This was such a fun experience as it was my first time going but my partner loved it! I was screaming the entire time so you know the actors and props were really good. My partner had a great time laughing all the way through. It wasn't packed on a Sunday and you can park on the streets just make sure it's not by a sign that says tow. I would give 13th Floor 3 stars. They moved locations a few years back to here in Schiller Park. This location does not have their own private parking lot, but they do have a $20 private valet parking service where you can park behind the house - I do not recommend that you use this. There is street parking past the valet parking guys, and the street parking is FREE, just be aware of specific spots on the street with "no parking" signs to avoid tickets/towing. On to the house itself, it's fun, but short - like maximum 15 minutes. The sets are great and the costumes/actors are all really well done as well. They do run pre-season specials like $12.99 ticket sales - I think for that price it's worth a visit to 13th Floor, but I wouldn't pay full price. There is also a nice gift shop at the end of the house itself with various merch and halloween items and escape rooms you can do which are fun. Overall, I'd recommend a visit if you can plan it out well and get it for a decent price during the Halloween season, but if you're doing only one haunted house this year, there are better ones for your buck in the Chicagoland area. read more

I was lucky to score fast pass admission through yelp. You will go through security when you arrive. There is also a bar at the entrance that you can purchase some cocktails, beer, and seltzer. I felt staff did a good job trying to organize the groups to not be on top of each other. I felt the haunted house had cool designs and attention to detail. Characters were great. Fun thing to do. This was the first time Me experiencing the 13th floor haunted house. I went with my partner. I love haunted houses. And this is one of the best ones I've been to so far this year. My partner just join me he found it scary but it was so much fun for me. There was an adult only section, I think they make kids exit, because the second half has more people those things. The setup is really good and the characters play really good role. They cannot touch, but they do come pretty close to you. I'm glad there were no bad smells in the inside. If I get an opportunity, I'll definitely go there again. There is street parking, but we might have to walk quite a bit go early before your reservation. There is paid parking as well, which is just next to the entrance. They have different options of the tickets and if you want to enter and one time was not enough, with that ticket you can re-enter. There is a long wait time and they do not start on time. If you take on your time in the evening, you still have to wait a little bit but later in the evening, it may be a longer wait . The characters outside the entrance I'm good, but I don't like the fact that they are touching people. I would like thank Yelp as well for giving us a great experience. read more

We had a blast at 13th Floor! My husband and I laughed so much and our friends screamed the entire way. The presentation was incredible - realistic details and so creative. You can't take photos inside so I only have photos from the entrance. We had fast pass entrance so no waiting at all. That was worth it. Parking was difficult initially because we were trying to find street parking. Eventually we found a spot a block away. Otherwise, you can pay $20 to park next to 13th Floor. I recommend saving the $20 and giving yourself extra time to find parking nearby. read more

Although this was not what I expected, it was a great time! From the name of this haunted house, I thought it would be floors of fear and fun but it was all on one floor. I was really impressed by the decor. I think they can step up the scare Factor just a little bit with the actors. They were very good, but a little too polite for my taste! Lol! I was hoping that I would have less of a wait time because I had the fastpass access, but unfortunately, there was still at least a 30 minute wait time. Hopefully they can improve on that because it was a really great experience! Be prepared to park a little ways down and walk over if you don't want to pay $20 to park in the lot nearby. First timer here! I was really scared to go in lol. I liked it a lot the costumes were really scary lol the decoration the lighting the noises made it all. They did such a good job with the setup in there. It was pretty fast I wish I was a bit longer I definitely got scared! It's worth it, if you have never been to a haunted house and want to go, this is the place to start with. Make sure you bring cash or you can Zelle to pay for parking. We went the night before Halloween. After getting through the security, there were 2 lines I believe. One to skip to the front and another line for us regular folks. We waited in the regular line for maybe a little over 30 minutes. While we waited there were creepy clowns lurking and scaring the crowd. I tried to get a good photo or video. Anyways, the haunted house itself was nicely designed. It maybe is another 15-20 minutes for the regular experience. There are plenty of creepy creative and animatronics to catch you off guard. I think after a while you know what to expect. Still I think the actors did a great job, some had excellent makeup etc. read more

House was just meh. The house was really short. A few of the sets were well done. And there were a couple of features that were great. The scare actors really tried, but there weren't enough of them. Like others said parking is an issue. So we had to shell out $20 for a lot next door (make sure you have cash) We paid for the 2 secret bars which was an extra $15 per person and the drinks were included in that price, but they gave you a minuscule amount of alcohol. The drinks were pre mixed and they tasted ok, but I would have much rather bought beers at the brewery next door and would have gotten more of a buzz. And the bar areas were so small that you really had to down the drink and leave right away so the next group could get in. We also paid for a zombie shoot and didn't even see where that was and ended up leaving without doing it. The major issue was the security. They make you go through a metal detector.... Which is fine. But my husband had zippers on his pants and kept setting the thing off. When he mentioned it the guys working just ignored him and kept asking if he has things in his pockets which he didn't cause he emptied them the first time through. But they kept making him walk through the metal detector over and over again and each time he set it off. He clearly had metal on him that he couldn't remove. I just don't understand why they didn't just pat him down or use a wand on him. Then when they finally gave up and let us through one guy said "you're welcome". Like you're welcome for what?! At that point the night was ruined. Maybe don't have such a jerk at the front. We immediately wanted to leave, but the ticket girl apologized, and against our good judgment we still went in. It was NOT worth the $200+ we paid (fast pass, speakeasy pass, and the zombie shoot that we didn't get to do. Plus $30 in fees) plus $20 for parking. There are MUCH better haunts in the Chicago area that are cheaper and worth every penny. Go to Massacre or Hellsgate. They are way scarier, have much better sets and no one on the staff was a rude a-hole. read more

Decent haunted house. Great staff. Unfortunately they are leaning more and more on "fast track," style ticketing. We've been going for a few years now for Halloween and valentines. This year, we stood in snow for over an hour before leaving without going in. The non-fast track line moved once every 10+ minutes. My partner and I have talked about it and are not likely to go back. Great Halloween attraction with several themed rooms. The rooms were cleverly decorated with details and fun effects! Some areas are even a tiny bit interactive. Wear good shoes. There are unsteady surfaces and even a room with a significant incline. Awesome large animatronics!! Good use of them to really enhance the feel of each theme. I would highly recommend. The actors are super committed to their roles and this was way more fun than I originally anticipated. There is paid parking. They check bags. The line was about 30 min on a Sunday at 8:45pm. I first shoutout the production team. I can only imagine what goes into putting these haunted houses together from makeup, displays, costumes, design. I can appreciate the way this was all set up and done. The only thing I did not like was having to pay for a time slot online. We booked for 8:15PM Saturday and stood in line for an hour that did not move. When I say it was packed!!!! The line was like a concert line and stretched along the building side. Someone did offer us the option to pay $20 to skip the line which was well worth it otherwise we would've been in line until at least 11pm. They had a bar in line with yummy coat friendly drinks. We missed the Halloween haunted houses so we thought we'd make up for that here, unfortunately it wasn't scary at all. The 1st indication of bs was their parking lot is blocked off and there's no parking unless you pay them $20. RIP OFF!! It may have lasted 10-15 mins tops! It wasn't what we expected, but then again I heard it was bad so maybe it was exactly what I knew it would be. This is a really solid haunt. I've worked with haunts before, and been to MANY. This place does a great job or creating a creepy experience and the designers have done a truly beautiful job. I don't generally get scared in haunts anymore, but love the design work. This one got me three times. We had a great experience, and would definitely go again. Some less-than-ideal notes: - We got the line skips which were completely unnecessary at 7:00 on a Wednesday, but you never know. Just extra money spent for nothing. - The sticker add-on was a bit disappointing for a sticker so small and generic. - The two-experience concept is a little misleading. This is really sort of a point where the haunt design is a little disjointed. The transition from one 'experience' to another is just part of the same experience, just not a connected theme throughout. There's not a solid transition. That said, it was all beautiful. read more

I had so much fun at 13th floor! It was my second time here and I was still left scared and horrified (in a good way). I got the fast pass so I only had to wait around 5 mins in line. While you wait in line, the actors come outside to spook you out, which was fun. We entered into the house in groups of 4. The whole experience was insane! I won't reveal what all was inside but I wanted to commend the actors, the quality of the props and the layout of the house. They also stay up to date on the current trends and include sections accordingly. The owner even came to talk to us and asked our feedback at the end. I was in desparate need to use the restroom and the girls behind the desk would not allow me too no matter how much I begged and tried. I hope they are never in a position like that. Came here with some friends on a Tuesday night. The website recommended people to go later in the evening to avoid a long wait time so we went at 9PM, but we still waited for 45 minutes. We had to pay $20 to park in the parking lot which was quite a lot just for a haunted house. I wish they had free parking, especially with the price of the general admissions fee. The weather was bearable for the first 15 minutes, then it started getting cold. At least there was a food truck for some warm beverages to keep warm. The staff inside were all friendly and had a great system for everyone to line up. Props to the girl who was yelling over the music and giving instructions to everyone. I would have lost my voice if I had to constantly shout. The haunted house had different scary themes inside that were super creative and cool to see. And yes, I did get scared a few times from the monsters popping out of nowhere. It took my group about 15 minutes to walk through the whole house. We were walking pretty fast, so maybe if you walked a little slower, it might take 20-25 minutes to finish. Overall, I like this haunted house. This is my first visit to a haunted house in Chicago, but I have to say it is my favorite haunted house that I have been to! In the past, I have found that haunted houses are not good with spacing out groups of people so you are often trailing right behind the group in front of you. Makes for a less scary experience when you can see what's coming. But, this haunted house is different. May have been because I came right at opening and I was in the fast pass lane. But I noticed that the staff had us wait quite some time between groups. We didn't run into the group in front of us until the very end. The actors did a great job with the jump scares. I was truly terrified. I was so scared that I didn't even pay attention to the themes of the different rooms. Was told that some of the themes included Last of Us and IT. Loved the rooms with the strobe lights and the tilted floors. There was a sprinkler issue right before we came so some of the floors were wet, which only added to the eery theme. I'm not sure how long we were in there but it was definitely longer than I thought it was going to be! For the price, I truly think this haunted house is worth it. read more

A great haunted house. Good security and you pass through a metal detector for extra safety because you never know these days. I forgot I had my hiking knife in my bag so I left it up front and the security was really cool about it. I just went back for it afterwards. Wish I could've taken more pics but no photography allowed inside which makes sense. Very popular haunted house, the GA line was a 2 hr wait, but there are fast pass and skip line options for $10-$20 more. 1-5 scale: Scare factor: 4 Realistic: 4 Makeup art: 5 Sets: 5 If you really wanna get scared, distance yourself from The group in front of you so don't see any surprises coming, we were in front for awhile and I jumped every single time. Great creativity and detail in all the sets and costumes, I'm sure the actors were having a blast. Would definitely return. I'd say take your time to enjoy the scares, it can definitely feel like your rushed sometimes while you are running through the sets, but you gotta stop for second to enjoy the crazy details. Apparel Tip: wear sneakers and long pants, there are some steep ramps and slants in the floor throughout. Also lots of jumps and running from the spooks. Don't wear loose things. My husband and I make it a yearly tradition to come to 13th floor. This year was very disappointing! Very few changes were made to the house since last year. Additionally, the actors did not do a good job with alternating what person in the group they scared. Since it was just a group of 2 of us, we had to join in with another group. Those individuals were in the front, so they experienced it all and we were left with wanting more. Only plus side is we purchased tickets during a pre-sale so they were only $13 a piece. Worst suburban entertainment experience of my life. The House is fine, their lack of any signage telling you use their $20 valet parking OR ELSE BE TOWED was unbelievable. Thought my car had been stolen. Tow slip says 11 minutes after I left my car, it was towed. You realize, while standing there in shock in the parking lot, there are these 2 chain smokin idiots that wait for you to walk away, have every chance to alert you about the "policy"(?) and they call you in to the towing company. My $35 night turned into a$275 night AND...I supported the business in their strip by having dinner and drinks afterwards. Crying teenagers all over the place, it was a heart wrenching sight. We bought fast passes at Costco and decided to check it out. The haunted house had a long line, but the fast pass line moved quickly and actors interacted with everyone in line to make it fun. The haunted house itself was great and well done, but we caught up to the other groups very quickly and missed out on some of the jump scares. read more

They make you write a good review in order to get a free picture with your first buy of one. Then the store they only have xl and bigger. It was scary on some parts but some weren't. You only have 5 minutes for an escape room in which I think should be 10. They do have good actors and great makeup. Good storyline! I think this haunted house is very mediocre. read more

I really like the props and realism of the entire haunted house attraction. I also thought the length of the haunted house was good! It was not super scary to me, but my mom kept jumping at everything. It was definitely a fun time. I wish the characters could touch you or follow you more, I think it would make the experience even better. The parking situation is decent. You can pay $10 for valet or $20 to self park. There was no line when I went, so I cannot say how fast or slow it moves. I would go back in the future again. I like that they take a photo in the beginning if you want, this added to the experiences. Everyone was wearing their masks correctly, which is hard to find these days with businesses. Really fun and great sets! Very immersive experience. The actors were interactive and the sets were much better than I expected; like walking in several different horror movies! There are areas that will confuse your senses in a fun and distorted way-the swamp part is so cool! It was around 20min to go through which is ideal for me. I'm surprised no one has mentioned 13th Floor's Krampus Haunted Christmas special event yet. I had purchased tickets to the special two-day event last year, but was unfortunately unable to attend at the last minute, so I was SUPER stoked after winning two fast past tickets through Yelp to this year's "Krampus: Jack Frost" haunted house. I quickly invited two friends and BEGGED them to pay the outrageous price of $87 (with tax) for two fast pass tickets so they could stand in line and go through the house with my boyfriend and me - I wish I hadn't. Upon entering the haunted house on the Friday of the event around 9pm, there were ZERO lines. I felt like a total jerk for forcing them to purchase overly priced tickets - save the $$ if you plan on attending the two-day event next year, and stick with the GA. Parking is relatively easy, as there are lots across from 13th Floor, one of which requires $5 (had I known there was another free lot next door, I would have parked there and walked the extra twenty steps). The line was quick and painless (like I said, zero line. There may have been MAYBE six other people there when we went), and the pot-a-potties were directly next to the line (but who wants to pee outside in 20° weather?). Once we entered the building, we were greeted by Jack Frost himself as well as a few other characters. Makeup was spot on and I loved the interaction. The Christmas themed setup was enchantingly haunting and the actual haunted house, overall, was pretty cool. I appreciated the even mix of Halloween and Christmas appeal. However, I do feel that there were a few missed opportunities for scares, and I was a bit confused by the rooms that were non-Krampus related. I feel like they really missed an amazing opportunity to fully take on the Krampus theme. Like can we get a full haunted forest where the creepy Christmas trees are hiding in plain sight? We definitely spent more time driving to 13th floor than we did going through the actual house. All in all, we spent about 20 minutes here. Overall, I'll totally visit again next year, but I will NOT pay the fast pass fees or request any of my friends to do so either. read more
