Called for an appointment on Thursday and Friday morning the chimney guy was at the apt ready to do his job. It took him about an hour for cleaning and inspection and he told me that the fireplace was not used much in the past and it just needed a good cleaning and lookover . Rate was reasonable and the advice he gave me for proper maintenance and care was very useful ..Was thinking about having the fireplace sealed up so I wouldn't have to deal with it anymore when the new tenant moves it but the chimney guy told me , it would be a shame to not have a fireplace especially during the winter time and a fireplace in a condo apt is rare and very cool , so fireplace stays put . In 2016, J&S did a lot of work at the rear of our house in Throgs Neck. Granite terrace,…read morestairway...and stucco. Two years later, the stucco was beginning to de-laminate in three spots. In the spring of 2020, when the stucco was looking really terrible (bubbles, peeling, falling off, etc...see photos for examples), we asked John to come by and take a look. Of the roughly 450 square feet of stucco applied, about half is showing severe bubbling and peeling now. HE TOOK NO RESPONSIBILITY. It's water damage...that's not in dispute...but he blamed everything from the siding on the house to the stone terrace...which he installed. Since then, we've had two stucco experts inspect the damage, and they both immediately had the same verdict. The stucco was laid directly over the cinder block, with absolutely no water management / prevention in place. No mesh or styrofoam, no drip line cut into the granite lip above the stucco wall, nothing. Now we face a $4,000 repair job...for work done only FOUR years ago. Needless to say we'll be finding another company to do the work. In his online response, John will likely say that the vinyl siding of the house is causing water problems. So it's important to say here that NONE of the problem areas are anywhere near the siding. We're having water problems because, again, there was NO mesh or styrofoam placed between the cinder block and stucco, and there was no drip line added to the overhead granite lip...which they installed. NO EXCUSES. Avoid these guys, unless you want to pay twice.

In the summer of 2023, I had my driveway done by Manor Paving in Mount Vernon. The finished product…read morelooked wonderful. By the summer of 2024, there were some cracks developing so I had the driveway sealed. By summer 2025 the cracks were in the range of .25 to .5 inches wide with some vegetation growing. The side of the driveway near my garage way already crumbling with half inch gashes. I call at least six times and visited their offices twice to have someone drop by to see what can be done. No one ever showed since they were 'busy with other crumbly paving jobs. I did research and found "Pli-Stix" which is an asphalt 'rope' that is put over the cracks and melted with a propane torch to form a permanent seal. a good 10 manhours of my work and $200 of materials to save my driveway (120 linear ft of sealant, torch, propane tank). I sealed over 100 linear ft of cracks. So if you want a driveway that crumbles after 2 years with no callback or support from your vendor, this is your guy!
