    I bought a unit in June, 2017 and really enjoy living in this great community. There are 455 units…read moresurround by Hines Park and within walking distance of downtown Northville MI. Many mornings I have seen deer on my walks through the park. All of your gas, water, outside maintenance are taken care of plus complete care of your furnace, hot water heater, smoke alarms, windows and routine maintenance on any plumbing issues. My neighbors are great and there are lots of different ages and interesting folks in the units. The monthly maintenance fee to cover all these amenities is less than $500 per month(based on size of unit--see website for details) and has stayed the same for several years.     This mobile home park was a dream come true until the new owners took over. Lot rent goes up every…read moreyear now. We used to have a monthly breakfast free to residents, gone! Holiday parties for the community, gone. Basic cable included, gone. Trash pickup was twice a week, now it's once a week. The fitness center is dirty, playground is geared for much younger kids. Most of us don't use the lot storage in back or the basket ball court yet we're told the lot rent is for the upkeep of these areas. We get letters in the mail listing what "repairs" need to be done within 30-60 days or it's a violation, which means a fine. If you're late on lot rent there's no grace period, it's $50 fee plus after 30 days it's another $250 for court costs because they have already started eviction process in the courts! AFTER 30 DAYS! Oh yes and the beautiful pool, which is closed half the time because someone has thrown up or lost their bowels in it and when that's not happening there's heater issues or a crack they have trouble repairing. The pool coordinator does not follow "same rules" for everyone and kids don't understand that! Now let's talk about snow removal......you shovel for hours clearing out your driveways just to have the Maintenence guys plow you right back in! Doesn't matter if an ambulance may have to get to you or you need to go to work! Their answer, "Well how would you suggest we clear it?" Hmmm, maybe aim your blade toward the middle and then plow it toward an empty lot so those of us that have already cleared our lots don't have to shovel 2-3 times! So now we are up to $464 a month for lot rent. Can we just go back to $350 a month and get all the extras that came with that price please because to take everything away and keep increasing is ludicrous! Oh and yes, we pay all our basic utilities and cable/Wi-Fi as well! Oh just move out if we're not happy you say? Easier said then done! Good luck to anyone looking to move in to a UMH Property!

    Hazel Park Manor in Hazel Park, MI, is generally well-kept-up and clean. This includes both the…read moreinside of the building and the grounds. If you choose HP Manor, and if the lockdown is ever lifted, you'll have ample opportunity for social interaction with other residents as there are a wide variety of activities occurring every day (in normal times), organized by the co-op President, Vice President, Secretary, et al, who are elected by the residents from among the residents. There is an inhouse nurse and an inhouse social worker, both of whom are OUTSTANDING. So, why only 3 stars? The problem is with the liaison person who deals with the residents on behalf of the management company. If you don't mind having legitimate complaints often swept under the rug instead of dealt with in a timely manner, having reasonable questions go unanswered, being treated disrespectfully, and/or being lied to, you might be happy living at Hazel Park Manor. If CSI had a liaison person who possessed the same degree of dedication to serve the residents as do our inhouse social worker and our inhouse wellness nurse, I'd have given Hazel Park Manor 5 stars instead of only 3. But when you have a problem, you want to deal with a problem-solver; not just someone who is there to collect a paycheck...and that appears to be what we have now.
