The building is beautiful, clean, and well designed. It's close to downtown, the freeway, and right in between other fun neighborhoods in Seattle. What really makes the building special though is the leasing staff, they are simply amazing. Mario, Jen and Chris go out of their way to show kindness to residents and offer help when needed! Would highly recommend moving in here!

The terrace is so lovely and I wish I had spent more time with my morning or evening coffee. The community room, the movie theater room, the gym and covered with locked parking were the other amazing things of the apartment. The convenience to be near Downtown and Queen Anne was great. There are so many wonderful spas, salons, coffee shops, restaurants, and shopping places nearby. I wish the rent wasn't increased so much after our 1 year lease was over, I think it was an 18% increase and then we stayed a month on month to month basis and obviously payed a lot more but we had hoped that the rent would come down as it was winter but it didn't and we moved out and the apartment was vacant for 3 months and then the rent that was offered to the new tenants was less than what we had paid for a year so I don't know why such decisions are taken as I am sure continuing with the old tenants is easier than doing background check for new tenants. Also, I wish the parking was not extra because I think it was $150 per month. I would still recommend Axis, especially if you are new to Seattle. When I looked it up on Yelp for the first time I was a bit suspicious it had such high ratings but now I know they're justified. BACKGROUND - I am a Seattle transplant. Just graduated and just moved here fresh out of college. I wanted to live somewhere affordable, convenient, nice and still close enough to where all the fun stuff was. I looked at Cap Hill and the prices were outrageous. So the I landed on NAMU from an ad on Craigslist. LOCATION - around 5-10 minute drive from downtown Seattle and downtown Capitol Hill. Close enough for a short bus ride or a cheap Uber pool. If you check on the walk score it's around high 80s and the crime rate for the area is really low. Generally, it's closer to the suburbs. It's quiet at night because of that but occasionally there will be a siren once a week or people yelling once in a blue moon. But generally, really quiet. CONVENIENCE- I live right next to Safeway and can walk there in under 30 seconds which has saved my life many times. There's also a cute plant shop downstairs if you like plants and a Dominos pizza is opening soon, there's a Vietnamese sandwich place near the Safeway as well. The Safeway is open late which is great. There's also a YMCA a block away if you want to workout nearby! APT AMENITIES - in terms of amenities it is solid given how much rent you are paying. There's a bike rack, and a nice rooftop. None of my packages have EVER been stolen from the lobby and I've see packages left there for days so everyone in the building respects that. You can pay extra for storage and the laundry machines are on the 2nd and 3rd floor, which TAKE CARD. Generally they are full on the weekends but I haven't had an issue waiting long times for laundry. There's no pool, or lounge, trash chute or gym. The only things I wish the room had: an oven, a dishwasher (I just do my dishes by hand), and a closet. But I've adjusted. If you need these things to survive, consider that before you move in or if you have a ton of stuff / furniture / clothes because it likely won't fit. NOISE - Honestly, I'm assuming the insulation is top notch because I've heard my neighbors maybe once. ROOMS - The apartment was made in 2015 or something. I moved in 2017 and was the second tenant ever! The rooms are small, around 250-300sqft but I have enough room for a full-size bed, a queen size futon, a wardrobe hanger, and a small dining table and a bookshelf and no issues. It's a perfect studio for a single person and more than enough room to be comfy. Note there isn't a closet though so you'll have to make do with a buy your own closet thing. I really appreciate the mini fridge as it is honestly big enough for one person and since I live by Safeway I never really needed too much space anyway. The bathrooms are clean and modern and there's a big window too which is really nice in the mornings. LANDLADY / MAINTENANCE - This is what prompted me to write this review. The landlady, Sonya, has been nothing but incredible and responsive. She texts back almost immediately and even helped me once when I locked myself out of my room at midnight, and helped me get a package when I accidentally locked it. She's very thoughtful and kind and honestly I never knew how awesome thanks would be to have a great landlady until I met her! She also schedules maintenance once you report a problem to her. The maintenance guy, Mike, lives in the complex and shows up right on time to help fix your issues and is polite and nice. There was an incident where our hot water heater stopped working for around a day and Sonya immediately notified all the residents on the situation and provided suggestions for other solutions. And she even decorated the front door and lobby with a Christmas tree for the holidays!! Tldr - This is a great place to live if you're moving to Seattle as a single person. The rooms are "small" but modern, clean, and more than enough space for a studio. The facilities are brand new, and the landlady is awesome. The rent is affordable and I've I'm very happy living here and feel safe.

He's open to suggestions to improving the living situation of the building. What I miss about living there was the laundry room. Cheaper than the other local laundromats, you go to the basement in your pajamas. This makes life more convenient and I don't have to go out at all! The Stratford allows cats! I'm leaving this review as a heads up for any future tenants. For reference, I've lived here for…read morealmost three years. Overall, it's been a good experience but there are so many things that make this place not worth the price tag. Pros: Location- Great spot and walkable to so much. Tenants- good people and high probability of making friends. Young professionals, dog lovers Thick walls: I rarely hear my neighbors -- very, very rare. Aesthetics: the apartments themselves look really nice Washer/dryer: in unit and actually good quality. I've had some awful laundry units in apartments but these are legit and work well. Cons: Break ins: I am not exaggerating when I say tenants are constantly getting their bikes stolen, it's a monthly occurrence at least. (Theres bike storage in the garage for tenants ) Storage in the apartment: it's crazy how much planning did not go into the actual apartment. For example: my pantry is a closet that has zero shelves....my bedroom closet didn't have a full hanger rack when I moved in. Little things that make zero sense. Some kitchens barely have a drawer for silverware. Things that you may not notice while doing a walk thru but notice once you move in. No AC or ventilation: this is common in Seattle, I get it but please pay attention to what direction your apartment faces. I face west and live in a loft. Heat rises. It is miserable hot. It can be 70 degrees outside but 78 inside because of the lack of airflow. Even with an AC unit (these help but you better keep all the shades down and keep it running ALLLL day/night - plus depending on your setup, you may have to move furniture around to use an AC unit) The complex has AC units available to rent ... it isn't even that hot yet and it's already hard to get my bedroom (upstairs) under 72 degrees by 9pm. The complex should offer free AC units with how hot these apartments get. When it's nice/window season, you may not want to open your window because of how loud the road is. Even on the 4th floor, if you leave your balcony door/windows open, you will wake up from traffic/buses/people on 24th and 65th. It's not quiet...at all. Amenities: these have gotten better but still not great compared to what you can get at other places. They have done some work on the rooftop but it's still just fine. No gym, TVs aren't great, etc. The building itself needs new carpet/fresh paint on the walls. Look at the stairwells. Yes, I'm being picky but for the price, it should look better. As a whole, these apartments are fine but overpriced for what they are. You are paying for location and a "good looking" apartment. For the price, they should come with AC units, have more amenities, and updates in the actual building. Management and maintenance are good, I haven't had any issues there. This review isn't meant to bash BPL but give future residents a heads up and an honest expectation of what it's like to live here. I wouldn't choose an East (am sun) or West (pm sun) facing loft apartment. Seriously, too hot. I bet south facing is your best bet (less busy road, no direct sun). Lofts are cute but I'd suggest a flat. Hope this helps!

I am pretty sure Amanda Flores sent this since no one else would have such a strong reaction to my review, it was sent only a few hours after I posted my review, and this is how she acts even in a professional capacity. I appreciate the official Nolo response to discuss the issues in my review further, but I am more concerned about harassment as I run down my lease. If you really want feedback then send an anonymous survey to the residents, I'm sure it will be very fruitful. I will just say that maybe Stadium Place needs to provide supplemental training and education to employees regarding landlord-tenant law and hospitality or just being a decent person. ________________ Amanda Flores became property manager while I was at Nolo and the quality of the buildings and the community went down substantially afterwards. I cannot describe how unpleasant, rude, and condescending she is. If an issue arises that is her or Stadium Place's mistake, it requires multiple unanswered emails and days of waiting. Even then, she will harass and threaten you and refuse to fix it. I thought I'd stay for another year or two but I'm just not renewing my lease. It's just been such a bad experience dealing with her. Moreover, while my unit is clean and undamaged, I am genuinely concerned that I will not get my deposit back because she seems like the type of person to make things up to withhold a deposit. Like a scratch on the wall is 1000$ fix or something. It is no surprise that the building is unable to hire anyone and has really gone down. The lobby smells bad and is dirty. There's never anyone at the front desk. Elevators in both Nolo and the Wave have issues. The gym and common areas are dirty and the equipment and furniture are old. It smells like dog piss everywhere. The dog washing station is filthy and clogged, I literally gagged when I went to use it. This wasn't a problem before she started. Other people at the building have commented on this, and their shared unfortunate experience with her. The only upside is maintenance, which is always friendly, timely and follows up for everything. But that's a separate team so it's no surprise.

I've lived here for several years and it has continued to go down the drain at an incredibly fast…read moreclip. If I could break my lease and move, I'd do so in a heartbeat. The majority of the property staff are terribly unprofessional and have an attitude problem. The amount of time it takes to receive any type of response even if it's time sensitive can be days to even weeks. If you want to get anything done, you'll have to go to the front desk and hope they have a good attitude that day, are even there since they tend to hide in the locked offices and avoid tenants, and hope they are feeling helpful. And even then, the majority of times I ask the front desk/leasing about something, they have snide remarks or simply point to the business cards and refer me to the info@stadiumplace.com email. It should not take months to resolve billing inaccuracies on the property managements end. On the other hand, they will expect responses they "need" from you within hours and will strong arm and retaliate against you into getting what they want regardless of rental contracts in place. And on several occasions, I've passed by and overheard staff gossiping about other residents. I've taken to going in through side entrances to avoid seeing the staff as it's so unpleasant. I strongly believe this culture is coming from the top. My interactions with Amanda Flores, the property manager, have been completely unpleasant, stressful, and borderline frightening. It's crazy to believe that she's an Accredited Property Manager as that would imply she's knowledgeable about property management and understand lease terms, tenant rights, and tenant intimidation. I feel like I'm unable to begin to address my issues without some kind of backlash. And if you review the majority of 1 star reviews across various review platforms, you'll see this is a problem that began with her becoming property manager of Stadium Place. The interim property manager Chelsy is also a piece of work. Any kind of escalation also falls on deaf ears by upper management regardless of the issue - inaccurate fees, unit issues, safety issues, etc. None of it will get addressed but watch as someone in management will want to address my concerns with this review. What a joke. Additionally, any community centric marketing on pillar properties part is just that - marketing. They are not quietly awesome per their slogan. Their resident round tables are for show and nothing gets done. And any community events/groups get canceled without much if any notice. Their weekly Building Updates send out is a joke and just reminding residents of the same thing - that pillar properties aren't responsible for anything and they're closed. It's not an update, stop spamming me. The amenities are aged and there is a significant lack of upkeep. The elevators frequently stall and break down. They've also dropped between the floors before and I've seen blood splatter in them for multiple days at a time. Management does not see this as an issue. The grills also do not work and the fireplaces are just for decoration. Trying to use them elicits loud screeching making one think it will explode. Pet washing stations are clogged. Storage units behind parked cars will have someone calling you to move your car so your neighbor can get into their storage unit in the middle of the work day. The shared gym is also tiny and dated; nowhere near large enough for 30+ floors of tenants between the Nolo and The Wave. The units themselves are falling apart as well. Expect grease to drop into the microwaves even when you haven't used the stove or the microwave in days. The plumbing is either leaky or backed up. They'll just tape over the issue or gaslight you into thinking it's fine. Do not be surprised if you'll have to put in several maintenance requests for everything wrong with the place when you move in. You'll get to know the maintenance staff very well.

I've had only 2 issues in my apartment that maintenance was quick to take care of. Would I live there again? I would. However, the 2 stars are for the management. Every interaction with them (apart from when I signed on & maybe one other time) that I've had wasn't always a pleasant one. Few months after I moved in, I got permission to park my E-bike in the garage with a lock. However, it got stolen. Asked if they can thoroughly check the camera footage to which they did review but in the end, they advised that I file a police report & that only the police can check the footage. Fair. But of course, months gone by & police never came (expected). I once again reached out to the front office pleading if they were totally certain that there's no footage of who stole my e-bike (last present my dad ever gave me before passing, btw). After pleading with them, I got a response along the lines of , "If the bike was that important to you, then why would you park it there?" Another time was when I took my dog to the roof to potty. He accidentally escaped through the fenced door as I opening it & totally ran down the flight of stairs out of confusion. I came after him but unfortunately, another neighbor who was coming up the steps with his dog (who is dog reactive) has to rush himself down to avoid my dog. He then reached out to management under the notion that I was just letting my dog run around. Management reached out to me & I then gave them a thorough explanation of what actually happened. Instead of brushing it off as, "Oh, accidents happen", they still put blame on me as if I did it all on purpose. Totally ignoring my explanation of an accident. The last issue I faced with them was when we were moving out. They hired a new person at the time who was actually super nice. Unfortunately, she gave me an inaccurate info. To be fair, I should I have thoroughly read the instructions on moving out. But to keep it short, I addressed this with this person & thought we found a solution. I pretty much moved out at a certain time thinking I could avoid unnecessary charges. That wasn't the case at all & I couldn't prove what was told to me because it was all verbal. So in the end, I had to pay 2k+ for an apartment I was no longer staying in all because of false info. They might respond to this with their own explanations & whatever but we went back & forth with this last issue for weeks and weeks. I couldn't even find a solution with the higher ups because of course they'll back up their workers. So with that said, DEFINITELY HAVE EVERYTHING IN WRITING. Other than that, I will also say the maintenance crew were ALWAYS nice. Always greeted us with smiles & hellos. We became familiar with them. The others in management don't really greet you at all, just glare until you talk to them. Didn't really feel inviting. I think only Jada was nice but even then, doesn't have that warm welcoming spirit that other apartment offices have. Still a great place to live as long as you have everything down in writing! Because again, they do maintain this place! Hard to find that in Seattle.

Maintenance always answered my requests within hours and they were there to fix/help sometimes the same day. The location is great and there are many walkable places in the area. Even with the occasional drifter screaming obscenities, they typically keep to themselves. They do hold track meets across the street during the spring and the blanks were loud enough to scare my dog, so we'd bop on over to the beach to get away from the noise. The rooftop was my favorite place as it has a great view of everything.
