We stayed at Paseo Villas for 4 months. The apartment is well maintained for its age. The staff, Karthik, Nicole and Valerie treated us well. They were attentive to our needs. Paseo Villas was a mixed bag experience for me, and probably will be for you to. However, your opinion will depend on what you value most. So here is a list of pros and cons to help you decide if Paseo Villas is right for you. PROS: Best and friendliest maintenance crew. All the guys are great and they are the best aspect of the complex. The neighborhood is on the better side of Manteca. I would often walk in the evenings to Woodward Park and never had safety concerns. The landscaping crew is always there, so the grounds look nice. They are almost there too much. LOL Open parking is pretty good compared to other complexes that I have lived in. The pool area is always clean and pretty underused by the residents. I would often be able to head to the hot tub in the evening and be undisturbed. CONS: The front office staff needs a lot of work...They are not friendly, tend to be hard to get a hold of, and kind of rude TBH. There were a couple of regimen changes over my 3 years there, and the first crew was the best. But I feel the crews got worse with each change. Parking lot safety is a major concern! Since the freeway is right there, you get a ton of homeless walking through at all hours and tossing the dumpsters. Also, there were 3 separate instances where thieves came through at night and stole wheels from multiple cars. So walking out to the lot in the morning to see a bunch of cars on cinderblocks was not great. You also get a lot of people putting flyers on your cars during sundown hours. Why Paseo Villas hasn't instituted 24/7 onsite security patrol is a mystery to me. Paseo Villas is a weird mix of luxury/cheap. The building and outward appearances are both really nice. But the carpet, paint, vinyl flooring, and appliances are so damn cheap. I feel they could do a lot better given the prices of each unit. Let me tell you about the carpet actually. When I moved in, the carpet was already dingy and very worn. It should have been replaced before I moved in. I would have refused to accept the unit with such poor carpet, but I was in too much of a bind at the time to have said something. Then after living there for 3 years, they still had the audacity to not put new carpet in. IDK, how much could new bulk-rate carpet cost for a 1bedx1bath? NEITHER PRO NOR CON: Prices seem okay given the current rental market. Pretty much everyone keeps to themselves especially since there is a lot of tenant turnover. Noise seems fair given the size of the complex and the freeway being right there. Okay sorry for the long review. But I feel you should know as much as you can about the place you are thinking about calling "home." I will say the rental market in Manteca is tough, so Paseo Villas isn't the worst you can do... but it's also not the best... Hope this helped! read more

Horrible infrastructure. Have been here three weeks and witnessed two water main breaks and a host of other problems. No parking and will tow residents. Horrible contractors. They send obnoxious yard guys out at the crack of dawn, and often have random security guys and contractors walking around crowding the place because they're tired from all the work they're doing fixing this bum complex. 2/10 overall read more

I have been a resident here for more than 10 years. The apartments are well insulated and the staff have always been responsive to requests for maintenance. Paseo Villas society was our home for 5+ years. If you are looking to stay in Manteca, this is one of the best apartment complex with a wonderful management and staff. Management and Staff - The staff is very professional and caring. Special call out for Valerie and Karthik. Valerie is the property manager and Karthik is a senior leasing consultant here. They both have the best interests of the society at heart. They are very prompt for any requests, very professional and extremely helpful. They both have been here for many years, and the community has only improved under their leadership. The other staff members in the leasing office are also very nice. Unfortunately, I do not recollect their names properly. Majority of the maintenance staff members have also been around for many years and are very sweet to talk to. The staff listens to the requests and attends promptly, and would do their best to make you feel comfortable. If Valerie and Karthik are still in the leasing office at the time you rent, you need not think twice of going elsewhere. Apartment complex - Valerie/team ensure the community is kept very clean and maintained. Roads are almost annually tarred/maintained, trees/plants/flowers are tended to, there are multiple covered dumpsters so that's very convenient, security cameras etc. Annual community uplift is done as needed, painting, washing the exteriors and pathways etc. Perks - Walking/jogging track that goes around the society, which is very easy to get to, great/large grass playground that is very uncommon in rental communities, basketball court, kids play area, swimming pool, newly renovated clubhouse, billiards room, personal movie theatre, gym, car wash area etc. Neighbors - Not much idea, but didn't face any problems during my stay. Found friendly neighbors, many family people around. Location/School - I think this comes in the zone of Veritas elementary school, which is a good school. Good strategic location, near to major shopping areas, downtown, library, AMC, JCPenney, Walmart, Target, Costco, all within 7-10mins drive. Right off 120, so good connectivity to Modesto/Sacramento or to the Bay area. Yosemite National Park and Lake Tahoe too. read more

DO NOT RENT!!! Petty manager, Valarie will tow your car if you don't wash it, or keep it up to her standards. She will to your car if it has a flat. The residents are afraid of her due to her aggressive threats. She left a note on my door to enter saying I abandoned my unit, but mind you I pay my rent & can leave my unit for as long as I like. Valarie is very petty and has caused myself & children a lot of stress with the notes on our door every other day. Due to the pandemic and no job, I still mantis pay my $1800 rent & she has the nerve to bother me continuously!!!! It's not just me there a few other residents also that she harassed..they're all afraid of her. Go else where to live, this place is horrible under Valarie's watch. read more

Been living here for about 3 months now and this place i would say is the best Manteca has. Great luxury and clean atmosphere. The staff from Dez , Valerie are awesome very helpful and are attentive to every one of your housing needs. You pay a bit more than other places in Manteca , BUT we'll worth it. From the gym (which I wish was open earlier so I can workout before I go to work ) or the free computer lounge or the state of the art pool and jacuzzi. This place is amazing quiet peaceful place Valerie and the office staff of amazing so is the maintenance crew everyone here is real respectful! Always willing to help you! I have to say, I was a bit surprised when I jumped on here to read reviews of this place and only found a small handful. I never base my opinion over a few bad reviews, Paseo Villas was no exception. Dez is whom helped us with all of our paperwork. She was extremely helpful every time we called. We moved in from out of town so a lot of planning was over the phone and emails. She was very sweet! We walked in on a Saturday to sign the last bit of paperwork and officially move in... she really made it feel like a friend handing us our keys. I am extremely happy with our place. It was so clean when we moved in. We appreciated the complimentary move in essentials we had waiting for us. We forgot to pack a "move in box" :/ But were thankful Paseo thought of us! :D We had paper towels, toilet paper and even water bottles waiting for us in the fridge in case we got thirsty during our move. :) Our first weekend here, I put in a request for an outlet that was not working and maintence came out within 3 days. It was not something that needed immediate fixing. Another time the fan in the master bedroom went out and maintenance came out the next day. I'm sure maintence calls are scheduled according to priority but still dealt in a timely manner. The parking lot was seal coated over the summer. Instructions were given to every tenant about the days and where to park. We had over a weeks notice to prepare. The grounds are beautiful and very well maintained. The staff/ spoils us! We get invited for pizza, candy, brunch and even complimentary drinks at the espresso machine! Prices are bit higher then I'm used to paying but, I looked all around Manteca and nothing I found compared to Paseo so you really do get what you pay for! I would love to be able to rate this place 0 stars. I'm beyond disgusted with this place they have a roach problem, no matter how clean you are this place is infested ! I have a little one and I cannot wait for my last 2 months to pass by to get out of here! This is not a healthy environment. You would think these apartments were clean and bug free but roaches literally come out of EVERYWHERE ! It's worth the price I promise! This apartment is by far the best one I have stayed in the San Joaquin county. Manteca is such a beautiful city but the management company in here are the best! I stayed here a whole year and I felt like home, very spacious, very warming clean, the staff in the office are such sweet people and so nice. Never had an issue. Very peaceful also and the pool and park are is great for the kids. The gym is so clean! I'm sad that my lease was over and have to move but if my work transfers back to this area, I'm for sure going to come back here!!!! They treated me so well! Throughout my renting experience at Paseo Villas in Manteca, California I have been repeatedly ignored and treated like an inconvenience. The apartment itself seemed to be in good working order upon moving in, however, there was a consistent roach, beetle, spider, and bug problem that was hardly addressed without me nagging the rental personnel. On July 20th, 2020 I reached out in an attempt to notify the team that I had moved out. After no response, I submitted a service request asking them to check their email. After that was finally responded to, I dropped off a physical copy of my request to vacate the premises to which I have not heard any response. The team at Paseo Villas is highly unprofessional, unhelpful, and made my living situation more stressful and an overall awful experience. In about four months time I had reached out on EIGHT separate occasions for bug removal and was not given a workable solution considering how I needed to coordinate care for my cat and also my work schedule. Also, I asked repeatedly for a different product to be used because both my cat and I got sick after the company that they commission through sprayed the apartment. I was told by management that the issues with bugs were a known problem and the excuse I was given is that the bugs come from adjacent lots. With that information in hand they refused to administer any alternate solutions and were negligent in their response as the bugs were still coming in alive and well. My issues with the bug removal product were not taken seriously, put in any sort of priority, and I was spoken to incredibly rudely. read more

Don't waste your money! Staff is NEVER in the office. Lunch is their favorite thing. Security??? A JOKE. I've seen people from all over Manteca using the gym and pool for which we pay $1790/month! It's likely they're too busy handling the trouble at the LOW INCOME APARTMENTS DOWN THE STREET. There is no accountability for resident compliance. We've had two disruptive, drunk families live in our building and nothing was done to ensure residents didn't have to deal with that anymore. Complaints/suggestions to the staff did not suffice. AMENITIES? Yes there is a lovely movie theater, clubhouse, gym and pool area. The theater never works, people steal movies and the electronics in the room, the clubhouse is always trashed and missing tea/coffee and even water for the gym. You are paying a ridiculous amount of money for either the view of a freeway, or a pool to distract you from all the homeless people raiding your dumpster (a scary surprise when you go to take the trash out in the morning). The best part of this place is the way it looks, the maintenance crew is perhaps the group of workers doing the job best. They are attentive, respond to apartment needs quickly and do a fantastic job keeping the complex gardens lively and clear. This however, does not suffice when you also expect comfort, safety and responsive management. SAVE your money and move to RIPON. You can find cheaper apartments of not just tasteful aesthetic, but get the services you're promised. read more

Do not let the beautiful exterior of this place fool you, the staff treat you like it's prison! I am beyond disgusted with 2/3 female staff members there. Valerie and Desiree. They spend more time harassing their renters than they do worrying about the place. They are 2 of the snobbiest "women" I have ever met. The gym is nice, however I have yet to see every piece of equipment fully working. Something is always broken. Maybe because they allow children in there slamming weights and jumping on machines. You can find the 24 hour security sleeping around the the side of the building while bums rummage through the dumpsters and ride around on bikes at 4am. I refuse to have any important packages delivered here because several of them have gone missing and one even SENT BACK to sender because a woman working here claimed, "this person doesn't live here". I have zero respect for them and this company after the way they have treated us and I would go out of my way to STOP people from living at Paseo Villas. Resident of Paseo Villas in 2017. These apartments are beautiful from the property grounds to the apartments. Quiet and plenty of open parking at night, which was my biggest concern of apartment living. The staff are always friendly and professional, not sure what the other comments are about. All the staff are incredibly helpful from the office to the maintenance staff. The location is great, near a freeway, but you can't hear it! Your apartment is just like the model, you see what you get. Neighbors are quiet, from time to time you'll hear kids running and playing, which is normal. The dog park is a neat added feature as well as the park area on one end of the complex. The gym is decent and can give a good workout if you know what you're doing with free weights. The billiards, movie theatre, and pool are added perks and we'll worth the enjoyment. Highly recommend checking out Paseo Villas in your apartment search. read more

Let me preface this review by saying 2 things: (1) I am not a resident here--this review is strictly based on my interaction with office staff, and (2) I NEVER write reviews because frankly, very few experiences get me riled up (good or bad). Every negative comment about the staff in the preceding reviews is 100% accurate. I initially reached out to staff both via phone (left voicemail requesting call back) and email. Of course no one from the office followed up with me--I had to call back a few times before finally getting someone on the phone. Now I'm pretty sure that there is at least one person in that office whose primary job is to return phone calls and emails, but I guess he/she was too busy at lunch or checking their Facebook. Anyhow, I scheduled a viewing on a Friday afternoon at lunchtime, as they were unreasonably resistant to an appointment once I got off work (after 5pm)--never mind that their office hours are until 6pm during the week. God forbid they actually stay until 6 on a Friday. After rushing over from work during lunch, and showing up a whole FOUR minutes late to my scheduled appointment, I'm told that it has been canceled because I was "late" and they didn't want to cut into the next scheduled person's time, which is in 26 minutes. Now I'm not sure exactly what the tour involves, but I'm fairly certain it wouldn't have taken 10 minutes, much less 26. I think that part of the appeal of community living is having a courteous and attentive office staff--good luck finding that here! read more

My boyfriend and I have had the worst experience here at Paseo Villas. We have never been treated more disrespectfully ever. We had put a 30 day notice in last month since we recently bought a house and we were to be leaving here on Tuesday the 26th of Nov. 2013. Unfortunately due to circumstances we needed a few extra days...thinking this wouldn't be a problem, we spoke to one of the office management team members and she said that they could give us 3 extra days no problem. We agreed that was very nice of them. Saturday the 23rd of Nov. 2013 I called the office to see how much we owed for the extra 3 days and was told that they were no longer allowing us to stay after they gave there word & to call back Monday the 25th of Nov. 2013 to talk to the head manager! The head manager proceeded to scream at me on the phone this morning about her next renters moving in because they upped there date to earlier and that she was going to evict us and we had until midnight to be out and that she was going to charge triple the rent if we stayed. Then I got off the phone with her, checked my rental agreement that we signed in the beginning and there was nothing about evictions anywhere. So I called the head manager back and told her that there was nothing in anything we signed with them about triple rent or any of the non sense she had said and she told me NEVER MIND and that we could stay the extra 3 days! The way we were spoken to, and have been treated our whole entire time living here has been a living nightmare to say the least. We would never recommend this community to anybody. All they care about if reeling you in, and once your in they don't care about you anymore. By far our worst apartment experience ever. read more
