Summerview - service request proof; not "fixed" way too quickly - Apartments Near Me - Modesto, California

I have lived here since March 23' Debbie was manager at the time and things around the apartment were clean and running as well as could be in my honest opinion. Now, come August 2024, the apartments have rotated owners and management personnel 2-3 times since I've moved in and it has gone downhill. As you can see in other reviews, there are roaches all over the property including 4 different types in my home and terrible parking situation due to when the original builders of the complex where giving parking rights to park on Prescott Rd and now don't have access (resulting in not enough parking spots for residents). Further more and why I am taking the time to make this review, is that for the last 3-5 months I have personally talked to the now the current manager about how the sprinklers in the main walkway from the parking lot to the apartments are being flooded to where you cannot get in your apartment without stepping into a literal pond or onto all the mud of which my wife has slipped and hurt herself and to where I have ruined very nice shoes not being able to get around the POND! The last interaction with the manager was 2 weeks ago in the beginning of August, pointing out that now the water is even worse because someone broke 2 or 3 of the sprinklers that were already wasting so much water. The manager replied "Well is there still water out there?!" (In a very rude and demeaning tone". When she asked this question it made me laugh because it was 3:30pm and 105 degrees outside, so of course the water was gone by then. And the whole situation ended with "I'll talk to the landscaping guys" to which nothing has been solved or changed in over a m But if you are trying to leave your house before 9am and trying to enter your house anytime after 7-8pm, you better guarantee you will be walking in a pond getting home. Overall, the two maintenance guys on-site that I know (Robert & Josh) are exceptional. But the main manager has an incredibly rude tone and despicable way of treating customers/residents. (As a former apartment manager of 3 luxury complexes in San Diego, I would never allow her to talk to customers at all with how she handles herself.) Last thing, The roaches are so insanely bad coming in 4 different types all around the property along with mosquitoes all due to the formation of ponds around the property. If you just would fix the water problems, it would help with the pest control a bit! read more

Lived here for a year and a half. Last year the manager was Veronica, She was great and solved everything quick, new management is no good!! Elena is the new manager. They are lazy, one of the garbage cans near my apartment has been closed for 5 months since they took management so you have to take your trash to the other side. Very inconvenient. The place has roaches, all different types. they deny they have them if you call. I moved out end of July. They tried to take my full deposit of 925 plus $30 more, saying I broke things when I didn't, they couldn't prove it, so they gave me back $260. They will most likely try to keep your deposit and find anything to keep it. If you clean your apartment when you leave, they will still charge you $350 to clean your apartment!! First of all, you can not do the application without also paying $300 for a holding deposit!!!! Brandy is one of the leasing ladies you will encounter at the office. She didn't look at my application properly, lied and said she emailed my boss when he did NOT receive anything, and the worst is her rude attitude. I was worried asking questions when she laughed at me and started speaking with a tone and mimicking me!!! Wow!!! Then all of a sudden my application was cancelled!!!! If I could give this place no stars I would. They're super over priced the maintenance sucks and they hardly have any parking for guests. It's called luxury apartments yet it's is no luxury living here! My guest got their car towed for parking in a red zone at night time but there is literally no where else to park and there was a lot of other cars parked their too and they really took their time to come tow the card but when it comes to water leaking from the ceiling or a broken sink or other problems they never get back to us. Update: June 19th 2020. Cockroaches EVERYWHERE! They are crawling in the walls, light fixtures, sinks you name it. They fly too. We've seen them fly out of a ceiling light and land on the ground then scurry under the fridge. Sometimes they land on you in the middle of the night while sleeping. Theyre all over the place outside in the cracks of the sidewalks. Walking my dog at night with my phone light you just see roaches scurry everywhere. Everyone tells management but it never changes. They need to bug bomb this entire place. No one answers the phones or emails man. This place charges way too much for these conditions. During this coronavirus quarantine the office has closed permanently. The maintenance crew no where to be found. Called and left two voicemails last week still haven't heard back. Homeless people cut through our patio screen and stole our aluminum cans. They're also hanging around in the back corner of the complex behind the work shed. No ones around to do anything about it. I called security two separate times but they've come at times where the homeless people took off, so there's nothing they can do. We have been left abandoned with no service. Trash is accumulating in bushes and behind the buildings. Becoming a big mess. Not happy read more

Neighbors with dogs urinating from second floor and dog poop on the sidewalks. People partying from 3-6am. The cost of rent does not meet the so called "luxury living redefined". This place deserves an up to date review cause damn it's bad !! Good luck getting anyone to answer the phones here. Unless your looking to move in and they get some kind of money , they will never answer you. The rent they are attempting to charge here for new residents blows my mind. There have been far too many incidents in this complex to even wrap my head around paying over a grand so don't waste your money. My husband and I have lived here for only coming up on one year and there have been multiple arguments with other residents, car damage (thanks to the horrible parking they have here). Not to mention the fact that they don't do anything about the people who use open parking as storage, with cars and motorbikes sitting and rotting since we moved in. There has been cars broken into. Homeless starting fires in the back and sleeping in the back as well. And my all time favorite insane one is there was a shooting! A full blown argument in a unit which let to someone getting shot. Definitely "luxury living" if you ask me. Other issues include - having to pay for a gate opener and an amenities key( even tho you pay for amenities in rent) they will still charge you $100 for the gate and another $$ for the key (Not sure how much since we did not buy one). My husband and I could only afford one gate opener at the time so I have to get out of the car each time to get into complex .. why do I have to get out to put code in ? Because apparently this complex thought it a good idea to put the key pad on the right hand side of gate ! Residents here tend to leave cat food in the planters , just adding to the pests that come and go and when it doesn't get eaten, it rots in the planters for everyone to smell. I have called the office multiple times about this and nothing has been done. Of course we can't forget the mountains of trash that builds up in each dumpster since there's not enough for the amount of units.. every week there are over flows , leaving trash all over complex that maintenance has to clean. Inside the units - terrible remodel. Have never once seen new carpets put in,just carpet cleaners.. which is disgusting and another way this is definitely not luxury living. All the windows are super old and let in a huge draft, so I can never seem to get the place cooled down during summer or warmed up during winter. Not to mention you hear EVERYTHING. Let's just say nothing is insulated, which brings us on the topic of BUGS. There have been ALOT of spiders , water bugs, pincher bugs, and i don't care what the office says THIS PLACE HAS ROACHES! Not to mention the fleas in the grass. The grass and planters - covered in dog shit. I mean it's hard to fully blame the residents seeing that the complex says they provide doggy bags but I've only seen one post in the complex and god forbid it's stocked with any bags ! So if you want a nice walk through the complex , be prepared to smell months and months of old shit baking in the sun to fill the air. Back on the topic of parking- I don't know where half the residents got their licenses but NO ONE knows how to park their cars. Everyone just leaves their cars jacked up and each spot is insanely small so if you have a big car your screwed. People will park so close you can't get in / out and good luck if you have kids to load. And F***k your paint job. If the ladies of the office actually lived here maybe they would care ? But I doubt it seeing , like I said above, the cars that don't move never get towed no matter how many people complain about never having anywhere to park. And good luck to you if you get home past 4pm. Especially when some units have huge families with multiple cars. All the other reviews on here are 100% true and could not be better explained about this complex . DO NOT WASTE YOUR MONEY. Even the sister complex is nicer than this shit hole which makes no sense at all. Hope this helps anyone looking into this place , especially since the photos online and price of rent they have upped it to are very deceiving into thinking this place is everything it's not. i applied to this place and was told to put down $300 to hold an apartment, they took my money on 9/13/2022 and this date 9/30/2022 i have not received my hold deposit. i had some rough times during the pandemic so my credit score is low and my usage is high but i make $5000 a month doing rideshare. they denied my application to rent there. they took my money in one day and they still have not returned it yet. read more

My fifth year living here and I still love it! Management handles any concerns professionally and promptly. Upgrades have included a security gate which has stopped nonresidents from dumping their trash into our bins to keeping out vagrants that were sleeping on the property to throwing trash everywhere. A new portal for packages and new mailboxes. Painting all the buildings and repaving the parking area. The grounds are well maintained and I feel very safe walking my dog every evening. I've read other reviews and have not experienced any bug problem or noise issue. On the contrary it's very quiet. Yes, you will experience a rental increase before your lease expires but that is normal as a renter. In life you get what you pay for and Summertime apartments is worth every penny! read more

Updated post: Summerview switched property management a couple months back, and I feel as though their attempts to make the complex better are nice touches, the management is terrible, if you ask me. When they started doing construction, they brought in large dumpsters and of course I imagine that would bring on pests. When I'm telling you that the floors of this complex are INFESTED WITH ROACHES, that they claim to be "water bugs," that is an understatement. The complex itself looks very nice and kept from the outside, I'll give them that, but I have had to reach out several times reporting that the roaches have made their way inside out unit along with many of neighbors. I never dealt with this issue until they started this construction. When you pull into the parking lot at night, and park, your headlights will reveal roaches crawling up units, they're all over the grounds, and if you leave your windows open at night, you better believe you'll find creepy crawlers in your house. Unfortunately, due to their lack of care and sense of urgency for us as tenants, we packed up and are leaving as we bought a house due to this disaster of a place. I have NEVER had roaches in my homes, and I woke up to one crawling on my face and down my arm in the middle of the night. I was finding them places in my room that faces the dumpsters that have been sitting their for two months now. We called management and they said they'd have the pest control man come and spray IN A WEEK and we would have to leave the unit for 5 hours because he was going to spray inside AND OUT. Well, the week came, my husband took time off from work so we could wait for the guy to come in and spray, but nobody ever showed, and we never got a courtesy call to let us know they weren't coming, and they never returned my calls or voicemails... so that's when we got our own pest control guy out here, and had him confirm that they were roaches, not "water bugs" like they were saying. I'm expecting a baby any day, and we refuse to live under poor management like this, so we went out and thankfully will moving into a beautiful house. When we gave our thirty day notice, they hiked up the prorated rent, for whatever reason, lied to us about the agreements we made about pest control, and just seem like a shady property management. I'd save your money and take it to a complex near by with the same, if not better amenities. Not to mention, the place is also infested with stray cats so you get a nice abundance of cat poop and dog poop all around since nobody cleans up after their pets or the Strays. Parking is a complete JOKE. The spaces are too small to fit a compact car in and your car WILL BE TOWED BECAUSE PEOPLE ARE RUTHLESS WHEN IT COMES TO PARKING HERE. Do not come to this place. Also, rats seem to like hanging out near the pool area. So, thanks for the short 5-6 month stay, but we are glad to say goodbye Summerview!!! Forgot to include, their crew of "electricians" are not trained to properly fix electrical issues. The staff is so friendly and always ready and willing to help me whenever i need it and they are very quick and responsive to my maintenance requests. The new management is surprised about how many residents want to continue to be able to pay rent online, rather than via check or money order. When I let them know that the third-party website they've chosen to collect online payments is poorly designed and doesn't allow one time payments, Adrienne's response was "Well, I prefer check or money order". We'll, that's nice for you, but this is the 21st century. This complex also charges for parking, water, and garbage. Due to the utilities, the amount due is never the same month-to-month, making recurring payments pointless since I will have to login each month and change the payment amount. This is not rocket science. I know there is always growing pains when switching management companies, but this is a little ridiculous. read more

The only reason why I'm giving this place a one star is because the maintenance staff is very friendly and unfortunately do way more than the management team they have running this place. In the very beginning of the application process me and my boyfriend were told two different things at two different times by one person (Debbie) and it was very frustrating because of the lack of communication and rudeness that this place has unless they need or want some thing is by far the absolute worst. I have left numerous voicemails and called numerous times just to be told that they didn't receive any voicemails nor any missed calls. This was first place that had requested so many items and proof of income and living, I have ever applied to you. I do not recommend living here as the parking is by far the worst at any apartment complex I have ever lived at in Modesto Ca. Paying $1800 a month for rent just to have an apartment "remodeled". But the definition of their remodeling is painting some walls, knocking out a wall and putting some fancy appliances in. The day of move-in there was dust and dirt all over my apartment as well as dead flies and insulation on the roof which seems that they installed their Can lights while the paint was severely wet still. The windows are Single pane windows which you can hear everything and feel a draft. The remodeling was unfortunately very rushed and for the price I don't think it's worth it. Management could not be any worse in the complex. It's a newly remodeled complex that obviously used the lowest bidding contractor by far to do the remodel, oh and let them live on site for free. Which they do not care about the state of the apartments so their trash is everywhere all the time. Once remodeling was done in our area there was constant issues with the management and needing to move vehicles or shutting off water or their "new" gate not working and locking residents in or out of the complex. This place is a joke and the cost is only the tip of the problem. Considering this is newly remodeled units you might expect little things here and there that need fixing, but when you bring it up to the management and they blame it on the user, that's BS. The sinks leak because their awesome construction workers don't know how to apply caulk to the sinks correctly, but I'm told the leak is just "backsplash", ok. Their parking lot is filled with more cars then residence, so good luck finding a parking spot, even your own, after 5:00 PM. My best advice is steer clear of this dumpster fire until new management is put into place. Currently, this place sucks. read more

Moved in a couple months ago and love it. My husband and I were new to the area and we definitely are happy we chose to live here. The complex is quiet and the office staff are amazing. We don't have a dog at the moment, but the complex is also dog friendly, and large breeds are welcome, which you don't find too often. The office will hold any package that is delivered and notify you that it has arrived. The complex is also very quick to address any repairs or concerns. Only con is the small parking lot and compact spaces but they are manageable. Overall, we are really pleased with our new home and are glad we decided to move to Summerview! read more

In the 6 months that I've lived here I have to say this place sucks dick. I mean really it does. It's overpriced and while most of the neighbors are friendly most of the staff aren't. The maintenance man is literally the man he fixes everything scene when it's not communicated to him from the leasing office. Ok now my big issue its removing 3 stars comes from my upstairs neighbors. I've had 2 in the in time I've moved on and both of them sucked. The first set had a yappy ass little dog that barked too the cows came home whenever someone walked outside. The thing NEVER shutup I mean never but of course I got a noise complaint when my pup and i weren't even home about her barking?!? What are you kidding me? Next set of neighbors moved in recently maybe a month or so ago and they have made noise nonstop. They're kids bag from sun up to Sundown literally from 6 am to 10 pm. I've submitted at least 2 noise complaints but nothing has happened I even did one in person and the woman ( not Isabel) tells me "yeah well what can I do I can't tell them not let their kids play; these are normal business hours" excuse me? Anything after 5pm stops being a business hours and define rot after 7 they should be quieting down i mean the running nonstop has give me me constant migraines! If I lived in an upstairs unit I wouldn't allow my kids to run around all hours of the day and night. It's the entire reason I got a downstairs unit because I know my dog plays a lot. Other than the terrible service and the awful rates the place is actually very nice they're all remodeled. Keep in mind if a washer and dryer in the unit comes they charge you 50$ more a month and it's already included in the rent try to get one with just the hookups it's cheaper in the long run. read more

The workout facility is great, the premises are always clean and the staff is Amazing.! Its the staff that has kept me here for so long. The are so helpful and accommodating. There's new owners that bought out the complex, so of course, a new property manager. Have a package you need to pick up? Good luck with that. The new manager Adriana is never in the office. She's also not helpful at all. If you have a question about anything, expect a whole lot of "i don't know" or "i don't" answers. They expected us to be OK with not receiving a receipt after paying rent. The property isn't maintained anymore and there's a shit load of bugs now. Have an issue? Make sure you put it down on paper, or nothing will get done. The complex use to be nice, now it's just a pain the ass. Just buy a house. It's not worth it. read more

I moved in about 2 months ago and things have been great. The office staff is helpful and their hours are more than adequate. I moved from across the country so most of my communication was done via phone and email. Everyone I dealt with was very professional and helpful and their replies to answer my questions were always prompt. My apartment was clean for the most part at move in and the fixtures / appliances are reasonable modern. The layout of my unit (1br) is spacious enough for me despite coming from a 2 br apartment previously. Plenty of counter space in the kitchen and lots of cabinet space! The complex itself is very quiet and while the spaces are small, the parking always seems like it is available when needed. read more

I don't live here, but even as a guest of some residents...I'm compelled to write a quick review. If you are disabled in any way, this is NOT the place for you. Not only will the desk staff not even walk the thirty feet to a housebound person's apartment to bring a package that gets dropped off at the front office...if your doctor writes a note saying he/she doesn't think you should be living there any more??? Yeah, they'll let you out of your lease, but they'll charge you almost half a month's rent (even if you only have one month left on the lease anyway!). They're "nice" enough about it, I suppose??? I just find it all to be tacky behavior on the part of the business/office and I'm SO glad my friends no longer will be living at this horrid place. read more

My boyfriend and I moved into these apartments about 2 years ago. We chose here out of the other aspen square apartments because it was close to 99 and within walking distance of a shopping center. We love that they keep the apartments updated with new cabinets and countertops, not outdated like some you see. They all come with washer dryer hook ups so you can either bring your own or you can rent them for a monthly fee I believe. We have a 2 bed 2 bath. The rooms are a decent size and the bathrooms are nice as well. I wish we had more closet space though. Fortunately there is a little storage shed on the patio where we store stuff that we don't really use. I do like that Summer View is always updating things around the complex. They are constantly having new flowers and tan bark put in to keep the property looking nice. They've repainted the red curbs and white parking lines a few times since we've been there as well. They have yard maintenance come weekly. If we ever have a problem with something in the apartment we just call and maintenance is usually pretty quick to respond. The complex is pretty quiet, occasionally we'll hear a dog barking at night. Another plus for us is that they allow large dogs! It's hard to find apartments that do that! They recently just upgraded the fitness facility and added a new cable machine, they also have a decent collection of Dumbbells as well. It's a small room but it's perfect when you're there by yourself. I think the biggest problem we have here is the parking! Some days it's not bad, and then there's times when you can circle the parking lot and not find a single spot. It's usually the worst at night. I think that's due to there being so many compact spots. And your only allowed one covered spot per apartment which sucks cause I'm sure almost every apartment has more than one vehicle. read more

My first initial experience and impression of this complex was good ....after living here for six months I have had nothing but bad experiences with maintenance being rude and sexist, the office is barely open on weekends so with a busy schedule during the week that's the only time I can complain about a non emergency situation. I have had so far eight people use my paid for parking spot and I can't have it towed with out the offices permission, according to the city tow company, the parking isn't expensive but it is hard earned money so I deserve to use it at mine and my husband's discretion. The new management company is unprofessional and unresponsive!! Nothing like the previous company. I rented for 2 years and now I'm having serious issues with getting additional answers to my questions and documents that I need to file a suit. Emails and phone calls are hardy ever answered, along with proper communication when lease is up for renewal or otherwise, that the previous company provided to their residents. Be aware that the flooring is not wood! Nor is it panels. It is linoleum! And if your couches make holes from the pressure of its "feet" you will be penalized. I learned the hard way. I reccommend to rent from Manchester Court around the corner from SUMMERVIEW. They have the same layouts plus its a cleaner and nicer community. read more

Their recording says the office closes at 6pm, but dang, I've got there between 5 & 5:30 and they seem to be always closed early. If they are going to change their hours...please let the public/tenants know. The parking spots mostly marked compact. The parking spots are small and there are not enough of them. There was rude gal in the office, named Brandy. I was re ently informed that she no longer works there. The apartment is quiet. They are clean...and I do feel safe there...although there is no patrol. They do repairs quite quickly. PS: They have shut off the water to the building without any notice to us. Summerview Apartment Homes is a beautifully maintained, pet friendly, cozy place to make home. After searching for 4 months to find a new home for myself and my border collie; Isabel and Emma were very friendly and very helpful. I have found maintenance to always be courteous and accommodating when responding to requests. The pool and workout room is kept clean and well maintained. Summerview is wonderfully located in a quiet area, close to major shopping centers and I-99. I am very satisfied in my choosing this location. read more

These are hands down the best apartments I have ever lived in. Isabelle and the rest of the staff go above and beyond to make sure that everything is perfect for you. All request for things to get fixed are taken care of asap. The apartments have all been redone and I think they are the nicest on this side of town. The grounds are kept up nicely. They are in a nice neighborhood with a great school district. I felt extremely safe living here,they even have a security officer at night. Family and pet friendly. I would recommend them to anyone. read more
