Due to the porosity of clay tile, it can very easily be ruined by the wrong type of cleaning and sealant application. It's a job for professionals. And folks who specialize in this type of tile are hard to find. I found Tyler and his company, Seal Systems through Yelp and called them for an estimate. I was pleased to learn this is ALL they do. They specialize in natural clay tile restoration. Tyler's dad even created a proprietary cleaning solution to address the potential issues of stripping off old sealer. On Day 1, they showed up and stripped the tile on their hands and knees. No machines, just two guys working their a$$es off. On Day 2, the sealant went down, four coats in total (I believe) were spread. (I prefer the high-gloss Saltillo). The tile looks gorgeous. The patina is still there but the whole room has a new life. I love the way it turned out - 100% exceeded my expectations (because old tile restoration can be hit or miss.) If you have clay tile that needs some TLC - hire these guys. They are professional, responsible, dependable, and know what the heck they're doing. Also - family owned business...that's a good thing.

After about 4 hours he was done, and our Italian tile, original with the house from 1977, looks brand new. The grout, once dark from dirt settling in, also looks brand new. This time, it was pricey for what I had done and my carpet was soaking wet still an hour later with 2 fans running over the larger area. It was $169.00 with tax. That didn't include a tip and I always try to do that for a service, so I tipped separately. They cleaned the stairs (15) and an upstairs living area of mainly the open area and the walkways leading to that area. There was furniture in the room and they cleaned around it. After about an hour with the fans on and AC lowered to help dry, I got my wet/dry vac and sucked out more water/moisture and then got out the super big fan. In all, I had 4 fans running over the areas all night and they are finally drying. The carpet is older but still, it shouldn't have been soppy wet like that. Not sure if I will use them again. May need to find a different cleaning method with less water.

They assured me they could succeed where others failed, but unfortunately, the stains remain. After the job was finished, they explained that the lanes are actually 'imprinted', the same conclusion the first company reached. It was an expensive way to learn I should have trusted the initial opinion, but I appreciate their effort. I guess it is officially time to replace the carpet.

He said for the pet stain treatment it is an extra 175 for each room plus i would need to add on the 6th room because it was not on the estimate. The 175 times 6 rooms is over 1,000 plus the 300 for the five rooms plus the add on for the 6 th room. I said for that price i could replace 2 rooms with pergo floors.... Ridiculous price. I think once he saw i live in Southlake he just decided to rip me off. Never trust this company.!!!!!!

It took him less than 20 minutes to do the job. I called and spoke with Russ again and communicated this to him and was told he would escalate this to his manager. I have yet to be called so I left a voicemail. I would NOT recommend this company due to the dishonesty and lack of care for their customers. Here's another update: a supervisor called me and argued with me. He was very aggressive and kept interrupting me when I was trying to explain my frustrations. Horrible way to treat your PAYING customer.
