Where do these people get off charging a $150 SUBLEASE fee?
1. How long will it take you to CHANGE THE NAMES in the lease?
2. How much paper will that cost you? like $1?
3. In the 4 years I have lived in this house, I have had roommates come and go and not once have any of them ever paid any type of fee
4. You're going to get a new tenant who will pay rent, you're going to charge her to apply and be approved so where is this money going?
the $150 "re-keying" fee....I have had 4 different people live in my house since 2012 and our locks were not changed until August 2016. When I had an absolute stranger off of craiglist move into my house ever when I told my roommate that was moving out 1. I didnt want her living there and 2. i wouldnt sign a lease with her, Preiss never changed our locks even though they were on notice that someone who I didn't approve through them & someone not on the lease was living in our house. Their reasoning was that they were a guest and that since someone gave her the key they couldnt do anything. BUT STILL when she moved out and my actual roommate moved in, the locks were never changed.
This company will do absolutely anything to take your money.

1. You do not need to explain to me how a lease works, I'm a licensed attorney. Having said that, literally nowhere in any of the paperwork I have ever received or signed has there been a explicit policy about rekeying or subletting fees.
2. Your policies and standards are NOT applied across the board and I have witnesses this first hand over the course of the last 4 years.
Just to give you some background on this situation: I have been a tenant in this duplex since June 2012. In fact, so all intents and purposes I was a sublettor when I signed that lease. Another girl signed the lease with 2 other girls Starting July 1 2012 through the next year and she backed out last minute, even though all the documents had been signed and keys exchanged.
I moved into that house without it ever being rekeyed. That girl handed me the keys. No one paid any type of fee, rekeying or otherwise.
In November of 2012, one of the girls on the lease, THAT WAS VALID THROUGH JULY 31 2013, decided she couldn't afford rent anymore. She found someone off of Craigslist, who was NOT approved through Preiss and I told all staff I spoke with at Preiss that I would not approve her as a sublettor and I would NOT sign a lease with her. NO sublettor fee was charged to ANYONE.
Without the lease being signed and without my or Preiss' approval this individual moved into my house and your company said there was nothing they could do to help me and I would have to get her out on my own since someone handed over the keys. I, with my attorney, concluded that the only way to get her removed was to call the police. Thankfully, I didn't have to do that, she left on her own, HOWEVER, again, our house was NEVER rekeyed.January of 2013, my roommate and I found a suitable sublettor to take our third room. No one ever paid a sublettor fee, and again the house was NOT REKEYED.
That is my issue with the sublettor fee. I have seen so many people come and go out of this property and never once was anyone charged. Meanwhile, I, the tenant that is keeping this place leased because I am the only original tenant from 2012, are preventing Preiss from any type of advertising costs to fill this place AND cleaning fees since this place has not ONCE been cleaned since not all tenants have vacated since probably 2010.
At the end of my lease in July of 2014, I signed a lease with two different people. Yet again, our house was never rekeyed. The locks of this house were never changed between 2011 and 2012 even though upwards of 5 or 6 tenants have moved out or subletted. There has been ZERO rehabilitation services done to this house EVER with anyone moving out or in because we all have never vacated at the same time. There have always been at least 2 people remaining on the lease.
For those of you following along at home:
Preiss let a squatter live in my house. Preiss then did not change the locks to my house after said squatter finally vacated the premises, and after putting me through all that now wants ME to pay a sublettor fee & rekey fee.
The first time Preiss changed the locks of the house in 5 years was in August 2016 after EIGHT (8) separate tenants had moved in and vacated the house.
No one, to my knowledge, ever paid a sublettor fee.
Preiss has never cleaned this house when anyone has moved out.
As a tenant for 4 years, keeping this place leased, living here for 4 years with god knows how many people having keys to my house & having to deal with Preiss, these fees should be waived for me.
If anyone would like to hear about how they wanted me to live with a bug infested refrigerator until I threatened to call the health department, I would also be glad to share that. read more
