We used Pinnacle for an inspection on a home we are buying in Libby, MT. We had done the walk…read morethrough and were really excited to put an offer on the house. We were given 3 company options by our realtor and decided on Pinnacle as a local resource. From day one, Walter was fantastic! He explained what the inspection options were, what was included with each option, asked if we had any specific concerns based on the walk through and then did his thing. What came back within just a few days was a 35-something page report with so much detail we were actually ready to withdraw our offer on the house heheh Enter again Walter - he called us back (over the 4th of July holiday weekend ) and discussed with us every concern we had until we were comfortable enough with the facts to carefully decide on our next steps. He never once retracted what was in the report, and made clear that anything he was saying was either fact or opinion depending on what we were talking about at the time. The report itself included tons of pictures (including all of the rooms) and also on the things that could be an issue - chimney from the roof, trees that are too close, bent pipes, electrical outlets without GFCI, slow drains, roof bubbling up, previous repairs, moisture spots, etc. A week after THAT, we had another couple of questions about his opinion and he was available later that same day to discuss. All in all, we are VERY happy with our Home Inspection and the inspectors and can without ANY reservations recommend Pinnacle with the highest degree of confidence.

If so, red alert-- always hire your own inspector independently from your agent. We used him based on an agents recommendation. Rick is a nice man that doesn't do a thorough job. Earlier this year I used this home inspection service to inspect two homes I was interested in…read morepurchasing in Flathead County MT. 406 Home Inspection Pros was recommended by my realtor. I accompanied the inspector/owner Robin Patrick for the first home inspection and was satisfied with his findings. I contracted with him for the second home inspection and very unfortunately was not able to be present. Mr. Patrick basically gave the home a "thumbs up" including being safe from radon exposure. Upon final purchase of the home considering his "thumbs up," I found 14 (fourteen!) problems with the home that were more, much more than "cosmetic." During the course of the past five months I have incurred not only much of my time to mediate these problems bust have also incurred thousands of dollars in extra expense. I frankly doubt that I would have purchased this home that is now a "fixer-upper" had I been aware of these deficiencies that Mr. Patrick failed to address from his professional home inspection. I have made a full accounting of the home's deficiencies to my real estate broker and was indeed shocked. Needless to say he and his fellow associates in this prestigious brokerage have stopped using 406 Home Inspection Pros, Inc. services and no doubt word may spread throughout Flathead County MT that this business is not qualified to make accurate and trustworthy home inspections. My advice is to stay away from this business unless you have money to burn and enjoy disappointment.
