I have been renting from Wilson Property Management for nearly a year and have only had pleasant experiences. So consistently easy have they made things for me that I felt it was necessary to counterbalance reviews online that would suggest that because a handful of people had a negative experience (likely due to an issue they created) everyone should believe that working with Wilson is a negative experience. It has been wonderful thus far. I find them pleasant every time I visit their offices and they have worked with me any time I have required any additional assistance. Their dedication to keeping everything working and maintained in the townhouse has been penultimate. They communicate with me clearly, efficiently and immediately. I can not recommend renting from Wilson Property Management enough. read more

They do not return security deposits!!!! You have to fight to get your deposit back, even when nothing is being deducted. They will say they mailed it out, but it will never get to the recipient, and they provide no tracking number to prove it was ever sent. Then they will charge a $35 fee to stop the imaginary check they sent out, and then pretend to send out another check. If you are a renter, I'd recommend finding a different management company! read more

Poor management staff. As a tenant, they will mark room condition and any stains leftover from prior tenant. But when you move out, you will still get deducted for that same stain from prior tenant, as if it is your fault for not helping them clean it. As a landlord, you will get deducted for everything the tenant did wrong. They do double cleaning and "touchup" painting charges on tenant move out, and tenant move in. They also scam you by charging "new" appliances from their storage when your current one "breaks", even though you didn't agree to using their "stored appliance". Then they overcharge you for the same exact model you could've gotten cheaper at Home Depot or Lowes'. They also reportedly do NOT keep a ledger, so each month when you receive your "monthly statement", and it doesn't make sense to you? Guess what, it doesn't make sense to them either because they do not keep any track records. read more

Main reason for writing this review is due to a lack of communication on the part of the leasing office regarding visitors. While it's not required by law it's common courtesy to give notification when visiting for inspections, maintenance and other requests. Even if it's short notice any notice would be fine. I'm saying this because, if you lease an apartment, expect unplanned visits a lot at random hours between the typical 9-5. Otherwise, the unit life isn't too bad but do not expect this company to communicate with you effectively or respond quickly to certain requests unless it directly gets them someone moved in. If you're looking for a place to crash and nothing else while you're waiting for your life to launch; it's not the worst spot. Make sure you have friends when you rent so you know your roommates. You don't want them to put strangers into your apartment with you. read more

I called about renting a unit and was told units were available, it took a few days for my application to be processed and all of the sudden there weren't any units until end of the month. I called again to ask for the earliest move in date possible on first unit available, and was told we may be able to do the 22nd but sign the lease and pay right away so we can get everything moving. I got the lease and it said the 29th, I call again and they say oh no that is the earliest we can possibly do with everyone moving in. What bullshit, don't believe anything they say and get everything in writing, this place sucks. Also they have a renovated unit readily for an extra 150 a mo but my annual income is like $250 short of their 3x yearly rent so they need a guarantor and won't just switch me. What a shit show. read more

These pictures show my experiences living at a property managed by Wilson. In my experience sanitation is managed poorly. I have not enjoyed this experience with overflowing recycling and garbage, presence of cockroaches and smell outside my door. Beware Scams and Fraudsters. Stole money out of my account and I don't even rent or do any business with them. My bank refunded back in my account and now my bank's Fraud division is investigating the incident. read more

Seriously, this place sucks. Do NOT live here if you're a college student. 1) We've had cockroach and bug problems several times, had to invest our personal money to control it. 2) When I moved in my shower head and rod were entirely rusted (more money on my end). 3) Their management may act like they want to work with you, but they REALLY don't. They just make more money from you. If you're a college student I'm sure you can relate, you don't have time to pick up money orders and go to their office (which is another few miles away), or send in a check through mail. If you're like me, you're used to being able to pay online and bam it's done. Well with their outdated system, if you live in a townhome with other roommates, you're not allowed to make a partial payment. So, for the past two months my portal LITERALLY hasn't allowed me to pay.. and then they force a $30+ late fee charge even when you've been in constant communication with the management since the very very beginning of the month. Trust me, all these costs add up--I'd rather have invested my money elsewhere. Spend your money somewhere else where you know you're dealing with a better management team, because it makes a huge difference. Also, I will be updating this review in May (when my lease ends) to see if anything changes and will let you guys know if anythinf improves. Will not be recommending anyone here, hands down worst property I've stayed at (have been living in town homes/apartment complexes for the past four years in Raleigh and this is at the complete bottom of my list). If anyone has any questions, please feel free to reach out to me because I feel very passionate to share about these experiences. read more

During the year we were there we had nothing but problems with Wilson. They do not care about their tenants in anyway. They have the upper hand and they are fully aware and use that to take advantage of you in anyway they can. We requested to have the unit painted and were denied. The house which was very expensive, clearly had not been painted in the past 10 years. It was falling apart. We constantly had bugs infestations and most of our requests were ignored. They sent someone out after we requested 3 times but when the problem came back, it was the same issue. When we moved out, we requested to have the place painted and repairs done so at least the next tenants were taken advantage of and we were denied. They do not care about their tenants. I would never deal with them again. read more

I thank everyone for their reviews. I think it is a blessing now that after two months, no one will return my calls or emails regarding an available property. I have emailed, called and left messages... i received one voicemail. I called back five minutes later and nothing. But now i understand why... thanks! read more

Well the most hopeless and rude people you will ever find anywhere. Here is an example, we were supposed to get our security deposit back and the folks at WPM read the return address wrong. They had our phone numbers for over 2 years but they never bothered to call and find out if they read the address right. Here is our email conversation: Hi all, Its amazing to see how Joe replies. If this is the way you reply to customers, I am not sure how many will end up coming to you for rental. I purposefully added wpminc@bellsouth.net because I want Joe's peers to read. When we were trying to find out the cost of canceling checks, here are Joe's replies: Thank you, could you also look into the 98$ to 73.25$ difference. We know that an error has occurred and 25$ per cheque for a mistake not entirely ours sounds a little too expensive. Joe: Cost of canceling checks Who's mistake was incorrect cheques is what I am trying to ask...Thanks. Joe: The checks are here if you want them Dear Joe, I hope all of us understand literature. I ask again, Who's mistake was incorrect cheques is what I am trying to ask..Thanks. Joe: Your mistake you had wrong address Dear WPM, we were trying to be reasonable with you guys instead of saying "you could not differentiate the difference between a 104 and 204 and you have our phone numbers on file for 2 years, but never bothered to call or ask or confirm - why do you have our numbers then?" Now if people like Mr.Joe reply in a shrewd fashion it only makes us forget the Dear and Thanks in an email which we have been taught in middle school, forget high school and college. I hope Joe's peers and managers make a note of this. Thank you. (Just because you dont say a thanks does not mean we wont) read more

I'm flabbergasted by the way Chris Gold handles interested tenants. Not only is this a poor reflection on the business, but it helps neither the homeowners or those looking to rent. He blatantly ignores phone calls and is quick to turn people away. He complained after being called only twice and said he did not have time to show any locations. This has happened to not only myself but to a co-worker as well. Perhaps the other employees are more helpful, but I wouldn't count on looking into a property if it is with Mr. Gold. read more

These people are terrible! No one who works here has any clue what is going on, and there is no rhyme or reason to their maintenance. The people that they send over will leave without actually fixing things, and you will be without a toilet, shower or sink! I cannot warn you enough to avoid Wilson Management Property at ALL costs. At the beginning the were okay with responding to maintenance requests, but about a year in a two year lease they did a total 180. A portion of the exterior rotted out and an animal got in and had died in the wall, I was told there was no way to get to it, so I would just have to live with the smell as it decomposed, which stunk (literally) but I lived with it. Unfortunately, this happened again and my work order was ignored for over a month. When I reached out I was very much treated as an inconvenience and was told it got missed because they were on vacation. When I moved in I had requested that when maintenance enters the home that I be there as I have a senior great dane, well apparently that never was communicated to anyone and unknown to me (no appointment was set-up) maintenance entered the home and quickly exited and called me. He had notified me that I was "allowing" my dog to urinate all over the floor- I quickly told him I don't appreciate the accusation and that he is a senior dog and while rare, he seldom has an accident- thus the hardwood floors and not the carpet. The smell of the decomposing animal was NEVER addressed. Flash forward to my departure, they filed an extension on the day that my security deposit but failed to include the list of expenses which is required by NC law. After the 60 days was up, I reached out as I had NO communication and was told they sent it out on the 60th day. After a few more days, I finally received it and to my shock- there was a blown up picture of my now deceased great dane showing his accident. There was no additional statement or addressing it in any way just this blown up picture. Never in my life have I ever felt so violated- this was entirely unnecessary and purely an attempt to shame me and to be a final insult. So not only are they unprofessional and horrific in their customer service they are downright cruel human beings. Thankfully, I will no longer have to have any type of relationship with them again, and they can continue to be terrible human beings. read more

Very unprofessional. They leased us a house with a bed bug infestation and we only found out through the neighbors the day before moving in!

By far the worst management company I've dealt with in renting. Staff is extremely rude and unhelpful. We submitted a number of maintenance requests when we moved in. The only one addressed was the front stoop dipping from weather degradation, which they "fixed" by shoving two random pieces of wood beneath it that stick out. Our oven door broke and we put in a request. They called back nearly a year later asking if it was still broken. I said yes, and they still never fixed it. They "forgot" to send my roommate and I our parking passes for the second year of our lease. When she called them to complain, they tried to say they didn't manage our property. Who have we been paying then?? They are the worst. read more

Although our experience while living in a WPM home was fantastic, the experience we had after moving out was atrocious. Although this was during the COVID-19 pandemic, they did not send our security deposit back to us until 60 days after our move out date, despite our original contract stating it would be returned to us within 30 days. I understand this was during an unprecedented time, but the money was in their hands and should have handled this better. In addition, they charged us for a broken cover in the yard that was caused by tree trimmers coming in and doing tree work while we were living there. They told us that they were not aware of any tree trimmers coming at any point, so either they are lying or just very inattentive to the properties they "manage". Overall, Helen handled my interaction with her very unprofessionally and I would highly recommend finding another property management company to go through if you are looking to rent a home. read more

Avoid renting from WPM! They live up to their poor reviews and the general reputation of large management companies. I was wary of renting with them from the start but unfortunately was left with no other choice for my price range and needs. They do not care about their tenants, just their own bottom line. Communication was poor the entire time I rented from them, the property was not well-maintained yet they still raised everyone's rent whenever they could, and the mowers they hired to cut the grass destroyed my property multiple times without any remedy from WPM. The worst of it all though is that when I finally thought I was free of this company, they retained almost $200 of my security deposit, claiming it would be used for cleaning - which is NOT part of the rental agreement at all nor what a deposit is to be used for, especially since I left the property in very clean condition, with no damage whatsoever. This is completely unprofessional. WPM finally agreed to give me a portion of my deposit back (not enough) once I hounded them about these improprieties and provided photographic evidence of the immaculate condition I left the apartment in. Well, it's been weeks and I still have not seen the check they supposedly cut for me. I can't say I'm surprised. These people are in the business of taking advantage of others. Lining your own pockets at the expense of others' is terrible under normal circumstances, but in 2020, the world does not need anymore shitty people being unkind, greedy, and dishonest!! I am convinced now that Wilson Property Management represents the WORST of humanity. Way to go, guys. You SUCK. If you're a renter, please don't let this happen to you! read more

The agents here are helpless and rude. Though the rent is cheap but they are like DMV people.

Very unprofessional. They stole my money. I had all my paperwork in order that they asked for plus more emailed back and forth. Would not let me speak to a manager. They were just not trying to give me a apartment at $625 when I make 4 times that much. I sent them with that asked for and then within about 20 mins. Apparently they just the rental qualifications in that time. But I still had whatever they needed. And they they just didn't answer the phone or emails. They are the most unprofessional and devious company. Now I'm literally living outside because they jerked me around for no reason. God doesn't like ugly! I wish I could give you a zero star. I only left one start because Yelp doesn't let you submit with zero. Without a doubt the worst property management company I've ever dealt with. Our agent has always been incredibly rude and condescending. They are dishonest and will do anything to screw you out of money. On top of that, they were told we had a new number several times throughout the two years we rented, and never changed it, and then would claim they called about something only to be reminded yet again that number did not belong to either of us. It doesn't matter how much you love the place you want to rent, you will dislike them more. No property is worth dealing with them. Period. read more

If I could give 0 starts I would.. These people are HORRIBLE! 1st off the landlord over steps her boundaries & will harass you consistently. Called my roommate & I several times EVEN AT OUR JOB to get us to work for her, after we had said no several times. We moved into the apartments of westgrove with many problems that they expect us to compensate the damages already there. For example: There was rat dander & feces in the air vents, because management didn't have maintenance properly clean the apartment to have the home livable. Second, management didn't have maintenance empty out the AC drip pan; the pan was overflowing when we moved in August & it took until MAY of NEXT year for them to fix it. Mold grew under our carpet, & even after we had reported this multiple times it took them almost a year to fix. My roommate had to go to the doctor & get allergy prescriptions as a result from the mold PLUS my dog had an allergic reaction, had to take her to the vet & get her prescriptions. The landlord & management would not compensate us for having to go to the doctor because of the conditions we were living in BECAUSE MANAGEMENT IS LAZY!! We had a problem with the garbage disposal the first month & it took them 4x to come out & fix it within 2 months!! I could've fixed it quicker than them. Got to the point where we would have to leave school/work early just to watch them & make sure they were doing theyre job. They do not clean the land around the apartments AT ALL. The landlord will talk about other residents to other residents breaking MULTIPLE privacy policies such as, who never pays rent on time, etc. To top it all off at the end of the move we couldn't even get the landlord to do a walk through with us; she never returned our calls NEITHER did management. To top it all off they took our secured deposit & charged us with over $1000 worth of carpet damage due to "pet odder". Which is funny when the rent wasn't even $1000. Plus we payed a pet deposit, which we understand isn't refundable, but you would think with that type of deposit alone they would have competency that pets were living there too..DUHH!! When I called a lawyer, because yes...THESE PEOPLE NEED TO BE TAKEN TO COURT on so many levels, my lawyer told me that these people are just finding ways to take money from us anyway they can. the landlord's name is Patrice & the management is Kasey..both VERY UNPROFFESIONAL & IGNORANT to what real healthy living conditions are. Apartments of Westgrove & Wilson Property Management both need to be shut down & taken to court SOONER THEN LATER! I have my lawyer but if this happens to you GET ONE TOO! they cannot keep doing this to people. read more

These guys are thieves. They rent at high rate and they don't respond in a timely manner to maintenance requests. After we moved out they charged us for part of the carpet which is 5 years old although the carpet was perfectly clean and it is already beyond its useful life, when I asked for explanation, they never replied and they sent the bill to a collector! If i could give 0 stars i would. Worst property management company i have ever dealt with in the state of North Carolina. Even if you like the place they are managing, save yourself the time and look elsewhere. It is not worth the hassle of dealing with these people. They are unprofessional, rude, and take forever to do simple tasks. I just had to wait over 60 days for a security deposit return where they would never had even sent it if i hadn't been reaching out to them constantly demanding it. From all the reviews from tenants, sounds like this company is taking money from the landlord and not fixing the properties. They started out with asking permission from landlords before fixing anything to not asking if it's under $200. And after they started their internal maintenance department, my 7 years old town house manage to have something to be fixed every single month. My heart pounds every single time I see their email. These days, I get emails like, "as a courtesy, we spend $293 to misc. items fixing the house." I am just riding it out until my contract ends and hopefully I can sleep. If you come across this company to be your property manager, RUN RUN RUN.!!!! read more

If you read this and decide NOT to rent from them, I will consider myself well served! I thought that by meeting my part of the contract and leaving the house we rented in better condition that when I received it I would be returned the full deposit I had used to secure the rental. I was woefully wrong, because even though I left the house two full weeks early, what was left of the deposit was only returned two months later! And it was not a full refund, but short by $96.53. The company did not check the house immediately after I left, and when they did, they found "two chairs" beside the home (which I had not left behind), alleged the bins were with garbage (which they were not when I left), and then contradicted themselves saying that the garbage bins were the neighbors!! (so the garbage was not mine). I am not in the habit of stealing garbage bins, but apparently, Wilson Property Management is in the habit of making departing tenants pay for the inspection regardless! Dishonest intermediaries only hurt unsuspecting landlords! read more

I wish I had read these reviews before i set up a viewing to look at a potential rental with these people. They told me to meet them today at saturday at a rental; i e-mailed them last night and this morning to confirm. The last e-mail i got from them was from Wed saying "look forward to seeing you Saturday at 1." I actually like to get places early. So i got there at 12:55 and I waited.....and I waited.....at 1:05 I sent an e-mail letting them know I was there and waiting for their agent....no response. . . . .1:10 I called them and left a VM asking if the agent Pat was still meeting me. . . .nothing. No one, no call, no e-mail. It was 1:20, I called them again and someone actually answered and I said "hello, I've been waiting for Pat to show me this rental in wake forest" the person who answered and did not disclose their name told me, "Oh, that was rented on Thursday, someone was supposed to tell you." I said, "Oh, there is still a for rent sign in front of the rental?" the lady told me they had just forgotten to take it away. She never said "oh I'm so sorry" or anything- even after I told her that I had driven 45 mins and had to find a sitter for my baby to be able to come and look at the rental. If these people treat their potential renters like this I can only imagine how they treat there renters. I'm glad they didn't show up so we didn't get stuck with renting from these people- Also, I would have picked 0 stars if that was an option- EEk Methinks not, for sure! read more

I am only giving one star because I have to. This company is a scam. $110 application fee! Then it takes 6 days to say no with no explanation. We have credit issues but I explained that up front and was told, "no problem, let's just take a look at it. You should be fine." Then she tells me it will take a couple of days to run the application. I turn all the paperwork in and she says, "just give me a couple of hours." 6 days later....I call her...."oh I was just about to call you!" Ok sure you were. "I ran it by the property manager and she says we cannot accept your application. You will get a letter telling you what sources we use." And no you will not get any portion of the application FEE back. DO NOT TRUST THEM...I have doubts they had any intention of accepting an application. They just want the app fee. And oh by the way....they never could tell me if the house we were applying for would receive any repairs before move in date. The ceiling had water damage and some small holes in several areas. The carpet was supposed to be beige...I think...it was dark brown. The walls had black stains all over the house. It was lived in...and the tenants were there while she showed it to me. Which was a little awkward because they acted like they weren't expecting us at all. It took 4 days to get in to see it because they "had to give the tenant notice." Good luck! read more
