He answered all of our questions and even took pictures of one area that we pointed out. Craig Falks team did my inspection and missed polybutylene piping throughout which was caught by a buyers inspection when selling my townhome. we lost the buyer and were quoted nearly $20k for repairs. when we complained to Craig that this MAJOR issue was missed he made many huge promises about "making it right" that were not kept. he returned to the home to confirm it was missed and suggested putting me in touch with a plumber for an estimate to determine next steps and then stopped communicating with us. we have been lied to and taken advantage of and craig has done nothing to account for his teams very costly mistake. read more

I canceled the contract on the property I was buying. They refused to give me any money back on their inspection. After doing research, other companies will do it in good faith. Don't use Wise! Just because they have an A+ rating with the BBB it doesn't mean much! Horrible companies have a rating with that! I had emails with them and they were quite horrible. If they need the money then that's ok! All I wanted was for them to do the right thing. I plan on purchasing a property this year but I will not be using them as my inspection company; I only used them because my realtor set it up through them, but I fired him too! We had the condo we were buying inspected in December 2021 before closing. As we were out of town buyers our realtor was with them for the inspection. The report found nothing but slow drains. Yet when we arrived we found major items that were overlooked. 1.The dishwasher was unsecured to the cabinets causing the dishwasher to tilt forward when opened and the racks to coming sliding out. Also as a result of the dishwasher being unsecured the door could not close properly causing it to leak while in use. It seems this would be easy to see if the inspector bother to open the dishwasher. 2. The HVAC system had a leak resulting in a need for more cooling agent and ultimately a replacement in the near future. Know that the heating cooling system needed replacement would be important information to a buyer. 3. The dryer in the unit was clogged with lint. Another easy item for the inspector to check. 4. The bath tub did not drain properly because of a design flaw in the plumbing of the drain. Another item I would expect to be checked and noted in an inspection. Overall the home was in great shape according to the report and yet it was clearly not. I am surprised given this company's reputation that our inspection was so unprofessional and inadequate. read more

I hired Phil Wise for a home inspection for my home in Boca Raton and relied on his professional ability to determine if I should buy the home. After moving into the home there was significant damages. Damages such as toxic black mold which was airborne and visible on several parts of the inside and outside of the home. There was significant pooling happening around the structure of the property due to clogged drains. There was an stains on the ceiling from a leak in the ceiling in a couple of locations. There was stains on the floors of the garage that were developed from flooding. There was a unpermitted laundry room in the garage that were not in the plans. Not a single thing here was brought to my attention on his report and we learned about it very quickly upon moving in but unfortunately it was too late. The damages we have encountered are monumental, we have had 3 quotes already and the cheapest one is $150,000. That cost is not even counting that we had to immediately move out of the home and back into an apartment while paying a mortgage for a home we can not live in do to the serious mold issue. You think you are getting a comprehensive report but you're actually not. He makes you sign a limited liability agreement that protects him in the event he messes up. The funny thing is I have documented proof of asking him to please let me know if I should do a mold report and the reply was "I'll let you know" meanwhile he did not and there was visible signs of it from basic observation especially if you are a "licensed professional". I asked him to explain why he did not tell us about the leak stains in the ceiling and he told me "If I thought it was an issue I would have told you" Seriously!? Who says that? read more

We purchased our home a week before the hurricane in september 2017. We contacted Wise Home Inspectors to come do a survey. Before closing and after the hurricane, the mortgage company asked for a second inspection which Wise came out and did. 6 months later our bedroom ceiling caved in and the spare bathroom after cleaning my hand went through the tile from rot. August 2018 our living room ceiling collapsed. 7 weeks with no AC. All because of a "pre existing condition" that the inspector should have seen. I actually contacted Wise Home Inspection and he same guy came out and literally pulled a bucket of water from the attic and hugh sheet of plastic that the previous owners had up there to protect the ceiling until they sold the house. Wise Home Inspection had "not one" but "two chances" to find this and missed it both times. With that said our home insurance went from $3400 to over $8000 a year, All together we will be out $38,000 that insurance will not cover and we are actually finding more things. We contacted Wise and they sent in a claim to their insurance company 2 months ago and their insurance company continues to ignore us asking for an update. We finally hired an attorney which Wise will be liable for that bill also. This has been a nightmare. Save yourself and do not use this company. read more
