From what Iheard from my Remax agent,Nigel, and from how she conducted the sale transaction, I was impressed by Jaquie. I felt that she cared about her client's interests and that she was fair. I used them to sell my condo, as I had previously used Remax but wasn't happy with the service. The big advantage is that unlike the usual commission of 7% first 100,000/3% on balance, you only pay 2%. So this can be a big saving on how much you get back on the sale. That being said, you still may not pay the 1% to the other agent, as I found out in my case (only reason not full 5 stars, as I was never told this in the beginning). If the buyer had signed an agreement to their agent on the usual commission, then you are obliged to pay them the normal rate (so 3.5/1.5% for their portion). I still saved money though, as I only paid my agent 1%. This is something you will have to discuss with the realtor. That being said, I had recommended my friend in using the same agent to sell his house, and he did pay only 2% commissions. For people fearing that other agents may not show your home due to them not getting a bigger commission, I would not worry. Legally they are obliged to show your home if a client inquiries about it. As well, people looking to buy a home now a days are computer savvy, and will look online on their own time, so aren't dependent on their agent. My agent was Steve Kehoe and I got nothing but awesome service. I also got the $200 referral fee when my buddy sold his house through him. If I was selling again, they would be my first choice once more. Any less commission, you can go Comfree, but to me that's more of a hassle trying to sell it yourself. read more

BEWARE of 2% REALTY If you're thinking of selling your house, do yourself a favour and stay away from 2% Realty or at the very least pay the entire buyer's commission. The 2% commission rates may seem desirable but offer no incentive for realtors to sell your home. 9 times out of 10, it not your realtor that finds a buyer for your home, so this means it is up to other realtors to bring interested clients in, and with 2% Realty, this is unlikely to happen. Why? Because of how it is split, 1% goes to your realtor and the other 1% to the buying agent, meaning that other realtors only gain a 1% commission incentive for selling your house versus the 3.5% with other houses. This decreases your chances of having showings, getting offers and ultimately selling your home. There is an option (which I later found out) to offer the full commission for the buying agent, which still results in a cheaper rate than the standard 7%. However, this won't matter if they cannot get people in the door and offer valuable advice to get your house 'sellable! MY EXPERIENCE WITH 2% REALTY Unfortunately, three months into the pandemic, I had to put my house up for sale. Although, of course, this was not ideal based on the buyers' market, I knew it would be tough to get back what I paid for it, so I needed to find a cost-effective way to sell the house. Enter 2% Reality. The decision to hire 2% Realty came after meeting with 3 other real estate companies and a glowing recommendation from a family friend. In the beginning, it was pleasant, and the agent was confident they could sell the house. I asked many questions about what needed to be done to get the house 'sellable', and the response was to declutter and clean. So, away I went, decluttering and cleaning, 2 weeks later photos were taken, a price chosen and the house was on the market... fantastic I could breathe!! But then came the waiting and waiting, week after week with no showings! What was going on... the house had been on the market for 2 and half weeks and nothing? Fast forward, after 60 days on the market, only 3 showings, no offers and 2 price reductions... SOMETHING WASN'T RIGHT, other houses in the area were selling. In fact, of the 7 comparables, there were only 3 left (so it wasn't that things were slow like my agent said). The feedback from the 3 showings was all positive, coming back as, love the house, but the layout upstairs is awkward with too much space. Weird, I know, who has a problem with too much space... I started doing a bit of research. I looked up tips for selling your home, which was useful and compared the house; things looked good, and if there had been any significant issues, my agent would have told me (right), so all clear. Why the lack of showings? I continued with more research and asked some friends and acquaintances (who'd never been to the house to have a look), hoping they would provide insight from a first-time perspective. It turns out... that the house didn't check off all the tips on the list. I also discovered important information about how commission rates were distributed (the full breakdown of the 2% resulting in only a 1% commission incentive for the buying agent). Another part of my disappointment with 2% Realty was the lack of communication and laziness. Understand this is based on my experience with one agent (others may be great). It was incredibly tough to get ahold of the agent. Often not hearing back for 2 to 3 days, only to hear they have been so busy... busy doing what? I don't know because they certainly weren't busy getting me showings! It took a week and a half to get the initial agreement signed because they didn't actually listen to what we talked about in that first meeting, and many adjustments had to be made before it could be signed. This should have been a red flag right there! They also had no idea what the other houses in the area were selling for; it was not until I asked that I was provided with the information (3 days later). So, they were clearly not paying attention to the market in my area. I cancelled the agreement with 2% Realty, thought things were done, but it took over another 2 weeks for it to be removed from the market, and there was no word when I'd get my key back or the sign taken down, but this was not surprising since the communication was poor all the way through the 2 months. All I could do was hope that another real estate company was up for the challenge since the house's history had 2 price reductions and little to no showings in 60 days! I dealt mainly with a lady named Agatha Z., and someone on the phone named Christina Blish. Here's how it went: Agatha came promptly to my apartment and took the time to answer my questions. She seemed nice enough and after her spiel I hired her. No contract was signed at the time, but we had started the process. Soon enough came time for the professional (looking) photographs. This is a service that is included in their 2% pay. Agatha has takes her own pictures, I'm told, but she never showed up. We were booked for 1pm on a Friday afternoon. She did finally send me a contract, which appeared to me via email approximately 12pm that same Friday. I began to read the contract. I had a few questions, which she answered, and a real problem with one of the Sections, which I didn't understand, and Agatha couldn't explain. Since everything is done electronically (y'know, for ease) we did not have the option of simply crossing out the section and moving on. The section in question is #10.8 and it states that - 'if the buyer breaks their contract, you will pay the realtors' fee or 50% of the deposit, whichever is less.' I personally don't believe I should be on the hook for the realtor's fee until the place is sold. I asked Agatha multiple times about what it meant, but she could not adequately explain it away. It was around this time I asked Agatha to stop texting and please call me. She refused. For what reason I do not know. The next thing I know I get a phone call, while I'm in a text conversation with Agatha about striking section 10.8. Agatha says happily (via text) '... I'll get Christina to write up the contract and void out 10.8.' Perfect! I get a call just as Agatha's message comes in: Christina Blish, of 2% realty, has called me to tell me that Agatha has had an emergency and needs to hand the sale off to Christina. None of this makes much sense to me as Christina was not told about section 10.8 and I was still technically in contact with Agatha. I said thank you and good bye. Turning back to Agatha I asked again to rebook some photos. On or about 230pm Friday afternoon, she told me to 'stay tuned'. 96hrs later... Monday morning I remind Agatha that no one has contacted me about anything and that I would really love to get going., could we please book a reshoot? Agatha responded that she would call Christina to straighten everything out. Agatha's use of an exclamation point and a smiley face made me thing everything was fine. Little did I know... At about 10am on Monday I reminded Agatha that I had yet to be contacted, and offered to take some pictures myself if need be. Partially in jest, mind you. Agatha sent me a smiley and told me to start taking pictures. Everything seemed normal. I had never once had a negative comment, text, email, or look from this person. So Agatha texts me back on Monday morning to tell me she's again going to call Christina to figure things out. I thank her. I remind her to please talk about section 10.8. She doesn't answer. All seems well? Minutes later, Christina calls. No emergency this time (was there ever one?), no this time Agatha has simply handed me (my file) over to Christina without telling her anything at all. CHRISTINA THEN PROCEEDS TO SOLICIT $100 CASH FROM ME. She begins to insist that if she is to do photos, I must pay her $100. That's odd, I text back, Agatha, your website, and the pamphlet I'm holding all say that photos are included with the 2% pay, and that there are no other fees. No. Hidden. Fees. She asks to talk, but since Agatha has so far as I can see lied to both myself and her co worker (I didn't say that part), I decline and tell her that this I've been working with Agatha for almost 6 weeks, and that I'd like for her to actually call me herself. So Agatha DOES NOT CALL ME BUT INSTEAD AGAIN TEXTS. This is one avoidant person. In her text, Agatha now informs me that 'I don't think our business relationship will work. Maybe you could find another realtor to work with you.' ---------------------------------------------------------------------------------------------- So that's my experience with 2%. They lie to your face, they don't understand the contracts they ask you to sign. If indeed you're lucky enough to deal with Agatha Z or Christina Blish, they do not know what they are doing, they collude to confuse, confound, and pass off clients they don't personally like. If you don't know their rules, they're going to charge you cash for every little thing. If you challenge their contract, they will treat you like garbage and then pass you off or And they will do this with a smile on their faces. In contrast to the speech Agatha gave me to get my business, this person is one to avoid. The collusion at her tiny office proves this is a business to avoid altogether. All to not sell a house. I have used 2% realty twice and twice have been disappointed. Neither agent put much effort in. One never even got a sign up. Neither had any showings. They never managed to sell my place. I found then not very professional and kind of useless. Not even worth the 2%. read more

Terrible experience. They were the seller in our house purchase. The realtor from the Sherwood Park office Tracy was completely rude, unprofessional and impossible to get a hold of. First it took multiple phone calls and emails to even see the house she had listed. We persisted and ended up purchasing the house. Only one key was left day of possession and we again had to chase her down for days calling her from multiple numbers just to find out how to get a hold of mail key, garage codes, spare keys etc. She offered ZERO communication and I cant imagine the frustration on being sellers with her lack of professionalism. We simply needed a phone call to let us know what was happening and she couldn't be bothered. Since this terrible experience we have tried contacting the head real estate broker at this firm to discuss our frustration and experience and he has not returned our calls. Very unprofessional and unpleasant experience. I will go out of my way to share with people in hopes no one will have to go through this and that this realtor will receive additional training as she desperately needs a refresher on communication protocols within her industry. read more

Used 2% Realty in Calgary to sell our home. Sold our home and saved thousands of dollars. They are a full service realty company. My husband was skeptical that other realtors wouldn't bring their clients. Because of the power of the internet most buyers are doing their own research so realty companies won't have choice. Our house sold in one of the worst markets ever in Calgary by 2% Realty (Morris Tkachuk). I will only use 2% Realty for all our real estate needs in the future! read more
