Having the unfortunate reality of dealing with an ageing roof we called Mike to come and look at the existing conditions on our roof, do an inspection, and make the expert recommendations of what we would need to have done with the upcoming roof replacement on our home. Mike and his experienced roofing expert Johnny were at our house within a matter of hours to help accommodate our work schedules and make the inspection as convenient as possible. Mike and Johnny were all over it! They came with all of the necessary equipment, looked everywhere and at every condition. They were very courteous and conscientious of our home and very thorough and professional in their approach and explaining their findings. They explained in detail the problems that existed with the 25 year old roof and followed up with a very detailed and professional report. Mike went the extra steps and provided us with some recommendations of potential roofing contractors in the area whom he was familiar with and whom had the better reputations for performing timely and quality work. At the completion of the roof replacement were were uncertain of the means and methods that the roofing contractor had chosen for a few items and requested that Mike perform a followup inspection of the completed work. Again being as timely and responsive as possible Mike returned the next day (which happened to be a Saturday afternoon) and conducted a detailed review of our new roof, His inspection pointed out a few items that needed some additional attention and were documented in his report which he provided to us on Sunday morning. I have to say when we were looking for an inspector for our house that we were getting ready to purchase, we really weren't being picky and were just looking for someone cheap in the yellow pages. We had initially contacted another inspector but we were calling after 5pm and had left a message. We left Affordable Inspections a voicemail as well, however unlike the other inspector Mike Potts called us back within 30 minutes. Quoted us a very reasonable price for our inspection and promptly scheduled the inspection within the next few days. Unfortunately some things with the buyer held up the inspection and we were forced to call Mike back and ask him to reschedule. Mike understood and scheduled the inspection 2 days later. Having only spoken to Mike on the phone up to this point I wasn't sure what to expect. When I got over to the house Mike had already met with my dad and the inspection was already underway. Mike promptly stopped what he was doing and he came up to me with a smile and enthusiastic demeanor. He shook my hand and thanked me for choosing his services. As a first-time home buyer, I was as little concerned about the inspection process and looked for a highly reviewed service at a reasonable price. Mike Potts (the owner) has around 20+ years of experience working in homes in the area, and it shows. Here's some things I liked about the service: * He knows homes inside and out, and what to look for in the houses specific to this area. The knowledge base is definitely there. * He was on-time to the appointment and promptly returned any missed calls. * He encouraged us to walk along with him during the inspection, teaching us things we should know about our house and possible remedies for some problems. * He didn't rush, we were there for over 3 hours on a small property on 42nd St N St Pete. We are the buyers that Carole J is referring to in a review that was recently posted. Her post could not be more untrue. We are in the process of purchasing our first home and decided to work with Mike for the home inspection; and thank goodness we did! The house under consideration was cosmetically beautiful, which is why we made an offer. However, we did not realize the many underlying issues the house had that Mike was able to point out and educate us on (which will help us in our continued home search, that alone was worth the money!). He ultimately saved us a lot of time, money, frustration, and happiness. I would also like to address her post, point by point: Due to unforeseen circumstances, yes the report was 6 days late but we totally understood. Mike contacted us and was super apologetic and kept us updated about the entire thing. He absolutely stuck to the facts and never interjected his opinion, which she cannot even speak on considering she was not there for the inspection. We witnessed to 'poor rehab' ourselves, just because the permits were pulled, passed, and closed does not equate to good workmanship. Again, she cannot speak on this because SHE WAS NOT THERE. We have no obligation to share OUR inspection report, that we payed for. It is actually not suspicious at all, because this is exactly why we decided not to share the report. I called Affordable Inspectors for an inspection on Friday afternoon, Mike was out that same Sunday. Mike was punctual and very knowledgeable. It was obvious from the moment he began his inspection he had my best interest in mind. He found several inconsistencies with the story I was getting from the seller, including a discrepancy on the age and condition of the roof, and the non-professional electrical panel instillation. He also noted that the A/C may not be large enough to service the entire home. Mike gave me his professional opinion on the spot, as well as a rough estimate of the cost of the repairs. I was able to independently schedule a roofer, A/C company, and electrician and they all agreed with Mike, and their quotes were within the range that Mike had estimated. First of all, I wish I could give Mike 10 stars! Mike has been in the business for over 30 years, and has worked on many projects with my father who previously worked for the City of Clearwater. My husband and I are in the process of purchasing our second home and our first new construction home. I left work early to meet him yesterday for the inspection. There is only one word to describe this company and it is "Wow!" My husband and I just moved to the Clearwater area and had no idea where to begin as far as finding home owners insurance, or how to even know if the home we were buying was safe and secure. Imagine getting your offer accepted and trying to find a business or ANYONE to answer their phone or return your call during Memorial Day Weekend? It was a struggle! But Michael Potts was the only one that I was able to speak with and schedule an inspection on such short notice (the Tuesday right after Memorial Day). He was very kind and thorough during our initial call and even nicer when I met him in person (15 minutes early to the appt I might add). It turned out that he knew the Sellers Agent, however, that did not stop him from being completely honest with us and he gave us great tips and pointers. His detailed reports helped us to pinpoint issues our untrained eyes would not have seen, which helped us in the negotiation process.
