I recently purchased a home from Centurian Properties, which they had purchased a few months prior…read moreand remodeled. During the sales negotiation process, my inspector made note of a few items they agreed to address as a condition of the sale. One issue was with regard to water drainage problems in the crawl space under the house. They agreed to assess perimeter drainage and repair or replace the existing sump pump that was non-functional and incorrectly installed on the day of the inspection. Upon finalizing the sale, I began moving in on February 1st, 2012, and discovered approximately 18 inches of standing water in the crawl space. I contacted my real estate agent, who contacted their representative. They were prompt in addressing the issue, and had a plumber with a new pump there to install within hours. They indicated, however, that the promised work had, in fact been done and it was in working order on the day that staging items were removed from the home shortly before closing the sale. That same day, an electrical issue cropped up. Upon plugging my washing machine into the 110 outlet in the laundry room, lights flickered then went dark. Suddenly there was no power in the master bathroom/laundry room (with the exception of the 220 circuit for the clothes dryer), nor were the outlets on the exterior wall in the kitchen working. Upon examining the breaker box, no circuits appeared to have been tripped. The breaker in question was then turned off, and then back on, at which time my contractor (for appliance install) said he observed electrical arcing within the panel. He then hit the main switch to shut off all power, and discovered that the breaker had been damaged. When I contacted Centurian Properties about this issue, I was initially told that they would get an electrician out as soon as possible to check it out. The following day, however, I received a call from Centurian's representative, stating that they had not made any alterations to the electrical panel during their remodel, and it had passed my inspector's scrutiny, so the repair would be at my expense, which I verbally disputed. Again, I contacted my real estate agent, who contacted the selling agent to attempt to resolve the issue, and was basically told that it was my tough luck. The contractor I hired for the appliance install agreed to look at the panel and the associated lights, outlets, etc. affected by this event. Though he is not an electrician, he is a general contractor and has some knowledge with electrical wiring and circuitry. He was unable to find any wiring issues, but he did remove the breaker switch and replaced it with a new one. Upon closer examination of the breaker switch, he noticed the Seimens component showed a date of manufacture of May, 2011. Just a month or so before Centurian Properties bought this house and began work to remodel it. I believe they purchased this home in auction from a foreclosure, so the likelihood the previous owner would have had any work done on the panel, with brand spanking new components, seems unlikely to me. So it is my assertion that Centurian Properties did, in fact, make modifications to the electrical panel in the process of the remodel, and in fact placed the faulty breaker themselves. In other words, they lied to me when they said they hadn't. I suspect the electrical work was done without a permit or inspection, so they thought it best not to take any responsibility for creating a problem with the panel. The reality is that a component they placed in that panel failed on Day 1 of my occupancy, and when asked to take responsibility for diagnosing and repairing the problem, they lied about having done any related work, and washed their hands of it. I also believe that they lied to me when they told me the sump pump had been functioning properly just days before. I think they skipped the work they agreed to do, in hopes I wouldn't find the problem until much later, at which point they could just claim the pump must have failed, but that they had honored their obligation. There is evidence throughout the house, that workmanship is rushed and restricted severely by their budget for the remodel. Basic problems like cracked grout at countertop/backsplash junctions where caulk should have been used exist throughout the house. I believe it is the practice of Centurian Properties to make cosmetic improvements to sell their homes for as much as they can, but only concern themselves with quality work insofar as to pass inspections and make a sale.

They were up front with the fact that it could take multiple weeks to sell, even in such a popular neighborhood, since condos were much slower to move than single family homes. This lined up with the research I had done prior to contacting them and I greatly appreciate the straightforwardness and not trying to over promise anything. Once we started working together, we agreed on a timeline to get the place ready and they came with great recommendations on staging setup and contractors to work with. The place looked incredible and they were really able to make a relatively small space shine and look more spacious than it ever has. Heidi kept in close contact with every stage of the process and would always be quick to respond whenever a question came up. She really went above and beyond to make me feel like I was in good hands through the entire process. The end result was we received an offer after the first open house weekend, for a little more than I was expecting, and with a very quick and smooth closing process. I couldn't be happier with how it all went. One other thing I noticed is the cleaning crew and contractors that helped get the place ready for showing were the same ones from when I worked with Phillip in 2019 for a different sale. (Our new home was being completely remodeled and fell behind schedule, so we had nowhere to go until the last minute.) They handled all the interactions with the renters, including when the washing machine died shortly before the wife went into labor. They sent us options for a comparable machine via email, I picked one, and they had it installed next day. It was so hands-off and easy that when my mother-in-law moved out here, we decided to keep using them. While she reaches out to us for easy-to-fix problems, if it's anything more complicated, they can turn it around faster and cheaper than we can. It's worth the money to know that she won't be without, say, heat because she won't call us in the middle of the night and/or we can't find someone to come by fast enough.

I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to.
