NCDG - Realty & Property Management

Hey renters! If you want to live somewhere where whenever anything goes wrong, you can contact your…read moreProperty Management company and they will make it the responsibility of the property owner - even if you caused the damage and/or it states in the lease that it should be your responsibility - then rent through NCDG Property Management! If you want to live somewhere for a full year and NEVER clean the place, leave dog hair and dog food all around - even though it states in your lease that there are to be no pets, leave food in the fridge, leave crap all over the floor, spill nail polish on the carpet, and move out without having to be responsible for any of it - then rent through NCDG Property Management! This is what happened to us as property owners, using NCDG Property Management. We were contacted constantly with maintenance issues, some of which were valid, but many of which were not. Some were due to damage caused by the tenant, which she was never held responsible for. Several were issues which the lease, drawn up by NCDG, stated were the responsibility of the tenant. We had to repeatedly tell them what was stated in their own lease. Oftentimes, we would have a conversation with one member of the maintenance department, and come to some resolution, only to be contacted by another member of the department about the same issue, after it had already been resolved. Communication was absolutely pathetic. Two weeks after the tenant moved out, we had not yet received the disbursement of the last month's rent they had paid. We inquired with several of NCDG's team members about this, as well as how the security deposit would be utilized, but we got different stories from each person, none of which actually answered our questions. We ultimately were passed to a gentleman who, according to their website, is the CFO. After a week of no response and multiple requests for an answer, he finally responded, and tried to say that the last month's rent paid by the tenant was actually their security deposit which had been applied to our account. I HAD TO EXPLAIN TO HIM (the CFO????) THAT IS WAS INACCURATE. He then retracted his statement and acknowledged that I was correct. An attempt to outwardly steal our money? I guess we'll never know. After the tenant had moved out, leaving the condo in utter disrepair, NCDG sent their "Vendor" to inspect the unit and take photos. The maintenance department at NCDG then compared the move-in photos to the move-out photos and determined that the tenant had caused over $2800 in damages. We agreed to pay for $1495 of repairs to bring the unit to move-in condition, but only after being assured that we would at least be reimbursed the security deposit amount of $1450. We noticed several odd credits and debits on our online account ledger, and inquired multiple times with no response as to what they meant. The final balance somehow ended up at less that $800 to be disbursed to us. When we finally reached someone by phone, we were told that the tenant had disputed the damage charges, and that NCDG, WITHOUT ANY CONVERSATION OR QUESTION, reduced the amount they owed from over $2800 to less than $800. The $2800 number was THEIR determination, based on photos that THEY themselves had taken. We had absolutely no knowledge of this taking place until we hunted them down for an explanation. When we expressed our concern with all of this, we were told that the matter was final and our account was closed. We could not be more dissatisfied with the job that NCDG did representing us as property owners. It is mind-boggling to us that they continue to stay in business. In case all the other atrocious reviews aren't enough for you to run as far as you can from them, perhaps this review will help you make up your mind.

Rented a house in Jackson, MI from November 2014 through end of November 2015…read more The Goods: the inside of the house was very clean. There was a funky smell but I believe it was something in the floor, maybe the glue used on the laminate. The rental staff were very professional. The Bads: The exterior of the house was poorly maintained upon our move-in. The yard, especially the back yard, appeared to have not been maintained for most of the summer and fall. The grass was very overgrown (took 2 passes in the spring to get it down even after the winter pack) and there were leaves and needles accumulated. I had to hire someone to mow the front lawn in early November so the neighbors wouldn't complain (we were still in the process of moving from out of state). The gutters were horrible...we had a guy out to clean them shortly after we moved in and he said they looked as if they had not been cleaned in several years. Unfortunately it was difficult to tell how bad they were from the ground due to angle and the mesh gutter covers. The Uglies: Maintenance. Many troubles with water system. Tankless heater needed cleaning 2x in less than a year, getting someone out was difficult (they told us they contracted with only one company and we got bumped for higher priorities like no-heat calls for several weeks before they finally rescheduled and figured out the problem). Lack of knowledge of tankless system by All Pro maintenance as well as the contractor resulted in 4 visits to get the hot water working on 2 separate incidences of it failing. Additional visit for water pressure issues. In those 5 visits, the various maintenance individuals messed with the whole-house filter multiple times including them removing the filter at one point (during the water pressure visit) and then scolding us on a subsequent visit (for the hot water issue) because it had been removed (by them). We requested information on root cause for visits to no avail. Also on 2nd hot water incident, we reminded maintenance that the cause of a similar issue several months prior was dirty burners and they should be checked, yet they ignored our advice, resulting in more days with no hot water and yet another visit by a professional contractor who....wait for it...cleaned the burner coils and fixed the issue. I have rented roughly 2 dozen places in my 40+ years and I have never had anything deducted from a security deposit...until renting with All Pro. In addition to gutter charge (left in better condition than when we moved in), they charged us for "dog toy hauling." Wow. Our dogs had maybe 3 toys in the back yard ever. I guess the 30 seconds it took to pick up the tennis ball that was hidden behind a bush took more effort than I imagined. Also charged for "hauling" a box fan and 2 partial bags of potting soil left the garage. Oddly enough, they did not charge us for hauling away the almost-new washer and dryer we left for their next tenants (I guess that was worth keeping with no compensation). I would not rent from All Pro again. Too much headache on maintenance and risk of losing deposit.

Property Owners beware! We are property owners and were clients of Production Realty Property…read moreManagement, now Guardhouse Rentals for nearly 4 years. We were extremely dissatisfied with their Property Management and decided to terminate their services. We hired Property Managers, Dan and Linda Verlin, to manage, but we have had to spend an enormous amount of time tracking their mistakes, accounting errors, lack of communication, times when the Property Managers failed to communicate internally, etc. Financial record keeping. Production really screwed up our Property Management Statements that took over six months to rectify with Production owning us money. We had to catch the mistakes and then had to pursue and push to get the issues resolved. Communications and follow through. On many occasions the Property Managers failed to follow through on what we discussed. It got to the point where after we had a phone call, we would follow up with an email to document what we discussed and what the action items where and who was responsible for those actions. Even so, they failed to follow through on all of the action items. Owner Portal. Only two weeks prior to the final termination of the Property Management Agreement did Production give us access to the financial statements and "receipts" through Production's Owners Portal. For months we had been asking for copies of the utilities bill and for various reasons, they were not able to provide them or simply did not follow through. Upon getting access to the Portal, all the utility bills were right there! Additionally, when we received access, we found out that they were indirectly charging us a 10% fee for all maintenance work done through their "Preferred Contractors Program". What that means is that if you don't use the contractors they choose to conduct work/maintenance on your property, they will charge you a $95 annual fee for not using their Preferred Network. When asked what is the screening process/procedure they use to determine the qualification of these vendors, they did not provide a response. In reality, what they worked out with the vendor is a 10% kick back from the vendor, which they call a "referral fee" in the accounting system. In no area of the Property Management Agreement is this disclosed nor did they ever disclose this process at anytime to us. We have been over charged thousands of dollars due to this undisclosed practice. The septic system need to be replaced. We asked that the $95 fee be waived. Please keep in mind that Production initially only provided one estimate because they informed me that we would have to go and get additional permits for each additional estimates. We are the one who called the County to confirm that information Production Realty provided was not accurate. Had we not pursued this further on our own, it would have cost us over $2,200 due to incorrect information. Only after we had the correct information, did Production seek other estimates. In spite of all of this, we attempted to set up a phone call to discuss these issues, however, the Property Managers would not respond. We then attempted to contact the owner, Ben Latocki, to discuss the matter and our responses went unanswered. Nevertheless, we simply wanted help to resolve many of these issues. We eventually had to take legal action and won a judgment in court. Even after winning the judgment, our attorney had to garnish Production Realty's bank account because they refused to pay. Shortly after the judgment, Production Realty Property Management changed their name to Guardhouse Rentals.com. I don't know if that was a result of the judgment or a coincidence. Our main complaint in court was that they advertised that they made no money on maintenance. That was not true and the court agreed with us. Because of this, they changed their policy and now the Guardhouse Rental.com website states, "We do not add any charge to your monthly statement for using the contractors who work with us. Our preferred contractors pay us a 10% Administrative Processing and Handling Fee on all invoices." Basically, by using their preferred contractors, they are making 10% on all of the maintenance they do on your property. At least now it is disclosed. Their transition website states they, "still have the same owner, managers, staff, and policies. We have not been bought or sold, just matured into our own corporation." That should be a concern for future landlords! Bottom line, our advice is to seek a more competent property manager than Guardhouse Rentals in the Jackson area. There are not a lot of choices in the area, however, choosing Guardhouse Rental.com will end up costing you more.... in time, energy, and money!

I had one house that was completely redone on the inside and updated on the outside. I spent over $70,000 on the remolding alone. The renter was in my house for only 5 months and broke the lease agreement in several ways. First they were given a warning but nothing changed even though the renters made hollow promises to abide by the lease agreement. We were about ready to evict the renters and then Covid hit. There was a moratorium on evictions state wide. My hand were tied and the renters were mad so the started destroying the property. Although the renters continued to work through Covid and somehow were able to get government assistance, I never received another penny's rent from them. When all was said and done and we were finally able to evict them, the owed nearly $8,000 in back rent and did nearly another $8,000 in property damage. They left owing me nearly $16,000 in total. I was patient with the situation because I realized Reynolds Management had their hands tied. The renters called them slum lords. I was appalled because they were renting a beautifully remolded house. Reynolds Management is attacked for just trying to uphold the lease agreement, and if renters actually believe they are slum lords, why rent the house? You get to see the house and inspect it in the beginning. So I've concluded, all the negative reviews are from dead beat tenants who just try to take advantage of the situation and get free rent.

I would not recommend living in properties managed by this company…read more One of the biggest issues has been the lack of communication from management. Residents are provided with email addresses and contact information, yet messages often go unanswered for extended periods of time, if they receive a response at all. It is frustrating to have questions about your apartment, lease, maintenance, or billing and struggle to get clear answers from anyone. There also appears to be a high turnover of leasing and management staff. Just as residents become familiar with one person, they seem to leave, making it difficult to build continuity or know who is responsible for addressing concerns. In addition, residents are regularly faced with new fees, policy changes, and charges that were not major factors when deciding to move into the building. The advertised rent does not always reflect the actual cost of living here once various fees are added. The repeated fire alarm issues have also been disruptive. Frequent alarms create unnecessary stress for residents and raise concerns about how seriously alarms will be treated in the event of a real emergency. The building itself looks nice, but appearance alone does not make up for poor communication, inconsistent management, ongoing disruptions, and increasing costs. Based on my experience, I would not choose to live here again.
