I stayed at Zuma Housing during my summer in LA and had a good experience. It's in a safe student area in Westwood, close to UCLA, with shops, cafés, restaurants, a gym and a pool nearby. The house has everything you need, including a shared kitchen, bathrooms and common areas. There are also terraces where you can hang out with other people, and the cleaning lady comes regularly to keep the shared spaces clean. Overall, it was a great place to stay for the summer! read more

I lived at Zuma Housing while I was studying at UCLA, and it was such a great place to call home. The location is perfect, close enough to campus that mornings never felt stressful. The building is quiet, clean, and has a really welcoming energy. My room had great natural light, which I loved. During my time here, I noticed the team making improvements and restructuring, and it honestly made a big difference. Communication became stronger, the community felt more connected, and you can tell the staff really cares about creating a supportive environment for students. Everyone here seems happy, comfortable, and well taken care of. It feels like a place that keeps getting better. Any time I had a question or needed help, the staff responded quickly and kindly. It always felt like they were paying attention and truly wanted us to have a good experience. That kind of support is rare in student housing. I am grateful for my time living here, and I would absolutely recommend Zuma to anyone looking for a safe, positive, and convenient home in Westwood. It is a special place, and I look back on it with warmth and appreciation. read more

This the worst housing company ever. EVERY DORM AND LOCATION are disgusting, they never clean, only when they have to show the unit. They charge abusive amount for cleaning but it's horrible. Also they make you sign a lease with fake picture of the dorm. On their website it looks nice but in reality you will be really disappointed. Oh also in the lease you sign that they can enter your room at 9am to show the property on zoom or video (they send an email before but you have no choice) . This is a scam read more

Stay away, best advice when it comes to these guys. If you're looking for a professional leasing team, move on. I can't imagine them going on with this much longer. Between doing constant construction in the building/apartments, and delayed maintenance responses, it's a rough go. Raising rent during Covid, sending in new international roommates every 2 weeks during the height of the pandemic; that is the tip of the ice berg unfortunately... They hold zero accountability, stay away. read more

There is a reason why they have 1 star mostly!!! READ ALL THE REVIEWS AND THE DETAILS OF IT! When I read reviews I check how many bad ones are there and read through the details because sometimes it's not about the service or product. NOT THIS ONE!!! IT IS ABOUT THAT EXACTLY! Horrible company that don't care about anything else but making money! They get innocent students to pay a premium for rent because it's hard to get a lease contract as a student. They put 2 to 5 students randomly in one unit paying 2 to 3 times the amount of how much that unit would rent for with their combined payment. Horrible company that takes advantage of people!!! Students complaining about bed bugs and nobody does anything. That's disgusting! Not only the students suffers but also the people who live in the buildings where they put the students because the middle aged tenants have to deal with partying up to 4am and marijuana smoke as your new air freshener! They turn any normal residential building into student housing! Get your own building! read more

Horrible. Stay away. You will ruin the quality of your life and be locked in with a tricky / uncaring landlord.

The shittiest service and housing I have EVER received. I am warning you!!! The rooms look NOTHING like on the website; they are 4 times smaller and have barely any furniture. The service doesn't care about you. Like at all. I had the whole house complaining due to reparations of the ceiling every day for two weeks straight, and i had CEILING falling on my face. Nobody could sleep; it was a nightmare. If you see that housing website, RUN!!!!! read more

Avoid this housing company at all costs, they overcharge, their units are filthy, most things are broken when you move in, and then they will try to charge you for fixing anything. AVOID ZUMA HOUSING aka Zuma Westwood LLC. read more

My wife and I rented an apartment for a month at Barrington Plaza, West LA. The studio was nice and well furnished. We made all the paperwork online before coming to LA for vacation. All the process was easy and we really enjoyed our stay. Zuma Housing staff was great and very collaborative. Hope to come back soon once the pandemic is over! read more

The first apartment I stayed in was dirty and the roommates smoked weed ALL day long. They had freeloaders sleeping on the couches. Marcello, leasing manager, worked with me to switch apartments - which is why this is 2 stars instead of one. The second apartment I moved into started off great, but I had another terrible experience. This apartment was definitely a lot cleaner and it was co-ed. I am a female and I lived with one girl and two males. I was okay with this - until one of the males got violent and screamed at me for supposedly using his pan. He threw a tantrum and banged pots and pans around. I feared for my safety and decided to stay with my uncle for the remainder of my stay in Hollywood. If I would've known that I would've had two AWFUL experiences with housing, I never would've chosen ZUMA. It has made my stay in LA absolutely terrible despite being here for a fun internship. I highly do not recommend staying with ZUMA, and recommend finding housing through UCLA or USC. Do not use ZUMA!!! read more

Charged me fees for no reason after I had moved out and even sent the balance to collections. Very unprofessional and not very personal. All they care about is making money. They seem nice in person but be careful, save yourself. read more

F**k y'all ZUMA. Who the fuck deleted my review?????? I got ripped off by these foxy people when I just came to the U.S as a student. They provided me a studio which was simply furnitured for 22 hundred per month. One day the management came to me, and said the rent check which was given by ZUMA(I didn't deal with the management, I give money to ZUMA, and they dealt with the management) had something wrong. Therefore, I got a chance to see the exact rent. Holy shitttttttttttttttttttttttt!!!!!!! I could believe the actual rent was just 14 hundred something. Then, I talked to a guy whom I believe was the manager of ZUMA. He was like whatever. Also, they charged me some extra fee when I moved out, and did not give me back all my deposit for some ridiculous excuses. F**k this shit. Mother F**ker. read more

There has been some issues I faced working with them, especially from the maintenance team. However, the owner is very cooperative in solving such problems and always makes sure tenants are satisfied. read more

The company seems like a lifesaver at first. Short term, furnished, individual contracts, perfect for a student who needs to stay short term. However, after living in their apartment, you begin to realize how bad their service and management is. To start off, it is VERY difficult to get a hold of someone that can help you, unless you are trying to sign a lease, in which case they are very helpful. But If you ever have any problems as a tenant, expect to make multiple calls, be hung up on, and be told "send us an e-mail" before you can find anyone that will solve your problem. I have had the receptionist go "hi, oh..." and then hang up on me after I have been put on hold for 10 min. She didn't even acknowledge the fact that I was on the phone. That is not how any company should interact with their tenants. This has been done to me at least twice in the past month. Maintenance requests are a nightmare. If you live in one of their older buildings, expect things to break often due to the lack of maintenance, and then expect them to take at least a week before sending someone to fix it. In our case, it actually took them a month, before they finished patching up and painting a part of the ceiling that collapsed due to a pipe from the bathroom busting. Also, this company is pretty unfair when it comes to deposit returns. When one of my apartment mates was moving out, the company sent her an e-mail saying that $30 will be deducted due to "carpet damage." When she inquired about where the damage is, and whether or not they are prove she was the one to cause it, they quickly change "carpet damage" to "carpet cleaning," which the whole apartment has to pay for. When she asked for proof of this charge, since California law does not allow landlord to actually deduct anything from the deposit without an invoice or receipt of such service. They showed her a previous carpet cleaning charge, which was $30 per person, and no other proof. At the end of all this, my apartment mate just paid the $30 because she no longer wanted to argue. I'm giving them 2 stars instead of 1, only because they still have those benefits I mentioned at the start (short term, furnished, individual contracts), which to some people are very important. But I would not recommend living here if you have any other options, because you can save yourself the money and headache, by living somewhere else. read more

Bunch of liars, none of them speak English or pretend not to understand you, and will withhold your security deposit. I shared an apartment with several guys and after they left every single one of them reached out to me warning me that they will keep your security deposit. The breached contract when they didn't give my security deposit within the allotted time after vacating and even breaking contract they had the audacity to withhold some of it for a cleaning fee even though I personally cleaned the apartment and sent pictures on my departure day to avoid this. They NEVER answers phones and if they complain they transfer you to voice machine. I should have realized they were crooks when they have a $250 application fee which is illegal (Cal. Civ. Code § 1950.6.) read more

Choosing Zuma Housing as my rooming service was one of the most regrettable moments of my life thus far, and I am only 19. From their incompetent staff to their horrendous apartments (I am sure that there are nicer run-down trap houses) I cannot come up with ANYTHING good to say regarding the company. Oh, and one last thing: the apartments are outrageously overpriced. DO NOT USE THEM! read more

I stayed in a Zuma apartment near UCLA for 4 months. Overall, my experience with Zuma Housing was ok. Apartments are spacious and well arranged. Moreover, apartments near UCLA are very practical since you can reach the university by foot. Furthermore they have an efficient maintenance system: if you have any problem in the apt. they come to fix it in a short time. Lastly, they were helpful when I had to change apartment because my flatmate left. However there were some complications. For example I found my apt. not cleaned when I moved in. Also I was expecting to find a fully equipped apt. but I had to buy utensils for the kitchen, bedsheets, towels and other stuff. Moreover I found the A/C broken, they should have fixed it before I moved in. read more

Zuma Housing was able to provide for me many options for a 6-month lease. Price was a bit steep and furniture could have been in better condition. Otherwise, they were quick to respond with any inquiries, maintenance issues, and payment issues. Easy to access renter's portal and no additional utility payments. Would recommend for students who need housing quick and furnished! read more

Worst place to go, they will put you in dirty units, if you receive an email from them telling that someone will come check something in the units you can expect the person to come months later, and being really noisy. Also I had the bad luck of my fridge to broke down, they gave us a worst fridge with a door that do not close well, left the food all over the place and left. They made the place dirty as hell and did not even bother to clean. And at the end when you leave this hell they will keep the security deposit as much as they can, and if you succed to get it back they will keep some of it for "cleaning". Here are some picture of the place, that of course was like this before but I am pretty sure that after my 100$ "cleaning" is still as dirty. read more

This is the WORST housing company and this is why: 1) They lie about your apartment and everything when u r signing the contract. 2) The roommate situation and the rules couldn't be worse and they don't care about your complaints. 3) They steal a huge chunk of your deposit with no warning or invoice. Don't trust anything that they say because they just want to steal your money by being the middle man and charging you so much money that you don't need to pay. If u care about your pocket and want to have a drama free experience do not sign up with Zuma. read more

The team at Zuma Santa Monica was extremely helpful. They're quick at responding at any issue we had. The renting process was fast and easy. Their apartments are great and they are good at maintaining them. I was helped by Dorian who presented me a variety of options to choose from and helped me make the right choice. I'm a student so it's kind of hard to decide. I definitely recommend them. read more

Oh my gosh. What can i say about this company...a lot When I used to study at the UCLA extension program these guy were suggested me an apartment whoole of some strange persons from the east they were not even a students, hope were not an illegal immigratns or something. So after that I immediatly moved to another spot, but new problem was that it was no hot water, and I have asked a lot of times to come and check it, but no one cared. Also they stole my deposit saying that I broke something at the party, but I was not even in the city these day...I dont know may be I was not so lucky because I have a friends who felt finbe with that company but my experience was impermissible, hope you guys have a better service. Worst experience ever. Roommates smoke weeds and bring friends overnight everyday. My lease ends in August but they told me the room was preleased to some other people and I need to move in July. Contacted several times and they wouldn't deliver the key to me. I complained about roommates and weeds problems several times and no any reply. Overall, I just want to get a cheap bed for the work on campus, so 1 star for the potential convenience you can get from the distance. And yes, I just activated my YELP account to just write a review for this company! read more

Do not use this agency. These people are liars and crooks. They lied about things my daughter did that she never did. They also never told my daughter's roommate that she was moving in and the girl was really surprised and upset. They put my daughter in a apartment and didn't tell her that three months later she would have to move due to construction on the building. All in all, they made her move in three months and then said her contract was up. A big waste of $200 and a terrible situation for my daughter. read more

When I came to Los Angeles to study I didn't know anyone to share an apartment with and Zuma was the perfect solution for me at the time. I lived in one of their apartments for 9 months. Honestly, I would say that if someone have asked me 3 months ago about Zuma I would not recommended it because of the conditions that I found my apartment (for the price that I was paying) and the service. However the whole old crew has changed and the service got much better. Now they help the students to find the best place for a good price and with a big smile in their face. I think that Zuma got much better and is very a good deal for students that wanna live for a short period of time in Los Angeles area. read more

THE WORST EXPERIENCE EVER IN MY LIFE !!! I can't understand, how this agency still working legally. First they lie about everything, starting in the advertise on internet. Prices are not the real one. If you from asia, brasil or africa, price are higher than if you re european, with no reason. 2- You share an apartment sometimes with 4 or 5 people in a 2 bedrooms 1 bathroom, it's a true story, it happened to me when the owner show me the unit. They didn't tell me how many people were inside the apartment. 3- mostly, the people using zuma housing are international student, and they don't speak very well english ( like me ) or they don't their right. This compagny go inside your room even when you're not here without telling you. It's completly illegal !!!! There is no respect of the privacy, unbelieviable !!! 4- when you move out, they will try everything as possible to keep your deposit, of course, they know that you're going back to your country so whatever you think, they don't care about your opinion, you're leaving. 5-$50 per day if you're late in your payment.. ok, but if you're a generous girl, it's gonna be free. What the hell again ? I WILL NEVER GO BACK THERE AND HONESTLY I DON"T RECOMMEND IT TO ANYBODY read more

What a ripoff for students. Horrible housing choices. Prices are too high for dirty places in dangerous neighborhoods. The pictures don't match the real places. This is not a reliable housing company. I stayed with then for 6 months. Over price for places, they try to scam you with application fees, cleaning fees etc upon moving in. when you ask for things to be fixed, they take forever to do it or do not even do it all. When you think they can help you, they actually dont. And all their employees are young, uneducated and unprofessional. The whole business is disorganized and idk how ppl can be satisfied, unless your foreign and have no idea what your getting yourself into. But as an american, i know good busniess with exceptional services n resources. Zuma does not put their tenants first, they piut their paychecks n themselves before you. Sucks. So Bad experience here , I rent a share room in Santa Monica , many things don't work properly (shower, stick, and electrical problems). Before I arrive I notice them that my fight arrive at night time, so they told my that their will put the key in the front door, but surprise , it wast there , so I noc the door until wake up my roommates at 1am. With the payment: They didn't send my de deposit on time , I contact them, they apologize telling my that it will be in two days more, but it didn't arrive. So I come to the office to claim it. Then when I ask the back the payment , the back charge my a rate. Zuma hosting dodn't do nothing about it. So I assume that cost. Well I would never rent a Zuma apartment , they are so unprofessional read more

If I could just give NO STARS I would. I can't believe the amount of stress this company has put me through. I personally would like this company to get out of the business and it's so sad because I have so many friends and people that come to me directy asking how should they find apartments in LA and I used to suggest Zuma. I feel bad for everysingle person I told about Zuma. They will steal your money, they will give you shitty furniture and will charge you if something happens to it, even though it wasn't in a good condition, they will NOT give your deposit check back because they will find things in the apartment that are not your fault but use your money to fix it, or maybe they won't even fix it and they are just saying they fixed so they can keep getting money from people. I wish this place would shut down from business and If I don't get my issues fixed I will make sure they will get sued. read more

I don't know where to start... I needed a new appt since my previous was too expensive. I found zuma because they were the only agency in Westwood. Everything went fine at the beginning. When I moved on the problems started... 1) I arrived late night in my room and a girl was inside. She said it was hers. I had to spend the night at a friend's. 2) next morning zuma wasn't even taking care of this saying that this girl is hardly joinable... As if that was my problem?? She is in the room I pay! 3) the girl was still insisting that it was her room and she locked me outside 4) I had to spend 5 nights at a friend's and wait that long for finally a slight move from zuma to kick her out (well the police did it) 5) my conversations on the phone or email were horrible because they were careless 6) the heater in the appt didn't work for 1 month and we were freezing. They said they would come tomorrow and tomorrow was again tmrw (...) we had to scream to make it happen. 7) they take on your deposit for the cleaning but they don't even clean after you leave 8) most of the appts are old and in an old building... 9) our fridge was so small Anyway... Very very bad service and it's ashamed knowing that so many students need a roof and can't pay those crazy prices......... read more

When it comes to Zuma housing Westwood , I will Explain everything I had noticed when I used to live with Zuma housing in two parts First parts is about the office employees. It's Unprofessional LLC. You will never ever find the professional person at this company that you can rely on and deal with. High school graduated workers, they have no idea what they are doing . They don't know what the law is, if you are in this country with no papers or documents or Photo IDs this is the right place for you because they don't ask about your identity or any legal documents(they re disorderly). There is always misunderstood among those employees, you are going to receive random emails every single time from every employee. In addition, Their target always is foreigner students because some of international students don't speak English and also don't know the CA law. Those unprofessional employees take advantage of students by giving them the worst service and the highest price. They only care about your money, this is their accomplishment. They don't care about their reputation. I had a lot of issues with those unprofessional people . I always had to go to their office if I want anything . I have a lot of Tenants who have complained to me about this company and it's service and ignoring it's tenants' emails. Again it was the worst experience I have had in my life with this unprofessional company. Second part is about service . This company will provide you with used furnitures which re very bad and ugly. They will never care about what you want or request . Of course when you pay a lot of money you want to have a nice place to live in, but unfortunately this company doesn't care about what you want. When you request maintenance good luck with that , you re going to wait at least 2 weeks in order to confirm your request. If you have any issues you have to go straight to the office to fight with them and that what happened to me, I had fought with everyone at that office because of their bad service and their incomplete work . My recommendation is that stay away from Zuma housing , you are going to get tired of their unprofessional work. Finally, please listen to me carefully and stay away from this company, I swear I have told you the truth about those unprofessional people. I'm not making anything up, this is what happened to me. read more

This company is WAY OVERPRICED. Do not fall for the trap of paying $895 for a shared bedroom, when you can get a private bedroom around the corner for $825. Do not do this, it's companies like this that are ruining the housing market on the west side, as well as increasing traffic. This business practice should be illegal. read more

Awful housing agent that scammed us for $170. Booked an apartment at Barrington Plaza administered by Zuma Housing but booked through Booking.com.
