Process took about 4 weeks from estimate to completion of work (2x follow up visits for patching/touch ups post 1-day roof completion) . While the roofers that came to do the work were somewhat in hurry and didn't completely protect some existing items, no harm no foul, and quick work with only minor ding-ups that were fixed within the next week. The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

He…read morewas noticed that while there's is still time for the roof life(15 y.o.) the insurance company is putting pressure to replace it.... Since agreed to the terms of the contract, workers came in very fast. they ripped the old shingle also fast, but didn't put huge tarp to handle the debris: they had small parts of tarps laying on the ground and throwing old shingles on them, I would say 80% hit the target. Of course bad wood was found, and a new charge came with it. Sales person was playing the game of forgetting what his manager just told him to charge, and that's the way I've got a huu-u-uge discount of $200 off the additional charge. During the replacement workers damaged the plants around the house,even though were SPECIFICALLY asked not to,siding and gutters that they were STEPPING on!!!!!!. After they left,the sales person was invited to see the"battle field": all grass and bushes around the house were full of sharp wooden chips,huge amounts of the old and new nails. Some of the shingles were nailed to the roof and not sealed. The junk from the driveway was removed by.... leafblowers. Bottom line: service -BAD, after showing sales person all the damage - not even a plant ( rose) was suggested to replace, even after they returned and I was helping them with my magnet I have found many leftover nails, the impose HEALTH THREAT to my kids, and others.
