I NEVER post reviews on Yelp- so let this tell you something... The showing we had of a house was lovely. James was professional, on time, and charismatic! It was after the showing that communication became radio silent. My husband and I submitted our application and when we got our reports back, there were errors. We tried to call for days, multiple voicemails left, sent emails and text messages to get in contact with someone to ask a few questions regarding the errors. Do NOT rent from these people. Everything bad you hear about landlords and property management companies applies to this shady company. Crappy properties, nickel and diming fees, and retaliatory charges at their whim The Lafayette property manager, Amanda, is all sweet and sugar when you talk to her, but makes you pay when you're off the phone. The rental agent we worked with, Michael, assure you 'We're a mellow, nice company.' Don't believe it. It's bait and switch. They put horrible online tools in the way of getting service, post nasty-grams on you door if you decide not to renew, and as always, hit you with B.S. fees at the end. We had to clean deeply before we moved in, and cleaned upon leaving so the next tenant (whom we knew) wouldn't have to. Avoid any property with a Zeal sign. You will regret it. You'll have to go to court to get your full or any deposit back, as I will be doing. They are an example of the race to the bottom in this industry, taking advantage of their customers. I never really come to Yelp to give bad reviews...but this is definitely the worst building management company you can rent from...as stated in a previous review, their building collapsed...they did not tell people to evacuate...we had to be told to evacuate by the firefighters before even getting in touch with anyone from the building management company...they constantly lie...they are crooked...they put people who were renting a two bedroom after their building collapsed on a studio...they were doing construction with NO PERMIT...it's pretty bad...stay away there are way more honest real estate companies out there ...this has been the worst experience I have ever had with a leasing company literally putting tenants in danger and then stealing money from them. read more

Do not rent from zeal, specifically the 2955 Vallejo St location in Denver. Our oven broke during our rental and was never fixed- over 3 months. They initiated an AC project that was estimated to take 2-3 weeks in October of 2021. The project was not finished as of April, 2024. They were very misleading during the span of the project and advertised new units as having air conditioning. The building is also falling apart and is incredibly unsafe. The stairs on the north side of the building completely collapsed and repairs took several weeks. The walkways are falling apart along the outside of the building- debris falls and the walkways are pulling away from the side. During our time in the building they did major construction inside our unit with very little notice- installing a large support beam as well as lots of electrical work for the "AC project". Also very frustrating circumstances with moving out. Refused to communicate any issues until 59 days after move out (lease stipulated security deposits must be returned within 60). $350 to repaint the apartment when no damage beyond normal wear and tear was evident. Also, the large support beam they installed was painted a different color by zeal so it was inevitable they would repaint the unit? Also, our lease ended April 30 of this year- invoices show work 'done' on June 24th? Am I to presume they let the apartment sit idly for 2 months before cleaning/painting? Our water sewer trash bill doubled, from a fixed rate, during our tenure in the building. Communication was that they had underestimated the water bill for the building? The agents we worked with were relatively kind, but constantly being bamboozled for money and having the space you inhabit fall apart is troubling. There are comparable apartments in the area that are much better maintained and at similar price points. To be fair, I did live in this location for around 3 years, so there are some nice aspects of the apartment and location- but the bamboozle and debauchery outweigh the pros. Highly do not recommend. Do not rent at the 2955 Vallejo St locations as it is an unfair price with unsafe conditions. read more

Stay away! Renters beware, dont be fooled by the many fake positive reviews. Pro tip, sort by lowest review first. AWFUL experience w Zeal and feel the need to share - so you don't make the same mistake by using this company. I had to break the lease due to the apartment being uninhabitable because of water pouring from the upstairs neighbors bathroom down into my bathroom. Zeal sent incompetent maintenance techs who would tell me they have no idea how to fix it and the issue was ongoing since as long as they could remember. Zeal left the ceiling open for over a month and pretended it was fixed 6 different times then were being totally unreasonable and gaslighty when I said I was moving out after they didnt even try to fix it until i threatened legal action. I even got a health inspector which sited many violations. They held my security deposit and even tried to charge me extra rent. This was months ago and I am still dealing with the repercussions. My cats and I have been sick since then due to mold and this will end in small claims, sooner than later. These people have ZERO care for your wellbeing. Just another typical horrible leasing company. Unresponsive and unhelpful to any requests, extremely difficult to get in touch with, etc etc. The managers in charge of my apartment were nice enough and seemed like they were just doing their jobs. HOWEVER the apartment was in poor shape and constantly being worked on while I lived there. SECURITY DEPOSIT : they only gave back about 20% of the security deposit at first when I moved out. The apartment was basically in the exact same shape (if not better!! I fixed quite a few things around the house) when we moved out. After tons of back and forth (a very labored back and forth) they still only conceded about 60% of the whole deposit, charging for all sorts of things that were absurd - even though I followed the move out instructions TO THE LETTER. This company is not worth anyone's time or money read more

I had a horrible experience with Zeal Property Management in just 1 month's time. RENTER BEWARE. TLDR; they tried to steal money from me for "deep cleaning" after the Colorado statute of 30 days for Security Deposit claims when the unit was in pristine condition. I had to threaten legal action to get the rest of my SD back. Horrible and bad business practices. 1) They took over my lease with 1 month remaining as the duplex property I lived at had been sold. I had issues with them from the beginning. Their system was difficult to pay rent through. I had confirmation of the rental payment going through on the 27th day of the previous month but my payment (with correct banking details) was rejected on the 4th of the next month, in which they tried to then charge a late fee. 2) Before turning over my unit I did a deep clean on the unit, took pictures and completed a walk-through with one of their employees. They made no mention of any issues about cleanliness or concerns. Fast forward past the 30 days where they could enter a rightful claim, they tried to charge $220 for "professional cleaning". The "invoice" had misspelled words and had legit clipart on it. 3) To add insult to injury, my neighbor who was still living on the property and works from home never saw a cleaning crew on the date (or before or after) they said they cleaned the unit. There were multiple unreturned calls to Zeal and them fighting with me until I threatened to sue them. This resulted in them reluctantly emailing me back and sending the remainder of my Security Deposit back. I can't imagine having a year long lease with them. They were unethical and sloppy, and tried to make a buck off a tenant they had for 1 month. They've now attempted to do the same thing to my neighbor who has moved out. read more

Beware of this company, they kept our deposit for 3 months and then refunded us less than half. After 7 months of fighting them on this and taking it to small claims court we finally won the majority of our $2475 security deposit back. If Colorado's legal system wasn't so flawed and had so many loopholes for shady companies like this to slip through we would have gotten the entire deposit back plus interest. As a tenant, my experience with Scott, Connor and everyone at zeal was an absolute nightmare. First off, Scott the owner originally worked for 4 star reality, so he's basing his firm off everything he learned from them (he told me this himself). That also means that most of these 5 star reviews are probably written by him and his employees. If that isn't enough to steer you clear then hopefully this will. 1. Maintenance negligence. They took months to fix pressing maintence issues that involved my health and safety. It took two weeks alone just to get anyone to answer my call about the problem. When I complained they said "we get lots of phone calls and cant respond to anyone"...? 2. Their system overcharged me for rent and told me I was past due the month I had already payed. The due date for my payment changed every month and was very unprofessional. I also kept getting emails and notifications saying I owed rent at the end of my lease when I was already finished paying everything. Thank god I didn't do automatic pay or it would've taken an extra 1K out of my bank account. 3. They violated my privacy and right to quiet enjoyment. By the last month they were doing showings for my apartment twice a week. I requested that they do these after 12 pm since I had class everyday. They scheduled one for 10:30 during an exam I had. when I reached out to them and requested they do not disturb me they basically said I had to put up with it or I would be breaking my lease. They also took pictures of my unit without telling me which had all my belongings and copyrighted art and posted them on the internet without my permission. 4. All these things sucked but the BIGGEST issue was the disrespect I received. By the end of my lease I was so annoyed with all these issues that I sent an email to Scott expressing my frustrations and he basically gaslighted my saying that all these issues were my fault. (It was MY fault for overpaying, MY fault for leaving out my belongings when they took pictures without me knowing, MY responsibility to be flexible with their showings, etc). Unless you want to live in unsafe units, get overcharged, and get gaslighted by the owners, DO NOT RENT FROM ZEAL. I strongly urge you to look elsewhere. This is a very new company and they have no idea what they are doing, and only care about the property owners not the tenants. read more

I honestly cannot believe these 5 star reviews...I think they probably pay people to take down their bad ones. So pretty much this is a horribly unprofessional management company. My lease got switched over to their management and Ive had nothing but a horrible experience. So my window broke awhile back to the point where it was stuck open with a broken handle and letting in cold air. I put in a maintenance request and someone came about A WEEK later. He messed around with it and said he didn't know how to fix it and left. Another week goes by (a few snowstorms and cold air coming in later) and I don't hear anything. I was never given any contact info for them, they don't have an email posted anywhere so I called the only available number during business hours. No one answered. I called a few more times throughout the day leaving messages telling them to please call me back so my window would be fixed. No response. Another week goes by and I call back and someone finally answered. I asked why they never returned my call and he responded "sorry Ive been out of the office, but im here now!" He transfers me to some manager who I complain to about not being able to reach them. He replies "Sorry we get a lot of calls and we cant respond to anyone"....(Isn't that their job??) So anyways I ask him what's going on with my window and that its blowing in cold air and he says oh ya someone will be coming to fix it soon. Well its been another week and I haven't heard from anyone so now my heat bill is gonna be through the roof :) Long story short AVOID THIS COMPANY AT ALL COSTS they have very unprofessional communication and don't care about their tenants. read more

If I could give them negative stars, I would. Hands down the worst property management company I've ever dealt with. Got keys to move in late, had to call and email to get the code to be able to start moving in. AC didn't work and it was over 80 in the house and we have dogs. Fridge was broken. Dryer didn't dry all the way, once finally cleaned out there was a dead bird in the vent. Drawings from children all over the cabinets. Told a bathroom would be painted before we moved it and it wasn't. Which goes to show how well the house is being "taken care of" by the management company. It also took months and multiple people to come out to try and fix things. Wasted food and money trying to get things resolved. Were bullied by the HOA and threatened with additional fees by Zeal for not doing what was asked of us and we had to send pictures back along with their own email stating that what they asked of us was in fact taken care of. This is also while the rest of the neighborhood isn't doing what we were bullied to do (clean small weeds from the rocks which no one else had and it wasn't even bad). They don't care about their tenants. Stephanie was difficult and rude to deal with in almost every interaction. Had to add the owner of Zeal onto communications to get her to respond. Not that he ever actually tried to help the situation. Clearly just wants to sit back and collect his money. We were told that all was good upon move out to get our full deposit back along with a prorated rent from new tenants moving in in a month we already had paid for. But we were hit with all sort of fees and never got prorated rent initially. Took MONTHS to get it all resolved and still had to pay money that I do not believe we should have had to pay based on Stephanie telling us the house was all good. I will never use them for a rental or renting out any of my own properties and will warn others the same. read more

Tried to work with this company to lease a home. We are the perfect tenants, and have prior landlords that would give references. We have great income and credit....we just don't want to purchase in this market. We took just over 24 hrs to decide whether or not to lease a home because the cost is $3350, which is quite a bit of money for a lease. My husband commented about whether they would take less for the home (It has been listed for 34 days after all) So they are now telling us that the home is leased to a more qualified person....although four days later it is still on their site and on Trulia. So apparently you can't ask them to come down on the cost or they think you are not qualified. I think I will attempt to reach the owner of the home and see what they have to say. read more
