I lived at Zuma Housing while I was studying at UCLA, and it was such a great place to call home. The location is perfect, close enough to campus that mornings never felt stressful. The building is quiet, clean, and has a really welcoming energy. My room had great natural light, which I loved. During my time here, I noticed the team making improvements and restructuring, and it honestly made a big difference. Communication became stronger, the community felt more connected, and you can tell the staff really cares about creating a supportive environment for students. Everyone here seems happy, comfortable, and well taken care of. It feels like a place that keeps getting better. Any time I had a question or needed help, the staff responded quickly and kindly. It always felt like they were paying attention and truly wanted us to have a good experience. That kind of support is rare in student housing. I am grateful for my time living here, and I would absolutely recommend Zuma to anyone looking for a safe, positive, and convenient home in Westwood. This the worst housing company ever. EVERY DORM AND LOCATION are disgusting, they never clean, only when they have to show the unit. They charge abusive amount for cleaning but it's horrible. The first apartment I stayed in was dirty and the roommates smoked weed ALL day long. They had freeloaders sleeping on the couches. Marcello, leasing manager, worked with me to switch apartments - which is why this is 2 stars instead of one. The second apartment I moved into started off great, but I had another terrible experience. This apartment was definitely a lot cleaner and it was co-ed. I am a female and I lived with one girl and two males. I was okay with this - until one of the males got violent and screamed at me for supposedly using his pan. He threw a tantrum and banged pots and pans around. I feared for my safety and decided to stay with my uncle for the remainder of my stay in Hollywood. If I would've known that I would've had two AWFUL experiences with housing, I never would've chosen ZUMA. It has made my stay in LA absolutely terrible despite being here for a fun internship. Bunch of liars, none of them speak English or pretend not to understand you, and will withhold your security deposit. I shared an apartment with several guys and after they left every single one of them reached out to me warning me that they will keep your security deposit. The breached contract when they didn't give my security deposit within the allotted time after vacating and even breaking contract they had the audacity to withhold some of it for a cleaning fee even though I personally cleaned the apartment and sent pictures on my departure day to avoid this. They NEVER answers phones and if they complain they transfer you to voice machine. I should have realized they were crooks when they have a $250 application fee which is illegal (Cal. Civ. I stayed in a Zuma apartment near UCLA for 4 months. Overall, my experience with Zuma Housing was ok. Apartments are spacious and well arranged. Moreover, apartments near UCLA are very practical since you can reach the university by foot. Furthermore they have an efficient maintenance system: if you have any problem in the apt. they come to fix it in a short time. Lastly, they were helpful when I had to change apartment because my flatmate left. However there were some complications. For example I found my apt. not cleaned when I moved in. Also I was expecting to find a fully equipped apt. but I had to buy utensils for the kitchen, bedsheets, towels and other stuff. Worst place to go, they will put you in dirty units, if you receive an email from them telling that someone will come check something in the units you can expect the person to come months later, and being really noisy. Also I had the bad luck of my fridge to broke down, they gave us a worst fridge with a door that do not close well, left the food all over the place and left. They made the place dirty as hell and did not even bother to clean. And at the end when you leave this hell they will keep the security deposit as much as they can, and if you succed to get it back they will keep some of it for "cleaning". Zuma Housing was able to provide for me many options for a 6-month lease. Price was a bit steep and furniture could have been in better condition. Otherwise, they were quick to respond with any inquiries, maintenance issues, and payment issues. Easy to access renter's portal and no additional utility payments. The company seems like a lifesaver at first. Short term, furnished, individual contracts, perfect for a student who needs to stay short term. However, after living in their apartment, you begin to realize how bad their service and management is. To start off, it is VERY difficult to get a hold of someone that can help you, unless you are trying to sign a lease, in which case they are very helpful. But If you ever have any problems as a tenant, expect to make multiple calls, be hung up on, and be told "send us an e-mail" before you can find anyone that will solve your problem. I have had the receptionist go "hi, oh..." and then hang up on me after I have been put on hold for 10 min. She didn't even acknowledge the fact that I was on the phone. That is not how any company should interact with their tenants. This has been done to me at least twice in the past month. Maintenance requests are a nightmare. If you live in one of their older buildings, expect things to break often due to the lack of maintenance, and then expect them to take at least a week before sending someone to fix it. In our case, it actually took them a month, before they finished patching up and painting a part of the ceiling that collapsed due to a pipe from the bathroom busting. Also, this company is pretty unfair when it comes to deposit returns. When one of my apartment mates was moving out, the company sent her an e-mail saying that $30 will be deducted due to "carpet damage." When she inquired about where the damage is, and whether or not they are prove she was the one to cause it, they quickly change "carpet damage" to "carpet cleaning," which the whole apartment has to pay for. When she asked for proof of this charge, since California law does not allow landlord to actually deduct anything from the deposit without an invoice or receipt of such service. They showed her a previous carpet cleaning charge, which was $30 per person, and no other proof. At the end of all this, my apartment mate just paid the $30 because she no longer wanted to argue. I'm giving them 2 stars instead of 1, only because they still have those benefits I mentioned at the start (short term, furnished, individual contracts), which to some people are very important. But I would not recommend living here if you have any other options, because you can save yourself the money and headache, by living somewhere else. read more

When I came to Los Angeles to study I didn't know anyone to share an apartment with and Zuma was the perfect solution for me at the time. I lived in one of their apartments for 9 months. Honestly, I would say that if someone have asked me 3 months ago about Zuma I would not recommended it because of the conditions that I found my apartment (for the price that I was paying) and the service. However the whole old crew has changed and the service got much better. Now they help the students to find the best place for a good price and with a big smile in their face. Awful housing agent that scammed us for $170. Booked an apartment at Barrington Plaza administered by Zuma Housing but booked through Booking.com. We got an apartment that was in really poor shape, sticky floors, and general lack of cleaning. Furthermore, they claimed that a broken window was our responsibility (was broken prior to check-in) and were completely distant when we tried to ask them for help. Over price for places, they try to scam you with application fees, cleaning fees etc upon moving in. when you ask for things to be fixed, they take forever to do it or do not even do it all. So Bad experience here , I rent a share room in Santa Monica , many things don't work properly (shower, stick, and electrical problems). Before I arrive I notice them that my fight arrive at night time, so they told my that their will put the key in the front door, but surprise , it wast there , so I noc the door until wake up my roommates at 1am. With the payment: They didn't send my de deposit on time , I contact them, they apologize telling my that it will be in two days more, but it didn't arrive. So I come to the office to claim it. Hands down one of the most frustrating experiences in my whole life was living in one of these peoples apartment complex. I lived with Zuma Housing for over a year and the whole time it was nothing but problem after problem. I found out during my 3rd month that my whole apartment was infested with termites. We called them multiple times and ended up having to call their sister location Zuma Westwood about it to get anyone to help me. Right after that the Zuma Sm location started talkin all the talk but doing nothing. They didn't send anyone for 3 months and when they finally did they ended up being a cockroach exterminator. (We had those on the outside) So he had to go. They sent someone else and they inspected the place and gave them a quote and still nothing was done. We just kept up with out bugspraying but they'd always come back. Finally during my 7th month there they sent one of their own guys to spray the exact same stuff we'd be using the whole time. Never truly fixing the problem. Also during that winter, our roof leaked. Thankfully it lead in to our bath tub but they didn't come to fix it for weeks. When they fixed it they left a hole in our bathroom ceiling. With a termite infestation, I'm sure you could imagine how disgusting it was. That hole wasnt repaired for 3 months. We had to keep taping plastic tarp over it so the bugs and bug poop/eggs would not go in to our shower. After all that, when my roomates and I finally moved out, it was even more of a problem! We put in our 30 days on the 12th of October but we told them that if they found anyone to take over our rooms by the first so we didn't have to pay prorated rent that'd be great. They agreed and to that. Then on the first, we were just hanging out and 3 people showed up to move in to our rooms! We had no idea that they'd be coming and had to move everything out of our house in 3 hours. We asked one of the leasing agents about it and they said don't worry about any fees, thank you for staying with us. We got our security deposits back and they took out $350 dollars! They said that we broke the lease with them and that we should be glad they didn't take anything else out. But we never broke anything with them, really they broke the lease with us! The only person that ever helped me with anything was Gerard. He is a good guy so if these people are your last resort, ask to work with him. read more

I don't know where to start... I needed a new appt since my previous was too expensive. I found zuma because they were the only agency in Westwood. Everything went fine at the beginning. When I moved on the problems started... 1) I arrived late night in my room and a girl was inside. She said it was hers. I had to spend the night at a friend's. 2) next morning zuma wasn't even taking care of this saying that this girl is hardly joinable... As if that was my problem?? She is in the room I pay! 3) the girl was still insisting that it was her room and she locked me outside 4) I had to spend 5 nights at a friend's and wait that long for finally a slight move from zuma to kick her out (well the police did it) 5) my conversations on the phone or email were horrible because they were careless 6) the heater in the appt didn't work for 1 month and we were freezing. They said they would come tomorrow and tomorrow was again tmrw (...) we had to scream to make it happen. 7) they take on your deposit for the cleaning but they don't even clean after you leave 8) most of the appts are old and in an old building... 9) our fridge was so small Anyway... You will never ever find the professional person at this company that you can rely on and deal with. High school graduated workers, they have no idea what they are doing . They don't know what the law is, if you are in this country with no papers or documents or Photo IDs this is the right place for you because they don't ask about your identity or any legal documents(they re disorderly). There is always misunderstood among those employees, you are going to receive random emails every single time from every employee. In addition, Their target always is foreigner students because some of international students don't speak English and also don't know the CA law.Those unprofessional employees take advantage of students by giving them the worst service and the highest price. They only care about your money, this is their accomplishment. They don't care about their reputation. I had a lot of issues with those unprofessional people . I always had to go to their office if I want anything . I have a lot of Tenants who have complained to me about this company and it's service and ignoring it's tenants' emails. Again it was the worst experience I have had in my life with this unprofessional company. Second part is about service . This company will provide you with used furnitures which re very bad and ugly. They will never care about what you want or request . Of course when you pay a lot of money you want to have a nice place to live in, but unfortunately this company doesn't care about what you want. When you request maintenance good luck with that , you re going to wait at least 2 weeks in order to confirm your request. If you have any issues you have to go straight to the office to fight with them and that what happened to me, I had fought with everyone at that office because of their bad service and their incomplete work .
