Be sure to CYA in regards to paperwork. The management in VERY shady; the community manager (Brooke…read moreR) in particular. The long and short of it for those interested in the extent of shenanigans at this place: We notified Brooke of our intent to break the lease early which opened us up to a potential lease break free of 1.5x rent. No big deal, this is typical stuff. However, a few weeks later we asked if there was a possibility to revoke our early termination because the fee was a little daunting. Brooke informed us that she had re-rented the apartment to another applicant so we would have to go to another unit but the lease break fee would still apply. Her e-mail stated: "HI there Unfortunately we have already re-rented the apartment and the applicant is approved. If you would like to continue living here you may go to another unit but the lease break fee and 30 day will still apply." What this dunce didn't realize is that we knew this violates California Civil Code 1951.2 which states that if the landlord is able to re-rent to a new tenant within the original lease period then the lessee (us) only pays the amount of rent that the landlord loses due to an early termination which in our case was 1 month's rent prorated for 2 weeks. Far less than the 1.5x rent that she was trying to stick us with. After submitting this information in writing, Brooke's response was exactly as follows: "Due to renting your apartment very quickly we have discussed not charging you a lease break fee. You apartment is on notice for 6/30/21 and you will only be liable for rent until that said date. We will be scheduling a pre move out inspection prior to you moving out." So after being caught in a big fat lie she had the cojones to claim she was letting us off with a reduced fee out of the goodness of her heart. What a peach. Avoid this place. Avoid this Community Manager. I can't believe she's employed.

So here is a list of pros and cons to help you decide if Paseo Villas is right for you. PROS: Best and friendliest maintenance crew. All the guys are great and they are the best aspect of the complex. The neighborhood is on the better side of Manteca. I would often walk in the evenings to Woodward Park and never had safety concerns. The landscaping crew is always there, so the grounds look nice. They are almost there too much. LOL Open parking is pretty good compared to other complexes that I have lived in. The pool area is always clean and pretty underused by the residents. I would often be able to head to the hot tub in the evening and be undisturbed. CONS: The front office staff needs a lot of work...They are not friendly, tend to be hard to get a hold of, and kind of rude TBH. There were a couple of regimen changes over my 3 years there, and the first crew was the best. But I feel the crews got worse with each change. Parking lot safety is a major concern! Since the freeway is right there, you get a ton of homeless walking through at all hours and tossing the dumpsters. Also, there were 3 separate instances where thieves came through at night and stole wheels from multiple cars. So walking out to the lot in the morning to see a bunch of cars on cinderblocks was not great. You also get a lot of people putting flyers on your cars during sundown hours. Why Paseo Villas hasn't instituted 24/7 onsite security patrol is a mystery to me. Paseo Villas is a weird mix of luxury/cheap. The building and outward appearances are both really nice. But the carpet, paint, vinyl flooring, and appliances are so damn cheap. I feel they could do a lot better given the prices of each unit. Let me tell you about the carpet actually. When I moved in, the carpet was already dingy and very worn. It should have been replaced before I moved in. I would have refused to accept the unit with such poor carpet, but I was in too much of a bind at the time to have said something. Then after living there for 3 years, they still had the audacity to not put new carpet in. IDK, how much could new bulk-rate carpet cost for a 1bedx1bath? NEITHER PRO NOR CON: Prices seem okay given the current rental market. Pretty much everyone keeps to themselves especially since there is a lot of tenant turnover. Noise seems fair given the size of the complex and the freeway being right there. Okay sorry for the long review. But I feel you should know as much as you can about the place you are thinking about calling "home." I will say the rental market in Manteca is tough, so Paseo Villas isn't the worst you can do... but it's also not the best... Hope this helped!

Accepting larger dogs was the original reason for my visit and they were very accommodating. Unfortunately when I returned, the apartment had been leased. They're a hot commodity it seems. Jenna was a pro and made the process easy to understand and both her and Erika were very welcoming and inviting. Had I not found other accommodations, I would have leased here when they hit me up via their waitlist option. 10/10 would recommend their leasing process and staff.

Last time I lived at Westdale I had a remodeled apartment. There was no remodeled available. So I had to move into a original apartment. I rented a 2 bedroom 2 bath. Apartment # 123 . This apartment should get 0 stars. It was absolutely horrible!!! The worst apartment I have ever been in. When we moved in the apartment it stunk so bad. Just smelled old. Everything was outdated. Sinks were yellow and had cigarette marks in them. There was no lights except for in the bathrooms and 1 in the kitchen. So there was no lights in living room or bedrooms. It got very dark at night. My closet door kept falling apart and falling on our bed. 1 of the burners didn't work on stove top. The handle on the stove fell off when I tried to take something out of the oven. We had a HUGE PROBLEM WITH ANTS!!!!! THEY WOULD CRAWL ON US WHILE WE SLEPT. Ants all over my daughters bed and our bed. And no we do not eat in our bedrooms. No food allowed in bedrooms. I bought traps and ant spray. They still came full force. Pantry full of ants. I found a roach crawling on my ceiling. Gross. Our fridge kept going out . Had to have a electrician put a new electrical panel in because other 1 was very old it was the original. And it fried, sparks we're coming out. The guy upstairs would jump up and down constantly and stomp . He would do it all the time sometimes for over a hour. All my bottles in my kitchen would shake. I would never stay in this apartment again. Ever!! I hated every minute of it. For the property. There was constantly homeless people & tweakers going through the dumpsters. Throwing bottles out and different items out. There was 1 old man that lived here he would walk around parking lot with his 2 little dogs. He would let them poop on the ground. I almost stepped in it once because there was poop in my parking spot. When it was raining the walkways would be completely flooded out. When we first moved in there was also a huge water leak . It was in the middle of the walkway. So every time you went to parking lot you would have to jump over it and sometimes I wouldn't make it and water would get my feet soaking wet. The office said that they scheduled a plumber and we had to wait for them to come out to fix. My man went to work early in the morning and saw one of our neighbors cars was broken into. The car was on blocks and all the windows were busted out. So why did I give Westdale 2 stars. For 1 you can't beat the location! You are right next to everything. Costco, the mall , Dave & Buster's & Trader Joe's . Location is perfect. 2 because all of the employees here . Everybody that works here is amazing. Seriously!! Jenna & Ericka in the office do a wonderful job . They are always quick to fix a problem. And both ladies are very friendly and helpful. The maintenance man & the groundskeeper are both very nice as well. Maintenance man Steven always has a good attitude . The Groundskeeper always kept the laundry room clean . My overall thoughts on Westdale Apartments. I feel they charge way too much for what you get. We we're paying $2079 a month for a nasty , smelly , dark , ant infested non remodeled apartment. Absolutely ridiculous!!!!

I have lived here since March 23'…read more Debbie was manager at the time and things around the apartment were clean and running as well as could be in my honest opinion. Now, come August 2024, the apartments have rotated owners and management personnel 2-3 times since I've moved in and it has gone downhill. As you can see in other reviews, there are roaches all over the property including 4 different types in my home and terrible parking situation due to when the original builders of the complex where giving parking rights to park on Prescott Rd and now don't have access (resulting in not enough parking spots for residents). Further more and why I am taking the time to make this review, is that for the last 3-5 months I have personally talked to the now the current manager about how the sprinklers in the main walkway from the parking lot to the apartments are being flooded to where you cannot get in your apartment without stepping into a literal pond or onto all the mud of which my wife has slipped and hurt herself and to where I have ruined very nice shoes not being able to get around the POND! The last interaction with the manager was 2 weeks ago in the beginning of August, pointing out that now the water is even worse because someone broke 2 or 3 of the sprinklers that were already wasting so much water. The manager replied "Well is there still water out there?!" (In a very rude and demeaning tone". When she asked this question it made me laugh because it was 3:30pm and 105 degrees outside, so of course the water was gone by then. And the whole situation ended with "I'll talk to the landscaping guys" to which nothing has been solved or changed in over a m But if you are trying to leave your house before 9am and trying to enter your house anytime after 7-8pm, you better guarantee you will be walking in a pond getting home. Overall, the two maintenance guys on-site that I know (Robert & Josh) are exceptional. But the main manager has an incredibly rude tone and despicable way of treating customers/residents. (As a former apartment manager of 3 luxury complexes in San Diego, I would never allow her to talk to customers at all with how she handles herself.) Last thing, The roaches are so insanely bad coming in 4 different types all around the property along with mosquitoes all due to the formation of ponds around the property. If you just would fix the water problems, it would help with the pest control a bit!

In 2023 I was told I was taken off the list for not responding to a update letter that never went to my address which has never changed. I was told I had to re-apply but the wait time isn't very long. Now in 2025 the same exact thing has happened again! And told again I had to re-apply but it wouldn't take that long. There is something very dishonest about the management at this office. I will be reporting it to the proper authorities and hope others will do the same

The following egregious violations have occurred within this establishment: Inconsistent Gift Card Policy: Gift cards have been deceitfully offered to residents, only to be unjustly revoked at a later date without just cause or proper explanation. Unjust Fees: Astonishingly, residents have been coerced into paying for communal BBQ usage, which should be a standard amenity provided without additional charges. Unlawful Charges for Replacement Lights: It is baffling that residents are burdened with unjust charges for the replacement of lights, which is undeniably the responsibility of the management and a basic maintenance obligation. Unauthorized Entry and Invasion of Privacy: The Manager consistently abuses her authority by posting signs days before significant holidays, conveniently providing her with an excuse to unlawfully enter residents' units without proper justification. This blatant violation of privacy rights is unacceptable and must be addressed. Irregular Fire Alarm Inspections: Despite the legal requirement for annual fire alarm system inspections, the Manager intentionally manipulates the process by sporadically issuing inspection notices on a quarterly basis, thereby neglecting the mandated frequency. Our records unequivocally demonstrate the repeated non-compliance with this critical safety measure. In light of these concerning practices, it is crucial for residents to take action and protect their rights.
