I have been living here for 10 months. I didn't plan on moving out. Recently someone moved in next to me and the noice started. I was woke up at 3 AM 4 AM 5 AM. I had to call the police. Since the Management didn't address the situation I gave them notice them moving out they charged me $500 because I was 9 days late giving them the move out notice as they require 60 days notice. I'm writing this review at 4:00 AM because I can't sleep--my apartment is infested with rats. I've lived in this building for a short time, and it has already become a nightmare. Eight days ago, I reported a rodent infestation. Since then, I've caught 5 rats, sealed holes myself, and spent over $1,700 on food delivery, wasted groceries, and traps--because my pregnant wife is terrified and unable to enter the kitchen. She has a phobia of mice and can't safely move around the apartment. Despite repeatedly contacting management, sending videos, and visiting the front desk, nothing has been fixed. Their "pest control team" came multiple times but failed to resolve the issue. One technician claimed a vent was sealed--yet just this morning, a mouse came through that same spot. This is not a minor issue. This is a health and safety crisis. We are scared in our own home. No one from management has taken accountability. They are leaving us in dangerous, unlivable conditions. I would never recommend this building to anyone--especially families or pregnant women. I strongly urge anyone considering moving here to think twice. This is not the level of care, cleanliness, or professionalism that any tenant should experience. read more

RUN DON'T WALK. This building is poorly maintained, the staff is rude and unhelpful, it is infested with mice and cockroaches, there is no security, the smoke alarms do not work, and do not expect anyone from staff or management to respond to you or fix any issues, no matter how severe. My partner and I have been unable to live in our unit for a month due to a severe cockroach infestation (I watched them emerge from the plumbing, floors and walls), and the issue remains unaddressed. Staff have lied to our faces about the exterminator visiting our apartment and eventually admitted he never did. Our work orders remain open and our emails to management have been completely ignored. Constant mice, false alarm fire drills, breaking elevators, a gym that smells like sewage and a lack of security. AC wasn't turned on until May 7, so there was two weeks of 90 degree heat with no air conditioning. Large pool, friendly staff, spacious apartment size, and proximity to the metro are the upsides of this building but not enough to keep me here. NOT Smoke-Free as Advertised! I moved in here March 2021 (west tower) and by night one, my sole bathroom was filled with weed smoke that seeps into the rest of our unit. I called the front desk (the building complex is supposed to be entirely smoke-free) and was told they are separate contractors who can't do anything and to contact the leasing office. After sending multiple emails with NO response, I called the leasing office and was told to be patient, they are "working on it" (no further description), and to track when the smoke comes, with no indication of when to share that info or with who. The leasing office only responds now if I call and during business hours. So if there's smoke after business hours, no one is here to help or even walk down the hall to confirm what I'm suffering through. Maintenance was here to fix my closet (separate story about that bar collapsing within a week here) and taped over the bathroom vent when we told them about the smoke (they were also not surprised by the news). We've since added two more layers of tape which is still not enough. Sure the units are large and balconies are nice, but if you're allergic to smoke, have asthma, or just don't want your unit filled with smoke on a near daily basis, this is NOT the building for you. The smoke is causing headaches, sore throats, and scaring our pets. If that's not what you're looking for during a LUNG BASED pandemic, this is NOT the building for you. read more

I am satisfied with my apartment. It comes with many amenities and the staff is very nice and helpful. Although its expensive its worth it, as its located in a very good location walking distance to the metro. My apartment is one of the cheapest I obtained a 1 bedroom everything looks good except for the kitchen. For the price im paying I wouldve expected a more modern looking kitchen. Other thing to look out is the concession that they offer because the rent is actually higher. This apartment building is rent controlled so when you sign your lease you will see a higher number for your monthly payment. But, due to the concession you end up paying what you saw online. read more

3003 Van Ness was at the TOP of my list until I tried to tour virtually and received unprofessional, subpar service. Long story short: I had to re-schedule 3 times at the leasing consultant's (Dianne) whim. Dianne was also an HOUR late to the tour, was unapologetic about it, and then tried to blame it on me not answering her call--when I had told her I had another prior commitment then. As if I made her 30 minutes late and then take another 30 minutes to set up a simple FaceTime call?? If this is any kind of indication of how they treat their residents, I want no part of living here. Total let down. read more

This place has gone way downhill over the last 2 years and it's simply horrible now. Maintenance is a joke and you will regularly lose Heat and A/C. The no-smoking policy is not enforced and many hallways reek of cigarette. Security is a total joke. They won't allow most deliveries to door but allow any random strangers in to roam the hallways. The front desk staff is very rude and people frequently lose packages that were delivered and signed for. This community has a great location but it also has the nastiest office staff I have ever met in my life! I have a visiting friend who is a diplomat from VA. The office employee told me that all guest parking spots are occupied but when I looked there was only one spot out of about 10 taken. She said she doesn't have a doorman and when I asked for a guest pass anyway and that I'll park the car myself she decided firmly and said she can't give me one. It doesn't make any sense of why she couldn't! I am furious that there are 8 available parking spots and because of one employee it couldn't be used. I wonder how many residents got lied to today! The price of the apartment is reasonable for the convenient location, amenities, utilities included, and amount of space you get for the price. I am surprised to hear the complaints about the staff. Almost everyone I have encountered is lovely. The women at the front desk are some of the nicest human beings anywhere. My 5 yo daughter, plans her visits down to see 'the ladies' with excitement. BTW, not for nothing, this building is in a great school district and it is good for families. The pool in the summer is fun for all. I took off a star because it is an old building, with old plumbing, and all the problems that come with that. The aesthetic in the bathroom is drab. We have had leaks and plumbing issues, and a rat that took a long time to get rid of. If those things matter more to you than the positives above, then you really just need to go to a new construction building and pay a bit more. Be realistic. read more

This building has been going downhill ever since Equity bought it a few years ago. They allowed pets (so cute!), so now there's this doggy smell throughout the building. Also, it seems like they've lost a lot of the staff they used to have, so the overall condition of the building is bad. As in, hallways and elevators are always dirty, washing machines and dryers are consistently broken, it takes forever to get a plumber in your unit, etc. Also, at least one of the elevators in the back of the building is often out of service. On one occasion, they both were for around a week. The garage has hella rats in it if you go down at the wrong time, but this being DC, I'm not shocked and don't really hold it against them. The door to the garage breaks from time to time, which I definitely do. The front desk is, shall we say, pretty uneven in terms of quality. There's one lady who works there who is an absolute sweetheart and very helpful. The rest are obviously pissed to be working there. Honestly, I don't need my concierge to love me--most tenants are probably not all that lovable, to be honest--but one issue I have is that there's really no security for larger packages. The one awesome lady will actually get up with you and go across the hall to help you look for your package (and make sure you don't walk away with something that's not yours), but some of the others just tell you to go in there, and there's really nothing stopping you from walking out with whatever you want. There's also one tenant who sits in the gym staring at chicks' asses. He's clearly mentally ill and has had run-ins with the law before (he had an ankle bracelet for the longest), so I don't tell him to fuck off...but he's honestly pretty scary. So why do I continue to live here? - the rent - the size of the apartment relative to the rent - proximity to Metro, grocery and liquor stores, convenience store, Rock Creek Park, and other shit - safe neighborhood - inability, at this time, to find anything better that's comparable read more

GREAT PLACE TO LIVE. I love my sunny, utilities included, spacious apartment and enjoy the view from my balcony, my indoor parking spot and the quiet neighborhood. It's an easy 10 minute walk to a tennis court, baseball field and kids park, restaurants, salons, shopping, post office and a 3 minute walk to convenient stores, grocery store, liquor store, and metro. UDC and Howard Law School are across the street and next door. I am writing this review because I have seen a significant improvement in the property recently and feel a positive review is warranted. Avis has an eye for detail and her driven attitude and unwillingness to settle for less than shows through in her work. Exceptional customer service is her goal and she achieves it. Since taking over as property manager at 3003 Van Ness NW Avis Duvall has done a tremendous job improving the apartment-home community. I have lived here for 4 years and I have seen advancement in the following areas only since Avis took charge: The entire building has been painted, new carpet installed, and the lobby has been glammed up. Since the community has recently allowed dogs, a fenced in gravel dog park was added to give a special area to our furry little friends who also pay rent. That has been a great solution for the residents who do not favor dogs, and the ones who do. Doggie bags can be found throughout the community. Yes, I am a mom of a puppy. Also, new grills have been added to the common area and new outdoor chaise lounges, couches, tables and umbrellas have been added so you can sit outside anytime and enjoy the weather or your freshly grilled meal. The lighting system has been updated outside the common areas so there is a safer atmosphere at night and the stairs have been redone leading down to the street. The pool is amazing, secure, and has a great lifeguard team however I really wish they would open sooner than May and close later in the year than they do. There always seems to be plenty of pool days missed due to closure. Also, there are no young children allowed in the main pool and that is truly unfortunate and unreasonable given the invention of swim diapers. Yes, I am a mom of a youngster. The baby pool is very shallow but ok after 3 pm when it has a chance to warm up since its in the shade. There is a new gym facility on the lower level of the West building that is outstanding! Not only does it have a full gym with brand new equipment, but it has a separate room for classes or to use at your own pace. Zumba and Yoga are offered weekly. The maintenance staff is outstanding and without fail responded within 24 hours to any request I have ever put in. Kevin's attention to detail and dedication to get the job done right and happy warm personality is what makes him an asset. Jon checks in with me regularly to make sure everything is doing ok with my apartment and to see if I need anything. A great team. Perhaps the most important change since Avis took over is the addition of valuable employees. Shanna Brown who works in the office is fabulous at her job. Her level of customer service goes beyond the regular hello. It starts when she answers the phone and continues when she shows you an apartment or greets residents with a happy birthday as they do monthly birthday cakes. LeAngelo Jacobs and Damone Turner are the evening front desk team. They flawlessly navigate the influx of packages, package pick ups, phone calls, deliveries, consierge responsibilities, opening the door and resident concerns. It is a fast paced front desk and is handled the best with those two at the helm. Again, an excellent example of customer service. Too bad they don't work all the time! The daytime front desk employees need some improvement. My only gripe is the elevators on the West side are often tied up due to people moving in/out while using the service elevator and the other one breaking often. It is a hassle and it needs to be worked on. There are things about living in an apartment building that you cannot escape: rent increase and concessions, off beat personalities, lifestyle differences, pet preferences, rowdy students, and different views on rules. Thats the challenge about maintaining a rental building and community. With all those challenges I feel that this building have improved vastly and it doesn't seem to be slowing down. Run, don't walk, away from this property as fast as you can. My boyfriend and I recently moved after two years and countless "last straws" with the management company. First, the positives - The location really can't be beat. Everything you need is right there, the grocery store, CVS, metro, a couple decent restaurants, all without the loud nightlife scene of other DC neighbourhoods. That said, there are so many other places to live in this area, pick one of them. We moved, literally, across the street for comparable rent in a building that's not a death trap with a staff that isn't annoyed by having to do their jobs. As other reviewers have said, this place is falling apart and nothing is being done about it. The most recent example of the astoundingly poor property upkeep was the death of a woman's dog in the courtyard due to faulty wiring for the lights that haven't worked for as long as we lived there. What's worse is that the issue had been reported several times by residents who had gotten shocked in the same area. The issue was brushed off by staff and, in the end, it resulted in a tragic loss. Not only did the woman lose her pet, but that evening the staff actively tried to keep other residents from finding out that there was a safety issue, removing signs put up by residents warning everyone else about what had happened. What if another pet had walked through that area? or a child? Also on the topic of pets, yes, you can have them here. No, this building is not really "pet-friendly." There is a large group of residents who do not like dogs and regularly harass dog owners. They complain about dogs on the elevators, try to insist that dogs be kept off certain areas of the courtyard (which the staff will tell you is a pet-friendly space) and complain to management at every opportunity. There are many, many complexes in the area that do not allow pets, move to one of those if you can't handle sharing an elevator with a dog. The complex also doubles as resident housing for UDC students, which translates to loud parties, hallways that reek of pot all. the. time. and students that treat the laundry facilities like their own temporary closets. If I had a quarter for every time I was woken up by some college girl having a breakdown about some breakup right outside my door, maybe, just maybe, I could afford the absurd amount they wanted to raise my rent. Which brings me to, the rental scam this place runs. When you sign your lease they will tell you are getting a several hundred dollar concession. What they don't tell you is that the rent they report to the district is not the rent you actually pay but your rent plus that concession. Why does that matter? Because they are only allowed to raise the rent a certain percent each year. They raise the rent X% of the total they report, a much larger number than they actually should, resulting in rents going up (in my case) roughly $80-$90 a year. Also, if you do not sign a new lease you switch to a month-to-month status, however, you then lose your "concession" and end up paying hundreds more per month. This is an ongoing issue and the company is currently being sued by several residents because of it. I was trying to figure out how to describe the staff and I think another reviewer did it best, "aggressively unhelpful." There is one doorman who is a nice guy, everyone else greets tenants with a glare, not a smile. Their package service seems like it would be a plus, but you can go ahead and add an extra day to all your shipping times because you're not going to get you package for at least 5 hours after it's been delivered because the concierge staff takes forever to check them in and if you ordered something you need right away and try to pick it up before they've checked it, well, may God have mercy on your soul. Safety is also a big issue. There have been countless burglaries in the building and the garage since I moved in and yet the staff still allows anyone to saunter in without signing in. When someone does raise a stink about any of the staff issues, things get better for a week, maybe a month, before everything goes right back to normal. Our actual apartment was okay. We had very few issues with pests (though not none) and in general, it held up okay. That in itself seemed shocking to the service staff member who did our final walkthrough and appeared shocked that we *didn't* have any roof leaks in our top floor apartment. In short, there are better places, much better, in this area, don't let yourself get dragged into this place. read more

I am moving on March 13. 3003 Van Ness is so UNSAFE! A dog was electrocuted last month from exposed wires in the dog walking area. The ceiling is crumbling over my car in the garage, and it has also exposed loose electrical wires. Plus, the area is dripping with water! YIKES! I am getting out of this dump before I am electrocuted, too. Scary and dangerous. Staff is "courteous" when you make an easy request, but mean and unresponsive if action needs to be taken on their part -- especially if it will cost time and money. My husband and I moved to DC from Boston and instantly found 3003 Van Ness. Our experience here has been fantastic. From the incredible amenities including the pool, newly remodeled gym, excellent concierge staff and with all utilities included, it has been a perfect fit for us. The apartment is spacious with lots of light and a huge balcony overlooking the pool. 3003 Van Ness does a lot to engage the community including weekly food trucks, monthly birthday celebrations and in the summer occasional cook outs. We also have appreciated the dog park they have put in in which there are lots of dogs that take advantage. The location of this apartment is unbeatable, as others have described it the perfect suburb/downtown mix with rock creek park, soap stone trail, and delicious food all steps away. We recently were considering moving until Van ness was able to assist us in finding an apartment that best fit our needs within the community. We are incredibly thankful to stay within the community and greatly appreciate Dale Youngblood's help in doing so. Have lived in a couple of apartments on this property on both sides of the building. Majority are college students from nearby schools or retired folks. The building lobby looks like but once you get into the actual apartments, you will start seeing the imperfections like peeling paint, cracks on the wall, scratch graffiti in the elevators, and trash in hallways. Elevators are slow and routinely out of service. Make sure you look over the apartment very closely. They put on a fresh coat of paint and open all windows to brighten things up to make the place look new but it's not with the fake wood parquet flooring, older appliances. Some apartments have a balcony. Shared washer and dryer on each floor roughly $7-10 depending on how much clothes you have. The staff is generally rude (I have gone to front desk and while asking for something, the girl there didn't even bother to look up from her phone or staff will admonish you for not knowing something). The rental office is a bunch of sleazy used car salesmen. The old lady at the reception desk tries to answer your questions by giving you the wrong answers and then saying it was a mistake. Dale and Shana (both haven't seen in a while so maybe fired as there are new staff) are super unhelpful and lose your paperwork. How many times do you need to copy my ID for your files? I just refuse now. For the price you pay, the apartments are on the larger size but not the most well kept property. There are amenities and utilities are included so that's a plus. But how long do I really need to shower and keep the light on? Don't even get me started on these rent concessions they are happily offering you as a "discount." There are definitely better properties in the area and I can see why this one is empty. read more

Another serious, balanced review.They charge you for luxury, I'm just not sure that they deliver. I was initially please when I moved in about a year ago. Great location, right on the metro, walking distance to some nice restaurants and to Giant. Package acceptance, small gym, and a nice pool were also nice touches. On whole, I had very few maintenance issues inside of my apartment. When I did, they were taken care of promptly. I did notice, however, that as my lease neared its end, there was a change in responsiveness. And then my apartment was broken into. Not only did I learn that this was apparently a CHRONIC problem that mgmt hadn't taken steps to deter (like cameras on the hallways), but was more or less told that it was MY fault by the property manager. Nevermind that an independent company had come to paint my door at mgmt's behest the same day that my belongings were taken... There were some really pleasant, customer-service oriented staff. They seem to have been replaced with a team that is a little lackluster. And then there are the college students. Be prepared for the hallways, your apartment, and your clothes to smell like pot. I mean as if you had been clambaking, too. Also, invest in some ear plugs. Be prepared for chronic maintenance issues in common areas. If the elevators aren't working, its the hot water or vice versa or something else entirely. Parking is a joke. No street parking if you or a guest need it and there are very few guest spots in the garage. And then there is the price. If you're lucky enough to get an apartment just vacated by a long-term resident, you might get a really big apartment at a low rate. However, these are few. I've had issues where I've been charged because the community's pay website didnt register my payment and I recently learned that I was charged several $100s more on my last month's rent. this building is listed by different names on the web: Van Ness South aka Archstone Van Ness aka Equity Van Ness] Run, do not walk, away from here during your apartment search. The 'luxury apartment' sign is just a gimmick, the manager wants to make as much money as possible. I have lived in high rises before (with the same management company) so know what is usual. I figured a higher rent would come with better (or at least equal) services .... nope. This place takes the cake. They will not do anything at all unless legally forced to. The maximum date for turning on AC in DC is May 15. We had to fight tooth and nail and get the level above building management involved to finally get them to turn it on just days before. After initially spouting cool air we went to sleep happy .... and woke up to the fact that the AC broke during the night and it had to be repaired 2 days before the legal drop-dead date. The other part of that law is the maximum you have to be able to go to is 78'F .... and guess what is the minimum temperature you can get here? They do all sorts of construction on the outside, in the lobby, the office, and where prospective tenants will see. Not to mention a separate AC in the lobby and the office. All of which creates HUGE problems for the tenants because we get things like apartments totally blocked by plastic sheeting so we can not even open a window to let the relatively cool air in during the summer (yes, you read that right). When I have maintenance problems things are not fixed, despite repeated delayed trips, unless it is something simple like a light bulb. I have even had them yell at me because the front desk paged someone rather than telling me they would have to do so. Maintenance may or may not be even addressed in a timely manner unless you constantly pester them. Oh, and those 'we had to enter your apartment' notes? Yeah, I have not seen one in years. This building has a HUGE security problem. A homeless person with a stay-away order frequently breaks into the building. Door locks are laughable all over. When police have pleaded with management about a particular issue (like posting the information about the person) their response is 'meh'. Washer/dryers are on each floor. This means 3 of each. Usually less than that (if any) though as often one is down or someone is already using them. Rarely do I not have to go to several floors to find a room I can use. We have a VERY active tenant's association and share information. There are people that can communicate with management about issues so it is not a matter of people not communicating with the building. read more

The Good: - Space: The apartments are huge -- if anything they're almost too big -- and because of the way they're set up, you can easily have space you don't know what to do with. Even with multiple couches, two tables, and a television there is still a small bedroom-sized space in our living room that we don't know what to do with. Bedrooms both are large and have walk in closets. The balcony and kitchen are also sizeable, with current and functioning appliances. Everything is pretty clean in the sense that I've never had a bug/pest problem. - Location: You really can't beat it. The area is safe, well-lit, and just steps to the Van Ness metro on the red line. There is an underground tunnel to the Giant, so you don't have to go outside in the winter, and CVS, a bank, a post office, and restaurants are within a 5-10 minute walk. - The Pool, Lobby, and Party Room: All very nice. The pool is large and private, and rarely fills up to capacity. The lobby, like all Archstone properties, is very - very nice, and has free wireless internet that extends out onto the back patio. The Party Room also has free wireless internet, space to entertain, and a huge television if you want to watch something but don't have cable. - Water Pressure: Okay -- this may be a completely gender-biased point. But on the fourth floor, the water pressure was some of the best I've had. --- The Bad: - The Gym: The picture provided makes it look huge, but it really isn't. It's a small, windowless room in the garage level -- on the west side. While it's open 24 hours, I wouldn't feel comfortable to be down there alone at an unreasonable hour. There is no cell phone service -- if anything did happen. There are 3 treadmills, and 3 elliptical for two towers with eleven floors each -- so if you are a working professional, getting a machine is tough. There is also a bike and stair machine, but they are almost always broken. The treadmills and elliptical have televisions, but they are almost always broken. (They just replaced 2/3 treadmills with newer machines, but they don't have televisions.) - Moving In: Prepare to get the workout of your life, or pay a premium to get movers to help you. At least for the South tower, the loading dock is ACROSS A HUGE GARAGE from the freight elevator that takes the stuff to your apartment. I'm talking a 100 yards+. The layout was not thought out -- at all. - Quality of the Apartments: This is an old building. The floors are hardwood but have so many coats of varnish on them that they crack and squeak beneath your feet. Dust accumulates faster than anything you've ever seen if you run your AC/Heat. You can hear everything your neighbors do, both above and on the sides -- your bathroom shudders every time the person above you turns on their tub. There are no overhead lights in the bedrooms, or giant living rooms -- so prepare to bring a lot of floor/table lamps. I tried to hang a shelf -- did it completely properly -- and it fell out of the wall before I had a chance to put anything on it. I looked at the gaping holes in the wall when it happened, and it became clear why. There were so many layers of paint and plaster before getting to any substantive material, that there was no way the 7lb shelf was going to hold anything. For $2700/month, I expect better. ---- The Ugly: The Water: Okay, everyone knows DC water is bad -- but having lived in DC for 3 years before moving here, I've never had this problem before. Despite having a Brita filter, drinking this water started to turn my teeth black. Not stain them, turn them BLACK. It's not attractive, and while my dentist could not identify what it was exactly, it resulted in spending hundreds of dollars on bottled water and trying to explain to my friends that they couldn't have any water when they came over because it probably wasn't good for them. The Leasing Office: This is my biggest gripe with this building, now that I'm in the process of getting out. There are gaping holes in their leases and processes. This is my sixth year living at 3003 Van Ness. I have nothing but great things to say about this complex. I have looked at numerous apartment buildings throughout DC and the prices are outrageous! Yes I would love to have granite counters and a gorgeous kitchen. However, I also do not want to pay an exuberant amount for an apartment half the size of 3003 Van Ness. Maintenance has been fantastic. We have typical wear and tear issues. Maintenance has always remedied the problem within 24 hours. Everyone is pleasant and helpful. 3003 Van Ness does their best to make this complex a community. There are numerous gatherings/events throughout the year. 3003 Van Ness has been a great place to call home! (I would have given 5 stars but I would like free parking :)!!!) I love this place. I wanted to wait to review it until the honeymoon period was over after moving in, and wow, I am happier than ever. I moved in May 2010 and have not had a single problem. Even better than that, this place has exceeded my expectations in almost every area. I live in a 2 bedroom "convertible", where the dining room was walled in to create a third bedroom. As the reviewer before me mentioned, you would NEVER know that the extra room was not originally constructed as a bedroom. In fact, our extra room has the largest window of any of the bedroom and overlooks the balcony. It's an awesome room. It saves a ton of money to do the "convertible" option, and the apartments are so spacious that you still have tons of extra space. They have one and two bedroom convertibles available quite often for two or three people respectively. Here is my need-to-know breakdown: AMENITIES: 4 Stars - Gym (~ 6 weight machines, 3 treadmills, 2 ellipticals, stairmaster, two bikes, and free weights) - Cardio Machines in the gym have TVs (but these are almost ALWAYS broken, unplugged, or without remotes to change the channels). - Laundry: 3 washers and 3 dryers on every floor (I have never had a problem using the washer/dryer on my floor when I wanted it. There is almost always one avialable). - Coffee: Full espresso/coffee machine downstairs for free unlimited use. - Business Center: 5 Computers + Printer + ATM - Pool = AWESOME. It has three lap lanes, a huge shallow end, and a great deck. Its only open Memorial day to Labor day, but its fantastic. It's also private. SERVICE: 4 Stars When they say they will respond to your service requests within 24 hours, they mean it. We have submitted requests as small as a wasps nest to other more serious things like overflowing toilets and a broken dishwasher. They had everything taken care of FAST. When we complained about the dishwasher, they just flat out replaced it. (Thats another thing...the kitchens are pretty nice here.). Also, the front desk has gone out of their way to help me with packages, and they are also really great about me into my apartment after locking myself out (which happens often). The doormen are also incredibly nice. One of the older guys even opens BOTH doors for me when I come in and out. Its awesome. LOCATION: 5++ Stars This place couldn't be in a better location. You have the GIANT, CVS, Starbucks, Dry Cleaning, Bank of America, Gold's Gym , and most importantly THE METRO, right at your doorstep. I commute to Dupont Circle on the red line every morning, and it takes me around 15-20 minutes to get from the door of my apartment to the door of my office in south Dupont. Its great to be able to just step and and grab a few groceries or to stop by on your way home from work. Now that I have lived so close to a grocery store, I don't think I will ever be able to go back to DRIVING to buy groceries. The area is also pretty quiet considering it's right on Connecticut. I have been sleeping with my windown open the last few nights and have been pretty surprised at how tame it is outside. I have never felt unsafe anywhere in or around the building. It is very well lit and its in an area near a few embassies, so there are policemen and secret service police cars roaming. SO. In conclusion, if you're thinking about living here...DO IT. You're far enough from the noise of downtown, but close enough to be anywhere in the city in less than a half hour (mostly thanks to the metro). I doubt you will find anything this awesome for this cheap, especially considering all utilties are included...seriously ALL utilities. You can blare the A/C or crank up the heat and you wont see any extra $$ on your rent. It's great. I never want to leave. read more

I will preface this by saying that while there may be many grievances between myself and this building's management, there has been an insane amount of changeover lately. The doormen, who have been employed there for what seems like centuries, do not have a firm grasp of the English language - and if they do, then they just don't like what they do for a living. [2019 update] The question of the legality of these rent increases was finally heard by the Rental Housing Commission that interprets the Rental Housing Act and they found that the owner ignored the law year after year to charge illegal high rents. The staff has shrunk and is overwhelmed just doing the Amazon packages. Roof leaks and mold are commonplace and the water often goes off with no warning. We moved to 3003 Van Ness in July 2020. West building. We had read complaints about South building but I now I can give my experience from the other side of the building. I am writing this to help people BEFORE they think about renting here. MICE all the time, get ride of one, new ones come in. Bugs all around the house. Parties from neighbors until 2/3am. Washing machines in the apartments at 1/2am (although there are specific places to do laundry within each floor). This is a NON smoking building and we have a chain smoker downstairs. We know this because we can smell his cigarette smoke coming in our kitchen and bedroom everyday. You can walk in the hallway and will smell everywhere. Once you pay your deposit, they give you access to the EQUITY app and there is when you get to see all the complaints from residents. Oh! the swimming pool has not been open due to pandemic in case anybody wanted to relax in the hot DC summers. The only good thing is that the apartments are large and that the concierges are very nice people. We have been in contact with leasing office from week one, and we still have all the issues open to be resolved. read more

Since moving in last year, my roommate and I have not had any problems. We have a 1 bedroom apartment, and had the facilities dept. build a wall to make it a 2 bedroom. You would not know that the wall was not permanent, this saved us a lot of money, and we still have a lot of space. As for the amenities: the gym is much bigger with better equipment than most DC apartments, there are almost always washing machines available, the maintenance crew has come to repair everything we have put in a work order for within a day, I get all my packages, and the doormen are quiet but polite. Moreover, free utilities are a huge plus for this Californian who needs heat. Granted I have not had to deal with the parking garage situation which seems like a mess, and perhaps I have lower standards because I am a law student without a huge budget. However, it has been smooth sailing for me so far and location is great. read more

I lived here for two years solely for the sake of convenience. I am a law student and the apartment complex is within walking distance. They showed us an apartment that was completely different than the one I actually signed a lease for. The kitchen cabinets were not updated, the appliances were outdated, and I had to buy my own microwave - not all units came with microwaves. I complained about how the dishwasher was not actually doing much to get my utensils clean and a rude employee basically told me I just wasn't using their machine correctly. There are laundry rooms on each floor and they are not maintained at all. They are dirty and it is clear the building does not try to clean them. The gym, while aesthetically pleasing, is too small for the amount of people who live in the building. This is the real kicker: when I moved out, they tried to steal money from me. I paid for a maid service to clean the apartment the day before my official agreed upon move-out date (Maids came 03/24, they were not supposed to check my apartment until 03/25). However, I was already out of DC when the maid service was scheduled to come. Regardless, I made it very clear through emails that I was hiring a maid to make sure the apartment was spotless, so as to not accrue any fees. A property manager confirmed the time and date, and approved the maid service to be let in my apartment by the concierge staff. Let me repeat, their office knew about the maid service and actually were the ones who saw them and let them into my apartment. When I received the assessment from my move out, imagine my surprise to see that they were trying to charge us for cleaning fees. Lucky for me, I requested that the maid take photos of the place when she was done cleaning. Unlucky for them, their photos had timestamps that proved they assessed my apartment about an hour before the maid got there and took photos before it was deep cleaned so they could get more money out of me. And what exactly was I being charged for? I still have no idea! They couldn't have possibly hired their own cleaning staff because there would have been nothing for them to clean! I've lived at this property for 6 and a half years, as long as I've lived in D.C. and I have to say, there's no other property I'd want to live in! The management staff is ALWAYS, and I mean ALWAYS so kind, extremely hospitable and provide the best support. The property has the largest studios and one bedrooms ever at market price compared to other properties in the city, which is great! There's also a gym, social room for events and private parties, a business center, concierge to help with deliveries and a business center. Also, it's a prime location...1) located directly next to the Van Ness Metro, 2) next door to the Giant Grocery store and CVS, 3) one block away from Wells Fargo and UPS and 4) next to a TON of restaurants and cafes! Convenience is an understatement when it comes to this property! I've lived here the entire time I've been in D.C. and I don't plan on moving to any other property anytime soon. This is definitely where I call home and I highly recommend others come and make it their home as well! read more

If there was a 0, I would give this building a 0. We have lived here for 3 years because of close proximity to the American University Campus; however, I HIGHLY recommend students or anyone else live elsewhere. Our rent has increased over $1,000 in 3 years our new rent will be just as excessive so we are moving. The management office staff are horribly rude and never respond to emails. I currently have 4 emails Robert Brandon has failed to respond to over the past week, three more to other staff members that have gone unanswered. The water is also constantly shut off, and last fall we had a mice problem I had to submit 4 requests over a 6 week period and did not receive assistance until 2 days after informing management I would be contacting the DC housing authority if the rodent problem was not resolved. Last week the water was shut off for 15 hours, no one from management remained on site, and they locked the pool so there were not restrooms. . It is again off today, and no one from management came to work because of this but failed to notify us until yesterday evening. read more

Great location, great staff, and great amenities. This is one of the best value buildings in the DC Metro area, due to proximity to Metro, Giant grocery, and its Rent Control status, which includes free utilities. Beautiful lobby impresses guests. This part year, they've laid new carpet, lighting and paint in hallways, and from what I hear they have plans to renovate the gym and more. A few new restaurants also popped up, within blocks, that continue to improve the neighborhood. A great buy! We will miss everyone who works there, after moving to our home state. read more

Mold, bed bugs, predatory rent concessions, pervasive marijuana, stairwell feces and cigarette butts, apartment fire; nice pool, spacious apartments, convenient location. I would have liked these detailed for me before I moved in here (I wouldn't have). Details: Mold: The more affordable apartments in this complex all seem to have mold in common. Don't sign a lease on an apartment that they won't let you see no matter their promises and excuses. Upon moving into a 5th floor apartment in the south tower, the smell of mold was strong and became more unmistakable upon each entry into the apartment. Sure enough, there was green fuzzy webby mold inside all of the lower cabinets and drawers in the kitchen. They said give us a week to clean it up and maintenance scrubbed a small area clean but the mold was still extensive. We didn't get anywhere with management who kept minimizing the problem until we started emailing photos to them of all of the mold that was still present. They finally offered us another apartment that thankfully did not have a mold problem (but we will get to the bed bug problems in a second). The next year when they jacked our rent 16% (we will get to the predatory rent concessions too), we looked at other more affordable apartments in the South tower at management's encouragement and for convenience sake, and after moving our things again we discovered the same smell of mold and extensive water damage in the closet of our intended 11th floor apartment in the south tower. After a similar hassle and again, only after emailing photos of the water damage, they showed us 4 other available apartments in our price range in the south tower, all of which reeked of mold. We wound up moving our things back into our old apartment and negotiating down to a 10% increase which was still absurd but just under our threshold for moving elsewhere. All told, the multiple moves, emails, phone calls, in person visits, in person apartment tours, hassle and bickering was an exhausting waste of time and at our second opportunity to move we quit and just left without trying to go through it all again. Bed bugs: In the 2 years that we have lived here, we have undergone 8 bed bug inspections. Management describes the problem in the vaguest terms of "evidence of bedbugs in a nearby apartment" and "preventative treatments" but refuses to allow us to communicate with the pest control vendor or get specifics about the extent of the problem. For the first inspection, they sent us an email instructing us to discard our bedding, clothes, and upholstered furniture. This was 4 months after we had moved in, and after we demanded more detailed explanation and some kind of reimbursement before discarding so many of our belongings they said it was a mistake and all we had to do was dry all of our clothes in the heat of the drier, bundle them all up in bags, and move all of our furniture at least 2 feet away from any wall for 2 inspections spaced a week apart. Thankfully we never suffered an infestation but the inconvenience of going through this process 8 times was miserable. Predatory rent concessions: This management company gets around DC's rent control by "offering rent concessions." For example, they list our rent at over $4,000 but then give a "rent concession" of over $2,000 so the rent we actually pay is reasonable. However this allows them to jack our rent essentially as much as they want, in our case 16%, between leases, and they take advantage of the cost and inconvenience of the alternative of us moving to squeeze as much rent out of us as possible through an infuriating negotiation process (see the mold story above). Pervasive marijuana: We can't leave our widows open without the smell of marijuana blowing in from other apartments. Stairwell feces and cigarette butts: It is our theory that there is at least one and maybe a handful of neighbors on our floor and the neighboring floors who take their dogs for a "walk" out their apartment to the stairwell and smoke cigarettes while their dogs relieve themselves in the stairwell. That is fun to come home to. Apartment fire: A unit burned down recently because of what they emailed us was a malfunctioning dishwasher. The family living there was displaced and the nearby apartments had to deal with water damage from the fire response. Frightening. Nice pool: The pool is nice for lap swimming and hanging out. It is well kept and they are good about being open Memorial to Labor Day and their early morning and late evening hours are generous. It is the biggest perk of living here. Spacious apartments: If you can dodge the mold, bedbugs, smoke, feces, and fires, the apartments can otherwise be spacious and bright. Convenient location: Underground supermarket access, near the red line, decent restaurants and fast-casual food. Rock creek jogging/biking close. Bottom line: we are moving after 2 years of holding out hope that all the nasty things would be temporary. read more

This apartment is a really, really mixed bag. On one hand, the location can't be beat, and the apartments themselves are great for the price. But management ranges from fine to awful, and I feel that in the last year it's only gotten worse. They consistently try to scam residents by raising the rent each year by more than they are legally allowed to. The desk service is hit-and-miss...they are usually (but not always) friendly, and they sometimes lose packages for days on end. Maintenance is also hit-and-miss, and requests for service often go unaddressed until you submit second or third requests for the same thing. Overall, this is a decent choice and a great value, but only if you're willing to deal with headaches and spotty service, and are willing to stand up for yourself when it comes to lease renewal and rent increases. read more

This apartment complex has probably the worst management company that you could possibly find. My two friends and I all moved into an apartment in the south building in June of 2018. Almost immediately, we noticed that there was a grotesque amount of mold growing rapidly on our walls. All three of us were having trouble breathing in the apartment. It became clear to us that the mold had been there all along, and was simply scraped off and painted over before we moved in. When we contacted the management/repair services about the issue, they sent someone to do the same thing again, scrape off and paint over. No shocking of the mold, no sanitary change at all, and no apology. It was only the third time we notified them of the situation that they shocked HALF of the mold in the apartment, claiming they would come back to finish the job (which they never did). Once we FINALLY moved out at the end of May 2019, a charge of $460 appeared on our account a month and a half after we had vacated our apartment and terminated our lease. There was no form of notification telling us that this charge existed, and when I called to ask what the charge was for, I was constantly told that the office manager (Russell Parson) would call me back later or send me an email tomorrow - all of which never happened. The only way I ever found out why we were still being charged was to have my FATHER call them and ask for information (which, I will add, was illegally provided to him given that he was not on the lease or involved with the renting of the apartment in any way). Finally, the information they gave us regarding the nature of the charge is false, they closed all of our accounts so we can't even view the issues that supposedly caused this whole issue, and they still are not returning my calls.
