He also made "incorrect statements" about how the water heater was not installed to code on the written report. (It was In fact installed to the current PBC building code). Would go into negative star spectrum if it was allowed. I didn't want to leave a one-star review, but this company, and in particular their customer success representative Jonathan, gave me every reason to do so. We used Max Home Inspections for our recent home purchase and there was a very material oversight in the inspection report, namely a ten foot section of sagging stucco soffit that was never pictured or called out directly with any specificity in the inspection report. When this was brought to the attention of the company, we got passed around and passed around, until we eventually got passed to a Jonathan who treated us so poorly that I can't even fathom how he ever landed in any kind of customer success/retention role. He was also very hard to get on the phone. We paid over $1,000 for what we thought was a comprehensive inspection and were told by the inspector that all issues of concern would be called out in the report. When we addressed the big miss on the stucco soffit with Jonathan, he completely dismissed any responsibility from the inspection company and treated us as though we were incompetent consumers who should have essentially done our own inspection on top of their inspection. If I was in the home inspection business I never would have hired them for their services in the first place. Jonathan denied any responsibility for errors and omissions and was very condescending. He pointed to very generic language in the inspection report and pinned it on us as the consumer. At a minimum, the company should invest in service personnel that have some baseline EQ score, and the company should try to develop a culture of rigorous inspection quality and strive for customer satisfaction. We will never use their services again. And we implore the community to please, please think twice before hiring this company for your home inspection needs. Buyer beware! read more

We bought our home in 2020. Max Home Inspections provided the necessary inspections (Roof, 4-Pt, Wind and Hurricane Mitigation) for our insurance and mortgage companies. They handled the detailed requirements in a very timely period. They were able to coordinate with my realtor and made this evolution pain-free. Fast forward to 2022. Our insurance rates have risen 64% since our 2020 purchase, 24% proposed increase for plan year 2023. Fortunately I have access to USAA insurance products. Max Home Inspections was able to provide a current roof inspection (required if more than 1 year since last inspection). My schedule is interesting----they were able to arrange for the inspection when I was home. Two hours after the inspection, I received the detailed certification report with supporting documentation. I purchased a home inspection for almost $700 and the inspector told me everything was great. Except when I moved in the oven was completely not even heating up. It would turn on, but did not heat up at all. When I called max home inspection to ask for a refund for my inspection, They told me that it must have been some thing I did to the oven and that it was working at the time of inspection, which was impossible. The oven did not work the day I moved in, and it was vacant the entire time between the inspection. They say they provide insurance but it's $250 per claim to even have someone look at it. We hired MHI on the recommendation of our broker to perform a pre-purchase inspection of a condo. However, MHI grossly FAILED to discover extensive TERMITE damage surrounding the door frames and woodwork throughout the condo. We spent thousands to remediate the situation when we discovered the damage. Had they discovered this early on we may have been able to negotiate a lower price with the seller to cover the costs of the repairs. This was a huge expense for us and a HUGE FAIL for MAX HOME INSPECTIONS. Therefore, we would not use them again for any future purchases and cannot recommend their services. Avoid these guys at all costs, brought in by our realtor and we were hoping for a good experience! They missed two big leaks in our garage which ended up being an out of pocket expense of $2500 after closing. Then both of our AC units flooded the upper and lower levels of the home as new floors were being put in due to faulty emergency cutoff switches, which when we called in again we were told that they are not experts and don't certify the installation of unit only that it blew cold air! When we submitted a claim based on the certificate and guarantee given (when they do their little show with a bag of popcorn and a free measuring tape) we were told it fell outside of the parameters and claim was denied. So basically you have no protections from them doing a bad job. If you're going to buy a house : Hire a Expert in each field to make sure you don't fall prey to repairs that could have been contested before closing, these guys will tell you themselves WE ARE NOT EXPERTS! read more

He covered every visible inch of the home, answered questions when I had them, and inspected /observed functionality and lifespan of equipment, roof, AC, water heater etc. Completed the inspection by going over any minor, moderate, or other issues discovered. The buyer's agent scheduled a home inspection with Max Home Inspections. The property is owner occupied and the home inspector, without prior notice to the buyer's agent or to me as the listing agent, was so rude to show up 2 hours early and took the key from the Electronic Lock box which had a CBS code and tried to enter the premises. The owners were not dressed yet as they didn't expect anyone to come that early. The home inspector didn't ring the bell and just tried to walk in. Unbelievable, as it only takes an email or text or call to change the time. On top of that the sellers have a gun permit and we don't want anything to happen due to stupidness of a licensed person with no brains. We contacted the company and nobody has called us to apologize... Showing up earlier is fine BUT just give proper notice! read more

This inspection company did not a do a thorough job. Upon review of the general report that was performed there were 20+ incorrect / inaccurate statements that were inaccurately documented within the forms which was used by insurers for Home Owners. At one point the insurance companies identified additional errors and noted the home that was inspected was uninsurable, however this was only due to typos not actual issues with the home. When we called to reviewed the report the customer service and management they agreed with the errors and fixed the reports (which took over 8+ iterations and the time span of 3 weeks). They offered a 50 dollar discount for their errors but between all the time between reviewing the inspector's work, rewriting documented forms, resubmissions to insurance companies and long customer service calls we did not find this company helpful or ethical. Yelp community beware if the poor work of this company and unethical behaviors they provide. read more

I can only say good things about Max Home Inspections! My fiancé and I were buying our first home and they made the process easy. Andrew White was our inspector and from the time we met him we knew we were in good hands. He checked every aspect of the house roof, walls, floors, attics, garage, water heater, AC, and more. At the end he walked both of us through the house and went over the points that he thought needed to be addressed. He recommended a structural engineer come out to the property to review a few things with the garage, thank god he noticed it!! Stay away!! This is a horrible excuse for a home inspection company. They can tell you that your house has a cracked plastic wall plate that will cost you 50 cents to fix but they don't notice that your house has a sinking floor that that will cost you $50,000 to fix. Yes, that's exactly what happened to me. I paid this company a lot of money to inspect my house prior to purchase. They did several inspections and produced reports with a bunch of pretty pictures of insignificant issues but they failed to notice the obvious and most important issue that the foundation is sinking and the floors are up and down like rolling hills. I'm upset that I didn't see it myself. I made the mistake of trusting these 'professionals' to tell me about any serious concerns. They failed miserably and now I'm left with an estimate of $56000 to fix my foundation issues. When I called to ask for help the rep proceeded to read me a list of excuses. Then I got to speak to the 'Manager' who read me the exact same list of excuses in order. It was like listening to a telemarketing script. Total nonsense. A smart business person would have apologized and refunded my money as a minimum gesture of good will. Instead he sent me a form to fill out and send to their third party 'Warrantee' company. He proceeded to tell me that I shouldn't mention that this was an existing issue or the warantee company wouldn't cover it. He was essentially hinting that I should commit insurance fraud. If I would have heard an apology or a plan to help me recover some of my losses I would not be writing this review. I hate to waste my time but if I can save someone the financial and emotional pain I have suffered it will be worth the time I spent writing this review. Inspector Daniel arrived on time. He explained the process In detaill... that's all I can say about my service. Yes, he acted professional but being in my home for a month now noticing little things that should have been caught. The inspector passed the home with red flags ... don't understand that. Plumbing - Main pipe to the house is clogged- plumber came in after week two me being in home and he did major work. Inspection only had the water running for a few minutes and never all at the same time, which is what happens when hubby was taking a shower and I turned on the dishwasher and had to clean the sink. There was water everywhere . Air conditioner- was not cooling, unit had too much gas and was clogged. Needed a/c repair to come to house to clean the unit inside and outside. The breaker box and casing was rotted and old and apparently the inspector did not catch that either. The breaker box and casing had to be changed because it fell off while the a/c guy tried to disconnect it to clean the unit. Sockets- I didn't notice the bathrooms didn't have sockets and the inspector either. I was told by Drew in Max inspections that's my responsibility. Gutters - Huge gap between house and gutters. Day one after closing noticed a very nice community of bees living between the gap. Had to hire Miami Bee Removal. So far, these are things I've noticed while being here now coming into two months. Yes, very nice but don't think they have seasoned inspectors doing the inspections. read more

Reports confused buyers as to the cost and extent of the repair. Inspectors are not competitive. Customer Service agents not professional. They do not communicate effectively with all teams involved in the transaction. Present repetitive information as wrong but notes "show is good." Inspectors ask for equipment at the premises; they should bring their own equipment. Work that should be done in 2.5 hrs the most, takes them 4 hours and they stay at the property owner-occupied after 9 PM. The support team does not answer the phone, they do not read notes, and duplicate efforts. Expensive service for a simple inspection. Strongly: not to hire Max inspections. read more
