So here is a list of pros and cons to help you decide if Paseo Villas is right for you. PROS: Best and friendliest maintenance crew. All the guys are great and they are the best aspect of the complex. The neighborhood is on the better side of Manteca. I would often walk in the evenings to Woodward Park and never had safety concerns. The landscaping crew is always there, so the grounds look nice. They are almost there too much. LOL Open parking is pretty good compared to other complexes that I have lived in. The pool area is always clean and pretty underused by the residents. I would often be able to head to the hot tub in the evening and be undisturbed. CONS: The front office staff needs a lot of work...They are not friendly, tend to be hard to get a hold of, and kind of rude TBH. There were a couple of regimen changes over my 3 years there, and the first crew was the best. But I feel the crews got worse with each change. Parking lot safety is a major concern! Since the freeway is right there, you get a ton of homeless walking through at all hours and tossing the dumpsters. Also, there were 3 separate instances where thieves came through at night and stole wheels from multiple cars. So walking out to the lot in the morning to see a bunch of cars on cinderblocks was not great. You also get a lot of people putting flyers on your cars during sundown hours. Why Paseo Villas hasn't instituted 24/7 onsite security patrol is a mystery to me. Paseo Villas is a weird mix of luxury/cheap. The building and outward appearances are both really nice. But the carpet, paint, vinyl flooring, and appliances are so damn cheap. I feel they could do a lot better given the prices of each unit. Let me tell you about the carpet actually. When I moved in, the carpet was already dingy and very worn. It should have been replaced before I moved in. I would have refused to accept the unit with such poor carpet, but I was in too much of a bind at the time to have said something. Then after living there for 3 years, they still had the audacity to not put new carpet in. IDK, how much could new bulk-rate carpet cost for a 1bedx1bath? NEITHER PRO NOR CON: Prices seem okay given the current rental market. Pretty much everyone keeps to themselves especially since there is a lot of tenant turnover. Noise seems fair given the size of the complex and the freeway being right there. Okay sorry for the long review. But I feel you should know as much as you can about the place you are thinking about calling "home." I will say the rental market in Manteca is tough, so Paseo Villas isn't the worst you can do... but it's also not the best... Hope this helped!

Update 4/11/26: The…read moreproperty manager reached out to us first thing the next morning and offered for us to transfer to a sister property free of charge and with zero headache. They sent out pest control same-morning and they came and dealt with the roaches by spraying. We have only seen 1 dead one since. Maintenance came and deep cleaned, in addition to resolving every single one of the issues we mentioned. Although the move-in wasn't fully perfect, the team went more than above and beyond to make it right. I am fully confident that this is a one-off issue and the team is pivoting to prevent similar issues in the future. Some other pluses are that we can't hear the neighbors at all! We were in a 2b2b so I think there's more separation between the spaces and it was a really quiet experience. The fixtures and appliances are nice and in great condition, and the ground were really well-kept. Overall, just like with any move, I'd be ready for there to be potential hiccups. Give yourself extra time while moving and keep in mind that with any multi-family property, things will need fixing the first week or so. Just communicate with management. Yes you will have to lug everything up and down three flights of stairs but no one lives above you. If people live above you and are heavy footed or just have 0 regard you'll hear everything. People slam their doors it's going to shake your apartment walls. You'll live above someone and so much as sneeze and you get a sensitive person below you they'll hit on your ceiling. Management doesn't care though. That's apartment living. You get no help. People play music whenever. Slam things all hours. Kids allowed to scream bloody murder all the time it's a lawless complex. Your packages will get stolen. It's listed as luxury apartments and I can't see why. You are paying upwards of 2600 for no peace. I feel like I'm constantly seeing people move out and I'm totally getting why now. The pieces of the puzzle are all coming together.
