it quickly became clear this goes beyond on-site management. The leasing office has experienced 100% staff turnover since the building opened, which says a lot on its own. The responsibility clearly lies with Hines, the corporate management company. They refused to negotiate or even meaningfully engage with our concerns. It was even suggested that there may be no one at corporate empowered to approve reasonable lease adjustments. This property may look new and appealing, but don't be fooled. If you plan to stay longer than one lease term, expect to be punished for it.

    We'd like to give a big thank you to the maintenance team! Dustin and Cody did an amazing job…read moreaddressing the maintenance requests we submitted. They were incredibly thorough and made sure everything was fixed correctly. We truly appreciate their professionalism and attention to detail. Roberto also did an excellent job patching up a hole in the back of our fridge. He was very professional and kind--even taking a moment to say hello to our dog when he came up to greet him. We also want to recognize Joshua for always being so kind and attentive to the property. He consistently does his job with a smile and never hesitates to help. When my mother and I told him about a loose step near our apartment, he fixed it right away. He also kindly removed some old trash cans that our neighbors left behind when they moved out. We truly appreciate the hard work and dedication from the entire team--it does not go unnoticed!

The pest control they use is a poison that makes the "pest" internally bleed until they die. There is no remedy for the poison and the poison does not know the difference between a rat and a bunny. Once a bunny gets it and then a hawk gets the bunny...they all die. Domino effect... if your cat gets a poisoned mouse that got in your house, then your cat dies. There are also people with outdoor cats. It's an absolute environmental hazard. My puppy dog who is 11 years old is the one who found a chewed up "bait box" exposing the poison within that was dragged out into our grassy courtyard. Our domestic animals are also in danger. There was a dead poisoned squirrel right next to the lake and where a bald eagle has been spotted fishing. There is a poisonous green algae in the lake, yet they still rent out paddle boards that uninformed residents happily rent and frolic about in contaminated water. After visiting resident services expressing concern just yesterday...management sent pest control over to my exact building number with orders to "get rid of the nuisance squirrels" people were complaining were in their attics. I have talked to everyone who lives in this building. Nobody called and there is no reason a squirrel would burrow into an attic in the summertime. Pest control said they bait from the ground, meaning all ground critters are at risk, which then puts our birds of prey at risk,There are hundreds of little holes at the bases of the foundations of these buildings where they put the bait boxes. Your pets are at risk. I scared the pest control guy away today.No telling if and when he will be back. I am keeping my eye on a few bunnies I believe to be orphaned. ( I just added a photo of one that I just found dead and then an aggressive on leash dog treated it like a squeaky toy). I held them only for a very short period of time for a quick health check. I will not take away their right to be wild. I will not feed them or handle them again as I know that is not good for them. . MANAGEMENT sent a guy today who was instructed to "get rid "of my squirrel buddies. I was informed I was not even allowed to have a bird feeder and that it is "in the lease" but I have not found that within the 62 page lease. If they post a response below saying they didn't know or they intend to improve, blah blah blah, that's a lie. They lie constantly to their residents. I was lied to right in my face today and told they use live traps. I just talked to pest control and shown the bait box and poison. Had I not experienced this issue I still would tell anyone one considering Bell flatirons to RUN.. Closed amenities including pools, hot tub, tennis courts, grills, basketball/racquet ball courts closed( when I moved in) elevator for disabled/elderly people inoperable for years (!), community grounds not handicapped accessible (very few ramps on sidewalks), Slow maintenance requests (they are understaffed), Pre-eviction letters of possession on the 4th of every month, dirty groundskeeping (trash and overflowing poop stations), apartment upkeep, horribly dirty windows, screens, blinds, old water heaters that flood (one was installed in 1993 that just flooded), plumbing issues, garbage disposal issues, dishwashers over-flowing, residents pay for the dumpsters on site as well as personal trash, pest control charge that kills wildlife, unempathetic, dishonest and immoral resident services management, corporate environment, many promises that will not be kept on THEIR part. However you are expected to maintain your end of the agreement rigidly. It's horribly managed, and maintenance is understaffed. If you live here and are disturbed by my squirrel/bunny story call the SPCA (Society for the Prevention of cruelty to animals), local news like Denver 7, local city government, Boulder County government, post on FB page, tell your neighbors and spread the word, refuse to pay pest control fee, and post a Yelp or Google review.

    Absolutely the worst place I have ever lived and here are the reason…read more 1. The property NEVER clean up the ice and snow. I slid on ice on the sidewalk and broke my pelvis in three places. When I came back from the hospital, I was crudely refused to get help getting back to my apartment because of liability issues. 2. One day the shower ceiling blew through, all the water from upstairs flooded the entire apartment. The property used big blowers to dry out the place for days and I was the one that takes the bill. Thankfully I was not right underneath the ceiling in the shower to get killed! 3. The property refused to take the energy bill AFTER my last day at the apartment. They argue that I didn't change my name out therefore I had to pay for it - bluntly robberies! So for your physical and mental health, please AVOID this place. Or you will end up like how I was, spent hours on the phone arguing with them about who is paying their bills and worse off, broken hips that will haunt me for life time!

    I lived here of a year and half and while it started out fine, there were some things at the end…read morethat made me not like Horizons, and thusly move out. I rented my apartment sight unseen, they do have a fantastic website, and was not disappointed. In fact, I was very happy with my location. I was literally ten feet from the entrance to one of the pools. This was great during the summer months when the pool IS open (May to September?). I could go get whatever I needed, or even make snacks to bring out to groups. The maintenance staff was highly-responsive for the two problems I did have. And in a situation where they couldn't fix it immediately, they offered to pay for a hotel room for me. The only caveat emptor I have is the rental price. As I moved from the Bay Area, the rent seemed (and was) very inexpensive, especially for what I got. The problem was, as my leases expired (I signed three) they rents went up exorbitantly. What started as an $895 a month rent ballooned up to $1400 a month. Their explanation "That's what the market is." Well, I wasn't in to that market, and the extra $500 wasn't worth it. So I moved half a mile away to a place for $650. It might be good with roommates, or college students staying a year. A friend of mine rented the 3-BR unit, and they were only paying $1800 a month. For a single unit, you can do much better.
