If you're thinking about moving here. Don't. My move out experience was a complete nightmare. I was slapped with outrageous charges after cleaning my apartment prior to moving out, including "miscellaneous clean up fees" that were completely made up such as counter top wipe down that somehow costs $36 for every table? On top of that, they tried to back-charge me for utilities from months I had already paid for, and tacked on random fees with zero explanation. Pretty clear this place is more interested in squeezing every last dollar out of tenants. Save yourself the stress and look elsewhere there are plenty of other apartments in Gainesville that won't scam you on the way out. By the way my total move out bill was over $750 and in my final year there, they weren't able to find me room mates despite me living in a 4x4 and reduced my monthly utility allowance to nothing despite the higher energy cost and passed it onto me. Their monthly rate is a complete lie once you factor in everything else it's realistically over $1000-$1200 a month per person to live in a moldy apartment. Absolutely ridiculous. The staff upfront have no idea what they're talking about always unsure of questions. When we first moved in the unit was not clean at all my roommate's toliet was constantly running and would never flushed properly this was never fixed throughout our lease. Furthermore, our AC broke in November and we filed multiple service requests regarding the issue. We had serval maintenance people come by, saying it was different issues every time and then "fixed" it only for it to break after an hour of working. We had to have the window ac units installed into our rooms due to the condition of our apartment however with Florida heat the apartment was unbearable causing us to find other places to stay at night. They also only brought two ac units for two of rooms in a 4x4 as saying they only have two of the ac units left. However, later on we found that was incorrect and they did have more ac units they could have provided to us. It wasn't until we finally went to the office in April and demanded to talk to manager that our ac was actually taken care off and fixed. They claimed there was an issues with the entire ac system and had to order a whole new system but didn't realize this issue until 6 months later. They then only offered us $50 for the inconvenience. However, we argue back for more of a compensation due to this was whole situation was entirely unprofessional. In the end we still believe we didn't get a proper compensation. As well as at the end of our lease the ac broken again the last month and their was water damage on the ceiling in our kitchen that we have no idea where it came from. We also had many issues with our fridge as it would constantly leak water from the bottom and they claimed it was due to us adjusting the controls on the fridge however none us ever touched or used them. At the end of the lease 3 out of the 4 roommates moved out due to the serval issues with the apartment itself, that being said our utility was raised to almost $100 per person when only one person was currently living in the unit which is entirely unreasonable. We also had our payments on automatic payments for our rent each month however the system never worked causing us to pay a larger fee for one time payments. We also all received bills when the lease was over with claims about issues within our unit even though they never fixed any issues we had while living there. My bill was also the highest out of all of roommates which seems very indicative as I was the person communicating all the issues wrong with our apartment throughout the lease. These people have no idea how to run a apartment complex and are just looking for ways to scam people out of their money. Don't bother to leave a computer generated response, we don't need anymore bs compensation. read more

If I could give this place negative stars , I would. The staff is very rude and not helpful at all. The amount of fees they put on their residents over stuff like parking and re-let fees and move out fees is ridiculously high. The place is also just gross. Mold everywhere, walls are paper, literally the worst walls in Gainesville and that's saying something because all walls in Gainesville suck. Loud construction always going on. They also have the most annoying high beam floodlights that shine straight into your bedroom at night making it hard to sleep. Additionally, their amenities suck, are not maintained and are often closed for 'maintenance'. The location is nice but honestly I would avoid this place at all costs. read more

Find some place else. These people are snakes. The room they show you for an example of what you will be getting is nothing like the room you get. The AC isn't maintained, there was mold in the unit. If I could give a negative amount of stars, I would. Firstly, when I moved in, the management team tried to make it look like parking was not included in my lease so they could squeeze an extra $50 out of me. The second semester I lived there I had three floods due to the washing machine and one due to the air conditioning malfunctioning constantly. Every time management would be very unreliable and would take up to an hour to get over to the unit as there was a large river of water was going through the apartment. The next year they charged me a room change fee ($300). I did not ask for this. They said they would write me a check in the mail (never came, it's been a year and a half.) They also caused a withdraw fee of $50 which they told me they would not be covering. The next fall the washing machine flooded again and again. Each time the apartment complex would charge us overages on utilities due to their mistake. Eventually they gave us a "new" washer. After inspecting the label myself I saw it was from 2007. The new washer constantly broke and ruined many articles of my clothing, so I have started going to a laundromat. Recently the apartment decided to power wash the buildings and somehow got my entire living room drenched and covered in dirt, ruining my couch. The exit gate to the garage is never closed and they removed the police car that used to be there 24/7, so now I have to worry about head on car crashes and have heard of homeless people sleeping on the 6th floor as well as people breaking into cars. There is also an employee in the front office that has a puppy that bites everything that moves, on top of that. The staff takes its sweet time getting your mail to you. It has always taken me a ridiculous amount of time getting the mail I do not trust them with. My experience with this apartment has honestly been more stressful than my college classes. The entire management staff is full of smug, arrogant individuals (Nick and Dylan). If you value your mental wellbeing I recommend that you do not sign here. read more

DO NOT LIVE OR WASTE YOUR MONEY LIVING HERE!! First off if your get a 4x4 it's 850 a head plus like 30 for parking and sometimes you go over the utilities (seems like every month but whatever) so total per apartment unit cost $3,600 a month. Only reason I'm stating the price is because of how poorly they manage and take care of their units/residents despite making a shit load of money from each unit. They don't care because they can just get new residents each year because of the way college towns work, but trust me go somewhere else unless you want to live with roaches and a shit management. I lived here (unfortunately) for 2 years, 2021-2023 and for over a year our apartment was infested with roaches. They don't do any regular pest control so you have to put in a maintenance request for it. However they take forever for any maintenance requests if not never come. So if you go directly to the front office to complain they still don't do anything and just claim you never put in a work order. I tried to solve the problem myself by spending hundreds of dollars on raid and other pest control options and when they finally came in for a spray (not from my request, but from a unit next to mine so they decided to spray the units in that area) they informed me to not use my own remedies and got verbally upset. The pest company didn't do jack or at least it didn't work and they never came back to check. Like I said I've been living with roaches for over a year. We try our best to keep this clean and don't have trash or food laying around, especially for 4 college dudes. Despite our efforts nothing was done and even now after finally being fed up I got them to come and take care of this or they will be so they say. However it's too late because it's going to take 4 weeks (it's June now) for they to solve this and by then I'll only be living there for 1 month and I had to suffer the past 15. Idk how to post pictures or videos on yelp but if I could there is a ton of proof of the roaches not just in my apartment but all around the hall ways. They also claim to have solved all roach issues once someone complained but if u look for 5 mins at their reviews you'll find out how big of a lie that is. Nastiest place I've ever lived in not worth 800 might as well go to college manor if you like the location the landlord. The staff is amazing but the landlord Nick Frisone is VILE and genuinely the RUDEST man I have ever interacted with looking for apartments in Gainesville. Work orders literally take months even if it's dealing with their horrific roach and fly problem that has been ignored for months the communal areas in building 1 don't have ac and SMELL. Some have normal balcony's, some have massive balcony's, and some don't have anything but a window but everyone pays the same price? Last but not least they charged me a one time fee of $300 for my service animal due to the fact that my doctor was out of the country and could not fill out their form in time before my move in date and refuse to take the steps to refund it even though the correct paperwork was filed within a timely manor. read more

Careful when signing your lease, this place makes you feel as if it's ok to sign the lease immediately. They tell you they won't sign it until you have a guarantor sign it, but when no guarantor is found, they want to charge you $250 for a subletting fee when they still have 6 months to fill the room, as if the lease is binding. BUYER BEWARE, do not sign immediately. If you are getting a guarantor, have your prospective guarantors review the documents before you sign anything. Do not let them scare you into thinking you must secure the spot immediately, this is a high pressure sales tactic to take advantage of inexperienced young adults. If they had a waiting list, they wouldn't need to charge a subletting fee 6 months in advance. read more

I lived here for about 8 months. - First off... bugs. The most important thing in my book. I HATE bugs. In my 8 months there, I've only seen notably sized bugs maybe 3-4 times. An acceptable amount, even for me. However, there was one roach, which I found to be pretty traumatic. They do spray though. I should also note that there are small lizard things outside. I never saw one inside, but wouldn't be surprised if someone left the door open and they got in. At first they seemed a bit scary, but I got used to them quickly. They're all over the place in Florida. As a New Yorker, I had never seen them before. - It's almost all college students who live here. At first I was there over the summer and it was great. Not too loud at all, although you'll see drunk kids being stupid in the hallways every so often. Then when the fall semester started, it became a bit problematic. The kids who lived next to me seemed frat-bro-ish. They were loud at night, and we shared a wall. I knocked on their door and asked them to stop a few times, explaining that it's 2am on a week day and I have to wake up in 6 hours for work. They said ok, but continued to be loud. You can call some number and they have security walk by and tell them to be quiet, but they never listen. Eventually I became more assertive and they listened. - The apartments were really nice. Clean, new, etc. The gym is very solid for an apartment gym. The pool is cool. All of the appliances worked well. Management and maintenance were all great. The area is safe. It's only a few blocks from a bunch of cool shops and restaurants. read more

This is an absolutely horrible place to live. If it was possible to give negative or no stars I would. I started my experience at 2nd ave with a super dirty apartment with not working ac. This was only the beginning of the problems this crappy apartment complex has to offer their over paying tennants. All the do is take advantage of the college kids and steal their money through utility overages. My roommate and me were paying over a hundred dollars a month for so called overages when we always turned off lights did not have the ac set super low. But nevertheless we received that bill every month like clockwork. When you walk intro the hallways you immediately smell a gross and musty smell, and when you walk in the stairwell you smell the same but is super hot. The parking garage is super gross all the time and leaks a lot when it rains. The outside of the buildings look nice and so does the front office and gym. But the rest of the complex is totally gross and falling apart. The maintenance hardly does any repairs or cleaning. And if they do eventually clean or fix anything it is completely half assed and hardly noticeable that they even did any work. The front office managers and head of maintenance are completely useless! They do not care about fixing or maintaining their property other than the week before everyone moves into their run down apartments. After living in my apartment for several months I noticed that I was sick all of the time and I looked around the apartment and started to find mold in the air vents. When I brought this up to the manager she completely blew me off until I got my parents involved and even then they just went into the apartment and wiped the mold off one of the vents and called it a day. They did not deal with it properly at all or even try to. so the problem was not resolved at all. If you don't know much about mold it causes many health concerns. Such as cancer lung infections and pneumonia. So I ended up moving out of my apartment early and was forced to do the rest of my classes online at my parents home. which meant that I was still playing for a un livable apartment that I was not staying in for months. You would think that they would care about their tenants health but 2nd Ave Centre does not. I have no idea how they have not been sued yet but hopefully their time comes and they get what they deserve. Their complete disregard to fix and clean the many problems they have is unacceptable. -The website includes a game room (a lie), a multimedia area (simply a few chairs in front of a broken tv in a very busy and noisy room), and study spaces (only a few desks with thin walls are provided). -They enter your apartment without permission multiple times throughout the year. No privacy. -No cameras or mirrors in parking garage- very dangerous. -Appliances are almost always non-functional, furnishing is cheap, top-floor apartments have damaged awnings, and the bedrooms of myself and my 3 roommates were not cleaned upon move-in and had trash and dust covering the floors and broken glass! -the hallways are very dirty and flood each time it rains. -Rates increased at least $130 in the past two years for a 4bd/4ba apartment and they spend every penny on decorations for the leasing office, even decorating employee doors for 21st birthdays, etc. -They have tricked residents into resigning by sending an email with the new lease saying your old one has been canceled, and then make them pay the $250 fee to cancel the lease. -It is genuinely difficult to find quiet hours due to leaf-blowing, repairs, pressure washing, and other distractions. -The electricity and utility bills increased immensely this year, resulting in an additional $30 per month that the leasing office refuses to increase the cap for. Overall, Second Ave Centre has no interest in its residents once the lease has been signed. They will immediately move all focus to new resident recruitment. Had I not been pressured into resigning (due to a potential $40+ increase in price!), I would take a much stronger stance against the community. read more

this apartment complex is so nice and clean- not to mention the maintenance people are incredibly nice. the wifi works great, all inclusive amenities (the gym rocks!). The only thing is that the pool is awkward, not many people ever use it and the package system is a bit annoying. I would have given it 5 stars but it's just a tad small for me. I want to start by saying I really do like living here, and will be sad to see my lease end come August. I currently live in a 2/2 in Building 5 and am speaking on 6 months experience of residing here: The Good: - the space itself is hard to beat. The kitchen is incredibly spacious and the rooms, bathrooms, and closets are all excellent sizes as well. The apartment was clean when we moved in (although, naturally, there were some quirks seeing as it is not a brand-new unit). The apartments are well-insulated so the space always feel temperate and comfortable without having to blast the AC/heat. - the location CANNOT be beat. It takes me five minutes to ride my bike to class (granted I'm in the business college: one of the closest classrooms) and it's about a leisurely ten minute walk to downtown. We're also close to a Winn-Dixie and many nature trails/paths. - maintenance is amazing. This is one of my favorite things about living here. The maintenance staff is incredibly pleasant and responsive; problems are usually resolved within 1-2 days. Plus you can submit maintenance requests from your computer which is super convenient. - I feel incredibly safe here, since there's essentially a four lock system (area, building, unit, room). - the gym is one of the best in Gainesville The Bad: - rent is pretty expensive. I can't say it's totally unreasonable because the amenities, location, and security is so top-notch but it is something to consider - staff is terrible. For the most part, they are unprofessional and unhelpful (if not even a little rude at times). There are of course exceptions but I've interacted with them dozens of times, and have only had a handful of pleasant encounters. - there was one instance where the fire alarms were tested at 12:30 AM. This seemed absolutely absurd to me, and I'm still not sure why this was considered the ideal time for such a thing. - some of the amenities are not all they're cracked up to be. The printer works about 50% of the time, and there's a lot of hoops to jump through to access some aspects of the game room. Additionally it took almost a week to set up our "free" cable and it was a hassle! I was sent back and forth between the office and Cox and neither seemed especially sure of the proper protocol. The whole process was awful and at times didn't seem worth it, which is unfortunate since the cost of cable is bundled into your rent. - the walk from the parking garage can be laborious and can be tricky with guests, although being guaranteed two spots per resident is pretty sweet. Overall, it's not a bad place to live, although probably not the best, especially considering the hefty price tag. read more

Our son likes living here, but there are a few issues - bugs, rent goes up substantially every year and the biggest issue is problems with mail delivery. I have taken this up with the postal service and management of 2nd Ave yet they have never followed up with me even though they said they would. The staff acted clueless...students maybe? Do not send obvious colorful envelopes (bday, holiday type) with money, checks, gift cards. I really enjoy living here! The staff was extremely accommodating, and even allowed my sister to move-in during a more convenient time. The gym is pretty sweet, and the free tanning beds were a plus! I lived in a 4/4 here and our apartment was super spacious, with a huge balcony. I'm now in a 1 bedroom here and I love it! There's tons a space for everything I need, but the closet is slightly smaller than the 4 bedroom. I love that it's super close to campus so I can walk, or when its raining or super hot the bus comes like every 10 minutes. I also love that there's a Starbucks within walking distance and a corner store across the street. I would maybe take half a star away because the pool is tiny and there isn't many lounge chairs for people to use. But honestly this place is great and I'm glad I've renewed read more

2nd ace centre isn't bad, but it's not ideal. The gym is really convenient but all of the amenities are honestly a waste because they're difficult to access/use or they're always not working. Certain things can definitely be done much better. The rent is much too high for what you get out of it. The quality of the furniture is so horrible and in my apartment, two burners on the stove haven't worked since before we moved in. The 2nd Avenue Centre staff is overall very rude. The maintenance and the custodian people are extremely nice and friendly but those in the leasing office are rude and uninviting. In fact, I hate having to deal with them so much that they are a main reason for me wanting to leave this place as soon as I can. The balconies are also pretty small, and the apartments themselves allow for no privacy because everyone can see into each other's places. The Parking garage is pretty cool, you just have to be able to time out when you enter/leave the garage to get a good spot. For an apartment in Gainesville, 2nd Ave isn't the worst. But I personally will never live there again and it honestly has turned me off of apartment living in general. read more
