Moved here in July 2022 with my partner who works at Capital One right across the road. It's overall a pretty solid place to live. Our lock wasn't accepting our code day 1 and it was fixed within 24 hours by maintenance. PROS: - Location is great, just be prepared for how difficult Preston Rd is as a whole to navigate during busy hours - Lobby and community areas are always well maintained and clean as far as I've seen, especially the gym and mail room - Our apartment has had very few issues that require maintenance, and they've been quick to respond when we've needed them - Communication. Whenever repairs are happening to the building, there is severe weather, etc the office is very good about sending out emails explaining and giving warnings of what may happen (like water turning off potentially to fix a broken pipe) - Parking for residents is very secure. I feel completely safe leaving my car here (coming from a college town that got wheels stolen a lot) - Overall apartment quality is good. No complaints from us on anything they've provided, appliances, etc. CONS: - Parking garage is TIGHT. Within the first month here I scraped the side of my car trying to leave the garage. Gate requires a sharp turn to get to/from the entrance to the garage and those tunnels are very thin. Beware if you have a large car or truck. - Visitor parking can be very limited, even at weird times. There's a decent amount of it, but my partner and I have had to park our own cars down there ahead of time to reserve spaces for guests if we know they are coming. - Trash rooms get very dirty at the best of times. They're always very sticky and smell awful. Usually not an issue if you use the valet trash, but god do the trash rooms need a deep clean here. - There is a small walking path behind the place, but no real walkable food or anything else but a courthouse and a few drs offices (oh, and Capital One lol) We lived here in the end for 2 years. I lived at Windsor Preston for the past year, and while my experience moving in and the apartment itself were fine, my experience with management during renewal was bad enough that I decided to leave. My current base rent for a 1 bd 1 bth is about $1432, plus a $100/month "credit premium" Windsor charged because they determined I had "insufficient rental history." Despite the name, this isn't a refundable deposit or credit toward anything - it's simply an additional $100 every month. This was especially strange to me because I've also been on another apartment lease since 2020 with no missed or late rent payments. My lease ends November 8th and requires 60 days' notice. Windsor didn't send my renewal offer until September 1, with a September 9th deadline to renew or give notice. My new base rent for another 14 month lease was $1713 - nearly a 20% increase. The $100 credit premium would also continue unless I requested a rescreening, bringing the rent to $1813 before other monthly fees. The crazy part is that I was going to renew anyway! I wasn't negotiating the rent or threatening to leave. I simply wanted the rescreening Windsor's own renewal paperwork told me I could request. Beginning September 1st, I repeatedly called, left voicemails and emailed management. I received one voicemail from the property manager asking me to call back and confirm that I wanted the rescreening. I immediately did so--and then spent the rest of my decision period unable to get anyone to respond. I even contacted Windsor's parent company and eventually got maintenance involved, who opened a high-priority ticket asking management to contact me. Still nothing. With my deadline one day away and no resolution, I finally toured other apartments, found one I liked in Frisco, applied, and submitted my notice to vacate. Only after I submitted my notice did the situation suddenly become urgent. An employee helping from another Windsor property called and offered to cancel my notice and process the rescreening immediately. I repeatedly told her I would agree to cancel my notice only after receiving written confirmation that my deadline would be extended without penalty. I never received that confirmation - but my notice to vacate was canceled anyway. I had to resubmit it. I recorded the conversation, so I have a record of the condition I gave before agreeing to any cancellation. The following day, after more calls to a sister property, I finally got the Windsor Preston property manager on the phone. He apologized and explained that management had been understaffed and spread across multiple communities. I told him I understood being busy, but I couldn't justify signing another 14 month lease somewhere that had been essentially unreachable during a time-sensitive renewal. He processed my notice to vacate while we were on the phone. I've since been approved elsewhere. For additional context, a colleague in a 1 bd 1bth at Windsor West Plano told me their recent renewal went from somewhere in the $1700s to somewhere in the $2100s. Obviously that's one other person's experience, but prospective Windsor renters may want to ask what renewal increases have looked like for existing residents. When I originally toured Windsor Preston, I asked whether they offered move-in specials. The property manager laughed and told me they didn't need to because the community stayed around 98% occupied. That comment hits differently now. My apartment itself was fine. My move-in experience was fine. Management responsiveness once I was an existing resident is why I'm leaving. I was prepared to accept a nearly 20% rent increase, potentially continue paying the extra $100/month, and sign another 14-month lease. I wasn't trying to negotiate. 1/10 -- Extremely Disappointing Leasing Experience at Windsor Preston My wife and I were actively looking to move into a two-bedroom and spoke at length with Shane from the Windsor Preston leasing office on Monday. We discussed our specific needs, our budget, and what we were looking for in a home. Shane spent time finding an apartment that seemed like a great fit, and I made it very clear that we planned to make a decision within the next day. The following morning, I reached out with a few final questions before submitting our application. My call went to voicemail. I tried calling again later in the afternoon and once again reached voicemail. I left two voicemails expressing that we were ready to move forward -- and we still have not received any follow-up at all. For a leasing office to completely drop the ball on a prospective resident who has clearly stated they intend to apply is a major red flag. If they can't manage basic communication during the leasing process, imagine how poorly maintenance requests, trash pickup, package concerns, or resident issues would be handled once you actually live there. We also discovered multiple recent car break-ins in their parking garage, which was one of the concerns we were hoping to address before applying -- but never even got the chance because no one bothered to call back. Overall, this was a 1/10 experience, and I strongly recommend steering clear of this community and whoever is currently managing it. Living at Windsor Preston has been the worst experience of my life. RUN!!! From management ignoring emails to crazy charges, last-minute decisions, and complete lack of communication, this place is a nightmare from start to finish. If I could give -10 stars I would We gave verbal notice to the manager that we would not be renewing our lease and were never reminded to submit a 60-day written notice. When we finally sent in our written notice, it was denied, and they told us they were extending our lease an additional 60 days. At this point, we had already signed a new lease elsewhere and clearly told the previous manager that. They claimed they were going to charge us 60 days at the month-to-month rate, a whopping $3,620 for one month. That's two months they expected us to pay, over $7,200 total. What's crazy is they're charging us lease termination fees, but our lease still says to this day that our move-out date is 6/10. So how are we being charged "termination" fees when we left on the date that's still on file? If they can't even change the lease date properly, how are they claiming an extra 60 days would automatically be added? They also claimed the 60-day policy is in their lease renewal form, but it is nowhere to be found in the actual renewal they sent out. On top of that, we're being hit with outrageous fees. Our base rent is listed on their own website as $1,499, yet they charged us $3,620 for one month. Now they claim we owe $7,543, with a ridiculous number of flat $250 charges stacked on for everything. When we tried to work with the regional manager and Nykolyas, neither one of them responded to our emails. They don't care. They just want to run up charges on our account with no explanation and ignore anything that doesn't benefit them. We're currently waiting to see if these charges actually go through, because we already have an attorney on standby with an extremely strong defense case. Last year, they listed our unit without any notice while we were still living in it and gave it to another tenant. When we told them we wanted to stay, they told us we had one week to move out because someone else was already scheduled to move in. We spent money on application fees elsewhere trying to find a place last minute. They ended up letting us stay, but we deeply regret that decision. We didn't want to move unexpectedly with an infant, but staying was the worst choice. We were trying to transfer out as early as December due to the ongoing issues -- multiple car break-ins, a leasing agent's keys being stolen, and packages constantly going missing with no action taken. We didn't want to stay and had spoken with the manager about giving our notice and even tried to leave a couple of days early. We canceled our parking the month before move-out and sent a written warning -- yet they're still trying to charge us nearly $7,600 for moving out on our actual lease end date. We lived at Windsor Preston for nearly three years and spent over $40,000 during our time there. After all that time and money, we were treated like we didn't matter the moment we said we were moving out. Windsor Preston is disorganized, dishonest, and full of predatory practices. Won't be renewing here. There's no sense of urgency or efficiency when it comes to maintenance issues. I've experienced issues with my air conditioning going out several times and it takes maintenance days if not weeks to resolve just for it to go out again. Management at the time offered me a small portable heating unit and then a window air conditioning unit that constantly leaked when my apartment was already 80+ degrees during the day and was freezing at night earlier in the year with no compensation until I threatened legal action for the unlivable conditions. I should not be limited to only maintaining a temperature to a small space that a portable unit can cover. All of this was experienced after I was told I was given a "new air conditioning unit". My thermostat alone had been replaced 5 times in the last 8 months because it has randomly died unrelated to the breaker box when the temperature never goes below 70. Not to mention maintenance has gone into rooms they did not need to. I have cameras in my apartment and also see that my bathroom where my closet is was entered and my coat closet had been opened with things moved. Extremely unprofessional and makes me feel uncomfortable not knowing what was done in areas the camera did not capture. The hallways and stairwells are dirty. Trash left everywhere. Elevators are constantly broken for weeks at a time. Loud knocking noises from the pipes when water is running. Fire alarms constantly going off at random times for no logical reason. I've been woken up in the middle of the night several times due to the alarm going off. I see emails when I'm at work that the property send that the alarm went off erroneously during the day. It's beyond ridiculous. The property next door leaves bad google reviews because of how often it happens and the loud noise. For the cost of rent, there are much better properties in the area with larger units that cost less with more amenities. The property is too new to experience all these issues. The lease renewal I was offered before giving my move out notice was substantially lower than what I've been paying says a lot. I've never had an apartment property lower rent in a renewal before. RENTERS BEWARE: Some things remain broken for months on end. Elevator has been broken for weeks. Was just informed it could be broken for another 6 weeks because of their vendor. My "luxury" apartment has now become a 4th floor walk-up during the hottest months of the year. Same thing happened last year with the pool, it was closed the whole summer because of their vendor problems. Also the garage door is often broken for weeks on end. The on-site maintenance staff is helpful and speedy, but for things handled by "vendors" you will be severely disappointed, especially given the cost of this place. read more

Gets the job done but won't be renewing. They really went down with new ownership. Hallways constantly smell at night because residents don't put trash in bins. Other complexes fine people for just throwing trash bags in the hall. Door from garage to apartments was broke for 2+ months and had to walk either up or down stairs to get to apartment from garage, mail is delivered to a mail room where you have to sift through packages to find your stuff, on top of that you only get messages to unlock the mail room half the time so you have to talk to front office to open up the room who is rude and disinterested in their job when approached, they tried painting the garage to look new but only painted half of the floors so it looks cheap driving up. I have been living here for about a year and 8 months. The staff is very friendly and always nice to speak with. When I have an issue inside of my apartment, Rodney, the maintenance guy is always there to fix it. He even showed up on July 4th, late at night, to fix my air conditioner. He fixed the problem, and even called me the next morning to make sure everything was still working well! He is one of the best maintenance guys that I have ever had in living at an apt complex. His friendly attitude and drive to fix the problem is simply unbeatable! As for the office staff, they are wonderful. They always tell me the truth and always provide the best options when I am looking to renew or any other issues that might occur. They try their very best to put on events within the community, and that's always great! The residents are great and I don't have any issues with them. They are very quiet and respectful and friendly when I do see them. Also, I don't know his name but the guy that cleans up the community and takes care of all the trash, is a very respectful employee and always has a smile on his face and always working. He is never sitting around! Working with any sort of trash at an apt complex is a hard job and not anyone can do it. This man goes above and beyond, sometimes 6x a week. They have updated all the backyards with Astro turf, which is very nice and adds much more curb appeal! If you are looking to move to a great apartment complex, this is your place! Great staff, safety, and hardworking crew that will make sure your new home is very welcoming and a place that you won't want to move from for a long time! read more
