They ignore maintenance requests, steal your money, enter your apartment when you're not home without permission, they try to act like they're HOA but the apartment renters version. Overall my boyfriend and I had a good experience living at Waterstone Apartments. My main complaint would be the cheap appliances that didn't work properly from the start and we got charged to fix them at move out:/ I also didn't like that they painted our countertops and didn't seal it so they were always sticky and would stain. I noticed that not all apartments have the painted countertops and the one we were shown prior to moving in had normal countertops so I'd recommend trying to get one with the normal gray countertops. The office people were nice and maintenance guys were great. I'd recommend this apartment complex. read more

I was very pleased with the application experience here at Waterstone. When I first called with interest in the apartment complex, management was able to schedule me that same day to tour and answered all of my questions I had. We applied later that night and Teanna, the manager, approved us the very next day! I was pleasantly surprised at how fast she was able to work our application and get everything finalized. Teanna was very informative and happily explained any questions we had in regards to the leasing contract. Not only is the complex beautiful, it was perfect for our price range, compared to the other complexes here in town AND it had everything on my wants/needs checklist. While in the process of searching for a home, I've compared multiple complexes, and their management/prices/community didn't come close to Waterstone. These are emails we received from Waterstone regarding trash pickup and valet trash services: Due to mechanical issues, the compactor is out of order. We expect the compactor to be up and running by the beginning of next week. Valet Living has suspended our service due to this issue. We are working on getting our compactor up and running. Honestly, this is my favorite apartment complex that I've ever lived in (and that's saying something because I can't even count how many I lived in threw my 20's.) Not only do we have a view like we're lounging at a 5 star resort, but our apartment is beautiful with crown molding, and it also comes with ALL appliances such as a washer/drier. This is NOT the place to move if you're looking for a younger aged party vibe, but it is perfect for a business person or quiet young family. You can hear a pin drop (or cell phone text alert) from across the community, if you're outside in the evenings! SO quiet! Management and staff are exceptional, and they even take care of the small things such as burnt out light bulbs. We feel very safe here, and love the security patrol. The school is great, and we have never had an issue with parking. I can't wait for the new, huge, shopping center to go in across the street! Such an exciting, growing community to be a part of! This is the perfect place for my family to call home while we're waiting for our house to sell. I love it SO much here, that I think we will buy a house in this same Edgewood community next year. read more

this apartment complex was by far my worst rental experience in my 20 years of being a renter I think that it's more or so a problem with management the young lady in the office was horrible rude and made false allegations about me several times she's even now trying to charge me $5000 for a move out cost for issues that I have several orders for them to repair I don't recommend anyone have a contract with this apartment complex it is not luxury there's always trash everywhere homeless people frequent the parking lot late at night the manager is usually in front having a screaming match with her boyfriend are calling the police on innocent tenets for absolutely no reason I also noticed that before this particular manager was there they had rather good reviews. read more

Francine Miller is the BEST! She took great care of me today getting applied/approved/signed & showed me my new apt. I am tickled to be back at this community for a home. It's beautiful, peaceful - as it was in March 2016 when Amanda had helped me. The Waterstone Tracy staff is caring & professional & friendly always! The apts are best priced for what you get vs living in the Tri Valley area where I have moved from. It's close to 205 & 580 & is overlooking a nice open field & residential neighborhood. I give 10 stars to Francine with all her smiles today in helping me thru the process & I can't wait to move in! Keep it up Waterstone Tracy! I have lived at Waterstone apartments for 5 years. I love the location. I have a nice view from my balcony. The Managers are very friendly and the Maintenance guys are always very prompt. When I have a service request, they are there to fix the problem, no matter what time of day it is, even on the weekends. It would be nice to have a dog park within the complex, but other than that, it is a very nice place to live. All of the apartments come with a washer and dryer which is very nice and convenient. read more

AMAZING STAFF, BEAUTIFUL UNITS, WORST COMPLEX EVER. If this review were just based on the staff here, I would give this complex a five star rating. The girls in the office & the maintenance guys were all fantastic. The units were beautifully finished & the one we chose was laid out well for my & my husband's taste & we felt that we had an adequate amount living space. NO STORAGE. We lived in the B2 unit. Our unit had almost no storage: tiny linen closet, tiny pantry, & a walk-in closet in each room, but there was no place to put "stuff" (games, Christmas stuff, momentos). Every closet, cupboard, nook & cranny, & even the space above the dryer was packed with things we couldn't find other space for. We were never been able to use our patio because we've had to use it as storage from day one. Because of the lack of space my husband had to put up additional shelves in his closet just to store things after his "stock" closet collapsed under the weight of everything TWICE, which broke multiple collector's items & tore the door off of the hinges. CAT PROBLEM, FLEA PROBLEM. The complex is crawling with strays. We love cats, but the complex has done nothing to try to have these cats sterilized-- NOT killed, because I do not want these cats captured & put down by the city based off of this review. The cats started to inbreed & we saw cats with resulting issues. We were able to rehome two litters of kittens before we moved out, but the cat population will just continue to grow. This also caused an issue with fleas in our indoor-only cat, who never had fleas but became infested as soon as we moved in. The fleas were resistant to all topical treatments, oral treatments, & even having the "bug lady" come & spray our apartment only helped for a few weeks. We also had lots of earwigs and I killed at least one a day, sometimes up to five. TERRIBLE INSULATION/CARPET QUALITY. We thought our upstairs neighbor was deliberately stomping around until we met the guy. The carpet there was so thin that it did nothing to help with noise above our unit (the paintings on the wall shook when he walked). We could hear our neighbors speaking (& their kids crying/screaming) through the walls every single day. Even with the outside temperature pretty low & all of the windows open & fans on, our apartment was SO HOT. I know that it's Tracy & Tracy is hot, but we started turning our air on in FEBRUARY. If it's not less than 68° outside, it will be unbearably stuffy. We turned the air conditioning on in February and our bill was through the roof because the air would leak out of the windows and doors. Poor door fittings let the heat in (& bugs in) and let the cold out (& vice versa in the winter). NOT FOR FAMILIES. The original builders of these apartments did not think this property through. There is nowhere for kids to go play out of the way of residents. We caught them running up & down the stairwells, squirting our sliding glass door & windows with squirt guns, & playing football directly in front of our patio. With the thin walls & the fact that we can hear screaming & crying children, & this makes a terrible complex for families. Or maybe it is a terrible complex for people who simply don't want to hear other peoples' noise in their own home. BAD PARKING. There are so few places to park that it's unreal, & almost all of the spaces are compact spaces. With people who don't know how to park in the lines, you really start to fear for your car. POOL WAS BROKEN ALMOST THE ENTIRE TIME. We moved in in mid-August. We didn't get a chance to use the pool/hot tub for an entire month... & then they started maintenance, which lasted until December, which would be fine except the maintenance ended & the pool was still not heated & the hot tub wasn't fixed until June (which would have been nice to use in the winter). That's 10 months! I don't know if the pool was ever fixed or if it just got so hot outside that the water was warm anyways, because by the time I eventually used it, the temperature outside was a steady 103° during the day. NO SECURITY. Easy approval = a lot of bad tenants = we should have security, but there was none that we were aware of until very recently. If you had an after-hours problem, you had no one to contact unless you asked in advance who to contact. My husband has a motorcycle and the mirrors off of it were stolen while it was parked in our car port. RENT IS NUTS. When we received our 45 day lease expiration notice & looked at the lease renewal prices, we were blown away. They wanted to raise our rent to over $1,800/month (plus w/s/t) for the world's worst apartment in TRACY. There was nothing there that is worth that much! If we had wanted to go month-by-month, which we almost had to do, they wanted over $2,200/month! Again, the staff was wonderful. I'm sorry they got stuck managing these apartments and I'm sorry that their hands are tied when it comes to corporate prices and policies. read more

Ok, So I don't normally write reviews unless A)Some REALLY pisses me off! or B) Someone definitely deserves a 5 star credit! That's exactly what Melissa and the rest of the Waterstone team deserves here... 5 stars! I moved in two years ago when a super CRAPPY management company was here, I cant even begin to tell you how much I hated it! Then MG Properties took over and they cleaned everything up. Their maintenance guys were always there right away and got the job done RIGHT and with a respectful and happy attitude. Not only that but they listen to your concerns and do their best to address it. They care about their property, but not just that, they care about their residents. Any time I came in to complain (which trust me, was A LOT) they would listen and do their best to reconcile the issue. The previous property management didn't do anything to keep people who did not live there out of the pool. People from surrounding areas would jump the pool fence and it would be crowded in the summer time. NOT ANY MORE! They cracked down on that immediately and now the pool is so relaxing and most of the time you have it all to yourself! No more noisy kids jump over to swim in a pool they don't pay for! I was so sad to go because I loved living there SOOO much this last year! I loved the girls in the office, and I loved the amenities the property has to offer. I loved the tall 9ft ceilings with crown molding, I loved the paint, the layout, EVERYTHING! They truly are the nicest apartments in Tracy. Look around for yourself and see how run down everywhere is and you'll realize for pretty much the same price you get Luxury apartments. And lastly my move out was so smooth! This is the 4th apartment place I've lived in and they were by far the only honest ones during move-out. They were clear on what I needed to do to get my FULL deposit back, and clear on what I would charged. I've had almost all the apartments I've lived in find way to take my full deposit, one place even took the whole deposit and sent me a bill for more! You will not find that here! She will walk through and give you a list of what they will have to do and how much for each thing. OR you can do it yourself, however her charge for carpet cleaning and move out cleaning was $50-$80 less!!! So they actually saved me money on my move-out!!!! For the first time I'm actually getting money back on my deposit, over $400 back! YAY!!!!!! I HIGHLY RECOMMEND THIS PLACE! This is a nice quiet place to live. I'm happy they allow pets and provide waste bags and trash cans so if you leave you apartments for a little walk and run put of poop bags they have you covered. I lived here for a year and it was horrible. The price you pay in rent is not worth it. There are constantly people dumpster diving & you pay a good chunk of change for the garbage. The apartments say luxury but they are cheap. The kids & their friends that live here & visit are disrespectful. I watched them several times crash their bikes into cars which caused 1 car bumper to rip off and they grabbed it and hid it so the owner couldn't find it. On multiple occasions I caught them sitting on my cars and hiding in the bed of my truck. I was always telling them to get off my car and they las ways gave me attitude. They sat in the halls banging on the walls and stomping up and down the stairs. I got so fed up I got a camera on my patio and front door to have evidence to send to the managers. Management did nothing to fix this ! To top it all off the apartments are making me pay for the bathtub to be resealed & new carpets when the carpets and tub were stained when I moved in. I didn't think this place could get any worse, but it does. I don't know what is going on with the management office, but they can't seem to pull it together. When we moved in we tried to set up an automatic payment system through our bank, but they ccouldn't seem to figure out how to do it at the front office. Not a big deal at first, but now they can't even keep track of our rent checks! They lost our last rent check and we came home one day to an eviction notice on our door! It's now the 17th and they STILL haven't deposited our new rent check for the month of August. They were kind enough to take care of the stop payment on the check we needed to cancel, however. It's unbelievable how dysfunctional the front office is. As soon as we close escrow on our house, we are GONE. read more

Love, Love, Love. I was SHOCKED to see the reviews people have left regarding these apartments. I have lived here for just over a year now and love it. I just renewed my lease that did have a price increase but after looking around I quickly understood the reasoning for this. The staff in the office has gone above and beyond the standard customer service you expect. They made the move in process and renewing my lease quick and easy. All my questions and concerns were answered. Very kind. The maintenance guys are quick to respond to anything that I have needed. The grounds are great, I see the landscapers out multiple times a week, I've even seen the maintenance guys out picking up the residents pet poop that is left right next to the baggy stations (Really people). I have used the free pest control that the office offers for some pincher bugs here recently and haven't had any issues since. The apartments themselves are amazing I love the double sinks and track lighting in the dinning room. I have used the pool a handful of times including in the winter months (Yes it is heated) :). The only real downfall is there is not much storage, A garage or storage closet out side would have been nice. I have referred some friends here that had sold their house and needed something for just a few months. The options for short stays are great, it does have a bit higher price on it though so be sure to ask about that! read more

This was a tough year for me, for I had to sell my home of 22 years and move into these amazingly wonderful apartments. The office staff has taken great care of me from the application, to the move in, to the maintenance service... is awesome!! They are very friendly, yet professional. I've been living here since January 2018 and I love it! It's very quite, nice neighborhood. The grounds of the complex are very well maintained and cleaned. The pool, Jacuzzi and BBQ area are always clean and neat. It's a pet friendly community which worked well with my two dogs. The day I moved in the apartment it was immaculate!! Everything was extremely clean that it looked brand new. I've never seen an apartment complex so clean. I love that all the units come with a washer and dryer in the them, beautiful crown molding and updated light fixtures too. The price for these apartments was the most reasonable that I have come across. I'm really happy living here! read more

I wish I could give zero stars! We pay top dollar to live in a nice apartment complex with amenities. However, the complex closed the pool area for 3 months for repairs. Residents will not have access to the pool, spa, or BBQ's during the repairs. This is unacceptable to pay an outrageous amount for rent and not have access to pool area for 3 months. The management does shifty things often like changing your parking spot on you. read more

Waterstone would rather keep a tenant who has 2 little dogs that continue to bark at anything and everything all day and night. We complained daily until we said it was either these dogs get removed or let us out of our lease. They chose to let us out of our lease rather than make it uncomfortable for the owner to do something about his dogs. Then to top it off management slapped a tow sticker on my handicap license plate car as it was parked in a handicap parking spot. They told me that handicap spot is reserved for someone and nobody else can park there leaving one handicap parking spot for over 3/4 of the whole complex. And don't even think of throwing your trash out because everybody in the neighborhood near the complex throw their garbage into the dumpsters making it almost impossible to throw your trash away without walking over trash and piling garbage up as high as the can will hold. My advice is to ask lost of questions in the beginning because management is never in the office when you need them. Don't do it read more

Waterstone apartments has alot of amenities that most apartments in the area do not offer. They have a gym and pool and a spa and an office center with free WiFi. And the is a large Park like area for the kids to play. The office staff is great and the have an area on the back side of the office where you can go get coffee and snacks and watch TV. The only thing I would consider a down side is the price. It is competing with east bay prices. So when ever you resign the lease or move in be prepared to pay those type of prices. read more

I live here now for about 8 months now... Its cleaner and more modern and of course newer than other apartments here in Tracy but also very pricey compared to other places and rates go higher and higher its about $1700 for floorplan A2/3 for about a year lease and thats almost as high as living in pleasanton. Apparently one of our neighbors moved in at the same time and signed the lease for the same length as I did for floorplan B2 with has one more bedroom for only $40 more when i was told the difference would be about $100 or more... Not sure why? The spa was not working for 3-4 months and is still not really a spa. The bigger pool is not heated either. Younger people climb up to open the gate to enter the pool who dont live there and mess up chairs and play with the bbq area enter the water with regular clothes on and no one really does anything but you as a residents cant have more than 2 guests that are present with one of the residents. At night creepy people walk around the complex and hide behind bushes and garbages. Not as safe as i thought it would be. Maintainance team never do their jobs properly. Our shower pressure is on and off.. Sometimes too cold water or too hot sometimes Low pressure sometimes not. Our fan for the bathroom he installed the wrong way instead of sucking air it was blowing it out so my husband had to fix it again and also my window is not closing properly since i moved it and they fixed it twice with ordering new parts and once he didnt show up at all. And utility bills are wayyyy too high!!! Im in a one bedroom and we are just 2 people dont even cook everyday we take quick showers but bills are always above $70 for utility and $80 for Pg&e. My parents own a huge 3000sqf house and everything is running non stop they pay even less! read more

Grounds are nice and unit was pleasant but the office staff are rude and literally never in the office. On multiple occasions I would walk in the office around 11 or 12 and without fail they would be gone. It was almost impossible to reach someone about issues about our unit and, on top of it the girls are caddy, stuck up and lazy. I moved into Waterstone Apartments in Chatsworth on December 1, 2014, so I am a fairly new tenant. In this short time, I have had an opportunity to size up the complex, its residence, the leasing agents and the maintenance staff. While there a few things that would help to improve my rating such as making nets available poolside for residents that wish to help rid the pool of falling leaves, more control over use of some amenities, etc., these things are relatively minor in the grand scheme of things. For the most part, I am very pleased with the management staff and the manner in which they conduct business. Rachel Martinez and Giovanni Torres are warm, friendly, professional and informative, just great people in general, which makes them approachable when the need to communicate problems or concerns arise. In fact, this is the case with the rest of the staff as well George from maintenance simply rocks it! He's quick and skilled at his craft, but more importantly a man of his word. He just gets things done, period! The property is clean and it stays that way on a consistent basis. This is a big deal for me as I have had very bad experiences with maintenance in prior living situations, so I am grateful for this team and the work they do each and every day. Since moving in, I have only had to communicate a short list of issues/needs ranging from excessive leaf pile up on the tennis court (it gets windy often here), a hot Jacuzzi that suddenly went cold and a broken thermostat that seemed to like the number 80 regardless of current temperature. All of these issues were addressed swiftly. The residences are quiet, and the management enforces quiet hour strongly after 10pm, which I totally appreciate. While the gates are open during the day and may concern some residents, I am concerned about security at night (after 6pm) and the gates are always closed at precisely 6pm daily, not to mention that we have security guards that walk the property to help maintain the safety of residents and property. My only recommendation would be to increase the presence of security by perhaps adding a few more guards to the payroll. It's a big complex and the more visual confirmation we have of their presence, the better and safer we will all feel. Good job Waterstone! Keep it up. :) read more
