My wife of 57 years and I have owned and occupied more than 20 homes. We have restored or remodeled…read moremost of them. Being in our late seventies and both terminally ill ,we recently purchased what is to be our last and best home. Too old to do all of the remodeling ourselves ( I have worked in and around the building trades for over 50 years) we no longer are able to do the heavy lifting. We hired Jon Massie, owner of Benchmark Builders, to remodel master bedroom ,bath and kitchen. During the planning and waiting to start we told Jon we were planning on building a guest house on our property and ask if he would be interested. He responded sure. We told him it would be around 1200 sq. ft., modest in features and cost and gave him a photo of the style. Asked the cost of construction and his estimate was $400.00 per sq. ft.., ( 1200 sq ft x $400=$480,000.00) We went to a 2nd, prominent local, contractor for an estimate and his base cost $200.00/sq ft. We added a stone fireplace , granite counter tops, wrap around covered porch and 6 stone columns. His price was better so we contracted at nearly $300,000.00 and 40% lower cost. It was never a condition that Benchmark would have both projects. He only asked to be considered and he was. His website states that he does remodels so I ,with his knowledge, purchased tens of thousands of dollars worth of fixtures and materials for our project, notified Benchmark Builders and Jon Massie that they had been delivered. He scheduled to start the following week and said he would see us than. The following Friday he called to say he changed his mind because we were building the guest house with someone else and he was not going to do the work, he had agreed to do, knowing he could not come near matching the construction cost of the guest house. We had thought Jon and his wife were friends.

We reached out to the office on very short notice, explaining that we needed to see more than a dozen homes that same weekend. Looking Glass immediately connected us with one of their agents, Amanda Jonnala, who proved to be exceptional from start to finish. From the first phone call, it was clear that Looking Glass Realty is committed to customer service. Amanda met us that Saturday and spent the entire day showing us homes, returning again on Sunday to help us find the perfect fit. She arrived fully prepared with organized packets for each property--MLS sheets, photos, disclosures, everything we needed. This level of preparation and attention to detail speaks volumes about the standards Looking Glass sets for its agents. Throughout the entire process--touring homes, making an offer, navigating inspections, coordinating contractor estimates, and preparing a counteroffer--we felt supported, informed, and taken care of. Everything moved efficiently and smoothly, and the communication from the agency was excellent. Looking Glass Realty clearly values hard work, professionalism, and client-centered service. Our experience with the company exceeded every expectation, and we would highly recommend them to anyone looking to buy or sell a home in the area.

Every single one of them expressed shock at how high the estimate was and mentioned they had never seen pricing that extreme for this type of work. Based on my experience, it felt like unnecessary issues were being identified in order to significantly increase the total cost.
