Sam was able to explain everything he was seeing in not only a professional manner, but also layman's terms for us to understand. He not only pointed out all the issues to us and how they were occurring, BUT he also took the time to fully explain what exactly was going on, how to properly fix the issue, and what to look out for in future potential houses. He checked in multiple times throughout our 2 hour estimate to ensure we fully understood what he was explaining and allowed us to ask any questions we had without judgement or belittlement. The house we were interested in buying had major moisture issues in the crawl space discovered on home inspection. We had the sellers "fix" the problem hoping they would properly fix it in good faith. When we reinspected, we noticed that the issue was still occurring and that's when I decided it was time to pull our own specialist in because things just weren't adding up. We called him numerous times after the fact with further questions and he answered every time with exquisite professionalism and without hesitation. He went above and beyond and checked in with us a few times via phone call after our meeting with him to further ensure our understanding and instructed us to call him anytime if we had further questions. He is an incredibly valuable resource on what would have been a VERY bad real-estate investment. If you are buying a house and have questions, or if things just aren't adding up DO NOT hesitate to have a professional come in on your behalf. Hands down it will pay itself off in either peace of mind or avoidance of a major financial catastrophe. At the time of our estimate, it was only $100 for him to come out and take a look (AND if you go with him for your contracting needs, that $100 rolls right into the repairs). I personally feel like we made out like bandits for his his time and expertise as I would have happily paid more after the fact. We will pay him $100 ANY time to come take a peak and will HAPPILY use him for ALL our future needs. TAKE MY MONEY! Otherwise we would have been $117k++ in the hole had we gone through with the real-estate deal. If you are looking for, or in need of an actual decent, creditable contractor WITH OUT the BS Sam is your guy! We will certainly call him every time with questions on our next future investment OR with ANY remodels we may have with our future dream home.

    I am writing this review to alert anyone using Briley Contracting/Construction for any work to…read morereconsider their decision based upon my personal experience and a legal action against them based on a fire I had in December, 2023.. I can prove everything claimed in this review. Here's what you can expect after signing a contract with Roy Briley and discussing your project with them outlining what you want. They will agree to everythin; the sky's the limit. Then the game begins. The first thing Briley will do is pressure you to to surrender all the money the insurance company allocates for your job (if it is an insurance job) directly to them. Do NOT do it; keep the funds in a separate account specifically for your project and pay for the work as you go AFTER you confirm the work was actually done and completed according to industry standards in a professional manner. If you don't, you will lose any leverage you have later if something goes wrong. Your money will be gone. Briley's owner and key employees are in on the scam, willingly and actively participating in the crimes they devise to extort money from their customers; I believe this is considered racketeering which, from my understanding of the definition, are coordinated efforts by multiple people in an organization that typically use fraud, extortion, threats, and intimidation to repeatedly earn a commercial profit. They will tell you a date when it will be completed. It won't be. I was told I would be back in my house in 7 months; I have been stuck in a hotel for 19 months now. Work will start (eventually) but then it will stop often for months at a time. They will come and spend a couple of hours and then go to another job. They often go several weeks or months without even entering the premises. This was the case with me; 7 months and nothing inside was completed. The only work attempted was painting, drywall and paneling and it was a disaster, it looked horrendous, and they also punched holes in my walls that did not exist before. I fired them in August. Absolutely no remodeling work was ever completed. I came in after the firing and am completing the job myself. Immediately after I received 3 final invoices that varied by $31,000 between the three of them. He claimed he did 80% of the entire remodel. I asked which invoice was valid. He responded with a fourth one that was higher yet and started demanding payment again. I told him I wanted a breakdown of the charges, but they refused claiming it was proprietary. I told him I would happily and promptly pay them after I understood what I was being charged for. Had I turned over my insurance check they would have laughed all the way to the bank, but they were thwarted because I had leverage, having personally held the money from the insurance company myself, to fight back. To intimidate me further they demanded full payment for mitigation and storage after he was fired and held all of my personal property hostage where I could not access it for months. I consider that theft. Right after that he slapped a significant lien on my home for work he claimed he did. I asked for a breakdown of the charges. They refused and filed a full-blown lawsuit against me asking the court to order that my house be auctioned off so he could be paid. This company did nothing to earn what they were lying about in their perjurious claims to the court. I have/ am still being harassed, intimidated, threatened, frightened and pressured to pay. Now he ratcheting it up even more through unnecessary litigation in which Briley make perjurious claims to the court and do not follow statutory law relative to the process.. The cases are on Courtview. Briley's Mode of Operation is to choose an easy mark, promise them the moon, and get them to sign their contract. Then they blow you off and do what they want when they want. When you've had enough and fire them, they will threaten, badger and intimidate you like they have me, and then slap a lien on your house. If that doesn't work they file a lawsuit asking the court to auction your house off and give them the proceeds destroying your life, family, finances and mental health. Then the lawsuit gets calendared by the court. Briley's plan at that point is to delay the court action until you get so stressed and frustrated that you throw up your hands and cave, or run out of money so you can't pay your attorney anymore allowing Briley to take the property completely destroying their lives. The impact on so many people means nothing to Briley. Other people's nightmares with Briley parallel my experiences almost to the letter. I am a 72-year-old single elderly woman Briley wants to force me out of my home of 27 years and live homeless on the streets of Anchorage as soon as he can. I don't want anyone to have the same experiences I am having and would be interested to hear from anyone having similar experiences with Briley.

She respected my time frame and was efficient and clear in her quote. I accepted the quote, and they were already booked for the season, and so let me know I would be on the list for spring. I contacted them last week to ask for a timeframe for scheduling. I received a call on Thursday afternoon, and they scheduled me for today, Monday of the following week. The installers came out this morning and I now have brand new gutters. The person I talked to on the phone was very knowledgable. My husband had requested a hooded gutter, and the representative showed me what a screened gutter looked like. He told me that hooded gutters in an area with a heavy snowfall encourage ice dams and are easily damaged, and gutter screens work much better for our climate. The installer were polite. They rang the doorbell to let us know they had arrived, and began their work. At the end of the install, they rang the doorbell again to let me know that they were done and to collect payment. The job was completed quickly, and was a good value for the money. Thanks, Quality Rain Gutters!

APPARENTLY padding and inflating an estimate and not communicating with the examiner or myself to resolve the estimate disagreements, before anything is done, tells me if you do not want the estimate, bombard it with as much ridiculous billings so as to sabotage the estimate with the insurance company and then blame the insurance company for the failure to agree and get out of the job without looking bad or get bad reviews. I have verified noncommunicative with all and that is a big red flag. Contractors in Alaska can be flaky, lack intergrity, just not worth having any communication. VERIFIED! Good luck...reviews last forever. I will get my home back but months later, I am mildly pi$$ed off.
