Zip rent is great with screening tenents, credit, background checks etc. There fees are reasonable. They focus on finding you a greats tenants so you don't have to stress over dealing with evictions. But nobody is perfect so if an eviction is necessary, then you must call an eviction lawyer, Zip rent does not handle evictions. . read more

In the past, one of the biggest frustrations with Ziprent was the lack of continuity--every time I called, I was speaking to a different agent, even about the same issue. That often meant repeating the same story multiple times and, unfortunately, sometimes receiving different answers. Thankfully, that has improved--especially with team members like Cielo. She is incredibly responsible, proactive, and communicative. What I appreciate most is her consistent follow-up: she provides updates regardless of whether an issue has been resolved or not, and even when it's being handled by another department, she still makes sure to follow through and update the customer by the end of the day. Here we go! I have viewed two rentals through Ziprent and I didn't have a great experience. I believe this partially to be because I've not been out looking for a rental in over sixteen years and I'm still kind of stuck on going in person to meet the owner, or property manager and having a conversation with them. The first place that I went to didn't have the key in the secure box, so I left and made a call asking if someone could come and let me in. I was told that no one was available and they would call the last people who viewed the unit. A few moments later I noticed someone walking away from the place, so I went back, and there was a key in the secure box. I called back and let them know, the man said "oh yes, we just had someone put a key in for your appointment" - WAIT, what? I told him someone previously advised me that no one could come and do that; very confusing. After viewing the rental property, I called back to ask where there office was so I could come in and show him photos of what the place really looked like. He said I could email them to the Ziprent; I proceeded to ask if multiple repairs would be made, and was told that would be addressed AFTER I applied and if approved would be dealt with on the move in day. Huh? This is the new reality for renters?? He then said the move in check in would be done virtually, and not in person, all documents would be sent to me to review and sign. I'm older, I understand that things change, but this seems very unsafe to me. I've been a victim of identity theft and know all the red flags, for me, this was very clearly not the rental for me, nor was it the company I'd want to rent from. What happened to owners of the homes meeting tenants? Why is everything done virtually? Why would I send my social security number, tax return and ID to a faceless person on the internet? Not a great experience for me, at all; however, their staff have always been friendly; hence the two star review. EDITED 3.25.2023 I have now been contacted twice by Ziprent regarding my review. While I understand that it can be frustrating for a business to get a less than stellar review, I did my best to be kind about this particular situation. I've been contacted via email, as well as a phone call today. I had a lovely conversation with Olivia from Ziprent and told her based on our conversation I would add a star, because as I originally stated very clearly, the staff was wonderful! They're kind and patient. This is my personal experience, and while I'm struggling to find a balance in the "new" way the rental market is going for RENTERS, I wanted to share my unbiased review of this company. From a tenant's perspective, Ziprent makes it very efficient to tour properties and get questions answered in a timely manner. I found that their lock box system was easy to use. Clear instructions and plenty of ways to get ahold of someone at the company to answer questions should you have problems accessing the property. What I also like is that when you schedule a viewing you are given 2 hours to complete the self tour. So if you're stuck in traffic or have to fit one more errand into your day, it's not stressful because there is not that time crunch. Another company that uses the lock box system does not meet the standards that Ziprent does. Thank goodness there is a company out there that values customer service and seems to be in touch with what it is like to be a prospective tenant dealing with a stressful life event. read more

I was searching for a property management company to help me rent out and manage my condo. I had never done this before and was overwhelmed with the amount of companies out there. I chose Ziprent LA based on the great reviews I read online, competitive price model (easily the best pricing I found), and ease of use. Ziprent LA was able to have my condo rented out with in just a few days of hitting the market. They were incredibly easy to work with, friendly and attentive. I should add that I did thorough research on 10+ companies in the LA area and none of them were able to beat the prices that Ziprent LA was able to offer. I thought Ziprent LA might come with less service due to their low prices but that was not the case at all! Also whenever I needed to speak with someone I could call their number and someone would pick up... even on the weekends! No long hold times our automated phone systems. I was seriously considering 2 other companies that felt like they were the Uber of property mgt. flashy websites, said all the right things, etc. While in the middle of trying to move cross country and starting and a new job, the last thing I wanted to do was look for another property mgt rental company, but I decided to check BBB on those companies, and wow...they got c and d and lots of complaints. So back to researching companies, which is when I came across ziprent. They have great reviews on both BBB and elsewhere and my experience thus far confirms that. They are the most efficient, excellent communicators that give you the info you want and need to make a decision. They've let me know when I should lower price to remain competitive and sent links to similar properties at lower prices. They send good info and recommendations on whether to select a tenant. And I'm at that point where I'll be deciding on tenant. Can't speak to ongoing management yet, but i think i do like this pricing structure better than others ;unless i have to get a new tenant every year. This feels more reasonable. And really the majority of service is upfront, it makes sense to pay more upfront. Because their service is THAT good, I'm not deducting a star for this although technically i should. I don't feel they wrote a compelling blurb for my unit. Which I could've quickly fixed and rectified, but I had a lot going on. I feel like this impacted the level of interest, because once I submitted my updated version, I feel like interest increased . I feel like this is something they should do well but they also don't know my unit as well as I do, so perhaps it's what should be expected. Anyway... just something to note. We have just leased a home that is managed by Ziprent near Corona,CA. The experience was seamless! The leasing team was responsive both by phone and email, and all of our questions were answered in a remarkably timely fashion. The actual lease signing was simple, handled through a very user- friendly portal. Once the lease was signed we immediately received a move-in information email, with info on all of the utilities, where the keys and mailbox were located...right down to the trash pickup schedule. Any questions we had for the property owner were addressed immediately and we were never left hanging. Since we are moving from out of state, we couldn't have been more reassured or assisted and I can trust that the level of service we have received so far will be represented by the property management team after we move in. I am not a US citizen, I went back to my home country due to the pandemic, Ziprent took the full charge of renting our place: schedule professional cleaning of the place, do through walkthrough of current condition, photo-shooting, placing ad on all property rental website, schedule and showing property, potential tenant back ground check, lease write up... They have made it so easy for me to be a landlord. The current pandemic condition have made it so much harder to rent out a condo in downtown area, and they have scheduled so many showings to people and so many application with no final deal, but Ziprent has always been professional and diligent on finding the right tenant. I wasn't sure if I should try finding tenants for my townhome in this market. I spoke to a few property managers in my area and after having a conversation with Ziprent I decided to move forward with their tenant placement services. There was a lot of interest when my townhome was listed. I trusted Ziprent's recommendations prior to listing and it paid off! Ziprent found new tenants and I had a lease signed in the first month. They take a new approach with their tenant placement and it may not be for everyone especially how tenants see the property on their own. Me and my husband are so glad we found Ziprent via Yelp. I did reach out to few folks in our community to get feedback about Ziprent before reaching out to them and the ones using Ziprent gave positive feedback. While looking for property management companies online, I mostly contacted local agencies at first before reaching out to Ziprent. We were put off by the 7 to 8 percent property management fee they were going to charge us with out taking care of the maintenance and even for the rental price they were trying to push us to quote very less citing covid and that finding tenants was hard during non summer time. Here we find Ziprent which is very transparent in their pricing. They charged us a fixed amount of $1000 to find new tenants and for further property management they charged $100 per month. Thankfully we decided to try Ziprent instead wherein they made it clear from day one that we as house owners have complete control on the tenant placement process. Ziprent is very different than the traditional property management companies , few items we really liked about Ziprent are: * Giving home owner complete control to set the rental price and to chose the applicants. They do send out a pdf with recent rental prices for properties they manage in the zipcode, which is very helpful for us in setting the rental price. This gave us a realistic number for rental price for the listing. * Letting the owner keep the deposit paid by tenants ( we found it very absurd when few property management companies said they will hold onto the deposit) * Very good communication via email from the whole team. * Professional photos taken were very good and helped us land on applicants within a week of posting. We found tenants, signed lease and got the deposit within a week of listing the property via Ziprent. * For making the whole journey of finding tenants so seamless. * Liked the online portal wherein we could see which prospective tenants had contacted Ziprent about the listing. Also ability to see the application details as and when the prospective tenants updated it. * The listing advertisement can be edited by the home owner before it goes live and even later Ziprent allowed us to make few minor additions to the listing. * They did an amazing job at the complete background check and provided us with the list of applicants to chose from based on credit report, income, background report etc. In short very glad that Ziprent let us, home owners, to take the decisions in this whole journey of finding tenants. We have chosen to use their services as well for property management.
